How to... Choose an Architect

A

rchitects combine science, technology and art to create buildings that are not only beautiful, but practical. Choosing a poor architect can lead to buildings that may be beautiful but nonfunctional or those that are structurally sound but not so attractive. Buildings that are nonfunctional are not only useless, but can be a danger. Selecting an architect is a big factor in determining the stability and success of your building project. HAVE A PLAN Before you can share your idea with an architect, you should have a general idea about the end result. Instead of trying to picture a “final building”, it is much easier to make a list of items you want – or don’t want – in the building. This is called programming and will give both of you immediate reference points in conversation with the architect. Some architects specialize in certain styles and types of buildings. You don’t want an architect who specializes in doctor’s offices, for instance, if you are looking to build an addition to your home. When developing your program, be sure to consider the location of the structure, the budget, time and space requirements as well as the use and style of the building. Any architect you hire will need this information for their planning and design management. OPTIONS Keep your options open. Create a list of several candidates that you glean from referrals, advertisements and research. Referrals are an excellent way to shorten your list of candidates as you will have honest opinions of their work beforehand. If you want to conduct research online, go to websites such as www.aia.org and www.servicemagic.com. Both sites match architects and clients based on various factors, including budget and location. The most important consideration is you feel comfortable in communicating and working with the architect. Remember, it is your building the two of you are developing, not an monument to the architect. USE YOUR SHORT LIST Once you’ve narrowed your list to a handful of candidates, contact their firms and provide a project description. Find out if the firm is available for your project and ask for any literature or brochures that list past projects and experience. Don’t skip the face-to-face interview. Plan to spend at least an hour with each prospective architect. Be sure to ask the questions concerning their design philosophy, approach to building and how they will delegate the work. Your potential architects should leave the interview with a clear idea of your budget and expectations. PAYMENT METHODS While architects have many payment options — hourly rates, flat amounts or fixed fees — the most common method is a percentage of building costs. These percentages will vary depending on the size of the project. An architect who is working for a percentage gets paid more for expensive projects, even though it is a lesser percentage than a smaller project. Come to an agreement on how cost overruns and project delays will be handled. It is your responsibility, as well as that of the architect, to contain the costs of the project. FINAL DECISION A good architect may take notes during the interview and will ask questions of his own. Your participation in the project will be welcomed and the architect will show genuine concern for the quality of the project. When making your final decision, choose the architect who you were most comfortable with. A great architect will be easy to work with and will show the appropriate amount of respect for the client, the project and the budget.

How to... Choose an Auto Body Shop

O

ur cars, trucks, SUV’s and minivans get us to work on time, back and forth to school and transport our families to and from their destinations. So it is a necessity to have a trustworthy mode of transportation. But at some point you are likely to find yourself in an accident. It is vital to choose an auto body shop that you can depend on. The shop you choose should be able to complete all manner of work, from a minor touch-up to a full-body repair. Even the smallest accident can throw your entire car, and schedule, into disarray. You’ll need an auto body shop that you can consult when you have an accident to ensure your car is repaired quickly, affordably and correctly the first time. Remember, you have the right to choose the shop you have repair your vehicle. It’s the law. In California, you are not required to use the body shop your insurance recommends. Talk to your friends and family that live near you or you work with and ask which auto body shops they prefer. If you can’t get any good recommendations from friends or family, perform an Internet Search or consult the Yellow Pages. After you have created a short list of auto body shops, make some phone calls. Describe to the person who answers the phone your exact problem and pay attention to the type of response you get. If the person seems both knowledgeable and helpful, keep that shop on your short list. If the person seems rushed or uninterested, it can mean that the shop is too busy right now or just simply has poor customer service. In either case, you can eliminate that shop from your list. Once you have chosen a shop, check for plainly displayed

