Proximity warning tech keeps Nightingale workers apart Some of the Interserve workers who are turning the Birmingham NEC into a makeshift field hospital have been kitted out with special backpacks that signal when they get too close to anyone else. way, it is intended to raise spatial awareness and affect behavioural change on site.

Although the first phase of NHS Nightingale Birmingham opened at the National Exhibition Centre (NEC) on 16th April, providing 800 critical care beds to treat Covid-19 patients, work continues there towards an ultimate capacity of 4,000, if required. Proximity warning specialist SiteZone Safety has supplied six of its personnel distancing systems (PDS) to Interserve Construction to help enforce the so-called ‘two-metre rule’ of social distancing on the site. The PDS consists of a 2kg pack, and a detection ‘tag’ that can be worn on a hard hat, attached to a belt or strapped to the upper arm. The system has 100 hours of rechargeable battery life. The exclusion zone can be configured to suit the site’s needs. The proximity alarms are triggered if workers get too within the set boundaries, at which point both their wearable tags will vibrate and the PDS alarms. Two site safety ambassadors wear the PDS units full time and patrol the site to ensure remaining workers are observing the two-metre rule. If not, they are reminded, with accompanying demonstrations using the PDS. The other four units are being rotated between different key tradespeople on site to reinforce social distancing. SiteZone Safety was approached by Interserve while the build was getting into full swing in early April. Its makes proximity warning devices are used on construction machinery but there was nothing off-the-shelf for this particular application, so prototypes had to be swiftly made, tested and approved. Interserve site manager Stuart Palmer said: “We knew about SiteZone Safety’s proximity warning expertise, and they have been able to meet the challenge for us in record time. There was an urgent need to get NHS Nightingale, Birmingham, completed, so high standards of health and safety practice were key drivers to the success of this project. SiteZone Safety’s PDS solution helped us achieve both.” There were specific challenges when developing the PDS, including making it lightweight, easy to use, and efficiently powered to function for long periods of time. The PDS repurposes the original SiteZone proximity warning system, which prevents collisions between personnel and mobile plant and vehicles. This time, other people are the threat, and the exclusion zone is rigid. Gary Escott, co-founder of SiteZone Safety, said: “We had an unusually short period of time to develop and produce a solution that we could deploy quickly. The biggest single advantage we

have is that our PDS is built on proven technology, with over 125 million hours in use. The technology has been repurposed for this new application i.e. an invisible virus is now the risk, not a moving vehicle or machine.” The PDS will be used for the duration of construction at the NEC – approximately four weeks. NHS Nightingale NEC has been provided with their PDS units for free as part of SiteZone Safety’s and its hire partner ESS-Safeforce’s appreciation of the work that Interserve and the NHS are doing in response to the Covid-19 outbreak. ESS-Safeforce is now offering personnel distancing systems for hire to others who feel they can benefit from it. PDS can later be re-purposed for vehicles and machinery after the requirement for social distancing is over, it says. ESS-Safeforce managing director Mick Jones said: “Social distancing is a priority during the Covid-19 crisis and the hire model increases accessibility of the SiteZone PDS to a wide variety of users, who we are pleased to serve in this time of urgent need.”

Flexible working trial aids Fastflow’s return Building and infrastructure maintenance specialist Fastflow Group has implemented flexible working policies to prepare to resume suspended activities in line with social distancing guidelines. Fastflow had begun trialling flexible working in 2019, with a six-month pilot project conducted by subsidiary United Living (UL) in partnership with the Chartered Institute of Personnel and Development and the government’s Flexible Working Task Force. The trial included home and remote working – both of which have become essential business practices during the coronavirus crisis, although 80% of Fastflow’s 1,100 employees have now been furloughed. However the experience of last year’s trial helped UL and other group divisions DW Support Services (DWSS), Fastflow Energy Services (FES) and Fastflow Pipeline Services (FPS) to continue providing maintenance and repair services to infrastructure and buildings

during the lockdown. It has also informed preparations to resume some of the suspended operations of group member Partner, which builds new homes for affordable housing providers. Chairman and chief executive Neil Armstrong said: “We have all faced working and personal difficulties over the past few weeks. “For us it has been ensuring that everyone stays safe and healthy as we work on the UK’s gas and water networks and carry out important repairs to people’s homes. “There is no doubt that the lessons learned during the flexible working experiment gave us an advantage in planning new ways of working which meet the government’s safety and social distancing guidelines.

