Buying a home doesn’t have to be a stressful process with the right team in place. You choose your realtor, you choose your inspector, but how often do you let others choose who your loan officer will be? It can be overwhelming to think about, and daunting to send your personal information to multiple people to find someone who has the best rate. But finding the right MLO is more than the cheapest rate and the fastest closing time – it’s about finding someone who understands what you’re trying to accomplish have lived in Jacksonville, Florida for about two years with my wife and five-month-old son. When I’m not driving my wife crazy with my singing and dancing around the house, enjoy practicing jiu-jitsu, working on cars (really anything that presents me with a challenge), and playing with my three dogs. If you have questions on the loan process and want to talk to someone who will truly listen to YOUR needs, that’s why I got into mortgages; and why out of all the companies I could work for I picked Fiber. Fiber and I share the same principles at our core. To do what’s right not what’s easy. To be nice, its free and fun. To improve every day. To listen not just hear. To communicate. To always do one more. To keep your promises, all of them. And to BELIEVE. Believe that there is a way

I’ve had my hand in various aspects of real estate for nearly my entire life. From helping flip houses in my teen years, to owning, selling, and renting my own real estate properties as an adult, it was natural to take the next step in becoming a Mortgage Loan Officer. I’ve worked in both the automotive industry and the oil industry as well, and if there’s one thing I’ve carried with me, it’s to never encourage someone to make a financial decision that I wouldn’t make myself. I’m not here to just write you a loan and disappear. My goal is to develop a lasting partnership with each client, provide sound financial advice, and ensure that your home loan needs are met in a responsible manner that will allow you to achieve your own home ownership and financial goals.

The

Fortune Favors the Brave Good fortune actually comes from being uncomfortable! Getting up early to exercise, eating healthy, growing a business — all are not easy to do, but those actions usually provide good health, good looks and good finances. Humans are built to engage, exper iment and challenge ourselves both physically and mentally. Without pushing ourselves, we have no hope for growth. In his book, The Comfort Crisis: Embrace Discomfort To Reclaim Your Wild, Happy, Healthy Self, Michael Easter calls it “purposeful discomfort.” Easter recently shared, “’Listen to your body’ is bad advice. Our bodies default to cheap comforts that bring long-term problems. Bodies prefer us to be lazy, binge junk food, zone out to garbage media, exaggerate risk and generally do whatever is eas iest right now.” I am a big proponent of this concept, as are many of my F3 workout buddies. By not getting out and pushing ourselves, we not only let ourselves down, but also our families, friends and communities because we will not be ready for the challenges ahead. In F3, we lovingly call this type of person a “sad clown” and encourage them to get off the couch and into the game because we’ve all been there. This does not mean all of us must hike through the frigid Arctic tundra or risk everything for a new business idea to step outside of our comfort zones. But if we can find a way to consistently do things that are a little harder in our personal and professional lives, then good fortune often follows. Are you stuck in sluggish, ambi tion-zapping comfort? Think about what could be waiting for you on the other side if you stepped outside of your comfort zone. By Brian Lunsford Comfort Zone:

pub note

“The biggest rewards in life are found outside your comfort zone. Live with it. Fear and risk are prerequisites if you want to enjoy a life of success and adventure.” — Jack Canfield Forget Top Gun’s “Danger Zone.” For many, their theme song is the high way to the COMFORT zone. I heard someone say that comfort is like a drug. Once you get used to it, it becomes addicting. For example, give a weak man consistently good food, cheap entertainment and a love interest, and he’ll throw his ambitions right out the window. The comfort zone is where dreams go to die. It’s easy to get into a rhythm of just doing the same thing over and over — it’s safe and secure, and that can feel good. But what are we missing out on staying in that comfort zone? Comfortably Numb It’s to the point in our society where many people do not even realize how comfortable they are, moreover, what they are losing by perpetually staying in this state of complacency. We are all guilty of it in some way and witness it often: The parent who opts to sit in their climate-controlled vehicle on a gorgeous day scrolling social media while missing their precious child laughing, talking and scoring goals just 200 yards away on the ballfield. The person poolside who runs for shelter during an afternoon sprinkle as if it were raining down acid from the sky. The friend who has the resources to travel — or even move — but is too content (not to be confused with happy) to venture away from their hometown, even for a vacation. The Lazy Fight for Comfort Do we really need to exert that much energy to get that front row parking spot at Target? Wait that long for a third-floor elevator? Complain that much about the “Florida heat”? It is possible to train ourselves to embrace, enjoy and even choose to do harder things. Walk from the rear of the store parking lot to get in our steps for the day. Take the stairs in the hotel to work off that sugary cof fee we got in the lobby. Get out in the sunshine for the incredible energy, vitamin D and cleansing sweat it pro vides us. Our minds and bodies crave these things, even if we do not realize it. We can defeat laziness by becom ing uncomfortable.

