Waterproofing specialists seal leaky basement Waterproofing and damp proofing specialists, Severn Damp & Timber Preservation, installed a range of Triton Systems’ waterproofing materials to deal with water ingress around two skylights, formed within the concrete roof deck over a basement that extended into the garden of a domestic property.

Triton Fillet Seal is a pre-packed cement based and polymer modified product, designed for use as a floor to wall junction seal during waterproofing works. It helps ensure a smooth transition between horizontal and vertical surfaces and minimises the risk of leaving gaps or holes unsealed. Triton TT55 is a highly effective damp proof ‘tanking’ membrane, applied as a slurry to brickwork, concrete or any cementitious substrate. A screed, incorporating Triton SBR latex admix (to improve the durability and water impermeability of the mix) was then applied around the skylights and across the whole deck area, with falls laid to prevent standing water. Finally, two coats of Triton TWS Fastcoat were applied (over a primer coat) followed by Platon Double Drain protection and drainage membrane installed over the coated areas.

he RC walls and floor slab of the basement were originally waterproofed using a bentonite membrane, whilst the concrete roof deck was protected with a self-adhesive sheet membrane. Following the report of visible signs of water ingress into the basement, including staining to plasterwork from the two skylights, Severn Damp’s MD, Billy Roberts, with the support of the Triton technical team, designed a waterproofing solution to seal around them and to encourage surface water to drain away. He then recommended future works to lay gravel back over the deck or to make a green roof. The gravel was removed around the skylights and the exposed brittle and cracking plastic damp proof membrane

was cut back. The area was then jet washed. Mortar incorporating Triton Trimix Resin, a water and salt resistant additive, was then injected around the skylights to fill any gaps. A bottle cove fillet of Triton Fillet Seal was then applied around the skylights and coated with two coats of Triton TT55 extending over the deck to one metre around each.

TWS Fastcoat is a single pack, moisture curing polyurethane elastomeric resin. It cures as a fully bonded and seamless layer, offering continuous and flexible protection, capable of withstanding minor building movements without cracking. Platon Double Drain drainage and protection cavity membrane is used externally against retaining walls and across podium decks. Groveworld gets green light for £100m revamp of hospital site Developer Groveworld has secured a resolution to grant planning permission from Camden Council to create new homes, office space and a hotel at 330 Gray’s Inn Road – the former home of the Royal Throat, Nose and Ear Hospital, in King’s Cross. esigns from architects AHMM include 72 highquality homes alongside 14,000sqm of new innovative office space plus a public courtyard and 182-room hotel.

Groveworld’s Senior Development Manager Ross Jacobson said: “This is a significant milestone for an exciting project and our plans to revitalise 330 Gray’s Inn Road have been shaped by an extensive programme of engagement over the last 18 months with the London Borough of Camden and the local community.

“The designs will create an exciting new community that, aside from providing much-needed new homes for the borough, will deliver a mix of open spaces and high-quality facilities our residents and neighbours can enjoy. “Our hope is that this will become an important site in the Knowledge Quarter as it continues to grow and flourish.” The lead architect for the project, AHMM Director Philip Turner added: “We have worked closely with Groveworld and Camden Council since May 2019, to develop an intricate

masterplan of five buildings for 330 Gray’s Inn Road. The final plans represent an exemplary design that has sought to reflect the historical grain of the King’s Cross Conservation Area, and will offer something for everyone, from open spaces to high-quality leisure facilities and a state-of-the-art lifestyle hotel where new and existing residents will be able to work, relax and socialise with friends and family.” The application will now be referred to the GLA and Groveworld hope to start works early next year as talks now begin with potential main contractors.

A beautiful finish to a spectacular multi-level home in Scotland When architect Graeme Andrew, of ataSTUDIO designed a family home in the village of Kilmacolm, the final piece of the jigsaw was the choice for a facade (main image). Graeme and the homeowners chose a fibre cement weatherboard cladding material, Cedral Click, for an exterior look that was in keeping with the house’s surroundings and contemporary design. The multicoloured façade accentuates the minimalist, horizontal lines of the building. The cladding also helps to reduce the building’s environmental impact, enhancing the residents’ thermal comfort and providing a durable, low maintenance solution.

A modern makeover of an architect-designed 1970s house in South Yorkshire A family was very happy with their 5-bedroom bungalow apart from its external appearance which was becoming very dated and dilapidated.

