Once again, we are proud to report that our Star Valley branch participates in the most real estate activity in Star Valley. The Star Valley lifestyle has never been more desirable. The trend that started in the second quarter of 2020, the exodus from cities to locations with open space, safety and quality of life, ramped up substantially pushing demand for local real estate to new heights. According to data collected from the Teton County Multiple List Service (MLS) the overall Total Sales Volume for 2020 increased an incredible 93% over 2019 to over $273M. In addition, Total Transactions increased 59% Year-OverYear 2020 vs. 2019. The overall average sales price for real estate in Star Valley jumped 22% to $305K Year-Over-Year 2020 vs. 2019. In the Single-Family-Home category, the average sales price rocketed to $481K, pushed up by an increase in sales in the higher-end of the market. The single family home segment and land segment drove the 2020 market uptick with an increase in total sales volume of 72% and 158% respectively. Overall active listings at the time of this report in Star Valley are down and pending listings are up, confirming the lack of available inventory and increased demand will continue into 2021. Total dollar volume in the Single Family Home segment is up 72% to $157M Year-Over-Year 2020 vs. 2019, an all-time record. With little inventory in lower-priced Single Family Homes, it is not surprising that the average sales price was pushed up 26% to $482K in this category.

Overall, the number of Single Family Homes transactions increased 32% and that trend does not show signs of slowing down. A large percentage of transactions occurred in the Alpine, WY segment of the area.

VAC A N T L A N D Vacant Land in Star Valley broke new records for sales activity in 2020. Total sales volume in Land has more than doubled to $51M Year-Over-Year 2020 vs. 2019. Transactions increased 79% with a huge jump in transaction in the North Star Valley area of 158%

driven by a surge of activity on Star Valley Ranch. At the beginning of 2020, nearly 72 lots were available, and at the time of this report only 6 remain.

The Star Valley area is, and will continue to experience a building boom based on this recent activity.

FARM & RANCH The number of farm and ranch transactions saw a significant increase, up 550% when compared to 2019. With very few transactions in 2019, this also pushed up sales volume 495% to over $12M. Large and expansive Ranch properties in and around Star Valley are becoming more desired than ever before. Open space, safety and quality of life are paramount to buyers.

COMMERCIAL The commercial segment has increasingly gained traction this year with a 257% increase in number of transactions, and a 55% decrease in average days on market. The average sale price saw a 23% increase, this coupled with the increase in transactions, has driven up the total dollar volume 341%, when compared to 2019.
