Sold Out ZOA Event Honors

“Heroes of Israel”

On Sunday, March 17th, support for the State of Israel was palpable and infectious. In front of a sold-out gathering in Davie, FL, the Zionist Organization of America (ZOA), the United States oldest pro-Israel organization, founded in 1897, honored “Heroes of Israel.”

Despite the modicum of protestors outside the entrance of the David Posnack JCC, attendees of the gala arrived ready for an evening to remember. Guests were joined by an impressive number of honorees, many non-Jewish, including philanthropist Dr. Miriam Adelson, Rep. Elise Stefanik, Rep. Brian Mast, Newsmax CEO Chris Ruddy, ZOA National Board Vice Chair Paul Tartell, MD, FACS, and Morton Klein, President of the organization since the mid1990s.

During the gala, ardent ZOA

supporter, Dr. Miriam Adelson, presented Congresswoman Stefanik with the “Dr. Miriam and Sheldon G. Adelson Defender of Israel Award.” Dr. Adleson conveyed the depth of meaning this moment held for so many, as she shared how “There are many occasions on which I wish Sheldon was standing beside me, this is one of them.”

Congresswoman Stefanik is a true supporter of Israel. The world watched a few months ago as Stefanik, who serves as chair of the US House Republican Conference, boldly questioned leaders of her Alma Mater, Harvard, along with many other institutions. Her direct inquiry as to whether “calling for the genocide of Jews” constitutes “bullying or harassment” was met with evasion and responses centered around a dependence on “context.”

Dr. Adelson declared her

“delight” to gala attendees as she watched Representative Stefanik expose the “hypocrisy of the presidents of allegedly elite universities who had allowed antisemitism on their campuses.”

Stefanik unapologetically declares her support of Israel. Stefanik’s speech during the gala highlights her commitment, as she confirmed her plan to “help lead this fight to combat the scourge of antisemitism across this country.” Sharing fond memories from multiple trips to Israel through the years, her first visit being as an undergraduate, Rep. Elise Stefanik declared how “Each of these visits to Israel underscores to me the fundamental facts: Israel is a miracle. Israel is foundational to the United States and the American Dream.”

Morton Klein delivered powerful examples of the longstanding support for the State

P.12 / TSFCOMMUNITYVOICE.COM COMMUNITY NEWS

of Israel and the Jewish people found in the annals of US history. During Colonial times, John Adams wrote, “I really wish the Jews again in Judea an independent nation.” John Quincy Adams maintained this vision, writing to Major Mordecai Manuel Noah his belief in the “rebuilding of Judea as an independent nation.” Klein pointed out how John Adams “didn’t call it the West Bank, he called it by its true name, Judea and Samaria.”

The roots of Zionism in the United States did not end there. Klein cited examples from not long after the Emancipation Proclamation in 1863. Abraham Lincoln, in response to Canadian Henry Wentworth Monk expressing his desire for Jews to be restored to their national home, claimed this to be “a noble dream and one shared by many Americans.”

Newsmax CEO Chris Ruddy was honored with the “Zionist Hero Award.” Ruddy articulated his longstanding interest in Israel, first fostered by his late Mother. Appropriately, Ruddy dedicated his accolade to her. Ruddy’s support of Israel blossomed during his attendance at Hebrew University. His closing remarks met with a standing ovation.

Dr. Paul Tartell, MD, FACS, was honored with the “Pillar of the Community Award.” Tartell is a National Board Member and National Vice Chair with the ZOA. Tartell has offered unwavering commitment and support. Properly recognized for his generosity and dedication to the Zionist cause, expertly affirmed the continued existence of Israel within the Middle East.

As the evening’s erudite and impassioned speeches came to a close, the opportunity to mingle with these inspiring and courageous individuals was humbling. Soldiers currently serving in the Israeli Defense Force (IDF), high-ranking political giants, media powerhouses, and philanthropic pillars of society all socialized over dessert and coffee.

“America and its people have had a love affair with Israel since America’s founding” asserts Klein. As this evening underscored, active support for the continuation of the State of Israel not only exists, it thrives. It is a living, breathing reality that has existed for thousands of years, and B”H it will always.

Hollywood Community Gathers for Unity Siyum HaRambam

On Tuesday night, Rabbi Shmaya Waks hosted thirty Rabbis and almost two hundred men from the Hollywood Community in an unbelievable show of unity at his shul, The Jewish Center on Griffin road, to celebrate the Siyum Harambam. This year is forty years since the Lubavitcher Rebbe initiated the daily study of the Rambam which has three tracks. Sefer Hamitzvot, one chapter per day or three chapters per day. The Rabbis spoke about the uniqueness of the Rambam and his upbringing while others expounded on the laws of the Rambam. Attendees were encouraged to join the daily study of the Rambam and those already learning Rambam to strengthen their commitment. Everyone was inspired by the unity of the Rabbis and the

community as a whole.

