s a long-time resident of The Beach who has also lived in several of Toronto's other 'best' neighbourhoods, I will tell you this:

This particular home has an interesting history. Built in 1936 according to Public Records, as far as the current owners can tell, they are only the 3rd family to call this home.

There is no place, like this place.

And they have cared for this home beautifully!

This picture captures what The Beach means to so many. It is a peaceful, family oriented neighbourhood, with free access to some of Canada's finest beach and waterfront parkland. Also home to more dog-lovers than just about any place I've ever seen, lol.

What's more, as Torontonians have discovered The Beach, it has become a favourite weekend hangout. This is why living at the far east end is preferred by many for its quiet solitude. At the same time, it's close to all the action when you want it.

Ok, maybe I'm exaggerating a tiny little bit (I don't have any scientific evidence to prove this), but it does seem as though The Beach is the dog capital of the city. People here love their animals. And with plenty of beautiful walking trails, the 3km beach boardwalk, plus off-leash areas, this neighbourhood is a dog (and doglovers) paradise.

4 Seasons of Fun Scenes like this one are another reason the locals, aka Beachers, love The Beach. In fact, for many, the winter is a favourite time at The Beach because the lake takes on a very moody hue, and when you aren't enjoying the waterfront, the kids can be out playing shinny on the hockey rink next to the lake. Or just enjoy strolling down Queen St E to pick up a coffee and enjoy the weekend newspaper.

SPRING, SUMMER, FALL AND WINTER! Written by Jim Emilson The 3 kilometre boardwalk along this beautiful section of Lake Ontario is a favourite spot for locals and Torontonians from across the city alike. If you are a runner or cyclist, you will especially appreciate the waterfront trail. At dawn, many a dedicated athlete is found in spring, summer, fall, and winter, enjoying their morning exercise while listening to the calming sound of the water lapping up against the rocks. There are many park benches conveniently situated along the boardwalk, so if people-watching is your thing, this is a perfect spot to stake your claim and enjoy watching the world go by. And of course you will see dogs of all kinds out taking their masters for a walk...retrievers, labradors, havanese, poodles, shepherds, japanese chins, etc. You name the dog breed and you'll most likely find it walking its master right here along the waterfront.

Well-lit for a summer evening walk, it's also a romantic location where many a first-date has ended up. Since 1914, The Fox Theatre has played an important role in neighbourhood life. Located at Queen St E and Beech, it's easy walking distance from 17 Courcelette Rd, and offers a fun, family friendly environment.

A

prairie boy from Saskatchewan who moved to Toronto 22 years ago, Jim's family instilled in him the pioneer work ethic. "Start the day early, work hard, a handshake

means something - if you live like this, you will enjoy an abundant harvest."

At age 17 Jim started his first company, selling it successfully 7 years later at age 24. Then Jim totally switched directions, joining a small Quebec based start-up. After a few years of dedicated effort, Jim helped that company to drive dramatic sales growth across Canada, which led to his appointment overseeing sales growth in the USA and internationally. He credits those years with teaching him the art of negotiation. Jim uses these skills everyday to help his clients.

In the early 2000's Jim decided to enhance his marketing skills and enrolled in a Marketing Management course at Ryerson University. The marketing expertise he gained is one key factor explaining why his clients homes tend to sell for more money, in a shorter period of time, with the most favourable terms. Jim is a Realtor you can trust, he has the skills you need, and the experience you want.
