tlantis is the ultimate in b a t h r o o m wall panelling. The technique provides a remarkable watertight finish that creates a striking look within the home and performs seamlessly against the hardships of daily life. Shower panels are a waterproof shower wall surface and core, produced f rom high pressure laminates and a proven waterproof core. Th e uniform structure of the core, the smooth surface and the new gluing system is what makes Atlantis the ultimate panelling system for showers, bathrooms and wet room applications. High Pressure Laminate bonds to a core using a PUR adhesive, ensuring a completely waterproof surface meeting the EN438 requirements. A balancing laminate is then bonded to the reverse of the panel. All Atlantis panels will remain structurally stable, watertight and waterproof. Wet wall panels are guaranteed to be f ree from defects for 20 years if correctly fitted, thoroughly sealed & maintained. Atlantis wall panels may be f itted directly to a plastered wall, plasterboard, concrete, chipboard or a tiled wall by the use of appropriate adhesives and waterproof ing sealants. Alternatively, panels may be mounted on wall battens.

IT’S SHOWTIME THE IPG MAKE A REAL EVENT OF IT! On 1st October, members, and suppliers of The IPG gathered at The Mermaid Theatre London to address The Changing World of Business. Stepping into the theatre was like being in the heart of Covent Garden with street performers greeting arrivals.
T
he IPG biennial conference has grown into one of the most eagerly anticipated events in the group’s calendar. The pandemic of COVID-19 did nothing to alter the conference atmosphere – attendees continued to enjoy this great networking opportunity and the message was loud and clear – “The show must go on!” Facilitating the discussion of managing change while maintaining business as usual was at the heart of this year’s conference messaging – as was the underlying message that ‘we are stronger when we work together’. The day’s programme was action-packed, it saw members have a face-to-face catch up developer-update.co.uk
with suppliers in the exhibitor’s area. This was followed by an afternoon in the auditorium – where attendees listened to a roster of prominent speakers, all highlighting that there are a lot of opportunities for those willing to embrace change. They also learnt about plans of the group and were entertained by various ‘stronger together’ themed acts.
new opportunities arise. Our partnerships are in place to seize those opportunities together and help each other have more successful businesses. Because with your success comes our collective success and with our collective success the group will continue to grow stronger, together.”
Flash mob dancers opened the “line-up” with an exhilarating street dance to the song ‘This is The Greatest Show’. Glenn Fisher, Managing Director of The IPG then gave a heartfelt speech, appealing to everyone to stand united, and work together. Glenn said “Those businesses that succeed and thrive, are those agile enough to continue to adapt quickly, because it is in that very change where
Back by popular demand, the electrifying David Meade hosted the afternoon. His b o u n d l e s s e n e rg y a n d dynamic delivery captured the audience f rom start to finish, with out-of-this world mind reading tricks. A Keynote address f rom international marketeer David Abbott inspired the audience to rethink their sales strategy
05 by showcasing various techniques to help them optimise their pricing. As always, The IPG received fantastic support from their suppliers with key sponsors Bristan and Davant taking to the stage to discuss the importance of Customer Service and British Manufacturing respectively. Enter tain ers in cluded Spikey Will, a legend in Covent Garden - who demonstrated his core strength with his impressive ‘bed of nails’ act. The audience also marvelled at feats of skill from the Acro-Chaps who then encouraged members and suppliers to put their core strength to the test and work together to complete a chair levitation triumph. Kaleidoscope, a light show with a difference provided the opening act to The IPG’s presentation – which focused on the group’s core strategy of providing its trading partners with the platforms to sell better.
And finally, the conference came to its conclusion with an evening dinner at the Leonardo Royal Hotel St Paul’s. Robin Beal, Chairman and Founder, summed up the day by saying “As you know this event only happens once in 2 years, that’s once in 728 days. For 727 days we mostly get on with our daily lives, work hard and give ourselves little praise, so let’s be unapologetic about celebrating our successful partnerships on this special occasion and this evening we are going to top it off with an enjoyable meal, great networking and having some fun!” T h e d i n n e r i n cl u d e d a ‘ tongue in cheek’ awards ceremony and entertainment f rom Rory Bremner. A silent Auction was also held, with generous donations and bids, the group raised 9K for its charity partner Missing People #FindEveryChild. the-ipg.co.uk

