overview

RUTHERFORD COUNTY, OPEN FOR BUSINESS The Rutherford County Chamber of Commerce welcomes you to the 14th edition of the Rutherford County Economic Guide, a resource for working and living in Tennessee’s fastest-growing community.

Rutherford County

Rutherford County continues to set the pace for growth in Tennessee. The county’s 2008 population stood at 241,355 — a nearly 26 percent increase from 2000 — and it ranked No. 1 among Tennessee counties for its rate of growth.

“Evidenced by continuing and steady economic growth for more than a decade, the climate for business in Rutherford County, Tenn., is one of the best in the nation,” says Holly Weber, vice president of economic development for the Rutherford County Chamber of Commerce. Weber invites inquiries from prospective relocating companies.

Rutherford County is a clear destination of choice for investment, expansion and corporate headquarters location. Household names with deep roots in the county include Nissan, Ingram, Bridgestone/Firestone and State Farm. In 2007 alone, seven new companies and four existing employers announced projects totaling $104 million in new industrial investment and creating more than 1,000 new direct jobs in Rutherford County. In addition, major retail developments in Murfreesboro and Smyrna will bring 1.3 million square feet of additional shopping space to the marketplace. Average household income topped $69,000 in the community.

With 23,000 students and 800 faculty members, Middle Tennessee State University in Murfreesboro provides a major education and research asset for the region. Rutherford County is the geographic and population center of Tennessee. Three-quarters of the nation’s population is within a day’s drive and access to markets is a snap with easy access to three major interstates. La Vergne is home to the county’s largest industrial park, including one of the largest distribution centers in the Southeast. This guide includes listings for more than 100 industrial, office and retail sites, as well as some yet-to-be-developed property. The county’s workforce numbers nearly 121,000, up 19.4 percent since 2000. Rutherford County consistently outperforms national economic

IMAGINE THAT Fingerprints are welcome at The Discovery Center at Murfree Spring. The hands-on museum for children and adults of all ages is near downtown Murfreesboro and includes 20 acres of outdoor wetlands. Those 20 acres are called the Murfree Spring Wetland, and visitors might see wildlife such as herons, muskrats, river otters, water snakes, frogs and turtles. The Discovery Center has 15 permanent indoor exhibits. Hours are from 10 a.m.-5 p.m. MondaySaturday and 1-5 p.m. Sundays. For more, go to www.discoverycenteronline.org.

CLIMB ON BOARD Many bus rides are more comfortable these days, thanks to a Murfreesboro company. Pretoria Transit Interiors Inc. was founded in 1994 and provides luggage rack systems, interior lighting, ducting and other products for bus makers. Its client list includes bus-manufacturing companies throughout the United States and Canada. Pretoria uses anodized aluminum, which allows the company to customize products to fit the design requirement of any bus. For more, go to www.pretoriausa.com.

WHERE THE ARTS COME ALIVE It’s all a big act at the Murfreesboro/ Rutherford County Center for the Arts. The center opened to the public in 1995, but is housed in an Italian Renaissance-style building that dates to 1909. It hosts theatrical productions, dance and music performances, theater and art classes, and visual-art exhibitions. The center’s 168-seat performance hall is home to the Center Stage Series, which features performances by the Murfreesboro Ensemble Theatre and the Rutherford Lyric Opera. To learn more, go to www.boroarts.org.

TAKE THE TOUR Here is a tourism attraction with a different twist: an automotive plant. Visitors can schedule tours of the Nissan North America manufacturing facility in Smyrna. The free tours are available at 10 a.m. and 1 p.m. Tuesdays and Thursdays and require reservations. The phone number is (615) 459-1444. The Smyrna assembly plant is widely regarded as one of the most productive automotive facilities in the world. It has the ability to manufacture 550,000 vehicles annually, producing Nissan Altima and Maxima sedans, Xterra and Pathfinder SUVs, and the Frontier truck.

