MONTHLY HIGHLIGHTS What a year it has been 2013 was well and truly the year of recognised recovery. Many within the industry saw increased activity in 2012 but with the sale results coming through in 2013 it was truly the time for many investors to realise that a perfect storm had brewed and still brews. The combination of low interest rates, which results in the highest borrowing capacity most of us have ever had, together with high household savings, demand for property and low vacancies meant many investors starting looking at opportunities. Throughout the year I have chatted with many property experts and they all were excited about the renewed optimism in the market. The response to the webinar I held with Terry Ryder from Hotspotting, was amazing. Over 500 registered to listen to the hotspots where the rental returns were so good they covered the mortgage and all the costs of the property. I have definitely seen a lot of my clients diversify into combining blue chip capital city properties with ‘A grade’ investment properties, with high rental returns in multi-industry large regional cities. After all diversification is just another way to minimise the risk in your portfolio. The making and filming of The Ultimate Guide to Renovation took up most of the year. I was so committed to making this the most comprehensive property course ever, covering not just how to find a renovation gem in the rough and make money but the techniques to locate the suburb/town/street to buy in. The current students are up to Module 5 of the 12 and I continue to support them weekly with our group call. I am delighted to see so many of our course testers have actuallypurchased a property and started their renovations. The thing that delights me the most is that this online course delivers so much value that those who have done all the other courses on the market (at a lot higher price tags) are finding these step by step videos and tutorials have finally allowed them to take action. I am so proud that I have fulfilled my goal of creating another course that actually helps deliver success. So make sure you watch for the next enrolment in 2014. Christmas is on us and so is the time for reflection. Every year I jot down my goals and plans for the incoming year. Over the years the key to ongoing success I have found is to not just write down the new goals but reflect on last year’s goals and see what worked and what did not. I also draw up a bit of a wishlist. I achieved a few of these this year the most exciting was to be asked to contribute to the Australian Women’s Weekly as their property and finance expert, the next on the list is to get one of my photos into the Australian Financial Review. Magazine Summaries and Reviews for the Month Money Magazine This is the Best of the Best edition – get all your comparative information here on all the financial products you need. There is also interesting property focussed articles on buying overseas, buying in Queensland and how to actual secure a property. A good magazine to start planning how you will invest in 2014.

Your Investment Property Magazine YIP looks ahead at 2014 and goes through 100 suburbs that are ‘set to surge’. Their analysis is thorough and gives you a break down on demographics, household income, key indicators and capital growth prospects. They even throw in the best streets in that suburb to check out. They also do a great round up on each State. If you are at a loss at where to buy consider grabbing this edition and settling in after your Christmas lunch. A surprise for me this month in the magazine was to learn that I was voted runner-up Australian Mortgage Broker of Year. This was surprising as I didn’t even know I was nominated! So thank you to all those who nominated and voted it truly is an honour to serve you and be recognised for it.

Australian Property Investor Magazine It seems that property investors are getting younger and younger – and that is a great thing. The cover story this month highlights a number of young investors and takes us through how they have grown their portfolio and their plans to continue to develop them. A great inspirational story. For those interested in developing Part 14 the final instalment of the development case study appears this month with a review of the investment – interesting reading. Check out my thoughts this month in Ask the Experts – if you had $400,000 where would you buy?

Smart Property Investment Magazine Who doesn’t want to retire at 40? SPI this month covers strategies and actions you can take to get you to this goal. The secret is starting young and setting the goal and the plan to get there. However for those of us who have seen that milestone flash past it is not too late to start or continue to grow a low-risk portfolio based on good investment decisions. The magazine is crammed with articles one that you may find interesting is the article of NRAS – you need to be aware of the downside as well as the opportunities.

Australian Women’s Weekly Magazine This month I have contributed again to AWW as a property and finance expert showing home owners the three ways they can use their home to create wealth. Book: Your Property Success with Renovation Goodness what great feedback I have been receiving lately about my book. It took the publishers a year to convince me to write down my thoughts on how to buy and build a successful property portfolio. After hearing from a number of people this week on how much value they have received I am thankful that did keep asking me to write this book. In fact I have had property professionals tell me they get their new starters to read the book for a 101 on property investing and I have lost count on how many people have told me they use the text to voice version on Kindle at the gym. One person’s feedback in particular comes to mind this week – she calls the book her Property Bible – as you can see she thinks the content worth highlighting!

Websites, Apps & Subscriptions you should sign-up for (mostly free) Apps for mobile devices seem to be the latest thing – there are certainly a lot of companies investing big bucks in free apps; I think they will become the new business card of the future so watch this space. Resources You need to sign up to a number of newsletters if you have not already. In fact a great starting point is to sign up for the free newsletters that each of the magazines send out. You will not have to wait monthly to read great content. More and more so the magazines are also adding value by including interviews and videos so make sure you jump on their websites and signup for their newsletters.
