Durable products with extensive longevity such as clay brick, will prolong the expected life of a building resulting in a lower carbon footprint for every year of use.

T

wo phrases you will often hear are – Embodied Carbon and Operational Carbon.

Embodied Carbon is the amount of carbon emitted during the creation of the building and its materials.

Operational Carbon is the amount of carbon emitted during the life of the building and maintaining those materials.

The current method for measuring the CO2 impact of each material is through a Life Cycle Assessment using Environmental Product Declarations or EPDs for short.

Unfortunately, EPDs assume the study period for a building’s life is only 60 years. This is just 1% of the age of the oldest fired bricks in the world made 6000 years ago and are still here today.

This is incredibly important because durable products with extensive longevity such as clay brick, will prolong the expected life of a building resulting in a lower carbon footprint for every year of use. Not to mention, brick can then go on to be re-used and recycled to live a 2nd and sometimes even a 3rd life, benefitting multiple generations.

We often hear the Brick Industry say clay products last 200+ years, this is 3x longer than EPD’s measure the carbon impact, therefore designers do not receive Life Cycle Assessments reflective of the true life span of their building.

Brick is non-toxic and requires little to no maintenance, its non-combustible and improves the thermal and acoustic building values, equating to zero operational carbon.

O t h e r b u i l d i n g m a te r i a l s need much greater levels of maintenance, often reliant upon chemical processes which lead to a considerably higher operational carbon footprint. Many of these non-clay materials will often require complete replacement several times over a building’s 200 year lifespan, multiplying both the Embodied and Operational carbon footprints several times over. developer-update.co.uk

£730M HIGHWAYS CONTRACT UP FOR GRABS East Sussex County Council is looking for a company to look after its highways for a maximum term of nearly 14 years.

East Sussex has called for expressions of interest in is highways infrastructure services contract, starting in 2023 and running for an initial term of six years 11 months with an option to extend for an additional seven years.

Contract value is put at £730m.

East Sussex highways are currently looked after by a joint venture of contractor Costain and consulting engineer Jacobs, which was awarded a £300m seven-year contract in 2016 (when the design partners was CH2M Hill, prior to its acquisition by Jacobs).

JOB ADS FALL AMID WARNING OF CONSTRAINED GROWTH Job adverts for construction trades have slumped, according to recent analysis, with supply chain issues being blamed for constraining growth.

The contract covers all highway maintenance (including winter maintenance), highway improvements (including capital schemes) and professional services (including design).

The Recruitment & Employment Confederation (REC), which tracks the volume of vacancy adverts, said there were notable falls in construction sector roles during the first week of November.

The county council is planning on inviting three (or possibly four) organisations to tender for the contract. Deadline for initial submissions is 13th December 2021. Invitations to tender are expected to go out in mid-January 2022.

It blamed this on supply chain delays and labour shortages constraining the industry’s growth at a time when other parts of the economy posted increases in vacancies, which were at one of their highest levels seen since the start of 2020.

There were declines for many roles in the sector including painters and decorator ads, which were down 17.8 per cent; roofers by 13.4 per cent; and bricklayers falling 11.3 per cent.

REC chief executive Neil Carberry said: “While roles in logistics and care are in high demand, the construction sector saw a dropoff as supply issues constrained the industry’s ability to work to capacity.”

Across all sectors, there were 221,000 new adverts posted in the first week of November, bringing the total number of active job postings to a record high of 2.68m, the REC said.

In September, job vacancies in the construction industry reached a record high and topped 40,000 for the first time since records began, according to the Office for National Statistics. Last week, though, the body revealed that the value of new construction orders fell during the third quarter of the year, ending a period of growth stretching back to the start of 2021.

GOVE APOLOGISES FOR GRENFELL TOWER DEMOLITION BRIEFINGS Housing secretary pledges ’different approach’ to government communications about future of block Secretary of state for housing Michael Gove has said he is “truly sorry” for the upset caused by recent briefings about plans to demolish Grenfell Tower, which appeared in the media before they were communicated to survivors of 2017’s fire – and those bereaved by it.

In a letter to the Sunday Times yesterday, Gove said he was aware that a report carried by the paper in September had a “tremendous and justified” impact on many people affected by the fire, in which 72 lives were lost, and pledged a new era of communications.

