City of Santee Studies Proposed Hotel Site at Riverview Parkway HVS Consulting & Valuation, a Division of TS Worldwide, LLC was retained by the City of Santee to investigate the demand for and supply of hotel accommodations within the city and to assess if market conditions are supportive of new hotel development. Market interviews were made with city officials, market participants, hotel owners, area businesses, brokers, and operators of major attractions within East County to understand current and future market requirements. Research was conducted from February 2018 through June 2018. Santee provides an attractive environment for visitors given its numerous retail and dining options, as well as sports and leisure facilities. The highway access to East County and the trolley from Santee to Downtown San Diego provide an opportunity for this submarket to expand its capture of greater San Diego lodging demand. The East County market currently lacks quality branded hotel accommodations. Given the growth of this market resulting from the westward pressure from San Diego, opportunity exists for new hotel development. The existing inventory of overnight lodging in the city of Santee is limited to a 47- room Best Western, a 54-room Rodeway Inn, and the 57-room lodge at Carlton Oaks Country Club, as well as 300 hookup campground sites and 10 waterfront cabin sites at Santee Lakes. Santee’s limited inventory of lodging accommodations provides an opportunity for the development of one or more new, high-quality, limited- or select-service hotels. Furthermore, the outlook is positive for the market given new commercial development that will likely generate corporate lodging demand, such as the

Holiday Bowl 2018 The 41st Annual SDCCU Holiday Bowl between North-
western and Utah took place on Dec 31, at SDCCU Stadium in Mission Valley. The cold and the rain did not stop the scorching Northwestern defense who rallied in the 3rd quarter scoring 21 points off three turnovers in under 9 minutes. The operating performance (average rate and occupancy) of existing hotels in a market typically provides a basis for assessing the potential for new hotel development. Santee has, until recently, offered no modern upscale or upper midscale product to serve its growing population and employment base. The Courtyard by Marriott in El Cajon, which just recently opened in June 2018, is the first strongly branded, upscale hotel to serve the greater market. The performance of this hotel will provide a good indicator of Santee’s ability to support new upper midscale or upscale hotel development. Based on the numerous leisure and commercial demand generators in this submarket, as well as the ability to use Santee as a base for visiting San Diego’s numerous attractions, the opportunity for new hotel development in the city is favorable. Santee Resident Lights with Santa and Frozen’s Elsa Santee – Saturday December 22, DB Lights featured pictures with Santa and all his friends, Mrs. Claus, Elsa and her friends from Frozen and new this year Jack and Sally from Nightmare Before Christmas in front of the Lightshow. Visitors were able to take photos with Santa and Elsa. The event was free but a donation box was there for St Jude Children’s Hospital. Santee Santas Deliver Food and Toy Packs to Local Santee Residents
Santee – Saturday December 22, Santee Santas delivered over 230 food packs and toys to needy families in Santee. Nonperishable foods were packed last week, Today, frozen and other refrigerated food were packed. Volunteers included Whissel Realty, Santee Firefighters, Santee Deputy Sheriffs, Santee Santas personnel, and other local Santee residents. The Santee Santas Foundation is a local non-profit 501(c)(3) registered organization, providing help to members of our community living within the Santee School District and in need of assistance. Santee Santas’ signature effort is an annual holiday children’s toy and food drive focused on bringing the Christmas spirit to some 300 families in our community. Our senior outreach program ensures seniors in our community who are living alone or in Jay Renard/The East County senior care facilities are not forgotten over the holidays. Our volunteers serve the Santee See more at www.echerald.com community throughout the year, and have done so for the past sixty years! Santee Santas is an all-volunteer organization, with school district employees, City of Santee staff, firefighters, local businesses, service organizations, mobile home parks and local citizens working together to make each year’s endeavors successful. Santee Starlight Circle Christmas Lights . Santee – The month of December featured Santee’s premiere Christmas light display. The location is on East, West Glendon Circle off of Magnolia Avenue. Colorful house light displays are on most houses on Glendon Circle. Attendees either slowly drove around to see the lights or walked around the streets. The displays include elaborate lighting, animated characters, and religious displays. Many homeowners stand in front of their homes serving snacks. The lights went up in the early 1980’s after the homes were built. The light displays run until Christmas day. Starlight Circle is a neighborhood on the north side of Santee just off Magnolia Avenue run amok with colorful lights, eclectic holiday displays, and crowds of people gawking as they stroll or drive down the street. Folks can drive through the neighborhood but are encouraged to get out of their cars (parking is at nearby Santana High School) and walk around, as many homeowners stand in front of their homes serving snacks.