GO WITH THE FLOW Some new roads in Rutherford County were designed to help traffic flow, and they already are doing their job. The extension of Parthenon Parkway has opened in La Vergne following five years of planning and construction. The extension allows drivers to bypass school traffic on Stones River Road and lets Lake Forest Estates residents gain quicker access to Murfreesboro Road and Interstate 24.

THE FINAL DAY OF 1862 One of the bloodiest battles of the Civil War took place in Murfreesboro, and its place in history has been preserved.

Meanwhile, the New Salem Highway interchange off I-24 is easing traffic in Murfreesboro. One big reason is that the highway provides a more direct route to Middle Tennessee State University for those exiting the interstate. And a widening to five lanes for Beasley Road is opening development near the State Route 840 interchange.

The Battle of Stones River began on the last day of 1862 and produced important military gains for the Union. Today, Stones River National Battlefield hosts several special events throughout the year. Events in 2008 included a Battle of the Bands in April that featured four area school bands playing Civil War songs and a Decoration Day in May that saw hundreds of Boy Scouts place flags on more than 7,000 grave sites in Stones River National Cemetery. The battlefield also hosts several Hallowed Ground lantern tours of the cemetery that take place from June through August. To learn more, go to www.nps.gov/stri.

DIG OUR NEW DIGS The Rutherford County Chamber of Commerce plans to move into a beautiful new building. So do the CVB, Small Business Development Center, Business Education Partnership and Economic Development offices. All of these entities plan to relocate to a $5.6 million building along Medical Center Parkway, with the tentative construction date scheduled for the fall of 2008. The building will be situated directly across the street from the new Embassy Suites Murfreesboro Hotel & Conference Center, which opens in the fall. utherford County is on fire. Retail development is booming throughout the county, with 1.3 million square feet of retail space and more than $200 million in capital investment in two big projects alone. In 2007, four existing companies announced expansions and seven new industrial concerns said they were moving in. Franke USA picked a site adjacent to the Smyrna Airport Business Park for a $38 million headquarters for its division that produces kitchen systems for food-industry users, in part because workers in La Vergne didn’t want to relocate. Adenus Technologies, which specializes in products for decentralized wastewater treatment systems, opened a new headquarters operation in Smyrna in July 2007. Murfreesboro’s Gateway, a mixed-use development that will have a new hospital, hotel/conference center and office buildings, has received kudos from the Tennessee governor’s office. Among advantages companies cite are close interstate access without the heavier traffic volume and proximity to Middle Tennessee State University, the state’s largest undergraduate campus. A major university of 23,000 students turning out graduates with degrees in such disciplines as business, science and music is a major asset, says Holly Weber, vice president of

An assistant professor of history at Middle Tennessee State University, Frisby was the first to book a conference at the new Embassy Suites Murfreesboro Hotel & Conference Center. The complex on Conference Center Drive will open in fall 2008 and the Society for Military History will attract 500 academic and non-academic historians in April 2009. “I think this conference center is going to be huge, for the county and the university,” says Frisby, an officer in the society. “I wanted to make those connections early.” With 283 suites, 80,000 square feet of meeting space, including a 28,800-square-foot ballroom, the $75 million hotel and conference center will boost Rutherford County’s already impressive business profile. The development off Interstate 24 and Medical Center Parkway in the burgeoning Gateway development is the first conference center in Tennessee for Springfield, Mo.-based owner John Q. Hammons Hotels & Restaurants. Before it opens, Embassy Suites Murfreesboro will hire and train 300 to 400 people. Murfreesboro invested $5.9 million for land in the Gateway and pitched in additional funds for road improvements around the project, which is adjacent to The Avenue Murfreesboro retail development. An economic impact study by market research firm Younger Associates says the hotel and its meeting space will draw more than 107,000 visitors and generate nearly $18 million in spending annually. Bill Jones, chairman of public-private economic development partnership Destination Rutherford, says the hotel/ conference center is one of the most important new developments in the county. Hammons, who is known as an industry site-selection master, didn’t decide to invest millions in Rutherford County “just because he likes us,” Jones says. “They are getting all sorts of conference business already.” – Pamela Coyle

The Embassy Suites Murfreesboro Hotel & Conference Center will feature more than 80,000 square feet of meeting space.