The story Gove referred to was published before he became secretary of state for levelling up, housing and communities in September’s cabinet reshuffle.

He acknowledged that it had come from government sources.

“As the new secretary of state for housing, I write to make clear that I will take a different approach,” he said.

“I am determined to hear directly from the community before any decision about the future of the tower is taken, and I have begun that process of engagement.

“Any decision on the future of the tower will be communicated not through anonymous briefings, but directly and respectfully to those affected.”

Michael Gove said future decisions on what to do with the tower will not be made through anonymous briefings early next year on the advice of a study commissioned from consultant Atkins.

It concluded there was “unanimous agreement and unambiguous advice from all the technical experts and engineers involved in the Grenfell project that the tower should not be propped for the medium- to long-term but should be deconstructed at the earliest possible opportunity, with deconstruction commencing no later than May 2022.”

The Atkins report added: “This advice is based on protecting the safety of those working in and living around the tower.”

Grenfell United, which represents survivors and families of those who died, said many members of the community accepted that the removal of the tower would be a case of “when not if”. But it said the timeline needed to be decided by the community.

Last week Gove told members of parliament’s Housing,

Communities and Local Government Select Committee that the next phase of the Grenfell Inquiry would be “very, very painful” for his new department.

The upcoming module of the inquiry will probe government’s knowledge of safety concerns in relation to high-rise buildings and regulation.

“The department itself – as the inquiry turns its attention to the department’s role – will be seen to have, on a couple of occasions, not necessarily appreciated the importance of fire safety and not necessarily done everything in the wake of the Lakanal House tragedy that it should have done,” Gove said.

The Lakanal House fire was a 2009 blaze in a block of Southwark flats in which six people died. It prompted a coroner to call on the government to urgently review safety measures for high-rise buildings.

With the COP26 climate conference fresh in our minds many of us are looking at how to reduce our carbon footprint and usage of non-recyclable materials, such as plastic. But which industry in the UK accounts for the most plastic consumption?

Whilst the packaging sector takes top place for generating the most plastic waste, the home improvement specialists at Insulation Express have identified that the construction industry is the second industry most reliant on plastic materials in the UK.

The UK construction industry accounts for 19% of plastic waste The latest data from the Department for Environment, Food and Rural Affairs (DEFRA) revealed that the UK construction industry has increased its plastic waste output by 45.72% in the last two years. The most common plastic materials used in construction include acrylic, composites, polycarbonate, polypropylene and polyvinyl chloride which are used in a range of applications, such as insulation, window frames and piping.

Approximately 50 tonnes of plastic packaging waste can be attributed to the British construction industry - that’s five times the weight of the Eiffel Tower!

It is estimated that large quantities of plastic waste leave sites in mixed waste skips - sending 20 tonnes of plastic straight to landfill to be incinerated, which releases toxic fumes and contributes to dangerous carbon emissions. developer-update.co.uk

Cut costs and waste by reusing plastic packaging where possible: Reusing packaging will not only benefit the environment, but can also help businesses to keep costs down with less waste collection and skips to hire.

Bulk order materials to cut volume of packaging per item: Ordering building materials in bulk will result in much less packaging material used overall.

Speak to supplier to reduce packaging: Materials can be delivered and protected in reusable plastic boxes which can be returned to the supplier to use again.

The whole procurement process can be addressed as suppliers and businesses work together to reduce packaging waste and unnecessary plastic extras.

Correct site management of supplies: Over-ordering and theft of plastic materials can result in wastage.

Efficient organisation is key to minimise the misuse of materials, whilst ensuring only to order the correct amount of items required will reduce left-over plastic.

Creative solutions during transport of goods: Many companies will rely on shrink wrapping and extra

protective plastic straps for transportation of goods on construction sites innovation is needed to experiment with alternative solutions.

6. Utilise recycled plastic: Road resurfacing materials are now often formed of recycled materials or reused asphalt. If recycled plastic is not feasible, the reuse of components or materials should be encouraged as standard practice.

’TAILORED SOLUTIONS’

Buying from a systems company offers an immediate partnership between the fabricator and supplier. This bond can become very strong over time as both systems company and fabricator work together to gain specification and supply architectural aluminium installations.

Typically the systems company supplies an ‘off the shelf’ tried and tested aluminium system, be it a door system, windows or curtain wall, complete with detailed fabrication information which can include tooling and even fabrication software.

