Introduction Costing Report In our design report (prior to making this costing report), we have made initial presumptions (and the odd assumption) as to what the elements in our building cost. This gave us a total sum of ÂŁ17,526. However, although informed by size and weight, these numbers were not informed by through market research and the parameters for ordering them were relatively loose. It is fair to say that although we have completed an initial cost estimate purely based on raw data, we definitely need to complete a more thorough analysis of how much our building costs to construct. This cost evaluation does not only concern the elemental costs but also, the cost of manufacturing, the cost of assembly during pre-construction, the cost of transporting goods to site, the cost of construction. These outlined criteria can be split into numerous subcategories and in order to ensure we are utilising the best and cheapest modes of construction, we should analyse (and scrutinise) each cost from larger elements such as structure elements to smaller ones such as windows. Our aim is to provide the most realistic cost evaluation based on real time information and industry rates. As well, our aim is to value engineer our design, make informed modifications based on the data we have collated. This is in order to provide a potential investor and/ or client with options for cost-saving. However, it is important also that as the architects of this building, we should advise clients/investors of the ramifications for opting to cost-save. What might be cheaper, may not be aesthetically pleasing, or may pose long term issues. This surely falls under the architects duties and thus should not be neglected when reducing costs.

1.0_As Designed Component Analysis The building we have designed essentially falls into three categories. These three categories not only are prevalent in our design but are also consistent in the method adopted to cost the manufacture, transport and assembly on site of our building. These three categories are: 1. Structure - in which the floor and roof are interconnected with columns 2. Cassettes - which provide a weatherproofing skin to all sides of the building 3. Doors and Windows - providing the building with inhabit-ability

The structure is comprised of three main components. The floor structure, roof structure and columns. This system is rigidly interconnected through a gridded design. The columns are the essential pieces which tie the whole structure together.

For the walls we are using OSB grade 3 timber 10mm and for the floor and roof we are using grade BB 12mm plywood. The panels will be bonded to insulation boards. These items will need to be assembled during the pre-construction phase. We have decided that alongside a designated CNC mill, we will also hire a workshop space. This workshop space will primarily be used to bond wall, floor and roof cassettes.

Due to the specialist nature of these products, we have decided to order the individual parts that make these items and assemble them at the designated CNC mill/wood workshop. By ordering individual parts, we can, through design, simplify the product, reduce its cost whilst it still performs at a suitable standard.

The best suited mode for manufacturing these components would be CNC. These components, as presented in the Design Report have very specific notches and sizes. Therefore, it is imperative that the these panels are cut using the highest precision tools available to us. CNC’ing in bulk would thus limit responsibility to one party (the CNC Mill) as well as limit costs (as acquiring raw materials will be relatively inexpensive). We will use a variation of 12-22mm thick grade B plywood for the floor and roof components. The columns would be Glulam timber grade B. This would need to be produced by a specialist subcontractor. There overall column-like form can be produced and depending on the specialist subcontractors capabilities, they can be CNC’d by the same subcontractor too. If the specialist subcontractor does not have CNC capability, these columns can be notched and cut using CNC routing technology at our designated CNC mill.

1.0_As Designed CNC Wastage In addition to procuring quotes for CNC’ing, we have also calculated what the total wastage of material would be. As we have curves, we are estimating that there maybe a fair amount of offcuts which are of no further use. This will tell us how effectively have we used the money needed to buy sheet materials. 1.0_As Designed Site Tools Both prior to and during construction, we have scoped out costs we are likely to incur which have to with site, tools and machinery. With regards to the site, we are likely to hire a wood workshop throughout the manufacturing process. This wood workshop will be used not only to assemble cassettes, doors and windows but also, as storage up until departure date. The cost here would be the cost to hire the workshop out solely for our needs for a set number of days. The second phase of costing with regards to the site would be incurred during construction. This a more general cost and this has been outlined in the table below. This costs include securing the site and providing artificial lighting for work to commence in low natural light. With regards to tools, we have outlined the use of a general purpose hammer, of which you can have multiple. The second is standard 40-50mm round head galvanised steel nails. A box of 100 of these should suffice.