06 Quick-Step laminate floors. This new technology doubles the life of the wood fibres! This longer life will give new trees the chance to grow and, in turn, store CO2. A major step forward towards circularity.” Circularity in our DNA
WORLD FIRST FOR UNILIN GROUP: RECYCLING OF MDF AND HDF BOARDS Innovative recycling technology developed in Belgium provides missing link for circularity
T
imber is a renewable product and stores CO2 as long as it is not incinerated. So the longer timber can be used and reused, the more our climate benefits. For the production of its MDF and HDF boards, Unilin Group, a global reference in interior design and the building industry, is deliberately opting for the use of recovered and recycled wood. Until now it was technically impossible to recycle the 100 million m3 of MDF and HDF boards manufactured worldwide each year. Unilin Group, with its headquarters in Flanders, has now developed a unique and innovative technology to reclaim the wood fibre from these boards in an economically viable manner and reuse them for the production of high-quality f ibreboards on an industrial scale. Over time, this innovation will enable Unilin Group to keep 380,000 tons of CO2 per year stored in the wood fibre that is given a second life through this new technology. Missing link in a sustainable concept MDF (Medium Density Fibreboard) and HDF (High Density Fibreboard) fibreboards are commonly used in the
developer-update.co.uk
The development of this groundbreaking new technology fits seamlessly with the sustainability strategy of Unilin Group, which underscores the company ’s commitment to contribute to the realization of the Paris Agreement to limit global warming to 1.5°C. Unilin Group considers its commitment to innovation a precondition to realizing these ambitious goals. In the next two years the group will invest a further €160 million in Belgium, amongst others in research and development.
furniture industry, in interior design and for the production of laminate floors. Unilin Panels, the division within Unilin Group that produces panel material, deliberately chooses to use recovered wood for its production. This is wood waste or wood that is no longer usable and is therefore saved from incineration. This means that Unilin Group is not cutting trees for production purposes in the first place, but is able to extend the life of waste material with a new application. Now Unilin Group takes things to the next level.
Bernard Thiers, CEO Unilin Group: “Circularity has been embedded in Unilin Group’s DNA f rom day one. In 1960 we started out as a manufacturer of flax chipboards and we developed a solution for the waste f rom the local flax industry. Even then we saw the challenges involving the reuse of materials as an opportunity and this is still the case today. With our new technology we can now close the circle completely for our MDF and HDF boards (the basis of the QuickStep laminate). This development is fully in line with our sustainable raw materials strategy of using 100% recovered or recycled wood and prolonging the product life of wood as much as possible.”
Véronique Hoflack, president of Unilin Panels, who herself was at the origin of the new recycling technology, explains: “Because of the use of adhesives as a binding agent for the wood fibres, no industrially viable method existed to recycle the f ibres f rom f ibreboard waste at the end of their product life. That means that the lion’s share is incinerated after use (on average 14 to 20 years). We have now succeeded in developing a new and innovative process to recycle these wood f ibres and reuse them for the production of new panel material. For example our decorative Evola panels or
In the initial phase Unilin Group will use the technology for the recycling of internally used material at the production site of Bazeilles, where the group has a history of investing in cutting-edge technology for the production of MDF and HDF boards. In the next phase production capacity will be increased to also allow the recycling of externally harvested fibreboards and laminate floors. This technology, which has been patented in the meantime, is an absolute world first. The goal is to replace at least 25% of Unilin Group’s raw materials mix with recycled fibres by 2030. Over time, this will enable the Unilin Group to keep 380,000 tons of CO2 per year stored in the wood fibre that is given a second life through this new technology.

CONCERT: 47 YEARS IN BUSINESS, 1 YEAR AS CONCERT One year ago today construction consultancy Concert unveiled a total rebrand, including a name change and complete reorganisation. The company rebranded to better reflect its business as a trusted real estate advisor. In a time that has challenged the world, not least the construction industry, Concert has capitalised on 47 years of industry experience and knowledge to ensure that budgets are spent in the right places, time is managed effectively and that risks are understood and mitigated in every project. The firm has seen many notable achievements over this time including the completion of Wardian London in Canary Wharf, which is comprised of two 50 storey towers and approximately 800 units, and the finishing of the residential development in Nine Elms for Ecoworld/Ballymore, featuring the elevated glass see through swimming pool, a world first. In terms of data centre projects, Concert has enjoyed a longstanding presence with clients including Ark Data Centres, Colt, China Mobile and Equinix. In London especially, there has been a boom in demand and Concert has been commissioned to work in this sector as project managers and cost consultants. Moving forward, Concert is committed to supporting clients in making improvements in the sustainability credentials of data centres, incorporating leading-edge technology. In the commercial sector, the team completed the construction of super prime offices for Clivedale, plus the redevelopment of existing office stock for Nuveen, Columbia Threadneedle and DTZ Investors. And just as impressive is the MEP department’s successful delivery of over 1 million square foot of services refurbishment projects. The company also continues to have a significant presence in the hotel sector, with projects that will see around 800 keys’ worth of hotel accommodation, either coming up for completion or being handed over in the next 6 months. This year has seen several new client wins for Concert, taking the business into new sectors such as education, development management and utilities infrastructure. Educationwise, projects include the

refurbishment works for the Girls’ Day School Trust, rolling out works across their nationwide sites, which includes 23 schools over the next 2-3 years. Concert now also offers utility services to support the operational running of services including gas, water, and electricity, assisting with sourcing a range of activities from diversions and disconnections through to new supplies, including installation via specialist parties. Meanwhile its new ‘Development Management’ service, headed up by Director Fraser Allen manages projects both in house and in collaboration with a network of specialist partners to provide the very best development advice to maximise return on investment. Expanding its digital horizons, Concert now also has its own podcast series, Sound Check. As real estate consultants, in the new podcast series Concert has been providing an insight into the Project and Cost Management building process. Hosted by renowned former property journalist Stacey Meadwell, the series of conversations offer insights into the world of cost consultancy and project management, covering all topics from career development and how to gain entry to the industry, as well as focuses on markets from data centres to housing and retail, as well as the exciting prospects for working in the property and construction sector.
At the same time as celebrating its current and future achievements, Concert is also proud of its heritage which spans nearly five decades serving the construction industry. Concert is an independently owned business and can trace its history back to 1974, when Bruce Shaw was founded. The firm is proud of the relationships it has built with clients and colleagues over the years. Commenting on a year of Concert, Rennie Dalrymple, Managing Director commented: “What a challenging 12 months it’s been! At the time of planning the rebrand little did we know we would be launching in the middle of a global pandemic, however, putting this to one side, it has been a really positive and exciting 12 months for Concert.” www.weareconcert.com

fter a spell of feeling shut in, people are craving expansion. Extensive global trend research conducted by a team of in-house paints and coatings color experts and international design professionals reveals that we want open air, connections to the great outdoors and a fresh approach to everything. “Building on our annual trend research, our Wood Design team works with furniture designers around the world,” says Rob Haley, Color Trends Manager for AkzoNobel’s Industrial Coatings business. “We interpret what’s happening in architectural color, soft-furnishings and fashion to create the overall look and feel of our wood finishes, introducing unique techniques such as wire brushing and heavy distressing.” Specially crafted finishes are required for different products, as wood coatings are often applied to highlight and play with the natural beauty of the substrate rather than to cover a blank surface. A highly trained technical service team works closely with the Wood Design team to ensure that our finishes are robust and can be industrialized for customers around the world. developer-update.co.uk