The procurement process is mainly one way, from systems company to fabricator, with system construction being prescriptive in order to meet the outline of the tests that the systems comply with. The benefit to the systems company is that they can share all the legislative and testing costs across many projects and customers, this keeps costs down. For the fabricator, to have a range of systems off the shelf is certainly much more competitive than having to try and design their own bespoke systems. developer-update.co.uk

At Aluprof we have placed more emphasis on flexibility with our ‘Tailored Solutions’ approach. For example, by having an experienced and extensive design team in Poland, coupled with our own Polish extrusion facility we can quickly create bespoke profiles to suit any project. Our design team here in the UK will work with architect and fabricator to agree a solution which then becomes part of the overall Aluprof warranty provided on any project. But that is just part of the story.

Minimal profile and hardware stock is held here in the UK and we rely on twice weekly deliveries direct from Poland to anywhere in the UK. It did not seem sensible, when we set up in the UK some fifteen years ago, to double-handle project specific material; delivery to a UK warehouse and then onto another delivery vehicle for final delivery. This way material will often travel further to get to the fabricator with increased lead times. We also pride ourselves in shipping orders complete, this enables the fabricator to schedule fabrication from delivery, rather than having to check and wait for all

the materials to arrive. Both these approaches to supply significantly reduces lead times allowing the fabricator to get products installed on site quicker, with an improved cash flow.

We also recognised that not all fabricators can put on extra shifts to meet busy times as production facilities often utilise a lean working ethic to maintain competitiveness.

To assist fabricators, Aluprof introduced a fabrication facility in Poland that can manufacture some or all of the supply at the request of the fabricator. This has proven to be a real benefit to our customers and we have often seen the more difficult constructions within a project being made by us.

From specification through to installation, our team in the UK ‘partners’ with our customers to ensure that system supply is value managed, maximising profit for our customer. We believe this ‘Value Management’ strengthens our relationship with our customers who then often ask us to partner them on projects they have secured.

Case Study 11 extreme end of Value Management is the option of developing an entirely new system to meet a projects requirement. The experience within the technical team at Aluprof makes this option entirely possible, it has been done before. On this point, we do have some exciting news shortly with a new system for the UK being launched very soon.

Installation ‘Value Management’ could mean that on site teams are chosen with installers who are experienced and trained in the systems being installed, possibly by making up new teams with experienced site agents who have used the systems being as they have worked on installations using the same systems.

Value Management encompasses Value Engineering as it looks at every process from order through to completion. To begin with, an overview of the complete project programme is needed, with each of the processes and deadlines for completion itemised. It is at this stage that options are discussed. One of the obvious choices is that of the systems to be used for the windows, doors or facade. As with other high end systems companies, Aluprof offer their systems in various designs to meet the exact needs of the building.

An example of this can be seen in Aluprof’s popular MB-SR50N Curtain Wall system, far from being a single system there are many options to choose from, these include various insulation levels, capping options or structural arrangements, each choice represents a cost or a cost saving. It’s a little like specifying options on a new car taking the base model of choice as a starting point.

A further consideration is the optimisation of aluminium profile cutting. To reduce wastage on fabrication, profiles can be extruded to special lengths which offer high levels of cutting optimisation which in turn reduces material waste, which then reduces costs. These are just some of the important issues that are reviewed in the Value Management process which ensures that the completed project performs exactly as specified and perfectly meets with the clients expectations.

To ensure that any installation meets exacting site requirements, new profiles can form part of the Value Management process. New profiles could offer not just a better detail, but new profiles can reduce the time taken to install on site. At the

NEW LOW CARBON EXTRA CARE SCHEME IN GORTON COMPLETES Construction work has been completed on Gorton Mill House, a new £17million extra care scheme in Gorton, Manchester which, as well as providing 106 apartments, has also been designed around low carbon ambitions.

With the use of ground source heat pumps, solar panels and vehicle charging points, Pozzoni Architecture has met the aim of client Southway Housing in that all new build properties will utilise renewable heating and hot water systems, a move away from being reliant upon gas. As well as helping to combat climate change, this approach will also benefit residents due to lower energy bills.

