ON THE FRONT (Courtesy of Lubavitch Educational Center Eretz Yisroel) At Lubavitch Educational Center Eretz Yisroel, Am Yisroel and Torah are not mere subjects, they are a way of life. According to Rabbi Benzion Korf, the Dean of LEC, our students don’t just learn about Judaism—they live it. The teachings of the Rebbe permeate every aspect of life, emphasizing love for every Jew and a deep connection to Torah, Eretz Yisroel, and Am Yisroel. The recent tragic events on Simchas Torah, October 7th, shook the LEC community to its core. Upon hearing of the horrific attack on our brothers and sisters, LEC sprang into action. Prayers and Tehillim were offered fervently for the safety and success of the IDF soldiers. Material support was provided, and visits were made to uplift their spirits. Students from LEC who serve in the IDF received heartfelt blessings and encouragement as they embarked on their duties. Now, LEC is channeling its dedication into action by centering its annual Gala Dinner around the theme of “On the Front,” emphasizing solidarity with the Jewish people on the frontlines. Through the pillars of Torah, prayer, joy, and tangible support, LEC aims to bolster the morale and strength of those defending Israel. The Torah teaches us that a Jewish army requires not only physical soldiers but also a strong moral and spiritual foundation. Our students play a vital role in providing this spiritual support, echoing the Rebbe’s wisdom that strength originates from the pure voices of children. LEC extends an invitation to the community to join hands in solidarity with Israel at the “March 4 Israel” event. How Will You Spend Your $300,000?! By Shmuel Shayowitz

A few weeks ago, I posted a poll on a WhatsApp chat asking the following question: Would you rather take an instant guaranteed $1 Million or opt for a 50% chance of getting $50 Million instead? The results were split pretty evenly between men and women. Interestingly, a majority of those who responded saying they would take the chance at $50M were under the age of 30, with a majority of those over 30 choosing the guaranteed $1M. I am curious – what would you choose? A client called me this week to say he wanted to take out a Home Equity Line of Credit (HELOC). After a few minutes of discussing his needs, I mentioned that depending on the purpose of the line of credit, I would have different strategies on which HELOC to pursue. He responded that he wanted to invest the money into the stock market. That is an entirely different conversation. I am curious – would you do that? Taking out a home equity line of credit (HELOC) can be a smart money move if you’re careful and thoughtful about it. A recent report from Black Knight Data shows that now might be a great time to consider it seriously. The report showed that in 2023, homeowners got a big boost in their home’s equity, with the total value reaching a record high of $16 trillion. According to the data, on average, homeowners have approximately $300,000 worth of equity in their homes. They also said the combined P. 3 4 / T S F C O M M U N I T YVO I C E . C O M

loan-to-value (debt versus home value) for mortgage holders is 46%, which is remarkably low. To put this into perspective, the average loan-tovalue for outstanding mortgages in 2006-08 was probably closer to 90%. This is why, absent a catastrophe, I am very confident in saying that we will not see any housing market crashes. The report talks about how home prices increased by 5.6% last year, supporting those (like me) who believe the housing market is strong. They indicated, however, that growth might slow down soon, and it might be the right time for homeowners to consider using their home’s equity. I have often been asked: Is it a good idea to be tapping equity if home prices are slowing or if someone believes the market is softening? Like all good answers, “it depends.” The purpose of your HELOC and what you will be doing with your funds is critical to answer that question. However, just knowing that home prices might soon be softening means that banks will quickly curb and curtail access to lines of credit. So if you want to have a line “just in case,” – now is when you will get the best “bank” for your buck. Finally, the report also highlighted that refinancing your mortgage in 2024-2025 might be a good idea, especially for those who got their mortgages in 2023. A simple refinance can benefit those who bought their homes with rates in the 7’s. However, with loan rates inching to 6% or lower

(before the inflation report came out), many homeowners should start assessing whether consolidating credit card debts and home equity balances into a new first mortgage is worthwhile. Close to 5 million homeowners are projected to benefit from a refinance. Personal debt has skyrocketed to historical highs. Most households are uncomfortable addressing debt for psychological reasons when they can be fixed with mathematical solutions. The Job I Failed Hard At By Shalom Markman

I was recently asked to post something on a sales chat. What would you post? A lot that came to mind. I needed something that could make an impression in a single sentence, though. I started to reminisce about my first time I ever picked up the phone in an official sales capacity. It was a Sunday of all days and one of the most challenging and memorable experiences. I’ll get to that later, but I used it for my inspiration. I posted that, “we as humans don’t like to do things, we’re not good at. That’s one reason why sales can be so challenging in the beginning. Those of us who enjoy playing the game of basketball likely had it come easier the first time we picked up a ball. If we missed our shots continuously, we more likely found other ways to spend our recreational time. Stick through the game of sales long enough until your good at it. Ciro Campganoli, (Medium, “Why Successful People Do Something They Don’t Like Every Day” September 2016 https://medium. com/) recounts this idea. “As humans, it is our nature to steer clear of things we don’t like. We shy away from experiences that push the limits of our comfort zone. Why is this,” asks Campganoli? “The mind and body seek balance and homeostasis so when we are presented with an opportunity to do something we don’t like, the initial reaction is to say no, turn it down, and go back to where we are most comfortable — the routine.” This can apply to almost everything in our lives. Nothing worthwhile happens when you are comfortable. Greatness comes from the work put in. Successful people do something they don’t like every day. Once you put in the work, you’ll be greater than everyone else. I’m not here to compare and don’t believe in it either. The book, “Outliers”, by Malcolm Gladwell, (2008,) talks about the “ten-

