As companies have survived this last five-year downturn, it was very helpful to see how they are out of merely survival mode and getting back into thriving mode. The caliber of companies involved in the brand is totally impressive and always energizing.” – Jud Henderson, Callaway Henderson Sotheby’s International Realty in New Jersey “My business partner, Steve Games and I attended the Leadership Forum this year and were once again most impressed with the commitment this brand has to our personal success. Events such as this have incalculable value – I can’t think of a better use of our time. Having the opportunity to meet with other top brokers from around the world builds relationships that will last a lifetime. We were able to discuss marketing strategy, referral opportunities and emerging markets in a casual and relaxed setting – face-to-face meetings build relationships in a way that email or phone calls simply cannot do. And of course, hearing first hand from Wendy Purvey about new brand level marketing strategies and being able to meet personally with Mike Good and Phillip White just add to an already great event - I wouldn’t miss it!” – Brian Arrington, Pacific Sotheby’s International Realty in California 17

FAQs

by Morissa Wagner Szmyt Director, Social Media, Sotheby’s International Realty Affiliates LLC

If I only have time for one social networking site, which should I use? Facebook is the largest social network with 1 billion users, but I always tell people that they should use the social network that comes most naturally to them. Why is Social Media important in selling real estate? Isn’t it for teenagers?

QUICK LINKS Blog: http://sirluxuryrealestate.com/ Facebook: http://www.facebook.com/sothebysrealty Twitter: http://twitter.com/sothebysrealty Pinterest: http://pinterest.com/sothebysrealty/ LinkedIn: http://www.linkedin.com/company/sothebys-international-realty Google+: http://plus.google.com/+sothebysrealty/ Member’s Site: http://members.sothebysrealty.com/socialmedia.aspx

Actually, no. The fastest growing demographic on Facebook is women 45-54 years old, nearly 80% of real estate agents are using Facebook to market their practices and properties, and according to a 2011 study, 57% of people talk more online than they do in person. Social media is not a fad; it is the future of communication and being that we are in a relationship-driven industry, it is imperative we are all using it. How do I get my property featured on the Sotheby’s International Realty brand social media pages? Submit your listings for social media exposure including a link to the property details page on sothebysrealty.com to marketing@sothebysrealty.com. 21

Be authentic • Do not like / RT every post in order to get your name out there; it looks like spam • Do not beg people to like / follow you; if you provide value and engage authentically, they will naturally come Questions? Great Idea to Implement finding a hook A property with a great story and a small investment in PR can go a very long way. Just ask Roger Soderstrom of Stirling Sotheby’s International Realty in Florida.

helped us develop a media campaign, produced a media kit, press release, pitched the story and helped funnel media inquires to us.”

When Roger listed the Ma Barker home in Oklawaha, Florida, it presented the perfect opportunity to develop a strong media relations campaign that would take a limited budget a long way.

The firm also produced a video on the property, which received more than 10,000 views in the first 10 days, and created a memorabilia catalogue. “All of these efforts meant that someone could tour this home from anywhere in the world. And with a property of this history, a buyer could come from any location.”

During the worst years of the Great Depression, one of the most notorious of the gangland figures was Kate "Ma" Barker. In 1934, Ma and her son Fred arrived in the Florida town of Oklawaha, where they rented a comfortable home on the shore of Lake Weir and lived as quiet, reclusive vacationers. The FBI eventually learned of this retreat and early on the morning of January 16, a band of agents, along with other lawmen, approached the door of the house. The lawmen called for Fred, but Ma quickly shut them out and a four hour battle began. Ma and Fred were the only two at home that morning. Possessing an arsenal of machine guns, shotguns and pistols, the two kept the lawmen at bay for hours. But the overwhelming number of armed lawmen, along with the use of tear gas, would eventually prevail and both Ma and her son were killed. Those who go through the nine-and-a-half acre home today can still see the bullet holes in the walls, as a permanent reminder of the home’s history. After Roger secured the legendary historic home, he did research, obtained original FBI files and determined almost all the furniture was still there. He restaged the home to match the FBI files. “We knew we needed to utilize a press campaign to capitalize on the inherent media interest in this property so we worked with a local PR agency,” said Roger. “For less than a $2,000 investment, the agency we chose

The results of Roger’s efforts have taken the home viral. The media coverage has been extensive: The Wall Street Journal, CNN, CNBC, the Orlando Sentinel and the Toronto Times are just a few. There was feature coverage on Orlando Fox News, which took viewers on a tour of the home, and the Orlando CBS affiliate. The Orlando Sentinel and the Orlando CBS affiliate also prepared videos that were distributed and picked up broadly across the country, and countless online outlets picked up the story. Online news source toptenrealestatedeals.com even covered the story twice! “The day before the launch a Google search of the words ‘Ma Barker House’ was only a page or two long, and most of them were not related to the home,” said Roger. “Today the top search item listed is our website, mabarkerhouse.com, and the search images are all photos that we posted. The search pages run on into the hundreds. Our goal was to generate $250,000 in marketing exposure. We believe we have exceeded that now.” Roger’s most important piece of advice for those looking to make the most of a PR campaign? “If you can build a story by finding a good hook or unique story- and combine that with being well-prepared- you will have the right formula.” 23