16 Coatings & Paints The modular house construction market will help to drive window and door foam sealant tape growth in 2022, predicts Andy Swift, sales and operations manager for ISO-Chemie.
He sees the UK market staying buoyant over the next 12 months as the economy continues to recover from the pandemic and building and construction activity remains busy, particular in the face of a chronic national housing shortage and the need to build more affordable housing. This will see construction projects ‘surge’ ahead with cost effective products such as foam sealant tapes, which deliver improved energy performance and efficiencies, increasingly specif ied for retrofit applications and new projects. In the modular sector, house designers are currently looking at new ways to deliver low carbon structures, which use sustainable technologies to deliver measurable airtight, acoustic and thermal sealing benefits.
MODULAR CONSTRUCTION MARKET KEY SEALANT TAPE GROWTH, SAYS ISO CHEMIE
2021 has been the best ever trading year for the ISO Chemie - sales are up 45% - and Andy Swift says the modular construction market will be a key target for further growth going forward over the next 12 months. “Modular construction is gaining increasing traction and next year will see continued integration of the system with the more traditional methods of building, enabling developers to bring forward housing projects more expediently,” he adds. “Our ISO BLOCO range of sealant tapes and the WINFRAMER thermal insulating and load bearing bracket support system can add real value during the initial and post construction phases, so I expect to see more interest in these and other products in 2022 and beyond.” Andy Swift also points out that the amendment to the building regulations currently coming into force are set to have an impact as energy ratings for buildings and property become stricter proposed changes to Part L 2021 lay out a government roadmap to zero carbon and future homes standard. These include energy and ventilation standards for residential

and non-domestic buildings that are far better for the environment and f it for the future, says Andy Swift, who adds: “Higher air and thermal standards for house construction will be a priority. This is an important message that will continued to be pushed to architects and other property specifiers over the next 12 months.” With energy rated and conservation products continuing to be at the foref ront of design and building regulations, there will be ‘discernible’ growth for air tightness and thermal sealing products. “There are effective products out there to ensure that airtightness and thermal eff iciency within buildings should never be overlooked or ignored - it’s a matter of designing in these products,” Andy Swift says. The UK’s Covid-19 vaccine rollout has been overwhelmingly hailed as a success yet despite this, not everyone wants to return to the office and pick up where they left off. A taste of a better balance between the office and working at home has inspired many workers to opt for hybrid or fully home-based arrangements out of choice, rather than necessity. “The lines between living and working from home have become inextricably interwoven for many since the f irst lockdown began. It’s raised questions about the continuing relevance of commuting to the office every day; for many,

Thankfully, we delight in delivering spaces that will surprise and excite our residents so we’ve had great fun designing a range of new work from home amenities.” - Danielle Bayless, Chief Operating Off icer, Quintain Living At Quintain Living – the awardwinning management company overseeing the rental of more than 2,500 apartments in Wembley Park – the team has focused on providing a variety of innovative work from home solutions, to meet the differing needs of its residents. Canada Gardens, for example, has heated designer work f rom home sheds that residents can hire, surrounded by beautifully l a n d s c a p e d g a rd e n s . M a n y
residents also like to pop into the clubhouse to enjoy a coffee and a bit of company while they work. There’s WiFi across the whole Wembley Park estate, as there is for all of Quintain Living’s Wembley Park buildings. At The Robinson, Quintain has built private off ice space and work/phone booths into the residents’ lounge. The versatile space can be used for both working and socialising, in recognition of the blurring of the lines between the two. And for those who want a really inspiring work from home space, Quintain Living has provided a dedicated rooftop that’s home to three bespoke, custombuilt work f rom home camper vans. Complete with power, heating and lighting (and WiFi, naturally), they sit on their own rooftop area with the sky wide-open above and stunning views of London.
19 Quintain Living has added picnic tables and deckchairs too, to give the space a real community vibe. “Working f rom home shouldn’t mean you have to feel lonely. We’re looking at this as a long-term occurrence now, incorporating more quirky work f rom home spaces in our future buildings, as well as thinking through how individual apartments can be designed to suit increased home working. That means including more space for desks, providing furniture that’s designed to be comfortable when used for longer periods at a time, that kind of thing. We’re also exploring ways that we can support residents to tailor their apartments to suit their individual working requirements; not every home worker needs an identikit desk/office chair setup.” - Danielle Bayless, Chief Operating Officer, Quintain Living Quintain Living is also reassessing its current residents’ lounges to see how it can reshape them to suit increased home working without compromising their use for social gathering. This company is looking at both rentable workspaces and coworking-influenced environments for flexible use as part of this. The plans have at their core an understanding that working from home takes many different forms. As such, Quintain Living is looking at how it can support residents by providing the physical space they need, along with creative, inspirational environments that also provide scope for social interaction and emotional support. “The pandemic has changed so many aspects of life that were previously taken for granted – how we feel about our homes, places of work, rest and sanctuary. We’re fully embracing the hybrid working trend here at Quintain and for our residents and can’t wait to reveal our latest offerings with each new building.” - Danielle Bayless, Chief Operating Officer, Quintain Living

