101 Embankment Construction work has started on 100 Embankment, the second and final phase of the Embankment scheme in Salford’s Greengate neighbourhood. As well as marking the start of work on site the joint venture team also launched a new campaign called 100 Reasons, which will celebrate the wide variety of people helping to build the scheme and enhance the community in the Greengate area. The 166,000 sq ft, BREEAM Excellent office building is being delivered by Ask Real Estate and the Richardson Family in a joint venture with a Tristan Capital Partners’ Fund and Salford City Council. Representatives from the JV partnership and BAM Construction marked the occasion by completing the concrete sealing of the 23rd steel stub which connects to the frame of the basement car park below. This will form the base of the new 9 storey, Grade A office building. This important milestone means work can now start on erection of the steel frame above ground and the structure of the building will now start to take shape. Commenting on behalf of the JV partnership, John Hughes, Managing Director of Ask Real Estate said: “The second phase of the scheme is now well underway and we are looking forward to seeing 100 Embankment emerge alongside its sister building 101 Embankment. The success of 101 Embankment in securing the Swinton letting is testament to the schemes superb location and accessiblity. Being right at the heart of the city centre and only a short walk from the main transport hubs, shops and restaurants Embankment continues to attract significant interest from occupiers and we look forward to now delivering the second phase.” Explaining the idea behind the 100 Reasons campaign he added: “The building’s location, connectivity and local amenity will be celebrated. We will also be working with Salford City Council and BAM Construction to recognise the hard work and achievements of the people who are delivering this building and also those who are helping to create a new community here in Greengate. The campaign will allow us to acknowledge and thank people including apprentices, local community

groups, local sub-contractors, schools and individuals who have all had a positive impact in helping to shape this new neighbourhood.” The people celebrated as part of the 100 Reasons campaign will feature on the scheme’s website, and in social media and press and will be invited to join the celebrations when the building completes in early 2020. Salford City Mayor, Paul Dennett also said: “The start on site at 100 Embankment is a physical demonstration of the continued development and investment in Salford. Once complete this iconic pair of buildings will provide a new corporate centre for the city bringing more jobs and revenue for the local authority. “This development is a key example of local government entrepreneurialism, leveraging investment from the local authority to kick-start economic growth and bring in revenue. The council makes a great partner for business and the people of our city benefit from the profits which can be invested back into our services. “The 100 Reasons campaign is a wonderful way to show how investment of this scale is already having a positive impact on the lives of individuals involved in the project and I look forward to hearing their stories.”

A guide to wood flooring Wooden floors make gorgeously sleek and stylish options for your flooring throughout the house. Easy to care for and hard wearing they’re perfect for any kind of decor. Here’s what you need to know when choosing the perfect boards for you. Timber flooring can strike just the right note in any style of home. It looks natural, warm and rustic in a country cottage and, in a contemporary setting, it can add texture and create an organic feel. The latest ranges of wooden flooring have tough, long-lasting finishes and are straightforward to install. Whether you’re keen to do it yourself, or opt for the installation service most suppliers offer, they’re easy to lay down and can go over practically any floor surface as long as it’s sound, dry and smooth. Reclaimed wooden flooring is a little more tricky, as it’s not as uniform and you’ll need to take advice from the supplier on the finish and amount. Choose your wood flooring first – it’s an integral part of the room and colour scheme and may affect how paint and wallpaper colours appear. Although some timber flooring – such as parquet, solid hardwood and reclaimed boards – can be darkened or lightened by sanding down and re-varnishing, it’s not a job you are likely to want to do very often.

Types of Timber flooring Solid wood Made from the named timbers, the wooden planks are solid all the way through. Some types are suitable for installation as the structural floor, without needing a sub-floor underneath. Reclaimed timber This can be bought as bundles of planks, boards or panels from reclamation and salvage yards, or as whole floors from timber-flooring specialists. Prior to installation, reclaimed timber flooring can look very uninspiring. However, once it’s laid, it can look incredible, so you need a bit of imagination.

