MONTHLY HIGHLIGHTS What can we learn from Monopoly? On holidays recently we decided after the third raining day that it was time to break out the SHREK edition of Monopoly. Our 5 year old wanted to know how you win. After a bit of thought I decided that the easiest explanation was this:

“Buy as many properties as you can, as you can afford them, in the best positions you can get them. If you buy well then just get on with the game and watch the rent come in.” In fact is property investing is not simple. We need to consider many other aspects but essentially it does boil down to the simple explanation above. Why not pull out monopoly on the next raining day and enjoy. Last month I pulled the 5 courses that make up the Your Property Success Education System off the market. It is exciting to hear from those doing the course how much they have got out of them already. I am sorry to all those who emailed me and begged to get access after we closed. Reports you should read Herron Todd White I believe this is a report that everyone should read. It is a fantastic review of what is happening in capital cities and regional areas for residential and commercial property. HIA Report of the Future of House Prices The Housing Industry Association releases regular media updates on the market. This month they put out a white paper on House Price Movements. An interesting read, essentially they believe that prices will remain steady. Click here to get their newsletters.

Genworth Streets Ahead Report I always look forward to this report as it gives a great overview of what is happening across the Australian property market. Well researched, easily readable, check it out! Click here

RP Data Watch this 10 min video – for a quick recap on the market – it seems the markets are rebounding. Growth trend continues with capital city dwelling values rising 1.3% in March With Australia's housing market experiencing a mild recovery over the past twelve months, the country's eight capital cities have recorded growth of 1.3% over the month of March.

Your Investment Property Magazine I hope you have signed up for the newsletters from your favourite property magazine. This month YIP shared this great article on areas with the greatest rental yields. Check it out here – I have to admit a 20% rental yield is attractive. This links nicely into one of the articles in the magazine this month – buying in dodgy areas and getting good results. Next month’s edition is hitting the stands next week and I look forward to the article on investing with little or no deposit - more on that next month.

Australian Property Investor Magazine This is it! The Top 140 locations throughout Australia. This is a great read . They give you a complete suburb/town overview plus the key drivers and the people who this area would most likely suit. Ie home owner, renovator, cash flow investor. These categories allow you to quickly find the areas that suit your specific strategy and buying criteria. If you are a commercial investor there is even something for you. There is a great article on Rachel Barnes in the ‘where are they now’section. Rachel and her husband bought 75 rentals in 64 months then tried their hand buying in Europe and the USA. I love these articles. Personally I was thrilled to see in the NSW review of Kensington and Kingsford wrt the new light rail going to the university. As you might know I think buying near hospitals and unis and infrastructure is a good option, that is why I bought a few properties their years ago.

Websites, Apps & Subscriptions you should sign-up for (mostly free) Apps for mobile devices seem to be the latest thing – there are certainly a lot of companies investing big bucks in free apps; I think they will become the new business card of the future so watch this space. Bank Apps Ok it seems every bank has an app these days – I have to admit I think the Westpac iPad app is better than their website.
