from the di recto rs RENOVATIONS SHOULD BE SEAMLESS If you are thinking of renovating to sell, there are some rules to help you make rather than waste money. The main general principle to consider is whether the house will look harmonious. Many people renovate the worst thing in the house (eg. kitchen) only to find that the rest of the house looks much dingier now that the kitchen is fixed. The kitchen may now be worth more, but possibly the rest of the house is worth less as to buyers it’s all relative. So the money you make on one may be reduced on the other. Seen as harmonious whole, a house where all rooms are of a similar standard and style seems in better condition than if one area is renovated, creating an island of contrast that shows up the rest of the property. Kitchens and bathrooms add value to a home, but they may add less than you expect if the rest of the house will now look shabby. Better to leave it for the next person, particularly as you will be trying to recoup the cost and the higher price tag restricts you to buyers in a higher price range, narrowing the pool of buyer possibilities. Many people who don’t have money now but expect to have it in a few years buy unrenovated houses and simply put up with them the way they are until they can afford to fix them up. Conversely, if the rest of the house is renovated, it would be unwise to stop short at the kitchen and bathroom even if you have to borrow money to do it. If the house presents as a seamless harmonious whole, the wow factor is reflected in sales dollars. Don’t extend to sell – this makes the property more expensive and narrows the market to a higher price range and those who like your taste*. *as long as you take the advice of the experts and choose neutral colours that appeal to a wider market and don’t make idiosyncratic changes that narrow down the interest to a niche group of buyers (eg height changes to allow for tall or short people etc.) Source: Local Property News April 14, 2011

Carbon offsetting Raw for Africa When the Raw for Africa family and music event was held at Mornington Racecourse earlier this year, the Raw committee planned for an environmentally friendly event and worked hard to reduce the waste and carbon produced by the event. Lead by Kylie Robertson from SEEDS Bushland Restoration & Environmental Education, the Raw team used environmentally friendly and disposable products for much of the event. Where this was not possible, Kylie and her team created a carbon offset program and since the event, they have planned for the planting of hundreds of trees and plants across the Peninsula. A carbon offset is a reduction in emissions of carbon or greenhouse gas in order to compensate for or to offset an emission made elsewhere.

Planting trees is an ideal way that individuals can become involved. Trees absorb carbon dioxide to help reduce climate change. They improve the air quality, preserve biodiversity, help to control flooding by minimizing runoff and provide habitat and nutrition for wild life. Kylie Robertson has arranged regular propagation days at Mornington Youth Enterprises at Pine Reserve in Mitchell St, Mornington. Hundreds of seeds have been propagated, ready for tree planting days to be held later this year. The Raw for Africa committee is already planning to carbon offset next year’s event as well. TEAM JLB-GOING THE EXTRA YARD

It’s often been said that if you want something done, ask a busy person. And it is so often true that busy people have great time management skills and are prepared to take on extra tasks. Just ask this group of JLB staff members. They all work long hours, have homes and families to manage, and they are all actively involved in some type of regular sport or exercise routine, however each one of them regularly contributes or volunteers their time to special causes or charities. Vivienne Spencer has been with JLB for over 17 years. She is well known by her clients for her directness and strong negotiating skills, however there is a gentle side to her nature which can’t resist helping anyone in distress. It’s not unusual for Vivienne to stop and drive elderly people home if she sees them waiting at a bus stop in the rain. Just recently Vivienne was very quick to the rescue when past clients Les and Thelma O’Mara needed help with their schnauzer dog Danny. Danny was diagnosed

with diabetes 3 years ago. Les had been giving Danny his insulin shots morning and night, but when Les was suddenly rushed to hospital with pneumonia, Thelma was not comfortable giving Danny his shots. Being a dog lover Vivienne quickly stepped in to help. Viv went to their home before and after work each day to give Danny his shots and eventually taught Thelma how to do it. Les made an excellent recovery and Viv said it always feels good to know you’ve helped someone.

JAKE ROLLS NEEDS YOUR

HELP!

