MONTHLY HIGHLIGHTS The Year Ahead 2013 has started… well with a bit of a fizz to be honest. There does not seem to be any new found optimism throughout the country in fact other than bush fires and a continuous supply of bad news regarding job cuts and the occasional reference to a sporting event or drug cheat to take our mind off things, it seems business as usual. It really looks like more of the same in the property market for the year. However there are some economists and property commentators that are more positive than most. In general most areas will hold their own with some possible (modest) growth. Some areas are benefiting from the massive mining investment in particular it would seem from rental property shortages and higher rental yields, which is still good news for investors.

So what does this year hold? If you are a property investor with a current portfolio then just look back over the last year and expect more of the same. For those looking to expand their portfolio – the sky is the limit – the question is do you buy now or wait? Essentially you are obeying one of the fundamental investment success rules, buy when everyone else isn’t, or buy when the market is slow. The caveat is that you are buying in an area that will pick up when the market returns. For those with more experience you may want to time the market – why you ask? So that you can secure the same opportunity without the holding and operating costs in a year of no growth. That is unless your strategy is one around yield and in that case an additional year of income might be up your alley. Although we talk about knowing your property investing strategy you also need to make sure that your strategy will work in the prevailing economy. Something to think about in the coming year. Thank you to all those who send me local newspapers from areas in the news. Recently I received one from Port Headland. One article in particular drew my attention. The journalist thought it amusing that the rest of the country was experiencing a bit of a property market dip whilst the local areas was still moving up, up, up. Some of my clients who have seen little growth in that area in the last year, so I am not convinced that all is wonderful. Having said that in the same paper there were a number of apartments for $2 million +++ that had been snapped up to accommodate mining executives. It would seem you can even rent one of the Indian Ocean Suite 1br units for $3000 pw – seriously! Check them out at http://www.pilbarapropertyguide.com.au/latest-edition/ Now don’t rush off and buy there you need to do research first and keep in mind there are warnings over the duration of the boom. Magazine Summaries and Reviews for the Month of January Smart Property Investment, Feb 2013 The cover story this month looks at the fastest growth suburbs predicted for 2013. This is a good place to start if you are thinking about doing something this year in property. Other articles not to be missed is the one on how to pass on your property to your children and an update on the renovation project that the magazine is currently doing – yes they buy their own property and put their money where their mouth is. Of course one of my favourites is the story on renovation.

Your Investment Property, Feb 2013 – “How to Make Millions Fast” This month they look at the Investors of the Year – and I have to admit these guys are all so impressive. The great thing that seems to be the trend is that they all started so young and have been able to create the life they want before turning 30. There are many lessons to be learnt from each one of these stories. Also there is a story on suburbs to watch and a great review on property vs shares. If you are planning on investing in 2013 these two articles are a great place to start your research.

Australian Property Investor, Feb 2013 – “2013 The Year of Recovery?” We are all wondering what 2013 will hold – mostly it is a more of the same and this is predominately because consumer confidence has not picked up regardless of rate cuts. The cover story gives you a great look at what you can expect. In addition there is a article on how to make your property renovation look a million dollars. With two of my investment properties up for let over the Christmas period we were in and out with a quick spruce up before they were re-let. There were some techniques here I was itching to try – like the spraying of the tiles and bathtub but I didn’t get a chance. There are so many tips in the article – actually I contributed some of my own you will enjoy this. Don’t miss the article on what the Commonwealth Games means to property prices and the NSW roundup looks at the incentives being offered to people moving from the cities to the country.

Money Magazine, Dec/Jan – “The Best of the Best 2013” Another issue not to miss – here we get all the Gold winning products from home loans to SMSF. Money also has a couple of really cool videos and extra resources that you can access from their Viewa app (head to the iTunes store

for free download). In particular I loved the link to extra on-line bargain websites… great for Christmas. Back to Property – Maria has a learners guide on how to sell your property yourself – a must for those thinking of saving a few dollars. Also Editor Pam Walkley covers the age old argument should you buy new or old. The example of a $500,000 property with the same rent, one being an old house and the other being a new apartment shows a clear winner – can you guess which?

Websites, Apps and Subscriptions you should sign-up for (most are free) Applications for your mobile devices seem to be the thing – there are certainly a lot of companies investing big bucks in free applications, I think they will become the new business card of the future so watch this space. Check out the great mobile offerings from the magazines listed below each one of them has numerous resources I know you will just love.