Multi-layered or engineered wood This consists of a plywood or veneered base, built up with several layers of criss-crossed hard or softwood boards, and topped with a layer of the named timber. The construction of this flooring gives it strength and stability, so it’s a good alternative to solid-wood flooring. Laminate flooring Made by producing an image of wood on a layer of plastic, which is laminated to a board backing. Topquality versions have convincing textured finishes, and are hard wearing and tough. Inexpensive DIY store versions may look flat and lifeless, and the “wood” finish may flake or chip at the edges of the boards. Vinyl Vinyl flooring is widely available in timber patterns. Luxury sheet vinyl can be a good choice in the kitchen or bathroom, and is considerably cheaper than solid wood. Vinyl plank or block flooring feels harder underfoot, but, as each floor is individually designed, it always needs to be professionally laid. Suitability · Timber flooring can be noisy, especially in upstairs rooms; use rugs to deaden the sound of footsteps in busy areas and always use the insulation sug gested by the installers. · Reclaimed timber flooring is usually well-worn and is tough enough for most living areas, although you should avoid bathrooms and kitchens. · Solid or engineered wood flooring is suitable for living rooms, dining rooms, halls and bedrooms. · Laminates are suitable for living areas and bedrooms, but avoid rooms with water, as seepage between the joins can cause planks to swell or discolour. · Vinyl look-alikes are good choices for bathrooms and kitchens, conservatories and utility rooms, as well as for main living areas.

Styles & Grades of wood flooring Timber flooring comes as planks (also known as boards), each of which can be made up of a number of strips. A plank with a three-strip design has three narrow strips running the length of the plank. The floor will have a random strip pattern when laid. Planks can vary in thickness, depending on the depth needed. For example, the thickest planks, at about 22mm, can be laid over joists as structural floorboards, while thinner planks, at about 7mm to 15mm thick are laid as overlay floors on to an existing smooth, dry sub-floor. The surface finish of timber flooring is also given a grading. Premium or select grades are smooth, uniform and knot-free. Moving down the scale, grades referred to as “natural” or “rustic” are less uniform and, in many cases, more realistic and appealing. Only order your flooring when you have seen a sample of the exact plank – strip, colour, grade and finish. Wooden Floors and the Environment Timber flooring is generally acknowledged to be ecologically sound, providing it is produced using timber from sustainable forests. Reputable stores will only deal with manufacturers who use wood from certified sources. In the UK, the Forest Stewardship Council (FSC) scheme is widely recognised and includes a certified chain that tracks timber through every stage, from forest to retailer Trends There’s currently a move away from narrow, pale woods, towards darker wood and reclaimed flooring. Oak is a perennial favourite, possibly due to its middle-range colour options, and the fact that it blends with virtually any colour scheme or style. Extra-wide boards and planks (up to 76cm wide in some cases) are becoming favourites too, many with distressed finishes such as “smoked” effects. For laminate flooring, choose designs with V-grooves along the long and short edges of the boards, and with textured surfaces, which look far more realistic than completely smooth surfaces. Longevity & Upkeep Solid-hardwood flooring is incredibly hard-wearing, and will last for many years. It can be sanded down and resurfaced every five to seven years. Engineered flooring will normally withstand one or two sandings,

but no more than that. Real wood flooring will age gracefully, and the signs of wear and tear are an acceptable feature – just as timber furniture ages and picks up the occasional dent or mark. So will timber flooring. Laminate flooring cannot be sanded when chipped, damaged or scratched, although the best quality ones are very hardwearing and scratch resistant in the first place. Save timber floors from getting scratched by grit, dust and dirt by regularly sweeping with a soft brush or vacuuming them. Also mop the floor once a week or so with a well-wrung mop. A detergent can be added to the water, depending on whether the floor has a hard (varnished or lacquered) or soft (waxed or oiled) finish. Hard finishes provide a protective barrier for the wood, and offer a high level of protection, but are more difficult to repair if damaged. A serious scratch or dent in a lacquered finish usually means the whole floor has to be sanded back and then relacquered or revarnished. Waxed or oiled finishes are softer, and protect the surface by sinking into the wood itself. They’re most successful if you want to nurture an aged, worn look for your wooden floor. If waxed or oiled woods get damaged, the whole floor will not need to be redone, as it is possible to sand back and re-wax or re-oil an isolated area. Vinyl wood-look flooring is easy to clean; regular sweeping and mopping is all it needs, and scuff marks can be removed by applying a little white spirit using a soft cloth.

A cleverly-conceived project also has the potential to add wow factor and increase your home’s resale value. Here’s everything you need to consider before getting started, including tips on design, budgeting and planning.

2 Engage An Architect While it isn’t essential to bring a professional on board, a designer’s vision can be hugely beneficial. Their insight on positioning, orientation, structural systems and building materials can help in creating a stunning addition. Having an expert involved can also help when construction begins – particularly if you encounter any unforeseen issues.Once your design concept is in the bag, it’s worth touching base with neighbours. ‘Keep them informed throughout the process,’ says Nicola. ‘If you need planning consent for the works, their support could be crucial for the scheme’s success.’

