East Midlands HS2 Hub - Toton High Speed 2 (HS2) is new rail route from London to Birmingham to be completed by 2026 and later to Manchester and Leeds by 2033. Along the Leeds branch of the route a station is planned between Nottingham and Derby at Toton. The location of the station offers good links for commuters to London and also presents an opportunity to be a destination itself. The site provides a location for businesses with good links to the rest of the UK and internationally via East Midlands Airport. A new station will provide a focal point for the local area along with improving links between Nottingham and Derby.

There is the possibility of extending the existing Nottingham tram which currently ends next to the site through the site connecting to the proposed HS2 development and continuing into Derby city centre and East Midlands Airport.

The topography of the site provides and opportunity for the tram line to cross the rail line and provides an access point to the station from above the platforms.

The new High Speed 2 route will allow travel to London faster than ever before. Over time there has been a constant progression to get to places faster and the obtain more information quicker to reduce the amount of wasted time and to become more productive.
Simply presenting an opportunity for faster travel to London and other areas of the country does not necessarily satisfy this need. Therefore the site needs to allow for workers to live near to their place of work, with good connection and good facilities to draw others from the outside.
Over time this new method of transport will be too slow to match the needs of the working world so the development needs to continue to be sustainable in the furture by providing leisure facilities and other reason to continue visiting the site.

Opportunity to increase green space
The existing sidings cover a large part of the valley. There is an opportunity to build on this area without disrupting the existing green space. The green space could be expanded to create a wider corridor along the River Erewash.

There are currently a number of barriers across the site which inhibit movement to and from the area. The existing routes limit movement and prevent pedestrian movement from Nottinghamshire to Derbyshire across the sidings and the river.
Building Use Residential
A large part of the surrounding area is residential. As it stands there is no way to cross across the tracks. There is an opportunity to create route across the site and allow access from the housing estates to the west and south-east of the site.
Retail/Leisure
Toton to the south-east does not have a high street so there is an opportunity to provide a Industrial/Offices centre for the town that can also cater for the Long Eaton housing estate to the west provided there are ways to cross the canal, river and train lines.

There train sidings currently create a barrier between the west and the east side of the tracks. A proposed route across the track will create a safe crossing whilst also providing the centre point of a route to be continued across the rest of the site. Green space will be interspersed throughout the commercial and residential zones.

As part of the development I hope to reduce these barriers and bring Nottinghamshire and Derbyshire closer together by providing routes across the site for pedestrian and cycle traffic.
Masterplan Concept
The initial concept was for a central area around the station providing offices and retail opportunities for the local residents. The HS2 connection provides not only a commuter link to London but also the opportunity for business to locate in the area but with the added benefit of excellent connections to the rest of the UK.
Through looking at existing grid sizes of cities I was able to determine a grid size as a starting point for the Toton site. Having looked at New York grid of 274m x 80m first I decided a grid of this size would be too large for the development. The Barcelona grid of 110m x 110m seemed a more reasonable size although the square nature of the blocks results in the need for courtyards.

I looked in more at the width of the streets needed along with the block depth further. The roads need to accommodate twoway traffic and will also allow for on-street parking. On the main route through the residential area the tram will run along side. At these areas on-street parking is only provided along one side of the road. Beyond the tram lines is a long green space running across the site providing a pedestrian and cycle route that connects to the HS2 station.

The blocks have recessed upper stories to allow more light into the central courtyard area and increase the amount of light for large parts of the year. The central vegetation provides solar shading during the summer along with blinds utilised on skylights.

After having tested the blocks I settled on a 55m block which could vary in length. This provided a good level of permeability to the site. As part of the masterplan I wanted to enhance the existing green space along the River Erewash by introducing a number of ‘follies’ to be used as offices and retail spaces. These are arranged on a grid with space between offering a distinct alternative to the denser accommodation next to the proposed station.

An important consideration during the masterplan design was the routes that would be taken across the site. In its current state it is not possible to cross from the Nottinghamshire side of the site into the Derbyshire side and vice versa. I wanted to change and attract not just new residents to the area but provide a facility for the existing communities in Toton and Long Eaton. The masteplan disconnects vehicle routes from the public space to the private space and only allows for pedestrian/cycle and public transport to cross between the two areas in order to encourage alternative methods of transport. Relatively direct pedestrian routes to the focal points of the site and the entry points to the site cater for the commuters travelling from the residential areas on the site and adjacent to it. These allow for quick and easy access to important areas such as the station and the business areas.

One thing that became apparent when looking at existing city squares was there detachment from the train stations and how they now employ a tram system to transport people to these areas. As a result of this the station is at the centre of the development and acts as one of the main focal points. The station location is a result of the existing topography of the site. Positioned alongside a steep drop this allows for direct access to the upper levels of the station with the rail lines in the valley below. The village is positioned on an existing ridge line that runs across the site making it the highest point of the site.

The square in Montpellier, France combines a paved open space with that of an esplanade and a park. This is a feature I wanted to include. Providing pleasant journeys to and from the centre and to draw visitors to the station out from the immediate centre.
Once the focal points and routes had been established I adjusted the blocks to fit into the space more suitably whilst maintaining the width established earlier. The residential side of the side will contain the housing blocks developed earlier and are of a different orientation to the retail/office blocks.