prices, certifications and guarantees. Be aware that you most often get what you pay for when it comes to auto body work. Low prices may be tempting, but they may also mean subpar work, used parts and paint that is not applied properly. Ask the owner or manager to explain why the estimate is higher or lower than others you received. After listening to response determine if you feel comfortable with explanation? If you feel you can trust the shop, you are at the right place. Ask the shop manager or owner for references before you have them work on your car. They should be more than happy to provide names of customers with whom you can speak. Also be sure to look at their work. If you notice a car with paint drips, panels that don’t line up or paints that don’t match, look elsewhere. You will not be saving money in the long run if you have to have the work redone. Make sure that the shop will inspect your vehicle for repairs that are not visible. Choosing a shop that can complete the entire job will save you from having to take your car to several places for a complete repair. How to... Choose a Flooring Dealer H aving been in the flooring business for over 40 years, I believe the process of choosing a quality flooring dealer is more challenging than ever before. The offers are more and more confusing, and many stores seem lost in a sea of misleading ads and promises. As a consumer, I like to work with people who want to assist me in understanding all the most important parts of my project. Truthfulness and transparency are high on my priority list. Every flooring environment will have different requirements to create the most functional and beautiful living space possible. So, a quality flooring store should have a large selection of the major brands and colors needed to address all segments of the market they serve. That store should have large samples which you can checkout to take home to evaluate in the lighting of your home to be sure you are happy with the color and texture interaction with your decor. The sales people who assist you should have a clear working knowledge of the products they carry. The warranties offered for every product should be clear and easy to understand. Quality sales people will ask you about your living situation and make recommendations which invest your flooring dollar in products that will perform predictably and well for your particular lifestyle requirements. They will help you invest around a budget you can afford and offer clear financing options with a quality lender, if you needed that option.. To use an example, if you were an active family with young children and pets living in the country, you will want a flooring which has excellent stain resistance and long term wear ability. Installing a walnut hardwood floor may be beautiful but would be a nightmare to maintain with kids spilling liquid, pets peeing and dirt being tracked in from outside. You can ask for referrals, customer survey results, and their Better Business Bureau ratings to verify the quality of a firm’s record. If one selects a local store with a local owner who has an alliance with a nationwide corporation, one can get the best of both worlds. Either way, it is always important to understand if a store actually has procedures in place to follow through on post purchase service requests. How to... Choose a Financial Advisor Y Reaching Retirement: Now What?

ou’ve worked hard your whole life anticipating the day you could finally retire. But with it comes the realization that you’ll need to carefully manage your assets so that your retirement savings will last. Review your portfolio regularly While generally it makes sense for your portfolio to become progressively more conservative as you grow older, it may be wise to consider maintaining at least a portion of your portfolio in growth investments. Spend wisely Don’t assume that you’ll be able to live on the earnings generated by your investment portfolio and retirement accounts for the rest of your life. But you’ll want to be careful not to spend too much too soon. This can be a great temptation, particularly early in retirement. Remember that if you whittle away your principal too quickly, you may not be able to earn enough on the remaining principal to carry you through the later years. Understand your retirement plan distribution options Most pension plans pay benefits in the form of an annuity. If you’re married you generally must choose between a higher retirement benefit paid over your lifetime, or a smaller benefit that continues to your spouse after your death. A financial professional can help you with this difficult, but important, decision. Consider whether it makes sense to roll your employer retirement account into a traditional IRA. IRAs usually offer greater withdrawal flexibility than employer plans. A rollover to an IRA also allows you to consolidate your retirement assets. Plan for required distributions Keep in mind that you must generally begin taking minimum distributions from employer retirement plans and traditional IRAs when you reach age 70, whether you need them or not. Plan to spend these dollars first in retirement. At normal retirement age (which varies from 66 to 67, depending on the year you were born), you can receive your full Social Security retirement benefit. You can elect to receive your Social Security retirement benefit as early as age 62, but if you begin receiving your benefit before your normal retirement age, your benefit will be reduced. Conversely, if you delay retirement, you can increase your Social Security retirement benefit. Consider phasing For many workers, the sudden change from employee to retiree can be a difficult one. Some employers, especially those in the public sector, have begun offering “phased retirement” plans to address this problem. Phased retirement generally allows you to continue working on a part-time basis--you benefit by having a smoother transition from full-time employment to retirement, and your employer benefits by retaining the services of a talented employee. Some phased retirement plans even allow you to access all or part of your pension benefit while you work part time. If you do continue to work, make sure you understand the