1 Create Your Brief

3 Manage a Budget

First you need to formulate a comprehensive design brief. ‘The best way to start is by identifying your needs,’ says Nicola Wilson, creative director at Rigy & Rigby. ‘For example, do you need a bigger kitchen or living space? A separate bedroom or a laundry room? Writing this down will help to identify what your priorities are.’ Once you’ve highlighted the key functions you want from your extension, the design process can begin. Remember to plan the extension around your unique requirements – don’t fall into the trap of working around an idea you’ve seen on television if it doesn’t reflect your day-to-day needs.

Keep a close eye on your budget throughout the project, from the design phase right up until completion, to avoid any nasty surprises. Start by allocating an available project fund for your architect to work with. If you let them know what your key goals are – a bespoke kitchen, for example – they’ll be able to tweak other aspects of the scheme to bring it in on budget. As a guide, you should set aside between £1,100 and £1,300 per sq m for small, single-storey schemes, and between £1,300 and £1,500 per sq m for two-storey extensions. Allow at least £2,500 per sq m for large scale projects or those featuring highspec building materials. It’s also a sensible idea to ringfence a 10% contingency fund to help minimise financial pitfalls, too.

4 Applying for Planning Permission While many extension schemes can be achieved under Permitted Development rights, anything that’s pushing the boundaries in terms of design is likely to require formal consent from your local authority; likewise if you live in a designated zone, such as a Conservation Area or Area of Outstanding Natural Beauty. Working with an architect or professional planning consultant can increase your chances of success at this stage. They are aware of local planning policy and will be best placed to create a design based on a thorough understanding of the guidelines. It can also help to find relevant examples of similar extensions on your street, as these can serve as a precedent for your project. 5 Choose a Builder Once you have the green light to go ahead with the build, you can put your project out to tender. Try to source quotes from at least three contractors – going by word of mouth recommendations is often a smart way to find a reliable firm. Alternatively, if you’re working with an architect, he or she might be able to recommend a company they have worked with before. Always ask to see examples of past projects or find out if you can talk to previous clients. Then the build can begin. Depending on the complexity of the project and the size of the structure, construction will usually take between three and six months - use this time wisely by sourcing products for the internal fitout and bear in mind that kitchen suites and bespoke joinery often come with a significant lead time.

how to paint a room Changing the colour of a room can have a hugely positive effect on how the space looks and feels, but choosing the right paint can be a terrifying task. It may be a mistake that’s easily remedied but many of us still struggle and often end up going with the safest option. We’ve put together our handy guide to help you be bold and brave when it comes to colour in your home. From the latest trends, to how to visualise paint in a room to the tools needed for DIY, we give you the 101 on using paint in your home. Choosing a paint colour Paint colours, like anything, tend to follow trends. Remember the avocado-coloured bathrooms of the 80s and the mustard and orange hues of the 70s? Although it can be fun to brush on the latest trendy deep blue or mustard don’t be swayed by a desire to be fashionable - instead go with your gut and choose shades which will make you feel at home.

· Don’t ignore your floor colour: it’s the second largest surface to the walls and will have a colour of its own. Even wooden floors have a shade, whether honey hued, cherry or limed, and this will effect how paint will look · Let your art lead you: gather your artwork together and look for a colour that stands out; this can be a fantastic way of choosing an accent paint. · Consider the size and shape of your room and how much light it gets during the day. Deeper colours tend to suit cosier rooms such as the study and living room, or bigger rooms with lots of light, but strong colours can be used in smaller amounts to bring depth and a focal point to any room. Unless you are looking to achieve a very clinical look, keep ‘brilliant white’ for the bathroom and always use a softer white for ceilings and woodwork through the rest of the house. · It’s a myth that spaces will appear larger painted white - if you have a tiny room be bold with your colour choice. · Certain colours - most commonly those found in nature - are calming, which is why you often see neutral tones, pale blues and greens in bedrooms and bathrooms.

Colour Matching So you’ve found a colour you like and you think it will work with the room, but what about matching other colours to it? Whether you’re looking to create a feature wall or painted accents, or want to add colour with furniture, accessories and textiles the colours need to sit well together. So... · Work within a spectrum of tones. Paint specalists spend days of their lives carefully organising the colours on paint charts for ease of use. Tones and shades arranged in the same vertical lines will always complement each other. · Create a mood-board on Pinterest. Find rooms that have used a combination of shades you like, or mix and match colours, whether it be paint, curtains, cushions; you’ll soon get a sense of what you like. · Consider the proportions. Consider which colours you are using together, but also how much of each. This is usually driven by the architecture and proportions of a room. Using two colours in equal measure can be surprisingly effective, but normally you will achieve a sense of balance by using more of one colour and less of another; a grey hue with an accent of yellow, for example.