The needs of customers have been at the forefront of the design process, even when it comes to the innovative methods used to reduce the carbon footprint. The heating systems used in the 106 extra care apartments at Gorton Mill House may be cutting edge but have been chosen to look as familiar and conventional as possible for the demographic of the residents, for example pairing modern radiators with a ground source heat pump to provide space and hot water heating.

Built by Rowlinson, Gorton Mill House is part of Southway Housing’s ‘With Care’ offer, meaning there is a dedicated care team based within the building, 24-hours a day.

It offers excellent on-site facilities including a bistro, garden lounge, activity room, bathing suite and hair & nail salon, along with large, beautiful communal gardens.

The development looks to help fulfil Manchester City Council’s housing strategy in respect of ‘Living Longer, Living Better’ in adaptable age friendly homes which encourage health and well-being through increased independence, reduced social isolation and community involvement. DURA PRODUCTS ANNOUNCE LIFE CYCLE ASSESSMENT RESULTS Sustainable construction innovators, Dura Products, has today confirmed its sustainability credentials with the release of new Life Cycle Assessments (LCAs) for its Durakerb, Duradrain and Durachannel products.

he Life Cycle Assessment (LCA) – conducted by independent sustainable consultancy Fishwick Environmental Ltd – reveals that Dura Products’ DuraKerb – a revolutionary, lightweight a n d e nv i ro n m e n t a l l yf riendly kerbstone – has a carbon footprint of just 1.06kg of carbon dioxide (CO2) per kg. In addition, its Duradrain heavy duty c o m b i n e d ke r b a n d drainage system (CKD) comes in at just 1.47 per kg. The f inal product to undergo the same analysis is Durachannel, a heavyduty linear surface drainage system, which has a carbon footprint of 1.71 per kg.

This saves the environment from carbon during transport as the product is limited in load size by volume, rather than weight.

Further eff iciencies are also being made through appropriate partnership management.

The strategy outlined by Dura Products states that for already developed markets, its partners take fully packed loads to split and support projects locally. For example, Irish supplier Killeshal Precast generally hold over 2,000 units of stock at any time. This strategy is replicated for all partners in the UK and across Mainland Europe to ensure growth within a sustainable life cycle.

For new markets, Dura Products will initially supply direct f rom the works on a projectto-project basis, but with a long-term goal of holding stock locally. This is achieved by collaborating with like-minded distributors that share the same ethos and technical expertise to help generate interest and demand in the respective region. For the past two years, the company has been working with Peleg RWS in Israel to introduce the concept of sustainable combined kerb and drainage solutions and is now close to securing its f irst approval in Jerusalem. The low carbon strategy for supply and supporting projects will then be adopted as the company expands into new markets.

Protecting classic cars with SterlingOSB Zero

Bindloss Dawes architects in Somerset is experienced in the design of a great variety of buildings, from high-end retail premises to beach houses in the Caribbean and all sorts in between. The desire to create thoughtful architecture that complements and enhances existing surroundings, with quality, technology and sustainability at the core, sees Bindloss Dawes employing a diverse range of materials.

A current project is the design and installation of a workshop and garages for an avid classic car collector in the grounds of a Grade 2 listed property in Somerset.

When specifying materials, the architects originally considered plywood for the structural elements “but the contractors wanted to use SterlingOSB Zero as they insisted it is stronger than ply! As a big fan of OSB, we naturally agreed”, explains Oliver Bindloss, Joint Principal.

He continues, “ The f inished building will be divided into a car maintenance area, complete with a car lift, which will accommodate the restoration of two to three cars at a time, and a garage area which will house the owner’s series of 1960s classic Porsches behind glass doors.

The garage section will benef it from a dehumidifier to maintain the condition of the leather upholstery while keeping the chill off the engines in winter.”

Client: Fiona Smedley Style: Grade II listed barn renovation Location: Derby, UK Build time: 2 years

The Grade II listed barns and farmhouse at Elms Farm, Derbyshire, are packed full of history.

Originally built in 1775, the barns are the former home of the Little Eaton Brewery Company, owned by Officers, and were used as a malthouse and granary before later becoming a working farm.

Now, what was once the granary stands the home of Fiona Smedley and her husband John, who transformed the barn into the unique and rustic property it is today, all while ensuring the essence of its history remained.

Fiona’s father had bought the barns and farmhouse in the 1980s and ran the site as a farm until he retired in 2017. It was then that he passed on the former malthouse and granary to Fiona and her brother, who took on the buildings with the aim of turning them into homes two years on.

