This is especially true in today’s m a r k e t , s i n c e potential buyers are doing the majority of their property s e a rch e s o n l i n e. We work to arrange furniture and prepare the home f o r p h o t o s by assisting in the organizing and de-cluttering process, a n d w e w i l l a l s o u se h igh -end , p rofessional- level photography. Af t er t h e l i st i n g p h o to s are taken an d we pr epar e a pr oper ty descr iption h i g h l i g h t i n g t h e special aspects of the hom e, we will wor k to pr oduce a c u st o m b ra n ding p ackage. This p ackage will include a high- quality b ro chu r e a n d a co o rdin ated w ebsite devoted to your hom e. O ther p a r t s o f o u r m arketing strategy will include placement on a variety of w e b si t e s a n d e-newsletters, and o u r social m edia strategies.

Feedback, Open Houses, & Mailings We w i l l t h e n c oo rdin ate sh owin gs with buyer s and agents. After each s h ow i n g , w e w ill follow up to receive feedback. This feedback will then b e p a sse d a l o n g by way o f regular updates. After the fir st few weeks, w e w i l l r e v i e w the listing’s performance with you. If not yet sold, we w i l l su g g e st a ny ch an ges that may need to be m ade to m ake the listing m o re m a r k e t a b le, as well as d iscu ss holding an open house. Negotiations & Coordination O n c e w e r e c e ive an offer, we will work to evaluate its strengths and w e a k n e sse s. We will t h e n a s s i s t i n t he negotiation proce ss to ensure the best possible deal i s r e a ch e d . A f t er an offer is accepted and inspections are complete, w e w i l l t h e n wo rk to n ego tiate th e final ter m s of the sale. D u ri n g t h e l i f e o f the listing, and es pecially after an offer is accepted, va ri o u s i n sp e c tio n s and app raisals will have to be com pleted. Pre-Closing Preparation & Doc Review A f t e r w e h ave come to terms with a buyer and inspections have been c o m p l e t e d su c cessfu lly, we w ill b egin to wor k with you, the buyer ’s a g e n t , t h e c l o si n g attorney’s o ffice, a nd the buyer ’s lender to coor dinate e ve r yo n e ’s s ch edules and finalize the time and place of the closing. We w i l l a l s o s t ay in close contact with the buyer’s agent in regards to t h e b u ye r ’s f i n a l loan ap p roval, an d pass along r egular updates. A s t h e c l o s i n g approaches, many things will need to be done. We w i l l s e n d r e g u lar reminders of tasks that need attention and provide a p re -c l o si n g ch ecklist. Once the final docum ents ar e r eceived, we will r e v i e w t h e m c l osely and, of course, be present at the closing to ensure t h e p r o c e ss g o es smo o th ly an d to re solve any last m inute issues.

Pre-Listing Preparation Consultation Walk through your home with a real estate professional and identify areas that could be improved for the best possible showings.

Have Inspection & Make Minor Repairs Identify areas of need and caulk cracks, touchup paint, and repair small leaks, torn screens, etc. Make home appear well maintained.

Organize, De-Clutter, & Clean Clear away clutter and organize closets. Let in lots of light & change light bulbs. Have professionally cleaned and pressure wash exterior.

Stage The Property For Showings Add color and centerpieces and setup vignettes that let buyers visualize living there. Buy new throwpillows, candles, towels, soaps, etc.

Spruce Up The Property’s Curb Appeal Clean up the yard, have it professionally cut and edged, and have flower beds weeded and mulched. Make an inviting entrance.

Provide a list of what makes your property different and highlight upgrades and extras. Also list nearby schools, restaurants, parks, etc.