Buying paint Yes you can repaint if you decide you got it all wrong, but that takes time, energy and expense so try not to rush into anything. Pick up paint samples and start testing colours. Ensure you paint a large enough area to really get a sense of how the colour will work in the room; we suggest painting an A4 piece of card or a cereal box. Watch your swatch at different times of the day. How it looks in the morning will be very different from the evening depending on the direction of the light. Also, consider how will it look under artificial lighting.

Dulux provides a list of their approved and guaranteed decorators. Or, if you’re doing it yourself... · Always make a plan, a list of what’s needed and most importantly give yourself plenty of time.

How a paint appears on the wall will vary depending on the brand, but paint finishes can roughly be categorised into:

· Preparation, preparation, preparation! And don’t rush.

· Matte: Generally considered the standard for interior walls, this is the least reflective sheen and has a velvety texture. It offers the greatest depth of colour and is good for hiding imperfections on walls.

· As a rule of thumb, begin at the top and work down, so start with ceilings, coving walls and then wood work. If hanging wallpaper, finish all the paint work first.

· Eggshell: Some reflectivity and reasonably durable, this paint is most commonly used in kitchens or bathrooms by those looking for a durable, easy to clean paint without the gloss finish.

· Make sure you do at least two coats, three if you are choosing a dark colour.

· Satin paint: Like eggshell but slightly glossier. · Semi-gloss and gloss paint: The most reflective finish and the most durable, easy to clean paint, it’s traditionally used on baseboards, mouldings and doors, or occasionally in bathrooms. Trends have seen gloss paint used more frequently on wooden floors or to create a feature; but be wary of highlighting imperfections when using it this way. Eco PaintEnvironmental issues are being more highly considered in the paint industry and many new paint formulations now contain low VOCs (volatile organic compounds) which were considered to have adverse health effects and cause problems when waste paint was disposed. However there are also now a fantastic range of eco paints, which are by no means less effective in finish or colour saturation An architectural historian by trade, for the past 10 years Edward Bulmer has developed a range of paints, working with specialist paint manufacturers to develop beautiful coloured paints which are both safer and healthier by returning to non toxic paint formulations. These are ideal for historic buildings as the colours are achieved using natural pigments and casein glue allows surfaces to breathe and therefore naturally regulate. Here are some top-tips: · Use a painter and decorator that belongs to a trade body like the Painting and Decorating Association, the UK’s largest list of professional decorators.

· When picking from a colour card, cut out the squares you like and place them on white paper. This will give you an idea of what the colour really looks like, without it being affected by the ones next to it.

how to reopen a fireplace

Many renovators are lucky enough to uncover an original fireplace in the process of working on their home. Here is how to reinstate a covered fireplace: One of the joys of renovating is discovering hidden features. It is often the case in older properties that fireplaces, which were once the main source of heating, were sealed or covered over at some chapter in the property’s ownership. After the advent of central heating in the late 1950s, many people blocked up their original fireplaces to make way for modern gas or electric fires, but fireplaces are now regaining their status as a desirable focal point. How to spot the signs of a concealed fireplace? In most cases it will be obvious whether or not there was once a fireplace in your house: in properties dating pre-1939 there will be a chimneybreast with alcoves to the side. If you run your hand along the face of the chimneybreast, you may be able to feel a line from the lintel or fireplace opening. Knock the wall, and you will hear a difference in sound between the solid wall and covered section. Is it always safe to open up a fireplace? Before you get to work opening it up, however, it is wise to consult a surveyor to ensure it will not cause any structural damage. If the wall has been completely rebuilt, you will need to call in a builder, and likewise if there is no lintel in place or the existing lintel is cracked, as the wall could collapse if you try to knock it through yourself. If you believe the chimney has been removed, look in the loft for either a flue or signs – chopped-off bricks or a sooty strip – that one was once there. The flue and chimney must be reinstated if you intend to have a fully working fire.