the Woman Protecting Your Home ngela Wilson has worked in the home warranty industry for over 20 years, but her career started in a different field. After earning a degree in mechanical engineering from North Carolina State University, she began working as a software programmer for an insurance company. However, she soon realized she wasn’t happy sitting at a desk in a cubical all day and switched to real estate. It was a risky move, but it paid off. After getting her real estate license and working as an agent, Angela soon made another pivot. Her career in the home warranty industry began in 1996 when she met Charles Sinclair. He saw the potential in Angela and encouraged her to enter the field. She took his advice and started helping homeowners protect their investments. She saw it as an opportunity to use her skills and knowledge to help people protect what is often their most valu able asset — their home. Since then,

“The similarities between the two were aston ishing,” Aimee continues. “In talent manage ment, I was connecting actors with work and negotiating deals. In real estate, you connect buyers and sellers and negotiate deals.” So, upon returning home, Aimee decided to try her hand at real estate. She began a new profes sional adventure with her mother as her mentor and office manager.

The Evolution of Team Davidow

After graduating from Sandalwood High School in Jacksonville in 1990, Aimee Davidow moved to South Florida to attend The Art Institute of Fort Lauderdale. After graduation, Aimee began working in talent management. By 1995, she had started her own management company, Junior Talent Management, which she ran for the next 12 years. Aimee loved working with young actors and models, but after over 17 years in South Florida, she was ready to return home. “Not having a market for talent management in Jacksonville, I needed to find a new career,” Aimee Aimee’sreflects.mother, Martha Dickerson, had been in real estate since Aimee was a child. As adults, Aimee and her mom often talked about real estate and talent management businesses.

Angela Stancil is a former client of Aimee’s. As she looked to transition from being a stay-at-home mom back into the workforce, Aimee brought her on to handle her social media marketing. Angela eventu ally became Aimee’s fulltime “Whenassistant.shedecided to get her license, I was both excited and nervous. What would I do with out her as an assistant? Well, it just didn’t matter. Her career skyrocketed so quickly that she now needs her own assistant. She has absolutely blown me away with her produc tion. We still count on her for fun social media ideas and marketing ideas. We just have someone else implement them.” Angela eventually hired one of her former clients, Amy Nauman, as her assistant. Today, Amy is the marketing director for all of Team Davidow, and Angela’s Roundingassistant.outtheteam is Crystal Fetzner. She is the newest social media direc tor for Team Davidow. “And she promises not to become a REALTOR®, so hopefully, we won’t have to find a new one anytime soon,” Aimee laughs.

“Before I knew it and definitely before I had planned it, I had a team. An amazing team! And they have truly made me who I am, brought out my best and given me so much that I can never thank them or repay them enough,” Aimee says.

In 2021, Team Davidow closed 137 transactions for $42.8 million. Meet the Team Aimee and Maria Miller have been friends since high school. Maria was a repeat client of Aimee’s, and she eventually joined the team as the social media specialist. Not long after, she was licensed. With her sales business thriving, she recently passed the social media torch to another teammate. Aimee and Sara Galloway were first introduced when Sara worked as the closing coordi nator for another agent. Aimee was impressed with Sara, and they became fast friends. Many years later, when Sara was ready to make a move, she reached out to Aimee and joined the team. “We call Sara the real boss. She keeps the ship running while we are all out making things happen. None of us would be successful without her,” Aimee says. Aimee also met Carolyn Smith while she was a closing coordinator for another agent. Over the years, Aimee employed Carolyn part-time, and eventu ally, Carolyn joined the team full-time. Today, Carolyn is a top 10% local REALTOR® and the team’s listing specialist; she handles staging, pho tography and marketing for listings.

EWR agents’ training program was developed by their leadership team, which includes Enis Qosja, a real estate broker with over 15 years of real estate knowledge and experience. “Owning brokerages of her own,” says Orgest, “Enis brings to Eagles World Realty a tremendous number of skills in team-building and retention, along with training agents to grow their real estate Damariscareers.”Kruger, Eagles World’s talent acquisition specialist, joined the broker age in 2019. A critical component to Eagles World Realty’s agent training is their hands-on approach. “We provide more than a hotline for our agents’ questions,” Orgest explains. “Multiple brokers are available to assist agents immediately. In fact, when she first began real estate, she felt like she was doing something wrong because she was trying to maintain her relationships with all of her clients-turned-friends.

rising star By Jennifer Watson

A Career is Born Shauna took the advice of her customer at the Irish pub, and she pursued real estate as a new career.

Natural Born Go-Getter Shauna has been an entrepreneur since she was 12 years old when she started her own babysitting business. At 15, when she found herself wanting some things her mom couldn’t afford, Shauna solved that dilemma by searching for a job.

“When I got off work at 5 p.m., I didn’t want to go home and watch TV because that didn’t earn me anything, so I got a restaurant job I could work from 6 to 10 p.m., in addition.”

“Also, I pray. … I pray hard!” Shauna says. “I pray over my business, my clients, the transaction, the agent on the other side, the outcome, their new house, the future.”

“I love that every day, every client, and every transaction is different,” says Shauna. “I love that I constantly get to meet and connect with new people, and I truly enjoy building and nurturing those relationships.”

“After every transaction closes, I leave with a new friend,” Shauna smiles.