DURA PRODUCTS ANNOUNCE LIFE CYCLE ASSESSMENT RESULTS Sustainable construction innovators, Dura Products, has today confirmed its sustainability credentials with the release of new Life Cycle Assessments (LCAs) for its Durakerb, Duradrain and Durachannel products.
T
he Life Cycle Assessment (LCA) – conducted by independent sustainable consultancy Fishwick Environmental Ltd – reveals that Dura Products’ DuraKerb – a revolutionary, lightweight a n d e nv i ro n m e n t a l l yf riendly kerbstone – has a carbon footprint of just 1.06kg of carbon dioxide (CO2) per kg. In addition, its Duradrain heavy duty c o m b i n e d ke r b a n d drainage system (CKD) comes in at just 1.47 per kg. The f inal product to undergo the same analysis is Durachannel, a heavyduty linear surface drainage system, which has a carbon footprint of 1.71 per kg. The company has long advocated the benef its of its plastic kerbs, thanks to their high recycled content and lightweight composition. To d a y ’ s announcement further demonstrates how the products are helping the co n s t r u c t i o n i n d u s t r y embrace a dramatically lower environmental footprint over concretebased alternatives.
developer-update.co.uk
Strategy for expansion and carbon reduction The publication of Dura Products LCAs follows t h e c o m p a n y ’s n e w strategy for expansion and wider carbon reduction. With the demand for green construction fueling Dura Products impressive growth, the company has outlined its commitment to ensuring the environmental benefits of its systems are upheld at every stage of the product’s lifecycle – f rom sourcing, production, transportation and installation, through to its end of life. Underpinning the strategy, the company commits to always using recycled polymer w h e n m a n u fa c t u r i n g its products, ensuring it continues to divert waste f rom landf ill and reduce demand for virgin plastic. This pledge is crucial in ensuring carbon emissions don’t increase as the company expands. Dura Products also strives to make sure its systems arrive on-site using as little energy as possible. From making sure all available trailer space is used to transport goods to stocking products locally in emerging territories, the company is taking strides to reduce the impact of long-haul transportation. This is, in turn, aiding availability and accessibility to ensure businesses across Europe and beyond can reap the environmental benef its afforded by the Dura Products range.
Another factor responsible for emissions is transportation due to the use of heavy goods vehicles (HGV) when delivering materials to customers. Dura Products’ systems are comprised of recycled plastic making them signif icantly lighter compared to the traditional concrete equivalent. This saves the environment from carbon during transport as the product is limited in load size by volume, rather than weight. Further eff iciencies are also being made through appropriate partnership management. The strategy outlined by Dura Products states that for already developed markets, its partners take fully packed loads to split and support projects locally. For example, Irish supplier Killeshal Precast generally hold over 2,000 units of stock at any time. This strategy is replicated for all partners in the UK and across Mainland Europe to ensure growth within a sustainable life cycle. For new markets, Dura Products will initially supply direct f rom the works on a projectto-project basis, but with a long-term goal of holding stock locally. This is achieved by collaborating with like-minded distributors that share the same ethos and technical expertise to help generate interest and demand in the respective region. For the past two years, the company has been working with Peleg RWS in Israel to introduce the concept of sustainable combined kerb and drainage solutions and is now close to securing its f irst approval in Jerusalem. The low carbon strategy for supply and supporting projects will then be adopted as the company expands into new markets. Steve Bennett, Managing Director of Dura Products, commented: “As the construction industry strives to lessen its impact on the planet, we’re seeing an increased demand for our eco-friendly kerbing and drainage systems. While this is great news, we must evaluate our products over their full life cycle using accurate and independently verif ied data. Proper coordination and monitoring of our carbon footprint will enable our business to expand, without devaluing the environmental benefits of using our products.”

Protecting classic cars with SterlingOSB Zero
Bindloss Dawes architects in Somerset is experienced in the design of a great variety of buildings, from high-end retail premises to beach houses in the Caribbean and all sorts in between. The desire to create thoughtful architecture that complements and enhances existing surroundings, with quality, technology and sustainability at the core, sees Bindloss Dawes employing a diverse range of materials. A current project is the design and installation of a workshop and garages for an avid classic car collector in the grounds of a Grade 2 listed property in Somerset. When specifying materials, the architects originally considered plywood for the structural elements “but the contractors wanted to use SterlingOSB Zero as they insisted it is stronger than ply! As a big fan of OSB, we naturally agreed”, explains Oliver Bindloss, Joint Principal. He continues, “ The f inished building will be divided into a car maintenance area, complete with a car lift, which will accommodate the restoration of two to three cars at a time, and a garage area which will house the owner’s series of 1960s classic Porsches behind glass doors. The garage section will benef it from a dehumidifier to maintain the condition of the leather upholstery while keeping the chill off the engines in winter.” Check out The Porsche Barn on Instagram to follow the project’s progress. @theporschebarn Oriented Strand Board (OSB) is formed of cross-directional strands of timber, bonded with resin adhesives and mechanically pressed to create a structurally engineered board. The SterlingOSB Zero range from West Fraser is stronger than ply, with no knots, voids or de-lamination. The boards are designed to speed up the build process and are available in a wide range of grades, thicknesses and sheet sizes. For structural use in dry or humid load bearing situations, SterlingOSB Zero OSB3 is the board of choice.