They considered replacing the exterior cladding with a similar type of tile but worried that vertical tiling wouldn’t give them the quality, contemporary look they wanted. The fact the building was in the Ranmoor Conservation area could have posed a problem but Cedral facades have been used successfully in other conservation areas and the project was passed. PERMAROOF COMMERCIAL SNAPS UP MAJOR CONTRACTS IN FIRST YEAR WITHIN its debut year PermaRoof Commercial, part of PermaGroup, has secured several major contracts across the sector, including its recent appointment as a specification supplier for a bespoke architects ‘House on Stilts’ in Bevere.

Taggart Homes begins construction on innovative new outdoor multifunctional work pods Taggart Homes has commenced works on the first phase of 100 high spec outdoor work pods suitable for home working and a range of small businesses including beauty salons and gyms. he pods will come in a variety of sizes and designs and will be available to the public in the UK and Ireland, as well as buyers of Taggart Homes properties this week, at a starting price of £10,000 + vat.

Running-in your new home Practical advice for homeowners moving during Covid f you are moving into a newly built home, it’s important that your home can ‘settle’ – just like you, particularly in these uncertain times.

Giles Willson, Standards and Policy Manager at NHBC, the UK’s leading warranty and insurance provider for new build homes, said that there are a number of simple steps to take to help you ‘run in’ your new home. “Easy day to day measures can prevent or limit problems occurring, with the three key factors of moisture, condensation and shrinkage being the main causes of potential damage at any time of the year,” he said. “With UK mortgage approvals rising to their highest level in more than 10 years*, partly driven by buyers reassessing their living situation during the pandemic, it is clear that many tens of thousands of people have been busy and making the move during lockdown.” It is common that during construction, the materials used to build your home will have absorbed water. Although it is something you won’t notice, it’s important that this moisture evaporates slowly and be ventilated away. Decelerating the drying out process reduces the visible

effects of shrinkage, by letting things take their natural course. Stop moisture spreading: Extractor fans and cooker hoods, where fitted, should be used whenever water vapour is being produced, such as when cooking, washing clothes and showering. Also ensure that windows are opened regularly to allow excess moisture to escape. Keep a constant temperature to limit cracking: Try to keep an even temperature in the house so that the structure warms up and dries out gradually. Dealing with minor cracks: Small cracks in the walls and gaps in joinery are both common signs of shrinkage. These should be left for a few months and then sealed after your new home has dried out. When you redecorate, use a good filler for any gaps and plaster cracks that may have arisen from normal drying-out and shrinkage. Reduce condensation: Keeping your trickle vents within your windows open

will reduce condensation. If it does appear on your windows, simply wipe it away. Left alone, condensation can cause a lot of damage, and lead to unnecessary repair costs. Redecoration: The builder will probably have painted the walls with a light paint that lets moisture get out during the drying out period. Further coats of emulsion and oil-based paints or wallpaper can be put on after about 9-12 months. Wardrobe ventilation: Built-in wardrobe doors should be kept slightly ajar during the drying out period, especially if the wardrobe is on an external wall. And finally… Loft care: Check the loft regularly for signs of condensation. The builder will have put permanent ventilation in the roof, usually at the eaves, to avoid condensation. These openings, which take the form of slots or holes, should not be covered. Do not leave the loft hatch open because this will allow warm moist air into the loft, wasting heat and increasing the risk of condensation.

But selfgain never has, and never will, be Bond It’s main motivation for urging greater consideration when it comes to these products.

Instead we believe the building industry in the UK is affected by a serious issue with equally serious, and potentially lifethreatening, implications. With lives at stake, and against a backdrop where we are all increasingly accountable for our work and where they have been a number of high profile examples of poor building practices contributing to the spread of fire, we see it as our responsibility to share our knowledge. The problem stems from the existence of too many different but similar sounding classification systems. This has created a degree of confusion which has left many in the sector at risk of inadvertently using fire foams with levels of performance that fall woefully short of the mark.

Not all fire foams are created equal Years ago specifying a fire foam was a lot simpler and arguably safer than it is today. You had the choice of either a standard foam or a fire foam with both types available in either a gun or handheld form. To benefit from its classification, fire foam had to comply with BS476 part 20. This meant it would act as a barrier to fire for 4 hours giving a building’s occupants vital time to escape. Then, with an influx of European foams into the UK came a proliferation of different standards. The most widespread was a German standard based on a sliding scale. This ranged from A1 (100% non-combustible) through to A2, B1, B2 and B3 with the latter offering the worst levels of performance. If the introduction of a whole new standard system and a large number of differing classifications didn’t serve to create enough confusion, the way

coatings & paints in volume but decreases in density forming a char layer. The expanded sealant does not actually catch fire, but the char burns eventually, still much more slowly than most building materials. Depending on the product formulation, application and backing material, an intumescent sealant can be resistant to fire for up to 4 hours. Buildings require different levels of fire resistance depending on their size and whether they have a residential purpose.