Leadership Council, whilst drawing on our own experience of working safely when providing essential services, we have now developed additional safe systems of working. “Over the coming weeks, we intend to re-mobilise new housing sites where it is safe to do so. “This will be on a graduated, phased and risk-controlled basis, prioritising external work and focusing on areas where social distancing can be maintained. “We will continue to review government guidelines and assess the ongoing safety and viability of our operations as the situation progresses.”

Bouygues wins upgrade of German power plant

A subsidiary of Bouygues Construction has won a €100m (£87m) contract to modernise and extend the power plant serving a chemical complex near Leipzig in Germany. Subsidiary Kraftanlagen’s modernisation of the InfraLeuna plant is designed to secure the energy supply for companies based in the Leuna chemical complex and increase the capacity. Kraftanlagen will be the general contractor for the entire modernisation project. It will be responsible for the engineering studies, construction and commissioning of the whole plant, including integration of the existing installation. The modernisation of the existing InfraLeuna power plant will provide a high-performance combined-cycle gas and steam turbine plant, with improved efficiency and flexibility. In addition to the construction of the new combined-cycle plant, the contract includes the connection of the existing gas turbine to a new heat recovery steam generator. developer-update.co.uk

BAM builds fully electric road roller BAM Infra Nederland has built what it claims is the world’s first fully electric 10- to 12-tonne road roller. It was created by BAM’s plant and equipment department, working on an old machine that was due for an overhaul. This week the emission-free road roller was put to work on its first project, in the city of Almere. Koob Bovenhuis, manager of the plant division BAM Infra Materieel, said: “This has been an incredible achievement and a fine example of the expertise and can-do mindset of our people. From the initial idea during a strategy session, it’s taken us just one and a half years to make the electric road roller a reality.” The company said that electric alternatives are available for many types of lighter equipment but that the options in the heavier categories are few and far between. Staff put their specialist knowledge to use

in the design and fabrication in an effort to realise BAM’s sustainability ambitions and those of its clients. Thanks to its electric propulsion, the roller emits no carbon dioxide or nitrogen whatsoever. In addition, the electric road roller is much quieter than conventional models. BAM said that, compared to other heavy equipment, electrification of road rollers is relatively simple as they don’t have to perform repetitive heavy lifts tasks or prolonged excavation tasks. Much like a car, a roller needs energy mostly for driving and steering. Of course, the engine of a road roller needs to propel more weight, but unlike a car a roller doesn’t need an extensive driving range. The electric conversion saves seven litres of fuel per hour compared to

the roller’s original diesel engine. With the electric road roller, BAM is able to reduce its carbon emissions by approximately 236kg per day. On an annual basis, with 180 days of operation, the roller could reduce CO2 emissions by more than 42,000 kilograms. A fully charged battery will keep the roller running for eight hours, and recharging takes just three to five hours. As a result, the company said that it can count on the road roller to be ready for action every morning. BAM said that it considers the electric road roller to be just the first step towards developing a fully emission-free paving train. In addition to electric propulsion, the use of hydrogen could offer possible solutions for the propulsion of heavier equipment. developer-update.co.uk

Subfloor preparation for optimum results when refurbishing floors Ensuring a professional flooring finish as part of a refurbishment involves following the basics of subfloor preparation. These situations often mean dealing with damaged or contaminated subfloors. There’s also the common problem of damp, the leading cause of floor failure, which old buildings are more prone to because they will be less likely to have a structural damp proof course in place. Neil Sanders, technical director at F. Ball and Co. Ltd., the UK’s leading manufacturer of subfloor preparation products and adhesives for floorcoverings, provides a guide to these situations. developer-update.co.uk

F. Ball recommends that contractors check that subfloors are suitably sound, smooth and dry before proceeding with any floorcovering installation. In the case of refurbishments, it will frequently be necessary to deal with subfloor contamination, including adhesive residues left behind after the removal of old floorcoverings. Where excess subfloor moisture is detected, an appropriate moisture management solution should be deployed to prevent floor failure. The application of a levelling compound is then

advisable to achieve a perfectly smooth base for floorcoverings. Damaged subfloors Upon removing old floorcoverings as part of a refurbishment, contractors may discover that the subfloor is cracked or damaged. This needs to be addressed before proceeding to the next stages of subfloor preparation. Where subfloors are very badly damaged, mechanical repair of the subfloor may be necessary. The appearance of cracks should always