Grace Wilson from the JLB sales team and her friend Danielle de Haas have teamed up with friends to offer support to local Mornington lad Jake Rolls. Jake has recently been diagnosed with cancer for the second time, and the 21 year old former Mornington footballer is now in need of expensive life saving treatment. Jake was diagnosed with skin cancer just over a year ago and after a tough battle, he believed the worst was over. However the cancer has now returned and spread to other parts of Jake’s body and Jake is facing the battle all over again. Jake and his family and friends are hoping that a new treatment (BRAF) will help him to beat this disease, however it is very expensive, and Jake and his family need support to help raise the money. By the time this article goes to print, Grace and Danielle will have organised and run a charity event for Jake at Lelley’s Coffee House in Hastings. The charity night was put together with support and donations from local people and businesses, with goods being auctioned on the night by Susan Clavin from the JLB sales team. Jake’s friends describe him as an amazing person who is generous and caring towards his friends, a passionate footballer and a dedicated electrician. Sth Mornington v’s Mt Martha Junior Football Clubs Local rivalry alive and well! HERE WE GO AGAIN – THE FOOTY’S BACK, and that of course means that the long standing and “friendly rivalry” between the Sth Mornington and Mt Martha Junior Football Clubs starts over. I look forward to keeping you updated as to how these under 13’s boys in their respective clubs progress in 2011. For those of you not well versed in the significance of this rivalry, I’ll recap from a previous article Both well supported clubs, these two teams have enjoyed tremendous success in past years, more often than not competing against each other for top spot. Despite the fact that many of the kids from both clubs attend the same schools,

The JLB REDBACKS! Impressive is definitely a fitting word to describe how these boys are playing. Fired up and ready to roll, their skill level has improved out of sight and they are winning convincingly on many occasions these days. Training has been intensified under the watchful eye of Coach Phil McDonald and the boys are taking a serious approach now that they’re a well established team into their 3rd year together. The consistency of this line-up and their familiarity with each others movements and strategies has certainly been instrumental in their recent success . I’m pleased to report that though the boys have grown significantly, the uniforms still fit and with luck will see the year out before they need new ones It’s going to be a great year and I look forward to updating you as to the boys progress. Watch this space and GO REDBACKS!

play various other sports such as cricket, basketball, and athletics together (and on the same side), when they don the jersey’s of their loved footy clubs, all pleasantries are lost and the battle lines are drawn! My son Michael (Sth Mornington) and best mate Toby (Mt Martha) face each other in these matches. The boys both attend St Macartans, play basketball for the UB’s, play cricket for Mt Martha and never have a cross word between them! But all that is forgotten when the boys take the field in their opposing teams! I grew up in a Collingwood-Carlton family and can’t tell you the change in our otherwise civilised household when these teams played each other on the weekends! Sth Mornington and Mt Martha remind me a little of that

legendary rivalry. Though I am clearly part of the Sth Mornington FC, I am also proudly a parent member of the Mt Martha Cricket Club and consequently familiar and friendly with many of the parents of both these sporting associations. They are across the board great people and we ordinarily get along well, enjoying each others company and sharing our children’s sporting ventures. HOWEVER, Bring on a match between these two rival clubs and all the love is lost (temporarily)! I love this rivalry, and have learnt this which I am delighted to share with you... For two hours a few times a year, the people I call friends are not; The children I welcome into my home as friends of my

own children are for that time the enemy; and finally there are two sides to a footy field with an invisible line where opposing parents may not cross! Long live this friendly rivalry! In good spirit, it is the building blocks of loyalty, commitment and mateship. I admire that both clubs keep it in great perspective and I for one thoroughly enjoy the entertainment that this brings. PS: Tiges have won the 1st 2 matches this year, but we get the distinct feeling that Mt Martha haven’t hit their straps yet so we’re keeping a very watchful eye!

Team Clavin welcomes Cameron Lancefield Soaring to new heights! At 6’8 (204cm), Cameron Lancefield makes quite an impression wherever he goes! Towering over the vast majority of the population, he certainly gets to look at life from a different perspective. In fact we’ve ditched our aerial photographers in favour of his height advantage! On behalf of the volunteer committee and Cancer Council Victoria, I would like to thank the Mornington Peninsula residents for their amazing show of support for this very special event. You turned out in great numbers and not only helped us achieve an outstanding result, but reinforced our very clear message that none of us are, or need to be alone in our fight against cancer. Your enthusiasm, commitment and passion for this cause was absolutely inspirational and I am incredibly grateful to each and everyone of you for the contribution you have made. You should all hold your heads up very high knowing that you did indeed make a difference and your efforts will one day ensure that we find a cure for cancer and make this dreadful disease a part of history, not a part of our future. I am pleased to report that this event raised more than $120,000 for cancer research and that is a BRILLIANT result! We had in excess of 1000 walkers for this relay, with 55 teams participating which has broken previous records for the Mornington event. TAKE A BOW! I would also like to take this opportunity to acknowledge the brilliant work and dedication of the volunteer committee who have worked tirelessly for 8 months planning, organising and bringing this event to its fruition.
