This is my favorite time of year – the temperatures are warming and the Parade of Homes is finally here. This year we are proud to celebrate our 40th Parade of Homes event and have launched a new blog to kick things off. The blog takes an unprecedented look behind the scenes of building a Parade home. We are very appreciative of the homeowner, Anne, and her CVHBA Parade Builder, MyNextHome, for allowing us to tag along on this spectacular journey. If you haven’t checked it out, be sure to visit the CVHBA website and click the Parade Blog link on the homepage. One of our largest Parades in a number of years, the 2014 event will feature 18 spectacular single family homes throughout the Chippewa Valley. Each home and the home builder are highlighted in this issue. Thank you to the builders, subcontractors and all of you who continue to support this event year after year. As spring and summertime approach, all those home improvement projects you set aside like painting the exterior of your home or cleaning out the gutters, will start calling out to you soon. If any of the projects on your horizon call for a ladder, it is critical to know the ins and outs of how to use one safely. The following tips can help you and your family members use ladders with care: • Make sure to use the right ladder for the job. The ladder should be high enough for you to reach your work area without using or standing on the highest rung. • The base of the ladder should always be secured. You could ask a family member to sit on the bottom rung to hold it in place. • Check the ladder’s maximum load rating before you use it to make sure that it can support both your weight and the weight of any supplies, tools or materials you are using. •

Never place or use a ladder on an uneven surface.

• Always maintain three points of contact with the ladder, and keep your weight centered between the rails. Leaning away from the ladder to do work can cause it to tilt and tip over. • Check the rung locks and spreader braces on your ladder to make sure they are set firmly in place, and never use a ladder with faulty spreading or locking devices. Ladders with missing rungs and or other damaged parts are also dangerous to use. • Keep ladders away from doors that can be opened; if work must be done in front of a door, make sure that it is locked or guarded. • Not sure if this is a project you should tackle? Call or visit the Chippewa Valley Home Builders Association for a list of professional contractors in your area. 8


With any new construction or remodel project doing your homework is the first step towards a successful outcome. Take your time – most problems occur when a homeowner fails to investigate contractors carefully before hiring them. Select a contractor you feel comfortable with – one who understands your tastes and needs and with whom you can communicate easily. Asking for references and to see the contractor’s work are excellent ways to learn more about the contractor’s capabilities and quality of work. Always ask for a certificate of insurance to verify workers’ compensation and general liability insurance and always insist on a written contract and change orders. Incorporate any warranties, guarantees or other promises in your written contract. Be specific about start and end dates but remember some delays are unavoidable and beyond the contractor’s control. Finally, beware of the unusually low bid or low advertised price. If a contractor cannot pay for labor, materials and overhead, you are both in trouble. Ask your contractor if they belong to a professional association like the CVHBA. Your home is the single largest investment you will make in your lifetime. A little work upfront will ensure that it will last you a lifetime.

T he e conomic and e moTional V alue of h omeownership In good times or bad, there is

one constant: Homeownership remains the American Dream for millions of American families. And there are many reasons why, both economic and emotional. Most Americans consider homeownership to be their single best long-term investment and a primary source of their Generations of families have counted on and used the equity in their homes for their children’s education, their own retirement and other milestone expenses. Individual household budgets are helped by tax incentives that are designed to make owning a home more affordable. Deductions for mortgage interest and property taxes can result in thousands of dollars of tax savings, especially in the early years of the mortgage when interest makes up most of the payment. Home owners save nearly $100 billion annually on mortgage interest and property deductions alone. And when home owners sell their primary residence, they get an enormous tax break. A couple who owns and lives in their homes for two years and then decides to sell can keep up and a single owner can keep $250,000. 10

A healthy housing industry means more jobs and a stronger U.S. economy. In fact, fully 15 percent of the U.S. economy relies on housing. Most of the products used in home construction and remodeling are manufactured in the United States. Constructing 100 new homes create more than 300 fulltime jobs, $23.1 million in wage and business income and $8.9 million in federal, state and local tax revenue. New home owners spend money on decorations and furnishings, to enhance the landscaping and to become members of the community by patronizing local businesses and service providers. Yet a home is so much more than an investment. In good times and in bad, the opportunity to own a home has been a cherished ideal and a source of pride, accomplishment, social stability and peace of mind. Homeownership strengthens communities as well as families. Home building increases the property tax base that supports local schools and communities. When a family owns their home, it is an asset that has a security and future. People are more likely to take care of things they own so they remain valuable. And a home’s value

is determined by how well it is maintained as well as by the condition of the neighborhood it is located in. So home owners have incentive to spend their time and resources improving their neighborhood, even if it is just to protect the value of their investment. Homeownership builds strong communities, provides a solid foundation for family and personal achievement and improves the quality of life for millions of people. The Bipartisan Policy Center’s Housing Commission has said that homeownership can “produce powerful economic, serve the individual home owner, the larger community and the nation”. KEEP YOUR HOME AND FAMILY SAFE AND SECURE Y

our home is likely the largest investment you own, but more importantly, it protects and provides a sanctuary where your family will share experiences and create lifelong memories. The National Association of Home Builders’ MyHome Press has published a handbook for home owners, “Home Maintenance Made Easy,” and below are just some of the many tips provided in the Safety and Security section that can help you keep your home and family out of harm’s way.

