Financial Statements & Planning We p r ov i d e a l l p rop erty own ers with m onthly financial statem ents t h a t a r e c l e a r and easy to understand. Each set of statements w i l l i n c l u d e beginning and ending account balances, an income s t a t e m e n t , a s well as detailed income and expense registers.

O w n e r s m ay also choose to retai n a reserve fund, which may t h e n b e u s e d to pay for large repairs and equipment replacement t h at w i l l i n e v itably b e requ ired in or der to pr oper ly m aintain t h e p r o p e r t y. By choosing to do so, the owner ensures that work ca n b e c o m p leted when necessary with no extra out of pocket ex p e n se .

M a i n t e n a n c e & R e p a i rs O u r o f f i c e will handle maintenance issues by receiving calls f r o m t e n a nts, dispatching vendors, and supervising work as n e e d e d . We will also do property inspections from time to time, t o e n s u r e the property is being well cared for, as well as giving u s a n o p p ortun ity to iden tify specific ar eas of concer n that m ay r e q u i r e sp e cial mainten an ce o r r epair. A l so , t e n a n ts are able to su b mit wor k or der s d i r e c t l y t o us by calling our office, or through t h e i r o n l i n e acco u n t o n o u r w e bsite, which h e l p s t o s t reamline much of the process. M a i n t e n a nce work will be documented a n d t ra ck e d th rou gh o u r work or der and i nvo i c i n g system, which tenants can track o n l i n e i n real time. A f t e r a c o ntractor is selected for a job from our approved list o f ve n d o r s, we will continue to oversee and inspect the work d u r i n g t h e co u rse of th e jo b .

Leasing & Rent Collection We w i l l a dvertise each property as they become available f o r r e n t a n d work to secure acce ptable tenants. The firm will n eg o t i a t e t h e terms o f the lease with each pr ospective tenant, rec e ive f i n a l c o n sen t fro m th e owner, and then sign the tenant t o a l e a se a g r eement ap p roved by the owner.
D u r i n g t h e t e rm o f each lease, we will c o l l e c t r e n t a nd other fees from the t en a n t s a n d d ep o sit th em into o u r Rental Tr u s t A c c o u n t, as well as security d ep o si t s, wh i ch will b e d ep o sited into our S e c u r i t y D e p osit Trust Account.