THE TOP FEATURES THAT THE UK’S MILLION POUND HOMES ALL HAVE IN COMMON
While most of us can only aspire to live in a million-pound property, that doesn’t mean that we can’t make our homes feel like a modern mansion.
Design inspiration is drawn regularly from the rich and famous, but which luxury home features are more accessible than we may think? Windows and doors specialists, Genesis Collection have analysed property data to reveal the features that the UK’s million-pound properties have in common. The investigation, which involved deep-diving into hundreds of properties across the UK that are currently available on the market, found a total of seven unique features that were a recurring theme throughout. The good news? Lots of these home features are readily available to the wider public, which means everyone can draw inspiration and add a little luxury to their own spaces. Floor to Ceiling Glass Doors This feature was by far the most repeated design element encountered throughout the UK’s high-end properties. Whether sliding patio doors or aluminium bifold doors, the designs and colours varied by interior theme but the core design concept remained very much the same – floor to ceiling glass. As most of these properties also have large and beautifully landscaped gardens, it’s understandable why such a feature may be in high demand. However, the light inducing benefits of floor to ceiling glass are also popular, making this a highly sought-after element for any home. Freestanding Bathtub Though the style of many of the million-pound bathrooms varied,
developer-update.co.uk
one common feature remained throughout – freestanding bathtubs. Whether the powder room was traditional in design, with Victorianthemed tiling and clean white features, or modern, with floor to ceiling marble, the inclusion of a freestanding bath is a clear indicator of a luxury home. Kitchen Islands Kitchen islands and bars with high stools have taken over million-pound properties right across the UK. Some come with a bar incorporated, for the ultimate in entertaining, whilst others include an oven and stove for additional cooking space. Regardless of their designs, an island brings extra storage and an extra touch of style, creating a focal point in any kitchen space. Fireplace Another stunning piece encountered in almost all million-pound homes currently on the market was a statement f ireplace. Coming in a vast array of designs, a f ireplace can easily compliment any interior theme, whether that’s farmhouse décor or minimalist chic. Similarly, to the kitchen island, a fireplace creates a focal point in any room and creates a highly sought-after cosy ambience. Open Plan Space Perhaps an interesting observation, each of the properties analysed all had a very similar approach when it came layout, with big open plan living spaces a theme throughout. Large kitchens continuing into dining rooms and dining rooms continuing into living rooms were all popular designs. Often, this open space is
also extended seamlessly through glass doors into an outdoor the patio, creating the illusion of an even larger space, thus achieving a luxury look. Have a Decorating Style Although the decorative choices and colour palettes may differ from room to room, the general theme and style of each million-pound property remains the same throughout. This is standard practice within luxury properties, with consistency leading to an overall feeling within a property, no matter which room you’re in. There were many different decorating styles across the homes analysed, however, the vast majority seem to stick to one clear design, whether that’s classic, regal, or minimalist. Bespoke Ornaments
Furnishings
and
Additional to structural and design features, each property also featured a selection of bespoke furnishings and ornaments that were present throughout. These included: • • • • •
Large mirrors Contemporary artwork ornaments Marble Feature Wallpaper Large clocks

Whether you’re looking to make a larger home investment, such as updating your space with floor to ceiling glass doors, or you’d simply like to incorporate some luxury accessories into your home, there are so many ways to create an airy and sophisticated feel to your property, whatever the size.

How to increase your home’s kerb appeal on a budget ahead of the new year But why is your home’s kerb appeal important? It refers to the attractiveness of a property and its surroundings when seen from the street. Essentially, it is where prospective homebuyers will draw their very first impressions of your property, and these initial reactions can be vital in the selling process and whether or not your house stands out.
Rightmove suggests that most house hunting journeys begin just after the start of a new year, while the sense of “f resh starts” is in the air. It typically takes prospective buyers a couple months to have viewed enough houses before feeling ready to decide; by standing out in this period, with some f resh appeal, you can up your chances of making a swift sale.1 Kerb appeal holds the power to increase your property’s value by 10%, on top of being a key factor in what might entice someone to follow up on your ad - whether it be in an agent’s window or online, it is clear that making kerb appeal a priority in the run up to selling is crucial. J o h n Eva n s , m a n a g i n g d i re c to r a t S to r m c l a d , says: “After more than 20 years of working on home improvements, we understand the importance of ensuring that your home stands out for all the right reasons and is comprised of the best quality materials. “Making large-scale changes and investing in quality products can be expensive however, so we have complied

a list of ways to boost your kerb appeal without breaking the bank.”
interact with. Make sure yours is strong, sturdy and slick.
A Quick Spruce Up
A piece of advice - although grey and black doors are the most sought after improvement at the moment, a study by CountryLife found that blue doors are the most commonly sold.2
Giving your house a once over is an easy and usually cheap way to increase your kerb appeal. A f resh coat of paint, whether a standard white or splash of colour, can make all the difference to the feel and character of your property. A l te r n a t i ve l y, g i v i n g wo r n brickwork a good clean with a pressure washer can leave your house looking ref reshed and ready to sell with next to no cost especially if you can borrow or rent equipment.
Doors Updating the entrance to your home is widely recognised as one of the best ways to boost your kerb appeal. Doors are often front and central to a property and will most likely be the very first thing viewers
With a wide variety of door materials and colours on the market, you will have no problem f inding the right one for your home that f its your style and, most importantly, your budget. Don’t forget – you can have a door designed bespoke to you at a reasonable price if your perfect design isn’t out there. Modern doors are more environmentally f riendly, as they feature better insulative properties that not only help your home to remain a comfortable temperature, but also help keep heating costs down during colder times of the year.
Doors & Windows 33 Conservatories W h i l s t i nve s t i n g i n a conservatory may not be your f irst thought when looking to tighten your budget, they can increase the value of your home by around 5%.4 They add a large amount of kerb appeal due to their desirability and are an incredibly cost-effective way of extending your property, with equivalent square footage being half the price compared to a traditional extension.
Windows Similarly to doors, windows are one of the f irst things a prospective buyer will be greeted by at your home. Past simply keeping them clean - which will make your home look more inviting and boost the amount of light inside - ensuring your window style and colour match up with your home helps secure its character and makes it far more aesthetically pleasing, increasing its chances of being remembered by prospective buyers and thus making it easier to sell. There is a wide array of window frames available in the market all with their own individual benefits, each bringing their own price point depending on budget. Aluminium window f rames are strong and can support large glass panes without the need for casements or f rames, making them ideal for sleek modern looks and the more traditional timber windows have their place in maintaining original looks of buildings as they can comply with appropriate standards in conservation areas. However, uPVC f rames are the most popular choice as they have improved soundproof ing, creating a sense of serenity and
calm in your home. They are low maintenance and provide thermal insulation and boast great value for money, available in many colours to help pin down almost any look.
Carports Carports act as a less costly and time-consuming alternative to a garage that can seriously boost your kerb appeal; whether you opt for either a lean-to or f reestanding veranda, both provide a sheltered area outside your house. By creating a more versatile space than a garage, you allow for more flexibility too, at the same time as saving a few pennies – whether you use your carport for simply keeping dry, providing a bit of shade on sunny days, as a workspace or – you guessed it – protecting your car, you will be able to enjoy the best of both worlds by spending time outside under cover.
Conservatories provide a flexible space and are often made to f it your exact requirements for how you want your space to be used. So in the long run, they’re worth thinking about. Don’t forget – you can keep costs down across all areas of your home by taking advantage of sales and ensuring you buy quality products that require little TLC and that last a long time; this way, you will get a good return on your investment whilst also boosting your appeal and therefore hopefully landing that sale. For more information on how you can cost-effectively increase the kerb appeal of your home, get in touch with home improvement experts Stormclad on 0115 970 8077 where you can discuss flexible finance options too.
Although a carport may not automatically increase the value of your property, tailoring the material that your carport is made means it can be used as a statement piece or remain discreet to suit your property. Best of all, carports often do not require planning permission, which lowers the time taken and saves at least £206 in householder application fees in England – bonus!3