ll roads lead to great shopping in Murfreesboro, so it seems appropriate that the city’s newest retail development is called The Avenue. But if you’re picturing an ordinary mall, think again. The Avenue Murfreesboro is a trendsetting 811,000-square-foot open-air development that’s ushering in a new style of retail environment. The first phase of the development, a partnership between Atlanta-based Cousins Properties Inc. and Charlottebased Faison Enterprises Inc., opened in October 2007. The project is expected to reach completion in two additional phases over the next two years. When finished, The Avenue is expected to bring about 110 new stores and restaurants and 1,500 jobs to the Murfreesboro area. It is the eighth and largest The Avenue project since the developers introduced the concept in 1998. “We brought The Avenue concept to Murfreesboro at just the right time – the city was ready for this type of retail development,” says Angie Carter, general manager of The Avenue Murfreesboro. “It takes retail to another level.” The development is another signal of the ascendance of Rutherford County as a community of choice in which to work and live. Cousins’ research shows nearly 69,000 homes with average household income of $61,495 within a 10-mile radius of The Avenue. Cousins Properties projects more than 80,000 homes will be within a 10-mile radius in just five more years. A far cry from the acres of asphalt of traditional malls, The Avenue is based on a “Main Street” concept that is pedestrian friendly, functional and attractive, with features that include exterior side-

walks and landscaping. Located off Interstate 24 and Medical Center Parkway in the Gateway officeretail-hotel development, The Avenue features popular retailers such as Best Buy and Barnes & Noble as well as elements such as the Camp Avenue Children’s Park that enhance the region’s quality of life.

prizes sponsored by participating retailers, arts and crafts projects, contests and visits from surprise guests throughout the year. “The Avenue offers a high-quality retail development and lifestyle center that’s the first of its kind in our community,” says Joseph Aydelott, planning director for the City of Murfreesboro. The enhanced selection of retail and dining opportunities the center brings will be a significant generator of sales tax revenue. That will be a plus for local governments and school systems, says Aydelott. “It’s a great thing for our community,” he says. More than 3,000 parking spaces are spread throughout the center, giving shoppers easy access to stores and the manner in which they access them. “It’s designed for discriminating, time-constrained shoppers,” Carter says. “You can park right in front of your intended store or walk around and enjoy the sights.” Phases two and three are already under way at The Avenue. They include furniture retailer Havertys and Old Navy as well as a suite of shops to be built between David’s Bridal and crafts supplier Michaels. The development also has 30,000 square feet of office space available for lease that anticipates service providers such as physician and dental practices that want to be aligned with The Avenue. The Avenue Murfreesboro, says Carter, could eventually be home to hotel development as well, although there aren’t solid plans for such additions yet. “We’re constantly adding to the retail mix, and we have several stores opening up in spring and summer 2008,” Carter says. “We’re excited to be here.” – Jessica Mozo

The unique architecture of The Avenue Murfreesboro glows at dusk. The 811,000-square-foot, open-air center is ushering in a new retail environment and will serve as a centerpiece for 400 acres of additional development. P H OTO B Y J E F F A D K I N S

COLONIAL PROJECT MAKES SMYRNA A SHOPPING DRAW

The Reserve is an example of the increase in prestige homes in Rutherford County.

An Address for Working and Living RUTHERFORD COUNTY OFFERS ABUNDANCE OF HOUSING OPTIONS FOR ANY LIFESTYLE Rutherford County is not only a destination of choice as a business address, it also is attracting a growing number of executives, professionals and families. The county has averaged nearly 21 residential construction permits per 1,000 residents each year since 2000, tied for No. 1 in the state. More than one in five homes have been built since the start of the decade, a pace nearly three times the U.S. average. “The county has evolved with the influx of new retail, the new hospitals. We have matured and grown,” says Lisa Underwood, Murfreesboro-based ParkTrust Development Co. marketing director. The county’s roster of prestige homes is flourishing. ParkTrust’s Marymont Springs, which will include more than 800 single-family homes in its initial phases, features amenities such as a clubhouse with multi-use pools, outdoor fireplace for community gatherings and fishing docks. Prices range from $400,000 to more than $1 million. The Reserve, another ParkTrust project in the Murfreesboro area, includes estate and manor homes priced from the $300,000s to the $800,000s. Holrob Investments’ Westlawn near Murfreesboro will consist of 362 single-family homes, 318 multi-family residences and 350,000 square feet of business and retail space, as well as a children’s playground, pocket parks, walking trails and 50 acres of preserved natural areas. “Rutherford County is a really strong community.” says Brandi Miles, an agent with Crye-Leike Realtors in Murfreesboro. “We have a smalltown feel with a lot of amenities.” – Jesssica Mozo

