MONTHLY HIGHLIGHTS New Year’s Resolutions DO NOT WORK! So we are nearly a month into the new year and where are you? Like most you probably made some meaningful resolutions on New Year’s Eve that may or may not still be active. The reality is that setting yourself a 1 year goal or any short term goal needs to link into your long term goals and without them the half-baked New Year Resolution is doomed to fail. I believe that you need to plan where you want to be for the next ten years and look at where you have come from in the last ten years and what you need to change to get there. I have created a simple exercise for you to do just this! Also if you make it to the end I am going to give you a few gifts to help you to achieve it. This is only available for a few weeks as I normally sell these but that is how much I believe in you and helping you achieve your success. Start your own Road to Success by clicking here Looking ahead is never easy, regardless of what people will tell you there is no crystal ball with all the answers. However at this time every year the magazines ask property experts what is going to happen in 2014. Some get it right some get it wrong. An interesting article from Property Observer this week reviews what the experts got right and what they got wrong. Check it out here. Just a quick update on the students in the November intake of The Ultimate Guide to Renovation, the activity on the private face book page has been amazing and they are quickly approaching Module 11. Discussions on the weekly calls have included everything from interviewing buyers agents, to the benefits of sanding, where to get discount door handles and what suburbs a hot or not. SQM Vacancy update We all know that capital growth helps you grow your portfolio by unlocking equity to make subsequent purchases and it is how you exit your portfolio but you need a good rental yield to help you hold a portfolio. That is why watching rental yields is so important. SQM this month have looked around the country and shared what is happening rental vacancies this is an early indicator of rental yields. Simply as there are less properties to rent then rents increase. Here is the latest newsletter.

Magazine Summaries and Reviews for the Month Money Magazine This is the Best of the Best edition – get all your comparative information here on all the financial products you need. There is also interesting property focussed articles on buying overseas, buying in Queensland and how to actual secure a property. A good magazine to start planning how you will invest in 2014.
Your Investment Property Magazine The cover story profiles this year’s investor of the year. It is interesting to see that winning is not about how many houses you have or their worth but rather the strategy and selection criteria. Something that reinforces my view it is all about a planned and repeatable success. The rest of the magazine is full of heaps of great reads. Check out the section on best rental suburbs. It is interesting that they seem to top out at about 6%, a lot lower to the returns being talked about the last few years. For those wondering about the 6 yr ruling on your home and what happens when it becomes an investment property.
Australian Property Investor Magazine This month API put me in their hot seat, check out the article. I discuss fixing rates, where to buy in 2014, why I buy in capital cities and when a preapproval can stop your portfolio in its tracks. I have to admit the 'mung bean' effect is the craze that I (and my clients) must of missed. Apparently where the hippies go and set up green communities others follow and prices rise. I'm not convinced but apparently the numbers stack up, you decide. Don't miss the great reader stories, the young UK policemen that saw opportunity whilst on holiday, worked hard, saved a deposit, grabbed the government grant and then built a portfolio before he is 30 is great! Of course the cover story is a must, what 2014 has in store for us, there is just too much to cover, just get the magazine for yourself.

One more article in API – you can’t miss! Do you get confused with all the data out there? APM, SQM, Reside, RPData? I do and I know these guys, so I found the article that interviews then all and explains the differences one not to be missed.
Smart Property Investment Magazine Yep another list of suburbs you should consider for 2014. I think it might be time to compare the different magazines and come up with a shortened list. Great articles this month. How to create a savings plan to start investing, how to make sure your rental property is never vacant and some truly inspiring stories from readers. I was particularly interested in the article on investing in Sydney. Is it too late? Well I can tell you from the activity in our offices at Investors Choice Mortgages we are getting a lot of people frustrated with the Sydney market and wondering if they should wait. I posed this question to the Snr Economist and author of Westpac’s Blue Book and he said they are predicting that there will be no slow down and Sydney will grow by another 10%pa in 2014. Just saying… PS Many clients are snapping up great opportunities in Brisbane at the moment, a few purchases over the break in Melbourne and one in Perth (as homes not investments). Adelaide, Darwin and Tassy are still very very quiet.
Australian Women’s Weekly Magazine This month I have contributed again to AWW as a property and finance expert showing home owners the three ways they can use their home to create wealth. After all I believe that Your Home is Your Gold Mine waiting as an untapped resource to assist you achieving your goals.
