Property ListingProcess

1. RESEARCH & PRICING

Janet meets with home owners to present a Comparative Market Analysis to help guide pricing decisions based on other properties on the market and past sales. This is a dynamic process, guided by Janet, but always in collaboration with the homeowner, since you know your property and neighborhood the best.

2. HOME PREPARATION

Based on conversations with the owners, Janet prepares a detailed list of projects that could be done to maximize the sale price. Our team has contractors and specialists we have vetted who are available to get projects done right away. This could include repairs, landscaping, window washing, new carpet, and so much more. We won't waste time getting your home ready to be on the market!

We also create a timeline of events leading up to your home being active on the MLS so you are always in the know about where we are in the process of preparing your home for sale. When the work is done we coordinate with professional photographers to take photos, video, drone photos/video and a virtual walk through of your home. We leave no stone unturned to present your home in the best light to minimize time on market and maximize sale price.

3. PRE-MLS EXPOSURE

Janet presents your off-market home in person to the weekly meeting of over 100 Realtors at RE/MAX of Boulder. Your home is put in the RE/MAX Vault to automatically match your home with buyers looking for properties like yours.

Your property is presented to a group of some of the highest performing Realtors in Boulder County through Janet's Realtor network.

4. MARKETING

Our team has a dedicated marketing manager who manages the creation of visually stunning photography, video, drone footage, and virtual walk throughs of your home. Additionally they manage the promotion of your home through social media, websites, etc.

We schedule and host a Broker Open [to present property to Realtors, pre-MLS], Coming Soon listing and Open House [if desired].

Professional print marketing puts your home in the best light. Materials include an eBlast to ~4500 Metro-area Realtors, printed brochures at your home, and Just Listed cards sent to the neighborhood, just to name a few.

5. MLS LIVE

If your home hasn't sold pre-MLS, it hits the market by starting as a Coming Soon listing [time permitting] This generates additional exposure so when your home is active on the MLS there is maximum interest.

While your home is on the MLS we use a professional showing service to make showings easy and convenient. You get to approve showings based on the criteria that works best for you and your family. You will also receive feedback from agents who have showed your property so you know exactly what buyers are thinking about your property We manage this service for you, but always keep you informed.

6. CONTINUED MARKETING

Your home is continually promoted on our website, through your property's individual website, Re/Max of Boulder's website, our social channels, Re/Max of Boulder's social channels and across the Re/Max worldwide online platforms. We also include your listing in monthly newspaper listings and continue to present your home to Realtors who have buyers who may be interested in your home.

7. COMMUNICATION

Communication is key to the successful sale of your home. Janet's team stays in regular communication with all owners throughout the listing process. You can expect consistent updates on the marketing of your home, feedback from showings, updates on status, and anything else pertaining to your home You will receive a weekly update on marketing and activity. We make your experience as stress-free as possible by keeping you in the loop at all times.

How do you price your house? Excellent question!

We start with a Comparative Market Analysis [CMA] which gives us data points on properties similar to yours. We will look at the data and comparable properties to start. Then we fine tune the price by considering things in your home compared to those in other homes on the market Below are some things we consider as we work together to help you come up with the right price to list your home

PASTSALES

Take the time to study past sales for homes in your area and areas similar to yours. Having a clear understanding of true market value is the first step in establishing your list price

MARKETSTATS

Pricing your home largely depends on what type of market we will be listing in. If it's a buyer's market you'll be pricing lower, if it's a seller's market you'll be pricing higher

CONDITION

We put ourselves in the buyer's shoes and ask what they would find most valuable in homes like yours. Updated kitchens? Renovated rooms? These all factor into the final price

LISTINGS

We study active listings to see what homes we'll be competing with. Buyers tend to compare your home to these homes

Appraisal | Appraiser conducts an appraisal of the value of the home. This takes 15-20 mins.

Closing | The final step in financing a home that involves signing all documents at the title company

Closing Costs | The amount paid to close a home loan, including taxes, transfer and any other third party fees

Due Dilligence Documents | Seller provides Buyer any/all documents pertaining to the home

Earnest Money | Buyer provides personal check or wire to be held in escrow at the title company

Inspection | Buyers hire an Inspector to provide detailed information on the systems in the home

Inspection Credits | The amount a Buyer asks a Seller to pay or credit back to them at closing to fix any issues that come up during inspection

Loan Application | Buyer to have loan application completed & returned to lender

Loan Approval | Formal authorization for the buyer to get the loan from the lender

Possession | Upon completion of closing this is the date Buyer can take possession of the property