There’s a new place to shop in Smyrna, and it’s bigger than any retail development the town has ever seen. “The Colonial TownPark project will be a big asset for citizens for shopping as well as to the sales tax base of our town,” says Kevin Rigsby, Smyrna town planner. Located off Interstate 24 along Sam Ridley Parkway, the project will include 400,000 square feet of retail space that will house 24 stores. The project is being developed by Colonial Properties Trust in Birmingham. Colonial Properties has identified more than 79,000 homes with average household income of nearly $67,000 within a 10-mile radius of the development. Anchoring the project is a 175,000-square-foot Super Target. The center also is home to Kohl’s, Staples and PetSmart. Other popular retail outlets such as Ross Dress for Less, Maurice’s, Lane Bryant, New York & Company, Dollar Tree and Bath & Body Works are scheduled to open in 2008. Situated on a 66-acre site, the development will incorporate not only retail, including some locally owned businesses, but also new restaurants and hotels. Applebee’s and IHOP are two of the restaurants already approved for the complex. “We expect there to be lots of spinoff development as far as out-parcel restaurants and hotels that will want to be near the center,” Rigsby says. – Jessica Mozo

Rutherford County schools stay committed to quality as enrollment keeps growing Scales Elementary have received Excellence in Education awards from the Tennessee School Boards Association. Through the Business Education Partnership, the Rutherford County Chamber of Commerce coordinates an array of initiatives and activities that bring the business community and schools together. The BC3 program for math and science teachers, summer business camp, adopt-a-school efforts and job shadowing are just a few of the programs that help improve school quality and develop a skilled and prepared future workforce. “We want to keep our best and brightest here, and when they reach maturity, they will be able to have good jobs in this county,” says Lee Rennick, partnership executive director. “We have programs for students that allow them to go out and meet business leaders and research the area they are interested in. For those who want to go to college, they are much better prepared and aware of the challenges and education they need before they go into the work world.” – Olivia Lake

utherford County’s strong economy and robust growth are translating into more rooftops and more students, but that isn’t watering down achievement levels or academic quality. Rutherford County Schools, with an enrollment of 36,500, is adding about 1,500 students each year and expects to invest $500 million over the next decade in new facilities and expansions to its current roster of 41 schools. (A 42nd comes on line in fall 2008.) The district, which operates on a $220 million budget, has a teacher-student ratio of about 1-22 for primary grades and 1-30 for junior high and high school. Rutherford County Schools earned some of the highest scores among districts on the Tennessee Department of Education’s 2007 Report Card and showed yearly progress on proficiency goals and graduation-rate requirements set by the federal No Child Left Behind Act. “When compared to other school districts in the state, we are among the best. Education is a big draw, and if we didn’t have a good schools program, our county would not be growing the way that it is,” says James Evans, spokesman for Rutherford County Schools. The district’s Oakland High School, for example, has been fully certified by the International Baccalaureate Organization, one of fewer than 800 U.S. high schools to receive that designation for the rigorous college-prep program. Murfreesboro, Rutherford County’s largest city, operates schools for students through sixth grade. The system also received high marks from the Tennessee Department of Education – six As and three Bs on its 2007 Report Card. “One of the things that draws people here is our foundation of outstanding teachers,” says Marilyn Mathis, director of the 7,000-student Murfreesboro City Schools. “We have the opportunity of serving just the young child, so we can really focus on education from pre-K through grade six.” The district operates on a $48.7 million budget and has 848 full-time employees. Teacher-student ratios are 1-20. District schools have received numerous accolades. For example, the arts-focused Bradley Academy was named one of six Value Plus schools in the state for a special arts integration program administered by the Tennessee Arts Commission for 2006-2010. t didn’t take long for StoneCrest Medical Center in Smyrna to need more beds and surgical units. The hospital, which opened in 2003 with 75 beds, is in the midst of a $15.8 million expansion to add 26 more, along with four surgical suites. The addition is filling out a fourthf loor “shell” that was built with the existing hospital; the building was designed to add two more floors on top of that when the need is there. And it likely will be. Rutherford is Tennessee’s fastest-growing county. By some estimates, Smyrna alone has grown 67 percent since 2002, and the demand for medical services is clearly growing with it. When parent TriStar Health System announced plans in 2007 for StoneCrest’s expansion, it noted outpatient visits had more than tripled since the first full