COVERING ALL BASES: THE IMPORTANCE OF FLAT ROOF SURVEYS Replacing a roof can be a costly and time-consuming job, but one that cannot be avoided or overlooked if it has reached a state of disrepair. Something that can often be overlooked, however, is a flat roof survey. Due to the simple fact that people tend to wait for problems to arise before addressing them.
But a survey can often mean the difference between extending a roof’s lifespan, removing the need for a replacement, and its failure. Sunny Lotay, national commercial manager at PermaRoof UK, gives an overview of the processes involved with and the benefits of incorporating this service into a flat roof’s life cycle. Flat roof surveys are undertaken to determine what the condition of an existing roof is and to pinpoint any problems or areas of concern such as waterproofing and structural issues, flashing problems, ponding water and much more. If left unidentified, or not resolved quickly and efficiently, these issues can have a longterm impact on the lifespan and structural integrity of the roof, leading to costly repairs or even premature failure. While these surveys are generally performed visually, there may be certain cases that require some intrusion - such as core sampling - into the existing structure to help identify issues lying beneath the surface. This assessment then informs and determines the correct flat roof system proposal to put forward. These could include a number of measures or fixes, such as thermal upgrade options, structural and drainage improvements, maintenance access walkways or fall arrest systems - to name just a few. developer-update.co.uk
Preparation is key While people tend to wait until a problem occurs or, in some cases, just before a major project is about to start to have a flat roof survey undertaken - it’s best to opt for a more proactive and consistent approach. A general annual check can help to minimise the possibility of issues developing and identify the areas that may only
require some quick repairs or maintenance. As a rule of thumb, flat roofs should have a twiceyearly check to clear any debris or outlet blockages, ensuring the longevity of the roof and that it remains watertight for years to come. In addition, as roofs age and issues start to occur, it is generally imperative that a roof survey is conducted as quickly as possible to determine when
Case Study 35 a replacement will need to be made and to afford enough time to identify the correct system build and compliance is met. While there’s not technically a ‘best’ time of year to have a roof survey done as it generally depends on a variety of factors, not least the condition of the roof, I would often recommend precautionary surveys be taken in the time leading up to late spring or summer. This allows time for any potential repairs to be made before the wet winter months take hold. The process Surveys can include a number of elements, from checking thermal regulation and fall of water discharge to structural soundness and whether there are enough outlets. Depending on the results of the survey, there might not be any action required. Therefore, when finding a specification manager to carry out the survey, it’s important that you opt for someone who is able to offer a no obligation, completely free of charge survey, core test and condition report, like PermaRoof. There are a number of factors that need to be considered when preparing to conduct a roof survey, from checking the weather and ensuring all of the correct equipment is to hand through to what health and safety measures need putting in place and following during the time on site. Depending on the roof size and complexity, a flat roof survey can take anywhere from a morning
to, in some cases, a couple of days. Once the survey itself is complete, its time to compile the roof report and make the recommendations required. We strive to submit this within a week of completing the survey, in which we offer our proposal for the correct system and nominate three PermaRoof registered installers to quote for the project. In practice At a recent survey, a core test was undertaken at a residential block of flats in south London to ascertain the build-up of the existing roof. This test determined that it was a cold roof, with timber substrate and asphalt on top as the waterproofing element. Through this report a recommendation was made to upgrade from a cold roof to a warm roof, using the existing asphalt roof as a vapour control layer, was specified. Consisting of a brand-new 120mm insulation layer, along with an 18mm OSB board and topped by the Firestone Rubbergard EPDM system, a watertight roof with a 20-year warranty was delivered – providing peace of mind for years to come, which would not have been the case without the survey being undertaken. Construction of COP26 House in progress for UN Climate Change Conference COP26 House will showcase what is achievable with today’s materials and technologies Work is in progress on the construction of the COP26 House, a zero carbon, timber frame building built by Beyond Zero Homes. Sustainable wood-based panel manufacturer, MEDITE SMARTPLY is playing a vital role in the build. The project will showcase low carbon, circular solutions in building and living during the 2021 UN Climate Change Conference in Glasgow this October 31st- November 12th, demonstrating how the climate emergency can be met with products and building strategies that are already in existence. C h ri s Ki n g , M a n a g i n g Director at MEDITE SMARTPLY, commented on the project: “Actions speak louder than words. This building encapsulates MEDITE SMARTPLY’s commitment to building a more sustainable future. “We in the construction industry have not only the opportunity but the responsibility to put theories into action and show the world how we can build and live sustainably, using wood and ecologically responsible solutions.” The members of Beyond Zero Homes are united by a common goal that goes beyond zero carbon: to demonstrate how beautiful, affordable, healthy homes can be developed with minimal impact on the environment throughout their lifecycle, to help us meet our climate commitments. developer-update.co.uk