If you work part time, your pension benefit may be reduced because your pay has gone down. Remember, too, that income from a job may affect the amount of Social Security retirement benefit you receive if you are under normal retirement age. But once you reach normal retirement age, you can earn as much as you want without affecting your Social Security retirement benefit. Facing a shortfall What if you’re nearing retirement and you determine that your retirement income may not be adequate to meet your retirement expenses? Here are some suggested ways to stretch your retirement dollars: • Refinance your home mortgage if interest rates have dropped since you obtained your loan. • Access the equity in your home. Use the proceeds from a second mortgage or home equity line of credit to pay off higherinterest-rate debts, or consider a reverse mortgage. • Transfer credit card balances from higher-interest cards to a low- or no-interest card, and then cancel the old accounts. • Reduce discretionary expenses such as lunches and dinners out. By planning carefully, investing wisely, and spending thoughtfully, you can increase the likelihood that your retirement will be a financially secure one.

t is a good idea to select a hospital before you need one. When illness strikes or you suffer an unexpected injury, it is important to choose the hospital best suited to your specific needs. By checking in advance the services and facilities of the hospitals near you, you will be better able to make an informed decision if the time arrives. While it is certainly true that most hospitals follow similar practices and procedures in the care of patients, there are facilities that are better able to handle your situation than some of their counterparts. When it comes time to pick a hospital for treatment, it is necessary to weigh the pros and cons of each one. As you attempt to determine the best hospital for your needs, physical location is sure to play a large role in your choice. It is easy to see why this is the case, as you will be more inclined to select a facility that is convenient to your home or workplace. For some, there really is only one adequate hospital in their area, and choosing a different, more distant location would require additional travel time and effort that may simply be unnecessary. How to... Choose a Roofer R

eplacing the roof on your home should be left to professionals. When you hire a professional you are paying for more than just the work. You are paying for their warranty, too, so that if the roof leaks two years later they are still liable and will have to correct the problem. With that in mind, there are several points you definitely want to check out before selecting a roofer. Remember, you are paying for the warranty, so finding a local roofing contractor who has been in business for a while should be a top priority. First, how long has the company been in operation? A good roofer should offer a guarantee of anywhere from five to 12 years on their work. If you are dealing with a company that has only been in business for two years, you do not know if that guarantee is worth anything. You also want to try to find a roofing contractor who is local to your area. This is especially true after high winds have passed through your region and damaged many area roofs. Contractors from other regions of the country often follow such storm events, scooping up jobs and insurance payments. If their work fails and leaks after a year, it is extremely unlikely that they will return to your area to repair their error. How do you accomplish this?