year of operation and surgical volumes increased by a third. The new beds will be ready in January 2009 and bring the hospital to 101 beds. The surgical suites will be finished in April 2009; two will be outfitted with state-of-the-art equipment to handle everything from general surgery to spinal procedures. “We like the f lexibility,” says Neil Heatherly, StoneCrest’s CEO. StoneCrest already has increased its nursery capacity, opened a Neurological Rehabilitation Center and added digital mammography capabilities, but the hospital’s significance goes beyond its own walls. Heatherly points to more local doctors plus restaurants, supermarkets and retail stores along the bustling Sam Ridley Parkway corridor, where the hospital is located. “The physician-practice growth is clear and immediate, as is other medicalrelated growth,” Heatherly says. “In addition to that, we’ve sparked economic development or maybe accelerated it. We have a pretty substantial daytime population.”

The hospital has about 500 employees; the expansion will add another 50 to 75. Building out 12,000 square feet within an occupied hospital has its challenges, and Heatherly says the goal is to use scaffolding to keep most of the “traffic” outside the walls to minimize disruptions. But the third f loor is occupied, and contractors will have to work around it. “We have a fairly aggressive timetable we hope to hit,” he says. The expansion has particular meaning because it will push bed capacity over the 100 mark. When HCA Inc., corporate parent of the TriStar system, closed the old Smyrna Hospital in 1987, Dr. Thomas Frist Sr., the company’s founder, pronounced: “I see a day when the community will grow enough that it will need a 100-bed hospital. When that time comes, we will build a hospital in Smyrna.” Smyrna has indeed grown, and Heatherly says HCA is keeping its word to the community. “It is a fulfillment of that promise he made over two decades ago,” Heatherly says. “It gives the expansion an additional sense of purpose.” – Pamela Coyle

Major Medical POPULATION SURGE SPURS EXPANSION AT HOSPITAL, CLINIC When the new Middle Tennessee Medical Center opens in Murfreesboro’s Gateway development in 2010, it will be four times larger than the original hospital built in 1927. By then, the $278 million facility will have plenty of neighbors, but it was the first to make a commitment to the ambitious mixed-use development near Interstate 24 and the new Medical Center Parkway. Earlier this year, contractors moved fill material to the site and foundation drilling began. “They are tracking right on schedule,” says Gordon Ferguson, MTMC’s president and chief executive officer. The spot was perfect for a hospital with a long history in Rutherford County but often a low profile. “A lot of people still don’t know where to find us,” Ferguson says of the current site on North Highland Avenue. “When we looked at population growth and where our patients are coming from, it was clear this was the best site for us in terms of accessibility and visibility.”