Better safe than sorry of assessing the UK and European standards was also totally different. The UK standard meant a fire foam had to act as a barrier to prevent fire transferring from one room to another for a period of four hours. The German standard meanwhile was based on someone trying to ignite the foam itself - not a very realistic scenario.

Savings - but at what cost? One of the most widely seen classifications people now find on fire foams is B2 and it’s not hard to understand why. B2 strikes a fine balance between offering some fire resistance and at a cost that won’t hurt budgets – or margins. However, in our opinion, B2 ‘fire’ foam’s performance is totally inadequate and we don’t think it should be sold as fire foam at all. Yes, there are savings and profits to be made, but at the end of the day, what price do you put on property or even more poignantly, on someone’s life? As we near the 4th anniversary of the Grenfell Tower fire, we are hoping lessons have been learnt.

Applying an intumescent sealant to linear joints, around pipes and between cables to close all the gaps and add fire resistance. An intumescent seal slows down the burning process and does not contribute to spread of flames. Therefore, it can minimize the damage by protecting structures, giving fire fighters more time to arrive and take the fire under control as well as fireproofing escape routes allowing for efficient evacuation.

How does intumescent sealant work? Intumescent seals are known as means of passive fire protection, but what is an intumescent sealant in practice? Also known as expansion sealant, intumescent sealant expands when it becomes exposed to extreme heat and can swell up to 40 times its original volume. The sealant increases

Thankfully, there is one - and it’s also fairly easy to implement. In its simplest terms, our advice would in every circumstance if you need fire protection from your foams nothing less than B1 is really acceptable as a bare minimum standard and for silicones we would recommend a fire tested sealant. Look for the standards EN1366-4, EN1366-3, EN ISO 101402 and EN13501-2 on packs - which are proof that the foams and sealants will do their job and you can be safe in the knowledge that you’ve chosen a true fire foam or fire rated sealant that will leave people safe in their homes, offices and other buildings.

DESIGNER CONTRACTS CREATES DREAM ESCAPES FOR HOMES BY ESH Designer Contracts worked with Homes by Esh to create two pandemic beating dream escapes for the developer’s show houses at West Park Garden Village in Darlington. ith a long standing relationship, Homes by Esh tasked Designer Contracts with two ‘escape-from-it-all’ briefs for their site – part of an award-winning redevelopment project spanning 49 hectares in Darlington, and the first new park to be created in the town for 100 years.

Said Faye Goddard, design sales manager for Designer Contracts: “The brief for both homes was to give people a taste of holidays and city breaks overseas – something everyone has been desperately missing over the past year. “The two show homes to be designed were the four bedroomed Richmond and Westminster houses. Both needed to give visitors a completely different

feel and experience: the brief for the Richmond was to transport potential buyers to the beach resort holiday they were dreaming of; for the Westminster it was to replicate the mood of The Hoxton Hotel in Paris – a bustling, contemporary venue located a short distance from Le Marais and The Louvre.” The show home team at Designer Contracts hit the brief for the Richmond with sea inspired tones and natural materials throughout, giving it a luxurious beach resort feel. Passivhaus training to support drive for net-zero CSIC to deliver Passivhaus in Practice programme for Scottish construction sector workers onstruction Scotland Innovation Centre (CSIC) has launched a new initiative to train construction sector professionals in Passivhaus standards – a worldrenowned approach to the design and construction of highly energy efficient buildings.

Working closely with a range of Passivhaus experts, CSIC is offering funded training opportunities to boost skills in Passivhaus systems and meet the demand for a more sustainable built environment. Passivhaus certified buildings can achieve a reduction of up to 75% in space heating requirements compared to the UK’s typical newbuild homes and are proven to reduce carbon consumption, lower energy costs and improve the health and wellbeing of occupiers. Supported by the Scottish Funding Council, Passivhaus in Practice aims to promote the wider adoption of environmentally friendly construction to help reduce the sector’s carbon footprint, in line with Scotland’s national net-zero emissions targets. The initiative is designed to provide up to 500 participants with the foundations for formal accreditation and will include a mix of online, augmented reality (AR) and hands-on training modules delivered at CSIC’s

Innovation Factory near Hamilton. Learners will explore the pillars of Passivhaus design - including thermal bridging, airtightness, and ventilation - and discuss the wider environmental, societal and industry benefits of the standard. Welsh Slate heads up Sarah Beeny’s new home Roofing slates by Welsh Slate star in presenter’s new TV programme. oofing slates by Welsh Slate were the material of choice for TV property expert Sarah Beeny’s own home-inthe-making which is the star of the Channel 4 series “Sarah Beeny’s new life in the country”.