Unblocking the fireplace In order to uncover and unblock the fireplace, you should first find the ‘builder’s opening’. This is the rectangular recess in the chimneybreast into which the fireback is fitted, which can be quite large in preGeorgian houses but gradually reduced in size to no more than three square-feet in modest Victorian houses, and smaller still thereafter. To find this opening, remove the airbrick or ventilation vent, or take out two bricks about 30cm above the floor. Hold a lit taper in front of the opening — a flame drawn towards it indicates a clear chimney, while a still flame is a sign that the chimney is in some way obstructed. You can also check to see if the hearth is still in place by lifting the floor covering. The hearth is usually a concrete slab, about 12cm deep, which extends beneath the fire and out into the room. If it is missing, it will need to be rebuilt. Before you set about reinstating the opening, you should first protect your floors and cover furniture. Start by carefully chopping off the plaster from the assumed centre of the fireplace, working outwards, and the outline of the opening will become apparent. It should be spanned by a lintel, which must be left in place. Starting one course down from the underside of the lintel, remove a full course of masonry the width of the opening. This should then reveal a space with a fireback where the fire once burned. If the fireback is in good condition, it can be left in situ. Minor cracks in the fireback can be repaired with fire cement, although more extensive damage will need specialist attention. Once the outline of the structural opening, together with its lintel or arch, is visible, all the masonry within the outline can be removed, leaving a square opening to take the fire or stove of your choice.


Reinstatement Before you can begin using the fireplace, however, there are a few essential checks to undertake. · Damaged arches or lintels will need repairing and the chimney must be sound and clear of any obstructions. · Any flue or chimney capping should also be removed. · Before installing a new appliance, bring in a chimney sweep to clean and inspect the flue. · Have the condition of the lining checked and a smoke test carried out. With chimneys in old houses, many years of burning coal will have resulted in tars and salts being absorbed into the brickwork, and if the redundant flue becomes damp, these may soak through into the plasterwork. Some form of false wall or dry-lining may therefore need to be applied to the face of the chimneybreast to prevent these showing through.

loft conversion conversion Could you have cash in your attic? Creating a new room at the top of the house will not only add space to your home, but can also increase its value Need more space? How about a loft conversion? There are many good reasons to convert or extend your loft. For a start, it’s possibly the largest bit of unused space in your home, yet often the simplest and least disruptive to convert. And it’s certainly more cost effective and less stressful than moving house. If you don’t have to extend, all you may need to do is strengthen the floor, insulate and add windows. We’d always go for a loft conversion over a basement conversion. Not only will the work take a fraction of the time, it is far less expensive and and won’t involve daunting structural changes, like excavating and underpinning your foundations. On completion, you’ll be rewarded by a light filled space and some potentially fabulous views of the surrounding neighbourhood. You might also have improved your home’s insulation and cut your heating bills in the process Is my attic space suitable for a loft conversion? If you can measure 210cm from the floor to the roof at the tallest part, you have sufficient head height for a conversion. To make for a comfortable bedroom or living room, at least half the loft space should be at least this tall. However, you could consider placing a loo or bathroom under the sloping eave, where headroom is less of a priority. Pre-war buildings with steeply pitched roofs are often the easiest to convert, but there will always be structural considerations. Most lofts will need additional support from steel beams to strengthen the floor and roof. What is permitted development? The majority of loft conversions fall under ‘permitted development’ – in other words, you don’t need planning permission to have one. This is good news, as the planning process can be a long and tricky one. However, special rules and guidelines govern conservation areas and listed buildings. If your house is listed, you will need Listed Building Consent, and if you live in a conservation area you’ll need permission for any dormers or extensions.

how to plan and cost your dream space

Whatever your situation, you will still need Building Regulations approval and possibly a Party Wall Agreement with your neighbours. You should always ensure that: · No more than 50 cubic metres of space is being added to a detached or semi-detached house. For terraced houses, this figure drops to 40 cubic metres. These figures take into account any previous loft additions. · You’re not raising the existing roof height or altering the front of the building significantly. The back can usually be changed physically and cosmetically, but it’s wise to consult with your local council to be sure. · As mentioned above, there should be 2.1 metres of head height in the main part of the conversion. · You must apply for planning permission for any balcony or terrace.