RUTHERFORD COUNTY ECONOMIC GUIDE

Murfreesboro’s population, now estimated at nearly 100,000, is expected to hit 112,000 by 2012. Planned for 286 beds, including 32 designated for intensive care and 30 for obstetrics, the new hospital will have “shelled” space to add more beds as the need grows. The 68.5-acre Gateway campus also will include medical office buildings and a helipad. An outpatient surgery center already is open for business. Murfreesboro Medical Clinic is also on the move. A 205,000-square-foot building in Gateway now under construction will include doctors’ offices, outpatient surgery facilities, a lab and radiology services, says Joey Peay, the clinic’s chief executive officer. That’s almost 70 percent larger than the current location on North Highland Avenue. The clinic provides a variety of medical specialty services, treats 21,000 patients a month and employs 400. The 78,000-square-foot first phase of the new facility is set to open in August 2008. – Pamela Coyle

avigating Genetic Diversity” is the slogan for Murfreesborobased BioVentures Inc., and since 1988, the privately held company has discovered and produced breakthrough bioscience products used by researchers around the globe. Pointing to BioVentures’ two decades of success, Rutherford County hopes to navigate its economic development efforts toward technology-related enterprises, including the biosciences. “Research in the medical field is becoming much more of a prominent industry,” says Holly Weber, vice president of economic development for the Rutherford County Chamber of Commerce. “With Destination Rutherford, diversification is extremely important when it comes to our job base and economic base locally.” Destination Rutherford is the chamber’s quality job growth initiative, focusing on the creation of professional opportunities in the marketplace. A feather in Rutherford County’s cap is the 23,000-student Middle Tennessee State University. Nearly 5,300 MTSU students are majoring in a science, says Thomas Cheatham, dean of the College of Basic and Applied Sciences. “We are quite diverse,” Cheatham says of the college. “We have 10 departments, and we range from agriculture to physics and astronomy.” Other majors include chemistry, mathematics, aerospace, nursing, computer science, military science and engineering technology, which boasts the nationally recognized concrete industry management and construction management programs.

More Insight

The Tennessee General Assembly has been asked to consider a proposal for a new science building, projected to cost more than $115 million, that would aid in recruiting top students and faculty. That’s good news for BioVentures, which puts MTSU interns to work each summer. The company also funds scholarships for chemistry and biology students, says Elliott Dawson, BioVentures founder and president. The company was launched based on a patent application for a rapid immunoassay to detect the AIDS virus. “It was going to take an immense amount of money to develop and commercialize that, and so we were able to identify a niche in the nucleic acid area related to genetic testing and forensics and have been able to pursue that quite successfully,” Dawson says. Over the life of the company, BioVentures has earned $40 million in wholesale sales. The company makes fully packaged, individual, marketable units of its products and also sells its products in bulk to other companies that handle their own packaging and labeling. “We also sell to our base of customers, who are researchers, and we sell through a distributor network in Europe, the Middle East and Asia,” Dawson says. Sales have started on a new line of instruments produced in Germany that make use of BioVentures-developed technologies. BioVentures would be successful anywhere, but Dawson says he never considered moving the company out of Rutherford County. “It’s a good place to live, with a slower pace and less intensity than Nashville.” – Sharon H. Fitzgerald

Innovation Generation MIND2MARKETPLACE INITIATIVE CONNECTS IDEAS TO KNOW-HOW Branding Middle Tennessee as “an entrepreneurial ecosystem” is the goal of a consortium of business, education, government and economic-development leaders in a 40-county region that includes Rutherford County. The initiative, dubbed Mind2Marketplace, is chaired by Andrea J. Loughry, a retired Murfreesboro business executive. The consortium was founded in 2006 at the urging of U.S. Rep. Bart Gordon to nurture technology-based ideas, move them toward commercialization and create jobs. Mind2Marketplace includes more than 60 individuals representing entities as diverse as chambers of commerce, universities and entrepreneurial business ventures. Oak Ridge National Laboratory and the Marshall Space Flight Center in Huntsville are also represented. “With these two innovation generators framing our region, we are positioned to take ideas and shepherd them into the Middle Tennessee marketplace,” Loughry says. The consortium focuses primarily on three areas of the economy – biotechnologies, aviation and aerospace, and distribution. The federal Small Business Innovation Research and Small Business Technology Transfer programs ensure that innovative small businesses get their share of the government’s researchand-development funding pie. – Sharon H. t a time when many manufacturers are facing cutbacks, Quality Industries Inc. continues to grow and thrive in Rutherford County. Established in 1972, the award-winning La Vergne company has earned a solid reputation for excellence in precision metal fabrication. The company produces a variety of items, from its own line of food-service equipment to custom fabrication and assemblies, says Jeff Mayfield, Quality president and CEO. Quality Industries employs approximately 400 workers in about 250,000 square feet of manufacturing space that it has occupied since 1984 and expanded five additional times. The facility includes powder paint lines, lasers, robotic welding cells, stamping presses and integrated assembly and finishing cells. The company serves a range of commercial and industrial markets, including heavy trucks and transportation, electrical enclosures, engineered aluminum structures and alternative-fuel heating equipment. “We use some of the latest technology and equipment to meet our customers’ needs,” says Mayfield, who was with the company for more than 18 years before being named CEO in November 2007. “We have the ability to combine hardtool and soft-tool capabilities. We can provide components, subassembly or complete high-precision fabrication and assembly,” he says. Mayfield is proud of the company’s ongoing efforts to utilize environmentally friendly methods. “We have always been committed to environmental and safety issues. For example, we offer environmentally friendly paint processes – a lot of

