MONTHLY HIGHLIGHTS So what have we to celebrate? Many things! 2013 has been a great year for investors and home owners as most have seen their wealth increase with rising property prices. In addition we have not experienced the economic troubles of the US and Europe. We have experienced the lowest interest rates ever and 2014 is shaping up to be even better. Sure there seems to be areas in the property market that have already blown out but there is still opportunity for savvy investors. I grabbed a coffee with Louis Christopher founder of SQM Research this month. We talked about the great opportunities in NSW and Qld and what is in store for 2014 – it all looks positive. Watch this space SQM will be releasing even more tools soon to help you assess your property purchases. In the last week most lenders have moved their 3 year and 5 year fixed rates upwards. This indicates that they see that interest rates will move upwards at some stage in the future – this means our economy has an upside and we will not have to rely on the Reserve Bank to prop up our economy. However in the near term most economists believe that interest rates have at least one more drop ahead so low rates are to remain for some time in 2014. Did you know that lenders assess how much you can borrow by the interest rate of the day plus a buffer – so what this means is at the moment you can borrow more than ever before (or possibly again) because the base rate they are using is the lowest it has ever been. So if your properties have gone up in value now might just be the time to look at releasing equity, fixing some of your loans and looking for the opportunity. On a personal note I have much to be thankful for and celebrate. It’s my birthday so I am in celebration mode for the month of November. If that is not reason enough I have started with my first intake of students into The Ultimate Guide of Renovation after 9 months of filming, I have worked with many wonderful clients throughout the year, I was just announced as Australia’s runner up Mortgage Broker of the Year (without even knowing about the nomination) and much more. Actually one particular thing that comes to mind is thatI was asked to take over the Money page for Australian Women’s Weekly magazine’s Christmas edition. I remember many years of post-Christmas lunch the family sitting around on the farm in Dubbo in 45 degree heat trying to get some relief and reading the bumper AWW Christmas mag. It was something of a tradition so I am so excited to be part of it. Has 2013 been the year of opportunity that you have grabbed with both hands or are planning towards making 2014 great? ANZ Housing Chartbook Things are definitely looking up. This report is not usually available to the public but it is full of information and predictions on the housing market. Note that ANZ economists are predicting a further 15-20% increase in housing prices. Click here to download.
Housing Industry Association Figures HIA predicts that the number of building commencements will be over 170,000 in 2016/17, more than the post GFC figures and renovations activity will be $30 billion by 2017 – yep that was BILLION. Click here for the report.

Magazine Summaries and Reviews for the Month Money Magazine Money magazine this month is crammed full of information, I don’t know how they do it. Check out the article on why your credit file is one of your most important assets you need to keep an eye on. There is great articles on how to do property inspections, why you need to take extra care in a booming market and they even take on the question that everyone is talking about – is there a property bubble. For those looking to buy your first home don’t miss the article on page 59.
Your Investment Property Magazine Retire Sooner and Richer! What an attention grabbing head line that is!
Australian Property Investor Magazine Just when I wonder if there is a property topic left to be covered these guys pull out the big guns. We all like a celebrity story and this month Lindy Chamberlain shares her property investing story. Plus there are so many case studies of real life stories of real life people who have multi-million dollar portfolios that it is truly inspiring. And that is just the cover story! This month the team at API have jammed into this issue an extraordinary amount of amazing information. If you are flicking through make sure you cover all the articles all the way to the back. On page 83 starts a special report with Australian property monitors on 130+ suburbs with profit potential, ie where in the one suburb the lowest and highest prices have to most potential for you to add value with renovation. This 20 page report is not only packed with printed information, there was just so much content it also goes into digital and 8 videos. Smart Property Investment Magazine Spruiker alert!! Do how do you spot a spruiker? We all worry about being ripped off and this article takes on that issue. There are questions you need to ask anyone selling you a service or product and more importantly you need to do the research on your chosen adviser. At the end of the day as in all things property it is a case of caveat beware. SPI also review their three renovation projects for the year, and discuss the returns and their learning's. With equity gains of over $150k these guys have been really making money from their renovations. If you are interested in buying in US or NZ or Cairns or targeting areas near universities (like I do) then there is articles for you.