The Rabbis in attendance included Young Israel Rabbi Y. Weinstock and Rabbi D. Clamen, Young Israel West Rabbi Y. Marmorstein, The Jewish Center Sefardic Rabbi Y. Benita, Eliyahu Hanavi Rabbi M Itzhakov, Bnei Sefardim Rabbi D. Avitan, Shorashim Rabbi A. Edry, Shiru Lahashem Rabbi A. Sofer, L’chaim farms Rabbi Benshimon, Rabbi E. Sha’arei Bina: Premier Girls School in South Florida

As Sha’arei Bina Torah Academy for Girls reaches the midpoint of the academic year, it brings the school great pleasure to announce the outstanding achievements of some of our students. Sha’arei Bina is proud to announce that many students have earned a place on the honor roll for maintaining a GPA of 3.9 or above.

Academic excellence is not the sole criterion for earning honor roll recognition at Sha'arei Bina. The school places equal importance on fostering values of Middos Tovos and cultivating responsible citizenship within the student body. As such, these students not only excel academically, but also exhibit exemplary behavior in various aspects of school life.

They consistently adhere to the uniform dress code, display respect towards their peers and teachers, and demonstrate punctuality in attending davening and classes while maintaining minimal absences. There is a great interest in seeing to it that the girls become “complete” and well-rounded, community minded Jews..

For those students who did not make the honor roll this semester, they have been assured that there is still ample opportunity for recognition in the second semester. Sha’arei Bina believes in the potential of every student and is committed to supporting them in their academic journey.

Part of the journey included in the girls’ experience at Sha’arei

Bina is educating them towards spending a “gap year” in an Israeli seminary. For years, the school has had a phenomenal acceptance rate in students’ first-choice seminaries. This year is no exception. Not only is the entire senior class attending seminary, but each and every one of them got accepted to their first-choice. Seminaries like Darchei Bina, HaRova, Tomer Devorah, Hadar, Sharfmans, MMY, Seminar Yerushalayim and Michlalah, just to name a few, will be the recipients of the girls. Going to seminary for a year helps the girls grow towards achieving their full potential as B’nos Yisroel.

For further information, please call the school at 954927-5544.

Navigating the Dynamic South Florida Real Estate Market:

Navigating the New Landscape Post-NAR Settlement

in home sales - I bring you insights grounded in experience and authenticity, backed by the most up-to-date sources.

Overview: Recent developments in the Real Estate Industry, propelled by a landmark National Association of Realtors (NAR) settlement, will institute significant changes for the industry nationwide starting July 2024. This pivotal shift, originating from accusations against NAR (and a few other Brokerages) for colluding to maintain high commission rates via its Clear Cooperation Rule, created to ensure transparency and equal opportunities for all brokers.

Here are the Key changes to Real Estate Practices going forward:

1)Elimination of MLS Compensation Offers: The traditional practice of Agents specifying shared commissions on

with their clients, potentially making buyers responsible for their agent's commission.

3)Mandatory Buyer Agency Agreements: Effective July 2024, all agents representing buyers will need to sign agreements detailing how they will be compensated for their involvement.

4)Adjustments to MLS Systems: MLS platforms will remove compensation-related fields and ban compensation offers to promote fairness.

How this effects you:

Buyers: Prepare for direct discussions with your agent on compensation and ensure clarity on buyer agreement terms.

Sellers: The marketing and sale dynamics of properties may shift; Sellers may no longer be responsible for paying a buyers real estate agent for their

changes is essential to continuing to work in the industry. Take the time to get educated on the subject, while adjusting your business models will be crucial for success.

Looking Ahead: Despite these adjustments, our commitment as an industry to provide an exceptional service, remains the same. We view these changes as an opportunity to enhance the transparency and efficiency of real estate transactions. By embracing these new practices, we aim to continue supporting your real estate goals successfully.

Things Are About To Get Interesting. Prepare for Take-Off.

A blind pilot walks into a plane waving his walking stick. The passengers all look at each other in disbelief. The flight attendant gets on the PA and says, “Ladies and gentlemen, as you can see, the captain is legally blind, but rest assured, he is one of the best pilots in the world with over six thousand successful flights.”

Next, the co-pilot makes his way to the plane. He, too, is blind and uses his walking stick to make his way to the cabin. The flight attendant gets on the PA and says, “Ladies and gentlemen, as you can see, the co-pilot is also blind, but rest assured, he is the second-best pilot in the world with over five thousand successful flights.”

to be determined, given the magnitude of existing challenges.

At this point, the plane begins to take off from the runway. As it gains speed, the passengers grow tenser. The plane keeps accelerating more and more, and as it approaches the end of the runway, it still hasn’t left the ground. The plane is approaching the end of the runway at high speed, and the passengers scream, “Oh my God, we’re all going to die!!”

Suddenly, the plane takes off and begins its ascent.

The pilot turns to the co-pilot and says, “The day they stop screaming, we are all in big trouble.”