companies can’t say that,” he says. When asked about Quality Industries’ ongoing success, Mayfield points to the company’s strategic location in Rutherford County as a key advantage. In fact, the region is widely recognized as a leading distribution center, with ready access to major thoroughfares such as Interstates 24, 40, 65 and State Route 840. “We deliver to customers across the country, so our central location is extremely important,” Mayfield says. With several major interstates crisscrossing it, the region is a transportation hub that provides quick and economical access to customers. “There are a lot of logistics companies in the region, so our customers have a number of options when it comes to receiving product,” Mayfield says. Beyond the community’s obvious geographic benefits, Mayfield also sees the Rutherford County business climate as an important asset and ally. “Tennessee is very business friendly,” he says. “There is no individual state income tax, and that’s a big deal. There’s a lot of opportunity to grow your business here, and the state is willing to work with companies to bring them in. Rutherford County also has been very helpful to us over the years.” This decidedly pro-business climate is sure to play into the company’s future growth, Mayfield says. “We currently have about 250,000 square feet, but we’re looking at the possibility of leasing additional space in the area. But we certainly plan to be in Rutherford County – we have a long history here, and that’s important to us. It’s a wonderful area to live and work.” – Amy Stumpfl

Established in 1997 with the advent of print-on-demand technology, La Vergne-based Lightning Source Inc. is a global leader in on-demand book manufacturing and distribution. Lightning Source manufactures more than 1.2 million books every month for more than 5,000 publishers around the world, says J. Kirby Best, president and CEO. The Lightning Source digital library holds more than 500,000 titles. While traditional publishers print thousands of books at a time, Lightning Source offers digital “one-off” bookproduction technology. The company maintains its inventory as electronic files, printing a specific book only when a customer places an order. Best says that Lightning Source employs more than 700 associates globally. In addition to home base in La Vergne, the company operates in Allentown, Pa., and the United Kingdom. Lightning Source, a subsidiary of Nashville-based Ingram Industries Inc., is located just down the road from sister company Ingram Book Group, the largest wholesale distributor of book products. “One key advantage to operating in La Vergne is the quality of the workforce,” Best says. “While speed is a cornerstone in the book industry, we also cherish quality. The area is a great resource for finding incredible associates.” – Amy Stumpfl

Secrets of Their

Success Four businesspeople with Rutherford ties share what got them where they are today