Building Consultants to draw up the plans for the granary, which was being used as a barn at the time. After a few tests to analyse the conditions of the groundworks, all legal checks and necessary approvals were granted without any major changes to the initial architectural drawings.

When builder Ken Tansley from Interbuild Ltd was first introduced to the site back in May 2017, the barn was still full of old farming machinery, cow partitioning, and even had ducks and chickens living in a part of it.

“It was a typical old barn when we first started. We needed to rip a lot out of the building, dig out the floors, do some repointing, and the roof needed to be redone. With it being a listed building, all this preparation and rebuilding work had to be done very

carefully and by the book.

As the build went on, the architects’ drawings did have to be slightly amended, as is the way with many renovations, but fortunately everything went pretty smoothly and there weren’t any major problems or changes.”

Light and heat were two large factors that had to be taken into consideration during the planning stages. The barn had little-to-no insulation, and what would become the second floor had no access to natural daylight – two common issues to tackle in a normal barn conversion, but a Grade II listed property would need extra care and compliance.

To accommodate this, many of the upstairs’ original beams, which the owners had hoped to keep, had to be covered for insulation, and fifteen roof windows were drawn into the

Case Study 27 plan to bring natural daylight into the top floor rooms.

Ken first heard of Keylite when visiting Buildbase Derby, and soon got in contact with Keylite’s National Brand Development Manager, Tom Jarvis. “Tom was fantastic, he came out to Elms Farm to meet us and even bought a sample. It was an easy sell due to the price and the fact that all the flashing and add-ons came with the windows as standard, which again saved us on time and price. That, and the homeowners knew they could also get a wide range of blinds from Keylite as well.

The team and I work quite regularly on listed buildings, which meant drawing out the specifications and dealing with local conservation and listed building authorities was a straightforward process.

“Usually, roof windows can pose an issue for listed buildings, as they sit higher than the roof tiles and therefore cause compliancy issues, as well as being an eyesore. However, another huge selling point for Keylite is that the windows are recessed as standard – meaning they sit lower in the roof, enhancing the overall appearance, and improving the thermal performance of the window.”

Two years on, the Barn at Elms Farm has been transformed into a beautiful rural home. Having stayed true to the building’s long history, homeowner Fiona has worked to ensure as much of the original structure is incorporated into her home as possible.

“The barn has such a long heritage, and having grown up on the farm, it’s been such a huge part of my own history too. We’ve kept many of the old original beams uncovered, particularly downstairs, and tried to incorporate as many of the inside stone walls as we can without plastering or covering them up.

“The stone floor that you can see has always been here and was actually what used to cover my old horse’s stable!

We took the stone up, installed underfloor heating throughout the property, cleaned it up and laid them all down again.”

The L shaped building consists of a lounge, three bedrooms with en-suites, and a sunroom, which used to be an old pigsty, looking out into the garden.

The sunroom, true to its name, invites a plethora of natural daylight and warmth thanks to the bifold doors and two Keylite roof windows.

“There is no attic in the barn, meaning the second floor is literally in the roof. Skylights or roof windows were the obvious choice to help bring natural

light into the upstairs rooms.

Four of our hard-to-reach Keylite windows are electric, which definitely saves us from having to reach with a pole every time we want some fresh air, or when it rains.

“The three bedrooms all boast two Keylite roof windows, and each en-suite has an added one. The light that the windows bring in is wonderful and really helps to enhance the beauty of the property. We were only saying the other day just how much we love it here.”

IMPROVING BUILDING HYGIENE – WHERE DOES DOOR HARDWARE FIT IN? Daniel May, Director at Consort Architectural Hardware, discusses the role door hardware plays in improving hygiene within public building environments.

Health and hygiene are delicate themes, particularly in today’s settings. Both our homes and public building environments can have a huge impact on our wellbeing, and over the past few years, this fact has only been exemplified.

Eighty percent of common infections are spread by touch and every 30 minutes, the average person is said to touch surfaces that expose them to 840,000 germs. These germs are prevalent in buildings too, where touchpoints are areas or items that are used by several individuals.

Within workplace environments for example, door handles are the most touched surface and can be associated with crosscontamination and health risks.