be investigated in case there is an underlying issue that may result in floor failure. In most cases, cracks as deep as 50mm can be filled with a repair compound. Some levelling compounds can also be filled up to 50mm when graded aggregate is added and the water content in the mix reduced. It may also be the case that contractors find a sand/cement or calcium sulphate screed has a weak or friable surface – often the result of improper installation or curing. To avoid having to completely remove a weak or friable screed by mechanical means, it may be possible to treat it using a surface reinforcement system, such as Stopgap SRS, a two-component epoxy resin reinforcement material designed to quickly stabilise and reinforce weak sand/cement or calcium sulphate screeds. Contractors simply mix the components thoroughly, pour the mixture over the weak subfloor and spread out with a rubber squeegee, working into the surface until no more liquid is absorbed. Stopgap SRS is fastacting, meaning weak screeds can be reinforced overnight to provide a base suitable for the installation of subsequent subfloor preparation products. Contamination Subfloors in older buildings may also be contaminated with oil, grease or other chemicals. In this case, the surface will need to be removed using mechanical means before applying

other floor preparation products. In the case that the subfloor is very badly contaminated, the screed may need to be completely replaced. Old adhesive residues, such as bitumen and carpet tile tackifiers, may also be present after removing old floorcoverings as part of a refurbishment project. Traditionally, contractors would have to remove these completely by mechanical means before proceeding to apply other floor preparation products and installing new floorcoverings. Recent innovations now offer a new time-saving solution for preparing subfloors where old adhesive residues are present. As long as adhesive residues are minimal and well bonded, contractors can apply a levelling compound that’s been specially formulated for use over old adhesive residues. In such cases, there’s no need to prime before applying, saving further time. F. Ball’s Stopgap Isolator Membrane offers an alternative where subfloors are contaminated and cannot be prepared by traditional methods. Stopgap Isolator Membrane is an impervious loose-lay sheet that can be laid over damp or contaminated subfloors prior to the installation of vinyl sheet, linoleum or rubber floorcoverings and bitumen backed carpet tiles. Moisture management Just as when installing floorcoverings anywhere else, flooring contractors need to be aware of the problems

posed by damp when refurbishing floors in old buildings. Excess levels of subfloor moisture can result in moisture rising up and attacking adhesives and floorcoverings, possibly causing complete floor failure. Building regulations introduced in 1965 made it a legal requirement to install a structural damp proof course in new buildings, so damp is more likely to be a concern in buildings built before this time. Even if a damp proof course is present, contractors should always conduct a moisture test to determine subfloor moisture levels before proceeding to apply subfloor preparation products, least of all because the damp proof course may have been compromised at some point in the building’s history. Where a moisture test indicates that subfloor relative humidity (RH) levels are above 75% (65% if wood floorcovering will be installed), a waterproof surface membrane will be required to suppress excess subfloor moisture levels. Epoxy waterproof surface membranes are available that will isolate excess subfloor moisture where relative humidity values are up to 98%, with a single coat application, and fully cure in as little as three hours. Next steps Once it has been determined that subfloors are suitably sound, smooth and dry, contractors can proceed with preparing the subfloor for the installation of new floorcoverings. Ashfield Academy installs Optimum 100s Spread across 40 acres of rural countryside, Ashfield Academy is a secondary school with academy status located in Kirby-in-Ashfield, Nottinghamshire. Having already purchased a platform lift from Ability lifts back in 2005, when it came to looking for another platform lift for the expanding Ashfield Academy, Ability Lifts was the obvious first choice.

To provide access for all students from the ground to upper floors, the Optimum 100s platform lift was the perfect choice. After an initial site inspection, and meeting with the school, glazing was specified for the platform lift to offer an enhanced openess and additional natural light in the lift area.

With the minimum of preparation work required by the school and an installation time of only two days for this two floor platform lift, the project was commissioned and handed over on time with staff training being completed as part of the installation handover procedure.

For additional security and piece of mind, additional features such as school-locking at each landing, and a GSM auto dialler where also added to the Optimum 100s to build up a full package to cover all of the Academy’s requirements for the platform lift installation.