Loft conversions – know your building regulations 1 Access to your loft space Building regulations stipulate that if the loft is to be turned into a bedroom, bathroom, study or playroom, it must have a permanent staircase. The stairs leading to it need not be as wide as the steps on the lower flights. The most minimal arrangements resemble a fixed ladder and a spiral staircase offers an attractive solution where space is tight. When weighing up the pros and cons of converting, look at the space you will lose on the floor below to accommodate the new stairs, and check in particular the head height available. 2 Insulating a loft conversion Part L of the building regulations insists on a good standard of insulation. The main reason for this is that loft spaces can be subject to extreme temperatures, getting very hot in summer and feeling extra chilly in winter. For walls and ceilings, specialists generally use a rigid insulation such as Celotex insulation boards, while a fibre blanket such as Gyprock Rockwool is often used between floor joists. This insulation should be 150-250mm thick in order to satisfy building regulations for thermal, sound and fire insulation. Soundproofing is also advised. 3 Fire regulations Fire regulations should be incorporated in your earliest plans. Building materials must comply with standards of fire resistance – your builder should have this in hand. Find out more at the Fire Safety Advice Centre. At the very least, you will need to fit a smoke detector in the hallway. However, any building with a floor more than 7.5 metres above the ground should have a sprinkler system. In a two-storey home, internal doors around the staircase must be replaced with fire doors to create a protected path from the attic down to the ground-floor exit. Your original doors can be upgraded by ompanies such as Envirograf. If there are several rooms in your conversion, you need to provide an emergency exit to the roof. The easiest, most attractive option is to fit a fire-escape

window large enough to climb through in each space. Choosing the right windows is crucial for any conversion, as the joy of such a space is the availability of daylight. · Dormer windows offer extra headroom as well as light, as the glazed units are normally set parallel to the facade of the house, and a section of the pitched roof raised to accommodate them. However, because dormer windows change the exterior appearance of a house, planning permission is sometimes required. For example, you might be told your dormer can only go across two thirds of the total width of the property. Or have to be sash windows, not sliding. · Skylights or rooflights are simple to install flat into the roof, so if you’re look for a simple, fuss-free option, they may be a better bet. How long does a loft conversion take? A simple loft conversion can be completed in 4 to 5 weeks and is the least disruptive type of extension. More complex projects might take 15-20 weeks, plus any time it takes to get a completion certificate from the local planning office. How disruptive is a loft conversion? Scaffolding is used for access until the staircase linking the loft to the rest of the house is installed, so no materials are hauled through the house and waste can go directly down a chute into a skip outside. The work will be noisy, but won’t create as much mess as a ground-floor extension. Loft conversions – does the work need to be signed off? Whether or not it requires planning permission, your loft conversion will need to be signed off by your local council. Once the work is done, they will inspect it to check the loft complies with fire-safety and building regulations. You’ll then be given a completion certificate. Your architect can arrange for this to be done, but you must make sure you get the certificate. Without it, you could struggle to remortgage or sell your home in the future.

North West UK fastest-growing construction market

Construction activity in the North West has risen by 31% since 2016, according to a report by Turner & Townsend, making the region the UK’s fastest-growing market, but the consultant has warned high demand is pushing up construction costs. The consultant’s latest UK Market Intelligence report said construction output in the region was up by 30.7% in the first quarter of the year, compared with the second quarter of 2016, with activity growing ahead of the West Midlands at 27.8% and the South West at 27.2%. In London, construction activity dropped by 5.7% over the same period. However, the consultant warned the North West, along with the South West and the West Midlands, were classified as “hot markets” where high demand and insufficient contractor supply have been pushing up tender prices. Tender prices are forecast to grow by 2.2% in the North West, which Turner & Townsend said was “modest” given the flurry of work going on in the region. This has given rise to an increase in single-stage tendering, which has risen by over 10% over the past 18 months, while two-stage tendering has dropped by 5% over the same time.

Turner & Townsend’s data correlates with results from Deloitte’s Crane Survey for Manchester, released earlier this year. The report pointed to “unprecedented” levels of construction across the city with 1.5m sq ft of office space now under construction, while the number of residential units under construction rose by 60% last year. Meanwhile, Liverpool City Council expects £1.4bn worth of development to be delivered in 2018, followed by a further £970m next year. Paul Connolly, Turner & Townsend director, said: “As market uncertainty continues to weigh heavily on the construction industry, output data in several regions gives early signs of a correlation between regional autonomy and resilience to the confidencesapping impact of an uncertain political future.” “Notwithstanding this increased appetite, clients need to remain cautious on what risk is actually being taken on and managed by contractors. The failure of Carillion and the rising number of insolvencies suggests risk transfer in the current environment can be illusory.”