First, ask family, friends and neighbors if they have any recommendations. Even if they have not used a roofer recently, they may have other friends who have. Personal recommendations are worth much more than ads in the newspaper or phone book yellow pages. Personal recommendations often include advice on who not to use, as well as commentary on the quality of the work and the cleanup. For example, if someone puts on a good roof but leaves shingles from the old one lying all over the yard, you may not want to use them. You should also do an Internet search for roofing contractors in your area. Many Web sites list contractors and allow reviews of their work to be posted. Finally, look in the local classified and the phone book yellow pages. Those aren’t the best sources, but they will give you some companies to check out. The next step is to contact the roofers you have identified in order to get estimates and ask questions. At it recommended you compare at least three bids. Getting estimates is obvious, but asking questions is also extremely important. Doing so will let the contractors know that you will not simply let them work and think nothing about it. It will let them know that you are paying attention to the process, right from the start. It can also let them know that you understand some things about roofs. Asking about these kinds of issues will demonstrate to the contractor that you know what you are talking about and will prompt them to be more open with you in discussing the job. The topics you discuss will grow as the number of roofers you interview increases, because you will be able to ask following roofers about things the first roofer said. The answers you receive to these questions will give you a basis to decide whether or not you trust the contractor. You should also make sure the contractor is licensed and bonded. Insurance is especially important for roofing contractors. While it is important that they be bonded and able to cover any damages they cause to your property, it is even more important they have coverage for their own workers who may be injured or even fall to their death in the process of repairing your roof. Finally, be sure to get a written contract with the roofer you choose. Contracts should always be in writing so there are no misunderstandings about what materials are to be used, exactly what the scope of work is, and what the final cost is to be. Always get a lien release for any payments made to the contractor. Following these simple steps, you should be able to find and reasonably evaluate a roofing contractor to replace your roof. You will get a good product for your money and be confident that you made the right choice.

here are a number of things to consider when you are looking for a self storage facility Just as no two people are the same, no self storage facilities are created equal. It requires some time and energy to research, but you’ll be glad you did when you know your valuables are safe, secure and protected. • Find a reputable facility with 24-hour security, such as security cameras, alarm systems, fences, and secured entries. Make sure you have individual door alarms and there is a property manager who lives on site to monitor security. • Don’t be afraid to ask questions. Ask about their damage policy due to water, rodents, insects and other pests that can cause considerable damage. Ask about what steps are taken to ensure damage control. • Are the units clean and well lit? Is the unit dry and adequately ventilated? Does the facility provide climate control units to protect your valuable documents, photographs, archives, antiques, furniture, and other possessions that are vulnerable to extreme heat or moisture? • Do the units offer shelving? Wide or tall doors to accommodate the warehousing of large items? Does the facility offer free use of their truck for moving your belongings? • Do they have dollies and carts available? Do they sell locks, boxes, and packing supplies? Can you park next to the doors to unload? Is 18-wheeler access available? • Is the staff friendly and knowledgeable as they help you choose the right size of unit for your needs? Do you need RV, auto or boat storage? • Decide what you need to store and ask the manager to help you select the correct Wanda Carter size. Are the storage spaces all on ground level? • Check around. Call several storage facilities to find the best price for the size of unit you need. • Ask about their long term lease and monthly discounts. What are their terms on deposits and late fees? Are there fees for moving out of the unit. What are their payment options? Do they take credit cards, offer monthly billing, pay online, auto payments, or drop box payments? • Most of all, read the contract carefully! Check their website for customer comments and referrals. • Location is important. Make sure the property has easy access. If you frequently need access to the stored items – such as a business – select a facility close to your residence. If you are storing items long term, you might not need a storage unit close by. Select the Best Care for your Loved One A ging people are people in transition. The loss of family members and friends, a change in living arrangements or finances, retirement, the loss of driving privileges, even the death of a pet are lifestyle transitions that require the entire family’s attention. Ideally, our elders will ask for our help during times like these, but, as family members have learned, this may not happen. In fact, one aging parent might “cover” for the other, or one aging spouse may decline assistance from the other because he or she feels ashamed and powerless. Know What to Look For