Historical School gets Modern Lift In the late 1800`s George Cadbury of Cadbury Chocolate, had a vision of how to join the worlds of industry with that of social and home life. After the Cadbury Chocolate factory moved to a rural area just outside Birmingham, he embarked on the development of Bournville Village. They constructed houses for the workers, shops, parks and schools, including Bournville junior school which was founded in 1906 and has been successfully educating the children of the area for the past century. This year, the school wanted to provide disability access to a section of the school that had a flight of 9 steps. Invalifts were contacted and after consultation, they suggested a possible solution with their Inva Stair Riser, an inclined platform lift. The unit was specified with a 90 degree curved rail at the lower level to enable it to park without causing an obstruction. The 1000mm x 800mm platform lift offers entry and exit from the short side of the unit and has a 300Kg capacity. The school chose to have the unit and the stanchion posts finished in a black powder coating. The lift has a full external specification and stainless steel guide rails along with a protective cover for when not in use. Wireless upper and lower level call stations were provided as part of the installation, allowing them to be positioned in the most convenient locations. The installation of the unit only took 1 day and required minimal builders work, with just an electrical supply and 5 concrete pads for the lower stanchions that were mounted into the existing tarmac floor.

Out of sight shouldn’t mean out of mind With budgets under increasing pressure, roof maintenance and repairs are commonly addressed reactively as issues occur. Here Tom Kerr, Sales Director at Langley Waterproofing Systems Ltd looks at how taking a proactive longterm approach to maintaining flat roofs will help facilities managers maximise budgets, achieve cost certainty and manage their estate more effectively.

To minimise the risk of costly and potentially disruptive issues occurring, a roof should be viewed as an asset and managed in the same way as any other. In its most basic sense asset management is the process of introducing, operating, maintaining and then upgrading an asset. This can only be carried out effectively if the process is carefully planned and the status of each roof area is understood and monitored. Easily accessible data is a crucial element of managing any estate. Without good data any long term strategic approach is unattainable and the management of the estate budget is rendered a purely reactive one. A full roof condition survey by Langley, in which each roof area is assessed, allows for an in-depth condition report to be built. This will gather data on the roofing systems that were used, their current condition, the repairs already made and any immediate or recent concerns. Core samples, moisture readings and photography will be used to build up a comprehensive picture of the condition of each area. It will also identify any sections that need urgent work, and those that do not. Understanding the condition, long-term cost and compliance of your flat roof estate will help support a pro-active asset management plan. Condition A roof is a significant hidden asset and despite how it may appear, a roof will very rarely fail without warning. Most often the problem has been developing over time and with the right monitoring in place, could have been caught before developer-update.co.uk

it reached a critical stage. An assessment of all the roof areas and the establishment of an asset management plan will help to ensure that defects are identified and rectified before they begin to undermine the structure of the roof. For example, a typical modern flat roofing system is made up of a layer of insulation with membranes above and below. If the waterproofing layer fails, it leads to potentially extensive amounts of water being trapped within the internal layers. Untreated, the condition of the system will continue to degrade until the water begins leaking into the occupied areas of the building. When this happens, repairs will need to be immediate in order to patch and repair the affected area. Whilst the intention is positive, these emergency repairs are unlikely to have addressed the underlying issue and the problem will often return. Cost In addition to the disruption caused by repeated reactive fixes, it is also more costly in the long run. Planned Preventative Maintenance (PPM) can find and fix relatively minor defects before they develop into more serious issues. Also, when a roof begins to leak it is not only the cost to rectify the defect but also the damage that the water ingress has caused to the fabric of the building. Asset management plans provide facilities managers with a costed, 25-year maintenance programme that is aligned

to the projected budget and provides a clear view of what is needed and when. This helps to plan and manage budgets more effectively and minimise the risk of sudden or unexpected costs. Compliance Finally, as part of the survey and subsequent inspections the roof areas will be checked to ensure full compliance with Health and Safety and Building Regulations. Flat roof areas may need to be accessed to carry out maintenance of roof top equipment such as air conditioning plants and ventilation systems. The asset management plans will identify any potential hazards such as fragile roofs as well as the presence and condition of safety measures like guard rails and fall arrest systems in line with the requirements set out in Approved Document K: Protection from falling, collision and impact. Part L (Thermal Efficiency) compliance will also be looked at within the survey by core sampling and calculating the thermal efficiency of each roof area. Furthermore, our roof condition survey includes a full assessment of the level of compliance with regards to fire for each area of the roof. For example, it will assess whether the roof meets the external spread of flame requirements set out in Approved Document B.

Finally where any recommendations for repair or replacement are required, a survey and subsequent specification for remedial works will also pinpoint any areas where it would be unsafe to use flame applied systems and therefore ensure work can be carried out safely. This is an important part of the National Federation of Roofing Contractors’ (NFRC) Safe2Torch initiative. It aims to reduce the risk of fire caused by unsafe practices. The creation of a full asset management plan alongside regular, planned inspections will help ensure issues are identified before they compromise the integrity of the roof. It will also allow facilities managers to sequence work to achieve maximum efficiency.