Resin or Concrete? Choosing flooring for a contemporary room? Concrete and resin are on-trend, practical and good looking flooring materials ideal for a modern homeSleek and edgy, resin and concrete flooring are fast becoming the flooring of choice for contemporary homes. Perfect for kitchen floors and well-prepped bathroom floors due to its durability and resistant to spills, dirt and stains, concrete and resin are versatile flooring options, which can be used in wet areas as well as with underfloor heating. They are ideal for open-plan layouts and different zones will flow easily into one another, while the simplicity of resin and concrete will help create a feeling of space, especially with a glossy or polished finish. Choosing a Poured Concrete Floor Most polished concrete flooring today is made from a cement-based coating with added polymers, and applied as a ‘screed’ by hand, rather than being poured like a resin. Architectural in appearance, concrete is ideal for creating an industrial look and can also usually be laid on existing substrates, including existing tiles, as long as there is suitable stability, and that it is free of movement and moisture. Concrete flooring generally has a more natural appearance than resin and often comes in a choice of finishes — from smooth and polished to pitted, rugged, brushed and raked, as well as with travertine and stone effects. How much will a Poured Concrete Floor Cost? The cost of a poured floor is highly dependent on the work involved and the size of the room, so it is usually calculated on a case-by-case basis. The larger the room, the cheaper each square metre will cost, which is one of the reasons a poured concrete floor is suitable for open plan areas. If a substrate or structural layer needs to be applied to the ground before the flooring is poured, this will increase the cost of installation. There are many finishes, polishes, seals and coatings that can be applied to a concrete floor to achieve a specific finish. The more specialised your choice, the higher the cost. The broad quote given by most concrete flooring companies is upwards of £100 per square metre, with the average cost being £130per square metre.

Choosing Concrete Tiles Concrete tiles are a cheaper alternative to poured concrete and are, in some cases, more practical. If you need to lift the flooring to fix underfloor heating or if a section of flooring is damaged, it is far easier to take up individual tiles, than to remove a section of poured flooring. Tiles will have to be sealed and finished in the same way as a poured concrete floor, but it is a job you can easily do yourself. Concrete sealant is readily available from DIY warehouses and it is possible to buy, or even rent, a floor polisher for far less than you would pay a professional to do it for you. How much do Concrete Tiles Cost? Concrete tiles are a great budget alternative to a poured concrete floor and cost anywhere from £2 for a 45cm x 45cm tile from a builders’ merchant or DIY store. They are available in a range of shades, from very pale greys to dark charcoal, and can even be coloured. You can also pick them up in a variety of shapes, sizes and thicknesses. Renting a floor polisher from a tool hire centre will cost around £50 a day, £70 for the weekend, or £120 for a week. These come with a variety of functions and attachments, so that you can grind any unevenness and level the tiles before cleaning and polishing them. What is Resin and What are it’s benefits Resin flooring varies according to the manufacturer, but is made from synthetic materials such as polyurethane or epoxy resins, or, in some cases, natural materials. Resin flooring is poured on site for a perfectly flat finish. It is waterproof and hygienic, as well as anti-slip and low-maintenance, and can be used with most types of underfloor heating. It can be installed on any stable substrate, provided that it is free of movement and moisture. It won’t crack, become loose or peel off over time. Additionally, resin adopts the given room’s ambient temperature, which makes it warm in the winter and cool during summer. The colour possibilities for resin are endless, and flooring can be found in every shade in the RAL and NCS colour charts. Some companies also offer options for quartz and decorative flakes, which can be added to the resin. How much does Poured Resin Flooring Cost? With resin flooring, as with concrete, the larger the room, the cheaper each square metre will cost. A resin floor can be applied as a thin layer on top of an already existing floor structure and this will be cheaper than installing a whole floor from scratch. Resin flooring may need to be finished with an antislip coating which will add to the cost. If a substrate or structural layer needs to be applied to the ground before the flooring is poured, this will increase the cost of installation. Rooflight Options Getting as much natural light as possible into the home is high on the agenda for many homeowners. Find out what the options are when it comes to roof glazing and how to choose the best type for your home. Rooflights introduce natural light into areas where conventional windows cannot be installed, or would be aesthetically obtrusive, such as: · loft conversions · lean-tos · dark corridors What is a Rooflight? Sometimes building terms can be straightforward, and the term rooflight (sometimes referred to as a skylight or a roof window) is a good example. A rooflight is an opening in a roof designed to let light in. Behind the apparent simplicity of the definition lies a diverse group of products with differing purposes and very different price points, such as: · simple fixed skylights, costing a few hundred pounds at most · huge glazed openings sometimes costing as much as a small house. They are usually manufactured by specialists who rarely produce conventional vertical windows. Pitched Rooflights The pitched rooflight came of age in the 1970s when the loft conversion boom started. Before that, the main way of getting light into roof spaces was via a dormer window. They had three problems: · They are relatively expensive · They are also relatively bulky · They break through the roofline In contrast, planners take a more relaxed view of loft living when the existing roof shape doesn’t change. The Danish company Velux popularised the pitched roof window in the 1970s and 1980s. Critically, it was possible for a carpenter to fit a Velux in a day, from the inside of the roof, thus reducing the need for scaffolding and tarpaulins. The success of Velux played a big part in the popularity of loft conversions. There are now several other businesses offering

