Definition (acronym) Building Research Establishment Environmental Assessment Methodology 1. The British Building Research Establishment (BRE) started the development of BREEAM certification system in the United Kingdom at the end of 1980’s. 2. It was first conceived as an sustainability assessment method for national buildings, both office and residential. 3. Today, that assessment has broaden to master planning projects, city districts, users, companies, infrastructure development and a wider scope of building typologies (e.g. New building, Extension, Existing building, Major renovation, Shell & Core). 4. It is used over the building’s entire life cycle.

Location/s BREEAM certification system is one of the most used worldwide. According to www.breeam.com (2017), BREEAM certification system is used in more 78 countries, 558,845 buildings have been already certified and 2,261,237 are registered all over the world.

Certification Process and Assessment (General) The main steps to follow: 1. Register the project (either in design or already built) according to the most appropriate BREEAM scheme. 2. Compile all the documentation needed in order to proceed with the rating system. This process is really important, as the final certification will be based on the documentation provided. 3. Provide the information gathered to an accredited assessor, who will actually carry out the rating. 4. Once the rating is finished, it will be submitted (with all the documentation of the project) to BREEAM, where it will be validated. 5. In case no discrepancies are found, the owner will receive the final certification (or precertificate) of the building. Note: that in this system the participation of the accredited assessor is compulsory.

System Structure The system is divided into a two step procedure. Stage 1 1. Rating process, where credits are awarded in nine different sections. 2. Each section contains a range of criteria to be met. 3. Depending on the scheme the criteria can be different.

System Structure Stage 2 1. After the marks for each criterion are awarded, a percentage is calculated in relation with the maximum possible scores (number of credits). 2. This percentage is then multiplied by a weighting factor to obtain a corrected percentage. 3. The sum of all corrected percentages from each section will give the final performance of the building. Note: That to obtain the final evaluation, the building must reach a minimum number of credits in individual sections

Certification Level There are five different levels achievable in the BREEAM certificate. The criterion differs from one scheme to another, and especially between the different versions of BREEAM internationally. London Square, Cardiff, UK BREEAM rating: Excellent Score: 72.67% Size: 1700m² Stage: Design and Procurement BREEAM Version: Healthcare ABOUT THE BUILDING Loudoun Square healthcare facility is part of larger regeneration development to the Butetown area of Cardiff. The development has been located on previously developed land and will act as community focal point by also providing a community hub. The hub provides a communal space that allows access to the health Centre, pharmacy, community space and the enterprise units. The client drove the sustainable elements of the scheme from the outset, ensuring the BREEAM Excellent was the objective. Understanding the value of good design and construction, rather than solely concentrating on initial costs was a critical part of the brief.

Villa Moraira, Spain BREEAM version: BREEAM ES Vivienda 2011. V. Beta Stage: Design Stage Assessment interim certificate Score: 74.27% BREEAM rating: Excellent ABOUT THE BUILDING Villa Moraira is a single detached house located in the Alicante town of Teulada in Spain. It comprises 338 m2 of floor area spread over the basement, ground floor and first floor, plus two covered terraces and pergolas on an 821 m2 plot with a garden that does not need watering. This project, which began in mid2014, has been undertaken by the Valencian developer DICAM, a specialist in green construction. The house has been designed from the outset as a model of sustainable architecture because DICAM strongly believes that customers now demand sustainability features, and increasingly value independent accreditation.