Last week, the Federal Reserve announced that they still anticipate three rate cuts in 2024. Many, not me, were projecting that they would announce that there would only be two rate cuts at today’s meeting. The prospect of a Fed rate cuts presents a double-edged sword. While they could alleviate financial burdens by lowering borrowing costs, their efficacy remains

As the election year unfolds, many factors are influencing the economic landscape, posing significant challenges for consumers and businesses. Among these are the potential Federal Reserve rate cuts, compounded by a severe housing inventory shortage and a weakened economy - all amidst substantial job losses across major industries.

In the housing market, the scarcity of available properties exacerbates affordability issues, potentially thwarting the ambitions of first-time buyers, even with lower interest rates. Not helping the real estate market is the recent almost $500 million settlement by the National Association of Realtors regarding price-fixing, excess commissions and lack of transparency regarding commissions and Realtor cooperation.

If those were all not enough turbulence, the economic downturn intensifies these problems, with businesses grappling with diminished consumer spending and investment, triggering widespread job losses. Against this backdrop, the political landscape of an election year injects further uncertainty as potential policy shifts loom on the horizon.

So buckle up because in this economic journey, sometimes it’s not about what you see but how you navigate through uncertainty that matters most. Despite the unsighted backdrop, there are steps that the average consumer could take, and should take, to fortify their circumstances.

I encourage those of you who have not yet reached out to someone like myself to contact a financial professional you trust and review your finances, housing, and debts. This proactive approach allows individuals to incorporate upcoming life events into their short- and longterm financial plans, ensuring they are well-prepared for whatever economic twists and turns may lie ahead.

For me, this is an entirely complimentary analysis – I do this to help like-minded individuals better position themselves - and build relationships with those who can utilize my services in the future.

Where’s My Money!

What would your reaction look like if your client lost sixty thousand dollars because of you? What if the roles were reversed and you were the client. How would you react? It likely depends on the industry. How about if the above was purposefull? I’m guilty of just that! I blocked a large deposit from hitting my client’s account.

I stepped into my office the day after Purim only to be greeted by a frustrated voicemail. It was from a client that needed my attention immediately. They were frustrated and rightfully so. As a nonprofit organization, every dollar is precious. When you’re in the middle of a building campaign, every dollar is also counted with extra excitement. This client met both these criteria.

including, name, phone number, and email, so they could get in touch with this potential donor and request they donate with a different card instead.

A year ago, or so, I had helped set up the multiple donation options on their payment platform for this ongoing campaign. One of the donation options was a fifty-thousand-dollar donation tab. I remember thinking that a donation of that amount is unlikely to be paid on a credit card, or at the very least, in one single swoop.

Well, it was now Purim, over a year later and someone finally decided to take that generous sponsorship opportunity while also paying it in one single credit card transaction. Simultaneously, that individual decided to keep their generous Purim spirit alive with a few other donations on their website of another ten thousand dollars, equaling sixty thousand in total.

There was only one problem. I didn’t let those thousands of dollars of donations approve. To be clear, my software automatically got to work and declined those transactions upon the initial attempted donation while I was sleeping. I now had some work to do in looking into what occurred and how to give a pleasing response to this nonprofit that really thought that this incoming money was legit. They requested all the card holder information from me

That left me with the unlucky job of letting their hopes take a rollercoaster plunge of frustration. With a quick glance at some of the data that my system picked up, there was everything telling me that these attempted transactions were indeed fraudulent and that those automated declines were the right decision. How could I be so sure?

The first step I took was to look into whether this card combination had ever run through our platform prior. If so, what details got passed those specific times? Was that a fraudulent transaction as well? Has this card therefore been flagged in our system before it was even attempted for this Purim donation?

Yes indeed. This card was run prior and recognized as a problematic card amongst a billion plus transactions that our payment gateway had previously run. In those instances, our system had flagged this card for a few reasons.

The name and email associated with the transaction had our system feeling funny. 12g@gmail.com for example would be an email that our system would have second thoughts about. Combine that with a name of Ykl and it’s a bit fishy. In addition, my system ran the IP address coming from these simultaneous attempted transactions. Granted, with VPN’s, it’s never certain where a transaction is run from in the

first place, but it doesn’t help that it matched up to a hub which stollen cards often operate out from, Mexico City, Mexico. Not a great location for hiding your tracks either.

What happens if those suspected fraudulent charges would have approved? Wouldn’t my client have gotten that money anyways? Yes. But it would have been the beginning of a very large headache and for me as well. Our dear fraudster doesn’t care about the goods and services being sold, or in our case, making that very generous donation. Instead, they want that money. They get it from the bank. But not just any bank. They get it through the process of a chargeback that gets issued via the cardholder bank to our client’s merchant bank. This is the bank I set up for clients to receive those credit card transactions payments from. And in our case, a supposed sixty thousand dollars worth. When a chargeback is issued, this nonprofit that might have already spent that money on salaries, or on their new building, now sees that money debited from their bank account. This fraudster depending on the internal access of their victims banking, might then have those available funds in liquid capital.

My client left our phone call with a new outlook. What they had just received behind the scenes, or better yet, what they didn’t end up receiving, was well worth the price of their procesing fees with me.

Create value. You’ll be worth your price. My client learned it the easy way this time.
