The Selling Process Events and Timing for a Typical Residential Sale My job, as your REALTOR®, is to see to it that these steps are completed as efficiently and effectively as possible. During this time as your Agent, I will act as your advisor and representative. If you have any questions about anything, don’t hesitate to contact me. Contract dates and deadlines must be adhered to, and I will assure that we meet our obligations from the seller side. I will also be in communication with the buyer agent to ensure that they are adhering to their agreements and deadlines 1. Initial Counseling Session: 1-2 hours 2. Staging Consultation, Measuring, Photos, and preliminary inspecting sale property: 1-2 hours 3. Develop marketing plan for property: 1-2 hours 4. Negotiating offer with Buyer to fully executed contract status: 1-5 days 6. Bringing the contract to closing with Buyers: usually takes from 1-6 weeks 7. Seriously consider purchasing a Home Warranty (about $375). This will cover you during the listing period and the Buyer during the first year of their ownership.

Inform me of preferred method by which you wish to receive feedback/communication: phone (best times), email.

Contracts will be presented immediately: Be ready to make a decision!
Showing Your Home Making a Great Impression Before your house is being shown Tag or remove items not included in sale (i.e. water softener, garage refrigerator, chandeliers, plants, drapes, washer/dryer, etc.). Open shades and curtains to let in light Turn on enough lights so home is well-lit during showing. At night, turn on porch light and outdoor lighting. Tidy all the rooms. Neatness makes a room easier to view. Clean dirty dishes in the sink and clear all countertops except for one item for every 3-4 feet of counter space. Keep toys in the children's rooms. Put away items in the yard such as bicycles, gardening tools and skateboards. Make the beds and remove all clothing, shoes, etc., from floors and doorways While your house is being shown Leave while the property is being shown. Let the real estate expert show your house. Answer questions candidly when asked, but avoid questioning potential buyers. Refer inquiries from others about seeing your house to your Realtor to take advantage of the agent's professional skills in selling your home. Don't mention items you wish to dispose of unless asked. Leave when your agent is holding an open house. Keep pets outdoors or in one area. Keep radio, stereo or TV on low volume. Keep money and other valuable items out of sight.
Contract Negotiation Here's What to Expect When an offer is presented on your home, you will have three basic choices in deciding how to respond. 1. Accept the offer. 2. Reject the offer. 3. Make a counter offer (called a “counterproposal�). Together, we will thoroughly analyze the offer and discuss its strengths and weaknesses. After studying the entire contract, I will give you my recommendation, and then you will decide how to respond. This is where a professional, competent agent can be worth their weight in gold, because having the right wording or contingency clause in the contract can mean the difference between a smooth transaction and a messy court battle. Being extremely familiar with real estate contracts, I know how to protect your best interests. My experience in contract negotiation will benefit you.
Offer Accepted Under Contract, Now What? Congratulations, your home is under contract! Now what do you do? The good news is, not much! As your agent, it is my job to coordinate with you, the buyer’s agent, lender, and the title company in order to make sure the sale of your home is as easy for you as possible. Of course, life is always easier when you are prepared, so here is a list of things to expect prior to closing. Pay Close Attention to the Calendar Your purchase contract is laden with contingency expiration dates. Make sure you are aware of the buyer’s financing contingency and option period. As your agent, I will make you aware of these deadlines and of anything that needs to take place prior to a certain date. Be Prepared for the Inspection It’s typical for buyers to perform an inspection and negotiate repairs during the contract’s option period. The inspector will schedule a time to complete the inspection thru the showing service. As with showings, it’s best if you are not present during the inspection. Please make sure the inspector is able to access all parts of your home (no locked doors, etc.) and that all of the utilities are turned on and working prior to the inspection. Repairs If any repairs have been negotiated with the buyer, it is your responsibility to have the repairs completed by licensed service providers. I can provide you with a list of providers to handle any necessary repairs. Make sure you get a receipt from each provider detailing the work performed as the buyer will want to see a copy of all receipts prior to closing. Appraisal The buyer’s lender will schedule an appraisal on your property. If the appraiser needs to access your home in order to complete the appraisal they will schedule an appointment thru the showing service. I will contact the buyer’s agent and/or lender to confirm that the appraisal has been completed and that the value is sufficient for the lender and notify you if there is a problem. Offer Accepted (cont'd) Under Contract, Now What? Moving Out The sales contract requires the home be turned over to the buyer in the same condition it was in when the contract was accepted. Be careful when moving out to not damage the property. Once all of your items have been removed give the house a good “once over”. Does it need sweeping? Do nail holes need to be filled? Are there other small items that you should take care of? Think about what condition you expect your new home to be in when you move in and make sure your home is in the same condition after you move out. Final Walk-Thru Once you have moved out, the buyer will schedule a “final walk thru” to check the status of agreed upon repairs. Make sure the house looks great prior to the buyer’s final walk thru! Closing 24-48 hours prior to closing (depending on when the title company receives the closing instructions from the buyer’s lender), the title company will send you a HUD-1 Settlement Statement detailing all of the financial aspects of the transaction. We will review this document together to make sure everything is accurate. The HUD-1 will tell you the exact amount of the proceeds you will receive from the sale and/or the amount of money you need to bring to closing. Don’t Forget The buyer will need house keys, garage door openers, mailbox keys, security fobs, and etc.! You can either bring all of these with you to closing, or bring a key to closing and leave the remaining items at the house for the new owner.
What to Expect at Closing Closing Day Settlement is a brief process where all of the necessary paperwork needed to complete the transaction is signed. Closing is typically held in an office setting, generally with both buyer and seller at the same table. The buyer will two sets of papers, one set for their loan, and the other for the sale and title transfer. The seller may elect to arrive ½ hour after the buyer as they do not need to be present for the signing of the loan papers. The result of closing is that title to the property is transferred from seller to buyer. The buyer receives the keys and the seller receives payment for the home. From the amount credited to the seller, the closing agent subtracts money to pay off the existing mortgage and other transaction costs.