FINDING A HOME IN REAL ESTATE Bob Parks Owner Bob Parks Realty LLC

It took just one college course to hook Bob Parks on real estate and that passion has translated into a successful Rutherford County-based residential and commercial real estate brokerage and development enterprise. Parks began his real estate career shortly after graduating from Middle Tennessee State University in 1970 when he joined a local firm as a licensed Realtor. In 1975, he formed Bob Parks Realty, which has grown to a team of more than 550 agents and residential sales volume of more than $1.5 billion in 2006, second highest in Tennessee. “I’ve always been a risk taker and I’ve never shied away from that,” Parks says of his decision to start a business. Hard work coupled with honesty, integrity and ensuring employees have a good environment in which to work are what Parks credits as the sustaining forces of the enterprise. Parks’ interests have grown to include developer and builder Main Street Homes, and Park Trust Development LLC, a commercial and residential real estate developer that

develops more than 700 home sites a year. “You will not be successful overnight, and you need to plan for the long term,” he says of starting a business. “You have to focus on those that work for you and make the environment a pleasant one for them.” The area’s quality growth and diversity of opportunity are traits that Parks says make Rutherford County not only a great place to do business but also to call home. “The overall quality of life in Middle Tennessee is unsurpassed.” THE EARLIEST ADVICE IS STILL THE BEST Andrea Loughry Chair Mind2Marketplace

Andrea Loughry knows what it takes to create and sustain a successful business. Loughry and a partner started an independent insurance agency from scratch in 1978. In 1988, she partnered with Eddie Miller to purchase an agency that had been founded in 1949. That partnership became Miller & Loughry Insurance and Services Inc., Murfreesboro’s oldest independent insurance agency. Becoming a member of the Rutherford County Chamber of Commerce was one of the first things Loughry did when she launched her business, a move that she

says gave her a starting level of credibility as a businessperson. “The chamber is the network of people that make it happen,” Loughry says. Loughry is one of the driving forces behind the Mind2Marketplace initiative, an organization dedicated to helping bring the brightest and best ideas in technology to reality, with jobs creation as the ultimate goal. Rutherford County earns high marks from Loughry for its support of women entrepreneurs. She espouses a simple formula learned early in school for succeeding in business – play fair, be a team player and follow the rules. “Realizing the market has ups and downs, one has to be prepared to make it through the times that are less invigorating than others,” she says. Despite his accomplishments and applause from colleagues and various organizations – including as recipient of the 2008 Business Legend award from the Rutherford County Chamber of Commerce – Benefield deflects credit to a talented and supportive team. “You have to get good people around you because you can’t run a successful business by yourself,” he says. “You need all the right tools in your toolbox – experience, education and understanding the business that you are in. Communication is also a big key to anyone’s success.” After relocating to Rutherford County from Michigan to work for Nissan, Benefield served as president and chief executive officer from 1988 until his

retirement in October 2000. Nissan today employs 6,600 in the county. While enjoying some additional leisure that comes with retirement and spending more time with his grandchildren, Benefield is still active in several civic and business organizations in Rutherford County, where he made his home after retiring. “The area has great climate, housing is relatively inexpensive and there’s a full range of jobs. The educational system is good and it’s just a great place to live.” A BRIGHT IDEA, AN ILLUMINATING BUSINESS Mike Strickland Owner and CEO Bandit Lites Inc.

For more than 40 years, the company has worked with a variety of entertainment clients including Dolly Parton, Garth Brooks, Tim McGraw, Gladys Knight, B.B, King, Christina Aguilera and the NASCAR Awards program. When opportunity, luck and dedication collide, Strickland says, a business will be successful. “You have to be presented with the opportunities in life to go forward,” he says. “You need a whole lot of luck to be in the right place when opportunities come your way and the dedication to stick with the mission to make it all work. If you remove any one of those three pieces, I truly believe your chances for success are greatly diminished.” – Stories by Olivia Lake

Save Money. Smell the Flowers.

Looking for ways to save money on gas and help the environment? The EPA wants to share some smart driving tips that could give you more miles per gallon of gas and reduce air pollution. Tips like making sure your tires are properly inflated and replacing your air filter regularly. And where possible, accelerate and brake slowly. Be aware of your speed ... did you know that for every 5 miles you go over 65 mph, you’re spending about 20 cents more per gallon of gas? If you’re shopping for a new car, choose the cleanest, most efficient vehicle that meets your needs. If we each adopt just one of these tips, we’d get more miles for our money and it would be a little easier to smell the flowers. For more tips and to compare cleaner, more efficient vehicles, visit