similar products, but Velux remains the best-known brand. What was once a relatively simple product has become more complex and could include: · collapsible balconies · escape windows · conservation rooflights for use in listed buildings There is a wide choice of blinds and awnings, and the rooflights themselves can now be opened manually or automatically, powered either by the mains or solar cells. There is also a range of glazing options to choose from, including triple glazing for energy efficiency. Off-the-Peg or Bespoke? Off-the-Peg Solutions Flat roofing is becoming popular again, so we are seeing a growing number of daylighting solutions designed for horizontal use: · At the basic end, a polycarbonate rooflight costs as little as £250. It can be double or triple skin and configured to open for venting. · Switching to glass roughly doubles the price but adds to the longevity. Velux carries a range of modular rooflights that can be installed in series to give a glass-roof effect. · For locations where a conventional rooflight isn’t suitable, the sun tunnel is an effective alternative. Bespoke Solutions Some specialists supply bespoke glazing solutions for roofs, often combining vertical, horizontal and sloped glazing. Bespoke glazing solutions start at around £10,000 and have almost no upper limit. The possibilities are extensive: · Glazing can be made strong enough to walk on. · Glazing can be made retractable so that you can open up the room below to the elements. · It can be configured as lanterns or even stairwells for use where the roof becomes a terrace.


Glass is being used as both a walling and roofing element, and bespoke glazing solutions are beginning to move away from the basic rooflight concept. Yet their attraction is much the same: bringing light into dark places. Overheating Modern double or triple glazing is so effective that people are more concerned about summer overheating from rooflights than overall energy efficiency. Summer sunshine can sometimes cause spaces behind the glass to become uncomfortably hot. This is a possibility if the rooflights face south and the room they light is relatively small. Solutions include: · Specifying solar reflective glass, or glass with a low g factor, such as Velux’s Glazing 60, which keeps the solar radiation levels down to as little as 30%. This helps but does dull the quality of the light. · Using physical shading, either using removable awnings or fixed panels (brise soleil). These keep off the high summer midday sun but not the lower-angle sunlight enjoyed in the evenings and in winter. If none of these options are possible, the best approach is to limit the ratio of rooflights to floor area to around 10%. This should provide plenty of light to the room without too much discomfort during heat waves. Many rooflight solutions come with built-in ventilation, and this can also be deployed to even out temperature differences between inside and out. Frame Materials Ensure the material complements or matches your windows: · Metal suits period properties, barn conversions and contemporary houses. Steel (often required for barns and homes in conservation areas) or aluminium are the most common options. · Timber is popular, but getting onto the roof to maintain the timber can be tricky. Consider timberaluminium composites, which offer the look of wood inside but are lower maintenance outside. · PVCu is a low-maintenance option, but it will not provide the slim frames that metal is capable of or the natural look of wood. Whatever the material, rooflights must be fitted to allow water to drain away. Weather-resistant flashings can be visually obtrusive but are essential to avoid leaks. Ensure they complement your roof as closely as possible.

18 Other Considerations Building Regulations Rooflights need to comply with Building Regulations, with the required U value satisfied. It can be a complex area — factors that impact on the U value include: · your roof pitch · whether you’re building new or replacing/adding a rooflight to an existing home Extensive ‘glass roofs’ may be subject to more stringent control. Slight relaxation may be granted where the aesthetics of a rooflight are the main concern, such as on listed homes. Selfcleaning glass If your rooflights will be difficult to access, then selfcleaning glass is a good idea. The surface reacts with sunlight to break down dirt, loosening its adhesion, In turn this allows dirt to be more readily washed away by rain. For flat rooflights installed with a shallow fall, water droplets can be eliminated by use of a coating product such as Ritec’s ClearShield. Safety All glass used should be toughened (to prevent it from shattering if broken).If the roof is particularly high above floor level (5m+), then glass should also be heat soaked to strengthen it further.
