Location
Project Overview
The land plot is located in Avenida Afonso Costa, in Lisbon’s Northeast area. This avenue is well connected to some of the most important urban axis of this zone, such as Av. Gago Coutinho and Av. João XXI. Its is also strongly attached to the main public transport’s networks, such as the metro lines and the railway, and Lisbon’s international airport.
This plot as a total area of 6.000 sqm, facing both Rua Sarmento Beires and Av. Afonso Costa. A preliminary project has been approved in order to grant a total Gross Construction Area of almost 22.000 sqm over three towers, connected by a central core, with 18 floors each.
In the catchment area it is possible to find office and residential buildings. The land plot can take advantage of its location and connection to Lisbon’s main Universities (Técnico University, University of Lisbon, Católica University, among others).
There are no restrictions in terms of use / distribution for the development project (office, residential, hotel, others). It is possible to develop a student housing project as well, which would be anchored between the main Universities Campus.

Proposed Project Project Description The existing project, approved by the CML, proposes the construction of three towers connected through a central volume of vertical accesses and distribution. Each block serves a different program: Hotel (9.190 sqm of GCA) that also occupies floors 1 and ground floor, Residential (6.110 sqm of GCA) and Offices (6.110 sqm of GCA), comprising a total construction area above ground of almost 22.000 sqm.

The towers have 18 floors above ground, reaching a maximum height of 65 meters, and 7 floors below ground for parking and technical areas.

Program There are no restrictions in terms of use for the building, the project allows different approaches for a program distribution. It is possible to develop a mix use that can be more convenient for a singular investor, between offices, hotel and residential, or a project dedicated to a specific use. The preliminary project grants the total approved gross construction area as well as the maximum number of floors and building height.

Student Housing – Alternative Project Project Description As an alternative scenario, taking advantage of the surrounding network of public transports and main Avenues, as well as fast and easy connection to Lisbon’s main University Campus, a study for a Student Housing project has been developed. This alternative project proposes a full building occupation with this program, offering studios or rooms with commons spaces on the lower floors. This study foresees a distribution of 10 private units per tower per floor, each one with an average area of 27 sqm including a kitchenette, bathroom and storage, totalizing 510 units in the entire complex.