General Safety •

Keep a home first aid kit or first aid materials in a convenient location. Buy and keep a booklet on basic first aid with it. If you decide to remodel, finish the basement, or add on to your home, work with trained professionals who will make sure a building permit is obtained, all building department inspections occur and the work complies with applicable codes. Teach children how and why to dial 911.

Locks • • •

Chains or locks will be the most secure if the screws and bolts used to attach them go all the way through the door or frame and cannot be removed from the outside. Locks should be located so they cannot be reached by breaking a small windowpane in or near the door. Locks that require a key to open from the inside are potentially dangerous if any emergency such as a fire occurs. Be sure a spare key is close by to prevent trapping anyone inside the house.

Fire Prevention •

Have a fire extinguisher and ensure all family members know where it is and how to use it. Fires from combustible solids such as wood, cloth or paper differ from electrical and chemical fires, so make sure your extinguisher is multipurpose. Check annually that the charge is still in the green area of the scale. A qualified and licensed professional at a specialty store can recharge it. Make sure all family members know the escape routes to use in a fire. Conduct regular fire drills to practice. Test your smoke detectors to ensure they function correctly and so everyone will recognize the warning alarm’s sound. If a detector chirps, the battery needs replacement. Follow the manufacturer’s directions for cleaning and servicing your detectors. Store volatile materials (such as paint and gasoline) in appropriate containers and away from flames and heat sources, ideally in a garage or building that is not part of your habitat space. Don’t place flammable objects or materials near the stove or fireplace, and store matches away from heat sources and the reach of children. Also keep flammable objects away from the grill. Make sure all electrical cords are in good repair. Use properly sized fuses and don’t overload electrical outlets.

2014 Parade of Homes Premiere Home:

announced the winners of the Best in American Living Awards - a prestigious award program that spotlights design excellence for the entire residential building industry.

To achieve clean lines and a modern feel, designers and builders are selecting European cabinetry, adding shiny surfaces via appliance, backsplash and counter top choices, and incorporating glass walls.

• Bold Exterior Colors

Bold colors are making their way to the exterior of homes. Whether it’s through paint, a mix of cladding materials, doors, windows, porches, shutters or trim, an extra layer of drama is being adding to the design of elevations, further enhancing curb appeal.

• Interior Courtyards

Interior courtyards are popular in all housing types right now. The primary difference is scale. Within

is by far the single largest creator of wealth for Americans, and consumers who take advantage of today’s excellent buying climate to purchase a home will find that it is the best investment they ever made. Here are a few examples why, dollar for dollar, homeownership is a solid stepping stone to a future of financial security.

These deductions can result in thousands of dollars of tax savings, especially in the early years of the mortgage when interest makes up most of the payment. Plus, the best tax break available to homeowners is when they sell their primary residence. A couple who own and live in their home for two years and then decide to sell can keep up to

$500,000 of the profit tax-free, and a single owner can keep $250,000. If the homeowner uses these gains to buy and live in a bigger home for at least two years, the same benefits apply when they go to sell that home. Buying a home is the largest, and smartest, investment most families will ever make. And with the long-term financial benefits, variety of homes for sale in all price ranges, and historically low interest rates, the timing couldn’t be better.

It is also the place where families will raise children and spend many hours making lifelong memories. So it’s important to maintain your home in good condition and make sure it offers a clean, comfortable and safe environment for many years to come.

Inspect the attic insulation. Make sure the entire ceiling area is covered. Check that the insulation has not blocked vents in the eaves to prevent buildup of condensation and to allow proper air circulation. Insulation should also not be touching the underside of the roof sheathing.

A little yard work now will spruce up the outside of your home, start your "spring cleaning" chores and make your summer yard chores easier. First, rake the entire yard. Remove all sticks, leaves, and dead vegetation. Remove debris from all flower beds, shrubs and trees and loosen the soil around each. Mulches from last fall should be removed or troweled under. Trim dead limbs from trees, shrubs and evergreens. If you plan to add more ornamental borders or shade trees to your yard, now is the best time to plant them. Keep air away from the roots as much as possible. After you've planted the trees or shrubs, water them well to seal them in the ground.

If you have fruit trees, apply the first dormant oil spray before the leaves appear. The application will eradicate insect bores that may have taken up winter residence. Once all raking, soil preparation and pruning chores are done, choose a well-balanced fertilizer program for your yard. Your local nursery can identify a good program for your soil type. A 1010-10 fertilizer, which has nitrogen, phosphorus and potash, is a good all-around mixture for most lawns. Apply all fertilizers evenly to avoid striping later. Follow watering directions for the fertilizer carefully, or you may damage your lawn. You’re now ready to put out your ornamental plants in the beds and borders and enjoy the results of your work!