The “Homes on 4” series follows Sarah and her family (husband and four sons aged 11 to 17 years) as they swap London life for a new start on a 220acre, semi-derelict former dairy farm in Somerset, where they are building a modern and sustainable stately home of their dreams. Episode 8 of the first series shows the family visiting the Welsh Slate quarry where the Penrhyn Heather Blue slates are produced that are then shown

being laid on the 15m x 16m mainly mansard roof of the three-storey, sevenbedroomed mock stately home. Sarah even has a go at splitting the premium slates herself, remarking that it was “seriously impressive” that every one of the slates used on the house was split by hand. Welsh Slate commercial director Michael Hallé explained on the programme how the quarry once employed 3,000 people and still produces three million slates per year. Also, that maximising yield is very important and not only do they make roofing slates but also walling, paving, decorative aggregates and landscape products.

Roofing contractor Geoff Spinks of G&L Roofing agreed with Sarah that the slates were “a joy to fit” due to their flatness. He described the Penrhyn Heather Blues as “really, really nice slates” that were “lovely to lay”. They also feature as vertical cladding on some elements of the steeply pitched mansard roof. The scaffolding came down some seven months after work started on site, with Sarah exclaiming the newly revealed limestone-clad house, now waterproof in readiness for the winter, was a “thing of beauty”. Welsh Slate is also expected to feature in the second (commissioned) and third (to be confirmed) series of the show. In the second, scants (large slabs) of slate will be used as landscaping around the pond, and in the third, on a patio in the walled garden to the main house which was designed by husband Graham (Swift). Michael Hallé said: “Not only do we feel privileged that Sarah recognised that our slate is ‘the best slate you could possibly have’ but also that she was genuinely enthused at how the slates are produced.” The focus on sustainability has included the use of ICF (Insulated Concrete Forms) for the building’s shell, recycled plastic windows, water from a bore hole, and a modern wastewater plant which returns cleansed wastewater to the land. #SarahBeenynewlife

The boards are square-edged so butt together easily and cleanly. Panels are cut and installed on a roof using conventional roofing equipment and are easy to saw, drill, nail or plane. Nails can be driven as close as 8mm from the panel edge without causing splitting. Case Study: Structural Waterproofing Private Residence

Overview Delta Registered Installers, Arti Structural Waterproofing Ltd offered an effective, fast installation and maintainable, Type C waterproofing solution to a private dwelling on time and on budget! The Scope of the project was to provide a structural waterproofing solution to a private dwelling with new build extension. The property, situated on a sloping site gave the opportunity for the waterproof design to utilise the properties environment to allow for natural discharge of any potential water ingress. The property was detached and retaining to the front and side elevations where the retaining ground slopes down and away from the property to a garden that continues to slope down to a small stream. The retaining walls on either elevation rise at their highest point to approximately 1500mm above the internal floor level. The internal walls of the property were original brick to the front and new cavity built concrete block. The floor to what was the original house is of solid concrete construction joining on to a newer block and beam floor construction. When designing the most appropriate waterproofing system to any given situation, various design factors

require addressing such as (but not limited to), final use of the building, the grade of waterproofing requirement under the British Standard, structural considerations based on the form of construction and in some cases, satisfying the requirements of building warranty providers.

Methodology Pre site inspections were carried out along with consultations with the homeowners, to ensure the waterproofing design not only meets BS 8102:2009 (Code of practice for protection of below ground structures against water from the ground) but also client expectations. The client sought to have a hands-on approach to the design which was warmly welcomed. Arti’s CSSW qualified surveyor and Delta’s Technical Team discussed design approached along with the correct height to waterproof, to ensure BS81022009 requirements were met and the structure would be always kept dry (to Grade 3 habitable). The site was sloping, so to achieve a level floor the new build extension had to be recessed into the slope which made the structure part retaining. Therefore, only part of the new build required protection for water ingress. WDS, CSSW and CSRT qualified Stuart Tansey worked with Delta’s Technical Team to create specification suitable for this unique new build. There were no geology reports or soil analysis, therefore the recommendations and resultant specification were based upon a high-risk assessment during the pre-site visit. Slight moisture ingress had been noted within the newly formed