At present, the need to improve hygiene within our building environments, understandably, carries a greater significance than it maybe once did. But in truth, when it comes to building design, the process of protecting occupants and visitors against infection - especially

those most vulnerable - should never be overlooked.

Design for Bacteria Control Over the past two years, we’ve seen building environments closed, reopened and the process repeated.

The idea of reducing footfall in facilities was key in fighting the rising infection rates associated with the coronavirus. But now, that footfall has returned.

Once again, those critical touchpoints such as door handles are harbouring germs. In fact, research has shown that the coronavirus can survive on surfaces for hours, and even days on metal door handles - and the same can be said for the common flu.

In response, we’ve seen government campaigns promoting hand washing, sanitising and distancemaking in the wake of a return to public facilities. Undoubtedly, infection control methods such as hand washing and systematic cleaning are the most guaranteed

way of controlling crosscontamination - yet, still these methods can become redundant when faced with human error or relaxed conventions within public buildings.

Building design can play an important role here. Daniel May, Director at Consort explains: “We’re at a point where decision makers are under pressure to keep building hygiene standards as high as ever before. And outside of the clear-cut hygiene measures, it’s understood that more can be done throughout the building design process, with architectural hardware selection at the core of decisions.

“Door hardware is the first touchpoint when entering, exiting or navigating a building, and can be one of the most bacteriaridden. Yet, the latest in hardware advancements could give facility managers an edge in the fight against infection, especially in healthcare facilities, such as hospitals for example, where footfall is high and the need to

“For added protection against bacteria, facilities can implement tailored anti-microbial hardware and finishes. Anti-microbial coatings applied to door handles are precisely formulated to prevent bacteria build-up upon the surface by interrupting cell multiplication. Some door seal solutions also make use of modern anti-bacterial technology, embedding it within the aluminium and silicone of the door seal during production, further reducing the spread of bacteria in high traffic areas.”

The Care Quality Commission (CQC) sets a regulation that cleanliness and effective infection control is a necessity for care and hospital locations. As well as best practice methods, healthcare environments are encouraged to introduce innovative infection control methods where possible.

Similarly, under The Workplace (Health, Safety and Welfare) Regulations 1992, decision makers have an active duty to keep inhabitants safe and their environments clean.

And aside from the use of antimicrobial solutions, many are challenged to provide hygienically maintained environments without sacrificing fire or safety standards.

Daniel adds: “Facilities with high footfall must also consider ventilation and ease of movement. Whether in healthcare, commercial or public environments, both are key elements of efficient building management and when done effectively, can further help inhibit the spread of infection by ensuring fresh air is consistently making its way through halls and rooms.

“The most effective way to improve ventilation throughout a building is by opening its windows and doors. This creates an

inlet for fresh air and an outlet for the old air, and with access points open, minimises the need to touch door handles. Yet, when focusing on airflow, it’s inopportune to disregard fire safety. Too many times, we’ve seen facilities fall foul of leaving fire doors propped open in favour of improving ventilation and ease of access - but simply put, it’s illegal to do so and leaves fire doors wholly ineffective in a fire situation.

“Modern exit systems are purpose built to ensure fire doors can be left open safely and securely. Automatic door controls make use of sensors which activate the operator devices connected to the main access doors.

In turn, this aids access and egress when required and closes the doors shut when necessary. In the event of a fire, the alarm is sounded, and the doors close automatically ensuring safety is never compromised. What’s more, these systems can be integrated with the external building security, reducing risk on all fronts.

“Ultimately, when paired with regular cleaning practices, these modern solutions can play an assist role in the fight against infection, helping to maintain building hygiene as well as the obligatory standards associated with building and fire safety.”

Construction of COP26 House in progress for UN Climate Change Conference COP26 House will showcase what is achievable with today’s materials and technologies Work is in progress on the construction of the COP26 House, a zero carbon, timber frame building built by Beyond Zero Homes. Sustainable wood-based panel manufacturer, MEDITE SMARTPLY is playing a vital role in the build.

The project will showcase low carbon, circular solutions in building and living during the 2021 UN Climate Change Conference in Glasgow this October 31st- November 12th, demonstrating how the climate emergency can be met with products and building strategies that are already in existence.