The Construction The one-bedroom house has been specifically designed to use homegrown C16 Spruce to avoid the need for imported timber, lending itself perfectly to the specification of SMARTPLY OSB, sustainably produced in Ireland and already stored across the UK. The build features the integration of SMARTPLY PROPASSIV, a structural OSB panel with integrated vapour control and air barrier properties for use as structural sheathing in timber f rame structures. Additionally, the build is incorporating SMARTPLY ULTIMA for the internal flooring and underside boarding, while SMARTPLY STRONGDECK is being used for the internal mezzanine level flooring. The construction is based on a 1.2m grid, allowing it to be easily panelised and prefabricated, or even self-built on site by two people, driving potential emissions f rom construction down even further. The design has been adapted f rom one of Roderick James Architect’s signature designs, the barn house. Max Bishop, Specif ication Manager at MEDITE SMARTPLY said: “It’s fantastic to see progression on site of the COP26
zero carbon build. This is a statement to the rest of the world that sustainable zero carbon building is possible, and it can happen right now.” While the house has been designed with small scale, rural self-build developments in mind, the potential for it to become the future of sustainable residential building is real, as it can be adapted to larger scale developments and offsite prefabrication. As part of the Coillte Group, MEDITE SMARTPLY prides itself on its sustainable supply chain and manufacturing processes, m e a n i n g t h e co m p a n y ’s products are as environmentally conscious in their make up as they are in their application. COST EFFICIENCIES AND AESTHETIC APPEAL GO HAND-INHAND FOR GRADE II LISTED ROOFING PROJECT
The timeless beauty of the handmade Marley Canterbury clay plain tile is on display at Christ’s Hospital School following the completion of a major extension project. However, as the school was on its present site since the 1890s, and as a Grade II listed building, it was paramount that any developments also integrated into the existing complex of listed buildings. Over the years the main route of access to the school had changed, which saw NRAP Architects called on to develop a single, largely symmetrical building fronting the approach road, positioned to create two new external spaces. These newly formed spaces would be used to offer a state-of-the-art teaching and catering facility, while the second space would create a new entrance court that would be used to welcome staff, students, and visitors. This saw NRAP Architects propose a series of linear gableended pitched roofs, with tile to brick upstand junctions at each end, to house the kitchen, with the plant within the roof developer-update.co.uk
space above. While chimneys at the end of each gable, run perpendicular to the dining hall and front the public spaces and classrooms. In addition, under roof-lit vaulted ceilings, face the approach road. The key criteria for the design team at NRAP Architects, as well as conservation officers from English Heritage and local planners, was that all materials scheduled to be used were authentic to the prevailing building style of the school and could seamlessly match the surrounding vernacular. From a roofing perspective, the answer lay in the specification of traditional handmade clay plain tiles. With the existing listed building featuring slate roof tiles, the project’s architects were keen to work with a roof tile which could offer the right amount of texture that arises from having slight variations in shape and colour across the roof surface. Marley’s Canterbury tile not only blended with the rest of the building’s aged appearance, but its distinctive colour character will help to enhance
the striking appearance of the school for decades to come. The decision to specify Marley’s Canterbury handmade clay plain roof tile in a Loxleigh fine sanded finish helped to satisfy the aesthetic demands of all key stakeholders and simultaneously delivered a significant cost efficiency. More than 100,000 Canterbury tiles were handmade by Marley to satisfy the extension project’s requirements and delivered to site to meet the project construction deadlines, which was phased to ensure all facilities were maintained during construction. In addition, with A+ BREEAM environmental credentials and meeting certification for BES 6001, Marley’s Canterbury tile also played a part in meeting the sustainable objectives of the project too. Richard Owers, Director at NRAP Architects, adds: “When working on a project of this type, it is essential that all specified materials and finishes seamlessly match the existing