Things may seem normal on the outside. Some changes are barely noticeable. Once in a while we all forget details or put things off, but when a pattern of neglect develops, it may be serious. Remember, dementia (mental deterioration) is not a normal part of aging. Sharpen your observational skills, and look for patterns of consistent neglect within the following contexts: Basic tasks – difficulty in walking, dressing, talking, eating, cooking, climbing steps, or managing medications. Hygiene – infrequent bathing, unusually sloppy appearance, foul body and/or mouth odor. Responsibilities – mail is unopened, papers are piled up, checkbook is unreadable, bills are unpaid, bank account overdraft notices are accumulating, prescriptions are unfilled, phone calls aren’t returned, cooking pots and pans look burned, refrigerator interior has foul odor, food supply is low, home interior and/or exterior is unkempt, laundry is piling up, automobile has new dents. Health – weight loss, changes in appetite, problems swallowing, fatigue, burns, black and blue marks (possible signs of falling), hearing loss (look for signs of lip reading and talking loudly), seems withdrawn without reason, incontinence (bet-wetting), spilling and dropping things (check carpet for stains), complaints of muscle weakness, insomnia or excessive sleeping, dehydration. Isolation – lack of interest in outside friendships, activities, or hobbies, keeps curtains drawn day and night, has little access to transportation, lives in another city or state and lives alone. Attitude – sadness, display of verbal or physical abuse, talk of being depressed and feelings of despair, abuse of alcohol or drugs, paranoia, refusal to communicate, unusual argumentativeness, a recent emotional or medical crisis. Cognitive functions – consistent forgetfulness about where things are, getting lost while walking or driving, confusion, loss of reasoning skills, difficulty answering questions, inability to find the right word, use of repetitive words or phrases, severe personality changes, wandering, inability to recall names of familiar people or objects, inability to complete a sentence, forgetting how to use simple, 34 - How To Guide 2014 - Publication of the Auburn Journal

ordinary things such as a pencil, forgetting to close windows, turn off the stove, and lock doors, loss of sense of time. If some of these warning signs are present, and you are beginning to question your client’s ability to make choices and decisions, do not scare yourself and other family members into thinking that these are the early stages of dementia. Overreacting and jumping to conclusions create communication friction and unfounded anxiety. Open Up a Dialogue with Elderly Family Members

Based upon your observations, if you have concluded that elder care issued demand immediate attention, it’s time to take the next step and talk about it. But “let the caregiver beware”. You are about to enter a potential minefield. Without knowing the most effective ways to initiate these very sensitive conversations with your elderly family members, the probability of them telling you to mind your own business, or telling you everything is fine when it is not, is almost guaranteed. Many older people are incapable of running their own lives and homes, but often are reluctant to admit they need help. Failing eyesight, memory lapses, confusion, fatigue, sadness, drug and other substance abuses and appetite changes can account for a diminished ability to manage a home. There are definite signs that indicate some kind of assistance may be necessary. How to... Learn to Play an Instrument

Y

es, ANYONE can learn to play an instrument. The problem is that as adults most people never give themselves the chance to succeed. They tell themselves that they just can’t do it, or they say it hurts their fingers, or that they just don’t have the time. The truth of the matter is that most people miss the whole point of playing an instrument. It’s all about the joy you can experience from playing music. If you always associate joy with playing your instrument then the reasons why you can’t play can all fall away. For example, if you don’t have a lot time to practice, look at what little time you have as something fun rather than as some kind of drudgery. Think of that time as getting the practice rather than having to practice. If for some reason the practice isn’t going well, put the instrument down and do something else. Again, only associate playing your instrument with the joy of doing it, so if it just doesn’t feel right that’s OK for the time being, the next practice session will be better. One of the major obstacles to the joy of learning and

playing is that as adults we tend to attach negative value judgement to our inability to do seemingly simple things such as putting our fingers where they’re supposed to go on our instrument. If you’ve ever watched a kid practice a skateboard trick, you’ve noticed that he keeps doing it until he gets it right. He doesn’t place a value judgement on his failure, he simple enjoys the process of learning. There’s that JOY again. You have to understand that it does take some time to work out the various trials and tribulations of learning to play, but it will be time well spent if you enjoy the process Don’t get mad at yourself and simply keep doing it until you get it right. One more thought about learning to play, if you’re really serious about playing, don’t sell yourself short on the quality of your instrument. A decent instrument will help you learn, it will be easier to play and it will just sound better. The better it sounds to you, the more you’ll want to play it. The more you play it, the better you’ll get at playing and the better you’ll sound.