In a twist of Irish luck, while she was bartending one night at Shannon’s Irish Pub, one of her regular customers asked her if she’d ever considered going into real estate. He suggested that her personality would be a perfect fit in the industry, and he asked if she’d be willing to work for his investment company. “[The company] offered to pay for my school and all my association fees and wanted me to help them buy and sell their investment properties,” says Shauna. “I was at a point where I wanted a change, and someone was offering me an opportunity to learn something new and was also going to pay for it. Sounded like a no-brainer!”

As her business grew, she was having more and more difficulty with keeping in touch, which made her feel guilty about letting them down. “Turns out I was doing something right,” says Shauna. “I have since implemented some touch programs that make it easy to let them know I am still here and thinking about them. I love to love on my clients!”

AT 24, SHAUNA CLARK WAS WORKING TWO JOBS: SHE WAS AN ADMINISTRATIVE ASSISTANT BY DAY AND A BARTENDER BY NIGHT. SHE KNEW SHE WANTED MORE OUT OF LIFE, BUT SHE WASN’T SURE IN WHICH DIRECTION SHE SHOULD GO.

“I applied for a position at a nursing home, and they said I was too young and to come back when I was 16,” Shauna says. “Well, that wasn’t the answer I was looking for, and I went back several times trying to convince them to give me a job. They finally ended up creating a work/school program that I could be part of, but it was only a few hours a week.” Not one to back down from a challenge, Shauna found a second job at a retail store, and, within six months, she was named an assistant manager. She was just 16 years old. “I learned that if I want something bad enough that I shouldn’t give up, that I should fight for it,” Shauna says. “I learned that most obstacles can be overcome and that hard work will always pay off.”

Shauna’s impressive work ethic continued to guide her into young adulthood as she realized the value of both money and time.

“In my 20s, I looked at hours of the day as money to be earned,” says Shauna.

She hasn’t regretted that decision at all since 2007, when she first became licensed.

“Hi, I’m Shauna. … Let’s be best friends!” It was Shauna’s personality that made her customer at the bar first approach her about real estate, and clearly, he

38 • September 2022 @realproducers realproducersmag.com identified her people-person person ality. She explains that she got those interpersonal skills through frequent moves while growing up. Shauna’s dad worked with a Christian retail store that took them all over Florida to Texas and back to Florida “Movingagain.around quite a bit taught me how to make friends fast, so I was often working on my communication skills and learning how to talk to peo ple I didn’t know,” Shauna recalls. “I never had a comfort zone to step out of because starting over was normal, so I always just put myself out there and jumped right in. I know that has helped me excel in real estate.”

More Irish Luck Shannon’s Irish Pub not only gave Shauna her career in real estate; it also provided her a husband, Ezra, whom she met at the pub in 2005 and married in 2015. Together, they have a 5-year-old son named Kingston and a 3-year-old daughter named Stella. “My family is my big ‘why’; they are the reason behind everything I do and how hard I work,” says Shauna. The Clarks enjoy an active lifestyle full of swimming and visiting parks, and they enjoy traveling together, where they can really disconnect from the world and explore new places. “I would love to rent my house out, buy an RV and travel the U.S. with my family for a year or two,” Shauna says. “[I’d like to] just experience everything we can together, go on great adven tures and make the best memories.” Giving Back Shauna and her family are intentional about paying their blessings forward. One significant way they do that is by support ing children who have been removed from their homes and placed in foster care. “I am passionate about supporting the foster community. We are not yet foster parents, but it is on my heart, and we are actively praying about it,” Shauna says. “In the meantime, I have partnered up with the Duval Isaiah House 117, and a portion of each sale goes toward their mission.” “Isaiah House is a place children can rest and be loved on after they have been removed from their home but before they are placed with a foster family,” says Shauna. “Sometimes, the process takes a long time, and these kids are sleeping on the floor of the DCF office on the hardest day of their lives. It’s just not OK.” Shauna says that her family’s motto is to “be genuine and generous,” and they demonstrate that generosity through this partnership with Isaiah House. “In a world full of Cheerios …” Shauna loves the saying, “In a world full of Cheerios, be a Fruit Loop.” It often encourages her when she finds herself in new situations where she might not feel like she fits in.

Her journey has surprised her thus far, and she is looking forward to all the sur prises the future holds.

“We don’t always have to know the right answer if we trust God to open and close the right doors,” Shauna says. “I had no idea this is where my life would end up professionally, but I am so grateful I landed here.”Shauna enjoys spending time with her husband, Ezra, and their two kids, Kingston and Stella.

“To me, this means to be true to yourself, be who God created you to be, which is unique,” says Shauna. “Don’t compare yourself to others because your journey is different from theirs.”

Being different has worked for Shauna. Her personable persona and enthusiasm for life caught the notice of a patron at an Irish pub who helped Shauna launch her real estate career, a career that led to 29 transactions for $12.3 million in 2021. Shauna’s team, The Rise Group, was established in August of 2021, giving her the needed leverage to be able to still spend time with her family and also run the business successfully. This year, she hopes her team can reach 60 transactions and $25 million.