stairwell area, but the area had no recorded history of flooding. Arti put together a cost effective and compliant cavity membrane solution that utilised natural drainage to manage any potential water ingress. This project is only part retaining as it is situated on a sloping site with an external ground level barely one metre tall at its highest point. Installing a waterproof membrane floor to ceiling was simply not required as water will never reach the highest points of the structure. Preceding the installation of the Type C Cavity Drainage System, Arti ensured the waterproofing design would easily be maintainable and repairable. He is never happier than when he is building – or displaying wedding rings! He has combined these two passions in his new garden room which featured net carbon negative products from West Fraser throughout. est Fraser’s SterlingOSB Zero is one of his favourite panels as he explains, “It’s a great product because it comes in different thicknesses, it’s strong and the price is great. It’s a versatile material because it works on both building sites, as well as more contemporary settings in offices, retail outlets and hospitality venues. It’s risen in popularity in the interiors and architecture world over the past few years which is great to see from a UK-made product. It looks good painted as well as with a plain clear coating when used on furniture and installations, which is how I’ve mainly used it in the past.”

At the beginning of the project, Ollie specified West Fraser’s SterlingOSB Zero as the perfect material for this novel, modular, easy-to-build timber-framed building. He explains “Compared to other sheet products on the market, it stands up to weather and humidity really well, it’s lightweight and even better on a typical build budget. West Fraser uses UK-grown timber and process and manufacture everything here in UK, which is really good to know it’s not clocking up air miles – that makes for a more sustainable future for the building industry. SterlingOSB has long been a favourite of mine for building with. It cuts well without chipping and splintering, it’s uniform and it doesn’t move after installation, which is perfect for timber framing projects. We used 11mm to skin the exterior before cladding in shingles and the 18mm board as the interior face. These two boards, combined with timber studs or PIR boards, make for a really fast and strong method of wall construction.

Outdoor Living And when the weather was dicey? “I knew I would have periods of time when weather would affect the build schedule. Being in Yorkshire, where it’s wet approximately 95% of the time, this build has been no different to any others I have managed! So I turned once more to West Fraser and the popular CaberShieldPlus system. Once installed with their D4 adhesive, it’s rated for 60 days of bad weather. It’s perfect for those ‘roof off renovations’ or the first floor of an extension, especially when customers change roof window designs every other week! The flooring is super easy to install and has a tough and durable outer coating of melamine, similar to a kitchen workshop but textured for grip. Using the polyurethane glue in the joints, it gives extra waterproof protection and keeps out the elements whilst you build the rest of the structure. I have found the boards easy to clean, which helps keep the dust levels down compared to typical dry chipboard flooring products.

He continues “Throughout the summer months last year, I had been working hard to get the frame, the insulation and the watertight elements sorted for the build. We lined the whole building internally with SterlingOSB Zero as its perfect for multi-use spaces and can look pretty stylish too for modern workshops and design studios. In the areas where I wanted wall mounted cabinets, I made sure to use 18mm thick OSB boards to help take the weight of the storage cabinets.” What does he use the building for exactly now? “For the past five years, alongside building projects and woodworking, I’ve been making handmade stainlesssteel wedding rings for my wife, Jessica’s, jewellery business. launched our new and improved wedding ring brand, www. flinnandsteel.co.uk. Using social media, Instagram and Facebook adverts to help people find us online, we soon saw an increase in interest, and enough to know it was worth pursuing. It was perfect timing for the completion of my new garden studio and workshop, ready to take on more customer orders. Fast forward six months and we are in 2021 with an extra two staff members to help me fulfil our order book from customers nationwide, and all the rings are handcrafted in this very workshop. “This summer I hope to complete the exterior landscaping around the garden studio. We will create a path to the house along with a small-paved space outside the studio – the perfect place to crack a beer on those sunny evenings, so watch this space!”

Commercial Platform Lift for Kingsford School Kingsford Community School is a secondary school based in Beckton, East London. The school has 1,500 pupils and is an International School with Confucius Classroom status with a diverse range of students speaking over 65 languages throughout the campus. he school recently required a disabled access solution to reach classrooms and offices on a mezzanine floor, so they turned to Invalifts for their Commercial Platform Lift. This lift requires just a 50mm pit, or ramp in leiu, no machine room, and comes supplied complete with its own shaft, minimising building work and allowing for a speedy installation of around 2-3 days.

The lift platform includes a GSM auto dialler to provide communication from the platform. The addition of the GSM unit to the auto dialler mean that the school do not need to provide a dedicated telephone line but just a registered SIM card to be able to make emergency phone calls from the lift. School key locking was specified, to restrict access to the platform, so only people with a key could be using the platform. With tinted glass in the doors and shaft, and a smart grey aluminium (RAL 9007) powder coated finish, both bespoke options, the lift blends perfectly into the school environment.