The Construction The one-bedroom house has been specifically designed to use homegrown C16 Spruce to avoid the need for imported timber, lending itself perfectly to the specification of SMARTPLY OSB, sustainably produced in Ireland and already stored across the UK. The build features the integration of SMARTPLY PROPASSIV, a structural OSB panel with integrated vapour control and air barrier properties for use as structural sheathing in timber f rame structures. Additionally, the build is incorporating SMARTPLY ULTIMA for the internal flooring and underside boarding, while SMARTPLY STRONGDECK is being used for the internal mezzanine level flooring.

The construction is based on a 1.2m grid, allowing it to be easily panelised and prefabricated, or even self-built on site by two people, driving potential emissions f rom construction down even further. The design has been adapted f rom one of Roderick James Architect’s signature designs, the barn house.

COST EFFICIENCIES AND AESTHETIC APPEAL GO HAND-INHAND FOR GRADE II LISTED ROOFING PROJECT

The timeless beauty of the handmade Marley Canterbury clay plain tile is on display at Christ’s Hospital School following the completion of a major extension project. However, as the school was on its present site since the 1890s, and as a Grade II listed building, it was paramount that any developments also integrated into the existing complex of listed buildings.

Over the years the main route of access to the school had changed, which saw NRAP Architects called on to develop a single, largely symmetrical building fronting the approach road, positioned to create two new external spaces. These newly formed spaces would be used to offer a state-of-the-art teaching and catering facility, while the second space would create a new entrance court that would be used to welcome staff, students, and visitors.

This saw NRAP Architects propose a series of linear gableended pitched roofs, with tile to brick upstand junctions at each end, to house the kitchen, with the plant within the roof developer-update.co.uk

The key criteria for the design team at NRAP Architects, as well as conservation officers from English Heritage and local planners, was that all materials scheduled to be used were authentic to the prevailing building style of the school and could seamlessly match the surrounding vernacular.

From a roofing perspective, the answer lay in the specification of traditional handmade clay plain tiles. With the existing listed building featuring slate roof tiles, the project’s architects were keen to work with a roof tile which could offer the right amount of texture that arises from having slight variations in shape and colour across the roof surface. Marley’s Canterbury tile not only blended with the rest of the building’s aged appearance, but its distinctive colour character will help to enhance

the striking appearance of the school for decades to come.

The decision to specify Marley’s Canterbury handmade clay plain roof tile in a Loxleigh fine sanded finish helped to satisfy the aesthetic demands of all key stakeholders and simultaneously delivered a significant cost efficiency.

More than 100,000 Canterbury tiles were handmade by Marley to satisfy the extension project’s requirements and delivered to site to meet the project construction deadlines, which was phased to ensure all facilities were maintained during construction. In addition, with A+ BREEAM environmental credentials and meeting certification for BES 6001, Marley’s Canterbury tile also played a part in meeting the sustainable objectives of the project too.

As we head into the winter months, external building and maintenance work enquiries often slow down due to the cold, wet weather. However, when a roof needs repairing, it’s usually a job that can’t be left unaddressed due to the potentially catastrophic effects it can have on a structure.

An EPDM rubber roof ing installation requires no specialist tools and no heat or flame, which means less time on site and an easier application when out in the elements. Efficient repairs Full training on EPDM instillation reduces the potential of issues developing further down the line with the roof ing system as, when a tradesperson hasn’t completed the training, there is a higher chance the membrane has been laid incorrectly.

However, no matter how durable the material is, there will always be a possibility of repairs being needed.

Unavoidable splits and cracks can, fortunately, be easily repaired by the reliable repair method used on EPDM roofs, liquid PU – or “liquid rubber” as it’s commonly referred to. The liquid rubber creates a watertight and weatherproof seal to protect roofs all year round, particularly f rom the elements in winter.

Applying the liquid PU is simple and it quickly cures on a variety of surfaces – ideal characteristics for when you are working within a short and unpredictable gap in cold, wet, or dark conditions.

Only one coat of PU liquid is required to effectively seal a repair and it comes in a pre-

mixed solution that can be applied straight f rom the tin using a brush – no complex process required. For this reason, we advise every roofer to keep a tin of liquid rubber to hand for those emergency calls and quick, reliable f ixes, when faced with the harsh climate of a British winter.

Winter ready roofing As a tradesperson, winter can bring a feeling of dread as the weather leads to more issues with roofs and an increased challenge with repairs, however, EPDM rubber’s natural attributes ensure it’s the quickest, most effective, all-weather solution.