thousand-hour rule.” Gladwell points out that no one succeeds at a high level without innate talent. “Achievement is talent plus preparation.” But the tenthousand-hour research reminds us that “the closer psychologists look at the careers of the gifted, the smaller the role innate talent seems to play and the bigger the role preparation seems to play.” The psychologist John Hayes looked at seventy-six famous classical composers and found that, in almost every case, those composers did not create their greatest work until they had been composing for at least ten years. The sole exceptions were Shostakovich and Paganini, who took nine years, and Erik Satie, who took eight. When I started in sales, I couldn’t pick up the phone. The year was 2016. I had recently moved back from a couple of years spent learning in Israel as a newlywed. I joined a Kollel (Rabbinic Studies Program) in Long Island, New York upon my return. Within a few months and seeing the potential of how our group of dedicated scholars


could impact the community at large, I was tapped to become the executive director. The honeymoon was short lived. It was time to bring in the money. With my office set up and newly furnished, I rolled up my sleeves to make my first cold call. It was a Sunday afternoon. I could hear the studying in the room next door. I was excited. I picked up the phone to call the first number. I couldn’t pick it up. It was too heavy. I started shaking. I was as nervous as when I sang in-front of thousands of people on stage and forgot my lines. True story for another time. I spent the next thirty minutes holding the phone and attempting to dial the number. It was a really long international number. Alternatively, it was just a phone number that called a few blocks away. My mind was having withdrawals. I was ready to walk away from my new gig. I had been motivated until the rubber met the road. There was no way I could call. What if they say no? So, what if they did? I cared too much about my image to let it get tarnished by a no from someone I didn’t even know. I had built myself up and had a high appreciation for who

I finally was. I was married with two kids, learning, growing, helping others and taking care of my family. It was going to disappear with one phone call. I felt like I was about to get dragged through the mud when that mystery someone said no to me. The only way out was to take a no. I finally dialed and prayed anxiously for the voicemail. Life would have been much easier if I didn’t have to talk to anyone. Heaven decreed otherwise. A kid picked up the phone. I guess I had dialed a house number. I don’t just not remember what I said. I didn’t even know what I said then. My mind saw a spinning room and I was along for the ride. I do remember me asking if their mother or father was home. That was a weird experience. They politely told me that no one was. I then made the Kollel fundraising sales pitch to the kid. I didn’t know what else to do. I was so happy after we hung up that I danced around my office. I had achieved success. Not in soliciting a donation but in soliciting myself. Nothing worthwhile happens when you are comfortable. I don’t think I’m wrong to assume that the more uncomfortable we are with the task at hand, the more the work will make us

great. Fast forward two months from that first phone call, and I still couldn’t bring myself to make consistent sales calls. It wasn’t long before I was politely told that position wasn’t for me. I left but I knew I couldn’t give up on sales. I needed to over come my own shortcoming. Instead of waiting to complete my MBA which I had started a few years back, I found a sales job and went door to door in NYC selling, wait for it, credit card processing. Fast forward. I’m still in the business of sales and in the same industry. I overcame the hardest thing in the world for me. The word, “no”. I still get the brunt of a lot of people’s day but less and less often. I do love what I’m doing. What can be better than being your own boss while getting to help others? I do wonder if I’ve spent ten thousand hours selling. I never heard of deli rolls until I hit the kosher Shabbos scene. It was apparent that everyone I visited knew how to make them. So I figured I’d better learn if I wanted to be really kosher. I found out later that the dish has no real connection to Judaism, no mystical powers or deep significance. It just seems to have become a Shabbos standard in many homes. For a hint of sweetness, brush the deli roll with duck sauce instead of egg. INGREDIENTS

1 sheet frozen pastry dough, defrosted ⅓ cup deli mustard 4 ounces (¼-pound) sliced pastrami 4 ounces (¼-pound) sliced turkey 4 ounces (¼-pound) sliced corned beef 1 egg, beaten well 2 tablespoons sesame seeds Jamie Geller is the Chief Media and Marketing Officer at Aish. Preheat oven to 350°F. Lightly grease a 12 x 15-inch cookie sheet with non-stick cooking spray. Unfold puff pastry sheet onto prepared cookie sheet. Spread mustard over pastry sheet. Place meats over sheet in layers, first pastrami, then turkey and corned beef. Roll dough as for a jelly roll, place seam side down and brush with beaten egg. Sprinkle with sesame seeds. Bake, uncovered, at 350°F for 45 minutes to 1 hour, until slightly browned and flaking. Let stand 5 minutes before slicing and serving.