buildings and setting. We went through a careful process with the choice of brick and mortar and followed these principles when it came to the selection of the final roof tile that would complete the new extension’s appearance.
complement the overall look we aimed to create. As well as the unique and traditional properties the Canterbury tile offers, by specifying it we achieved a 30% cost saving when compared to other similar roof tiles.”
“With Marley’s help, we were able to make the case for the specification of the Canterbury handmade clay plain roof tile. The Loxleigh colourway creates an ideal blend with the surrounding school buildings, providing an attractive colour character that helps to
Stuart Nicholson from Marley, comments: “The design project team had originally specified an alternative handmade clay plain tile. But following discussions with Marley it was clear that our highly functional Canterbury handmade tile would deliver a crafted, quality product that
would aesthetically match the current building. And it also presented a guide cost saving of approximately 30% compared to the original roof tile specified. This powerful combination provided a compelling argument to ensure that the Canterbury solution was chosen and installed on the new extension areas at the Christ’s Hospital School.” For more information on Marley’s Canterbury range visit: www.marley.co.uk/roof-tiles/ clay-roof-tiles/canterburyhandmade-plain-tile

ROOFING ALL YEAR ROUND: WHY RUBBER EPDM IS A WINTER SOLUTION
What makes EPDM winter-proof? EPDM is developed using a sy n t h e t i c r u b b e r e t hy l e n e p ro py l e n e - d i e n e te rp o l y m e r, which is formed into a 100% cured, single-ply roofing membrane. This material is long-lasting and durable, making it ideally suited to winter weather, and the low maintenance nature of the solution ensures customers gain reliable peace of mind from their investment. Suitable for any type of flat roof, EPDM offers a comprehensive waterproof ing solution for both domestic and commercial buildings, and is particularly convenient for use on garages and sheds to guarantee valuables are protected from water damage. A year-round roof ing option, EPDM rubber roofs also resist UV and ozone, due to the material containing a high proportion of carbon black and no plasticisers or antioxidants, giving it a life expectancy of more than 50 years. Simplified installation Completing roof ing projects and repairs in the winter can be a job that people dread, due to the added challenges presented by the inclement weather. Therefore, a quick and easy installation is essential to beat the elements, complete the job and prevent further damage. EPDM is supplied in large, seamless sheets, up to 15.24m in width and 61m long, negating the requirement to cut and piece many sheets together. Not only does this make using it time efficient, as one sheet can cover an entire roof, but also improves longevity as it reduces the number of seams required.
developer-update.co.uk
As we head into the winter months, external building and maintenance work enquiries often slow down due to the cold, wet weather. However, when a roof needs repairing, it’s usually a job that can’t be left unaddressed due to the potentially catastrophic effects it can have on a structure. Adrian Buttress, managing director of PermaRoof, part of PermaGroup, discusses why EPDM rubber is the ideal material to equip roofs for the winter. An EPDM rubber roof ing installation requires no specialist tools and no heat or flame, which means less time on site and an easier application when out in the elements. However, we strongly recommend that installers attend our Firestone EPDM training centre to guarantee the best possible finish on a project. Efficient repairs Full training on EPDM instillation reduces the potential of issues developing further down the line with the roof ing system as, when a tradesperson hasn’t completed the training, there is a higher chance the membrane has been laid incorrectly. However, no matter how durable the material is, there will always be a possibility of repairs being needed. Unavoidable splits and cracks can, fortunately, be easily repaired by the reliable repair method used on EPDM roofs, liquid PU – or “liquid rubber” as it’s commonly referred to. The liquid rubber creates a watertight and weatherproof seal to protect roofs all year round, particularly f rom the elements in winter. Applying the liquid PU is simple and it quickly cures on a variety of surfaces – ideal characteristics for when you are working within a short and unpredictable gap in cold, wet, or dark conditions. Only one coat of PU liquid is required to effectively seal a repair and it comes in a pre-
mixed solution that can be applied straight f rom the tin using a brush – no complex process required. For this reason, we advise every roofer to keep a tin of liquid rubber to hand for those emergency calls and quick, reliable f ixes, when faced with the harsh climate of a British winter. Winter ready roofing As a tradesperson, winter can bring a feeling of dread as the weather leads to more issues with roofs and an increased challenge with repairs, however, EPDM rubber’s natural attributes ensure it’s the quickest, most effective, all-weather solution. With smaller projects, such as adding outdoor buildings, on the rise due to the impact of people spending more time at home, as well as larger extensions being considered due to house moves becoming less likely, flat roofing is certainly a market that offers plenty of opportunities for installers – especially during the winter months. developer-update.co.uk
Composite access cover manufacturer Fibrelite has formed strategic partnerships with a number of major manufacturers of precast and preformed troughs (also known as trenches, channels and ducts) in Europe and the USA (including Fibex and Trenwa) to create new collaborative product offerings integrating Fibrelite covers and precast and preformed troughs, combining the strength and longevity of precast and preformed troughs with the easy, safe manual removal and durability of Fibrelite’s lightweight composite covers.
H
ealth and safety issues surrounding manual handling are of paramount importance to site managers. Without the necessar y provision of dedicated lifting apparatus and training for operatives, traditional concrete and steel trough access covers can be a concern due to their sheer weight. Concrete slab covers can weigh as much as f ive times the weight of an equivalent size Fibrelite GRP composite trough cover. Fibrelite covers have an industry leading strengthto-weight ratio and are designed to be safely and easily removed by two people, using the Fibrelite FL7 ergonomically designed lifting handles.

ABOVE: Concrete slab covers can weigh as much as five times the weight of an equivalent size Fibrelite GRP composite trough cover Driven by focusses on health and safety, weight, durability (no corrosion) and reduced installation time, GRP composite access covers have moved f rom being a niche product used on petrol station forecourts to being specif ied at the outset of new build and retrofit projects for some of the world’s most prestigious brands in technology, data centres, ports, airports, hightech manufacturing facilities, utilities, inf rastructure and many more. “In recent years, the demand for highly customisable, high-tech access covering solutions has grown exponentially, and we’re proud of the part we’ve played in their adoption over the 40 years since we invented the world’s f irst. Since then, we’ve continually innovated, focussing on creating solutions to industry and customer challenges.” Co m m e n te d J o S to tt , Fibrelite’s Marketing Director “Partnering with precast and preformed trough/trench manufacturers was a logical next step, and I’m proud to say that, since we created our first partnership offering with Trenwa in 2014 we now have over 50 kilometres of our covers installed in precast and preformed troughs across the globe”
David Holmes, Fibrelite’s Technical Director added “We work closely with architects, contractors, and end users from tender stage right the way through to delivery and even installation where required. This collaborative process ensures that the supplied product fulfils both product quality demands and strict project completion deadlines. Fibrelite covers can be custom designed and manufactured with dimensions matched precisely to specified trough opening/rebate dimensions (Fibrelite’s adjustable tooling allows covers to be manufactured within millimetres of a clients requirement)”
ABOVE: Fibrelite trough covers are designed to be safely and easily removed by two people Recent Installation: Cruise Ship Terminal, UK Fibrelite custom engineered and manufactured 500 metres of F900 (90tonne) load rated GRP trough covers to fit precast concrete troughs at a UK cruise ship terminal. The stepped covers were supplied in a number of customised sizes to fit the trough configuration. The F900 load rated covers were stepped to reduce the unit weight in compliance with the customer’s specified manual handling limit.
Recent Installation: New Build Data Centre, Northern Europe Some clients favour a complete GRP solution for both troughs and covers. Where appropriate, this can further reduce installation costs and time due to their reduced weight for transit and installation. Earlier this year, Fibrelite engineered and manufactured 550 metres of custom trough covers for a new build data centre in Northern Europe. These GRP preformed troughs were supplied with custom f it Fibrelite bolt-down covers, for added security.