There will be no machinery used on site which has not already been costed for. All machinery used will be pre-construction but has been factored into CNC milling costs. These items have a total cost of £890.75p. As some of these items will be hired, they will also have a cost associated with transporting them back to mainland. Most items have an unconfirmed weight but it is safe to assume they would be too heavy for a quad bike to transport back to mainland. We have made a special arrangement with the helicopter company and agreed that we can add an extra trip after construction has finished to airlift these items back to mainland from where a 3.5 tonne lorry can drive them back to their various depots.

1.0_As Designed Cost Summary & Evaluation The date presented on this page is full summary, derived from all the information in the breakdowns on prior pages. Although we feel this cost is relatively what we had expected, there are individual costs that stand out. In particular, costs of plywood and it’s CNC is something we feel can be value-engineered and lowered. Furthermore, the cost of windows is incredibly high. This maybe due to their bespoke design. We will look to simplify this design. This may have a knock-on effect on other items such as walls. With VAT returned, the total cost of the build is £26, 015.10 (according to market research). 1.0_As Designed Conclusion Although we will value engineer our design to bring costs down, we would at this stage like to say that a lot of the costs we’ve incurred have not surprised us. The costs for CNC’ing is high but justified for its degree of efficiency and accuracy. The cost of material is high too but it has been carefully considered for its performance. In this initial exercise we have determined that our main focus was on Qualitiy and Time (for manufacture and build). This reflects our design aims and is somewhat portrayed in this cost report. Price has suffered and we will look to find a greater balance between these three elements.

2.0_Value Engineered Component Analysis Some of the key points we have highlighted for consideration are: 1) Plywood wall, roof and floor cassette panels. These have proved to be really expensive and we have began to question in detail the pros and cons for keeping the material as is. 2) Insulation along the perimeter (external). Our initial reasoning for having insulation along the external perimeter was that the building we have designed has the scope to expand, and so, as the designers, we have designed in the provision for it’s expansion. However, this is a realistic question to be asked of the client/investor who may or may not be adamant that the building should and will always remain at 36m2 internal floor area. In this case, we think the total cost will be affected if insulation is reduced.

As the above schedule shows, the plywood cassettes and OSB panels have the same manufacture cost as they are the same quantity. However, there total costs vary drastically as there raw material costs are so different. It is this precise difference we wish to exploit in this value engineering exercise. Furthermore, although the total floor area is 69m2, the total inhabitable floor area is 36m2. By removing insulation from the non-inhabitable floor area, we are planning to cut the total insulation down by a third almost. This too will drastically impact the final cost. However, in doing so, this will have other design implications.

2.0_Value Engineered Detail Changes Few changed have been placed in value engineering process to save some money. Most important change is the all top and bottom panels for both roof and floor have been changed to OSB. OSB is much more environmental friendly material and is much more cheaper comparing with plywood. OSB is very efficient for temporary structure solutions, but it lacks for permanent efficiency, as its not good for waterproofing and direct sun. In order to fix this issue if building is required to be permanent all the osb that faces the outside will be stained. The overhang roof and decking use to have insulation placed inside, but its use in those locations is very small and limited. Also by removing it from roof overhang and decking we have nearly saved half of the money we were originally spending for insulation. In same time we can remove the bottom plywood panels where roof overhangs.

Plywood is more expensive however, is easier to handle and poses fewer long term maintenance issues

2.0_Value Engineered Conclusion Through this task, we were able to learn just how much time-management, material sourcing and unexpected costs are involved in the construction and fabrication of even a small de-mountable building such as the one we have designed. During the design process, we placed an emphasis on ease of on-site construction which has saved us considerable time and money on labour costs, tools, and heavy machinery, but also led to reasonably large off-site fabrication costs. However, for a building of this scale and architectural sophistication we all believe that even before conducting the value engineering exercise, the initial design and construction cost of £31,234.42 (excluding vat) is by no means outrageous. However, through a rigorous process of value engineering our design we were able to get this final value down to £25,718.73 which is an 18% decrease in price. Furthermore, if we look solely at the building itself and the material and fabrication costs, then we managed to navigate a huge 39% decrease in price down from £23,524.14 to £14,502.26 with minimal impact on the finished aesthetic quality and structural stability of the building and only a few resulted costing implications.

One of the major moves we made was to replace all non-structural plywood items in the building, one of the highest pricing material costs in our design (as much as £50.71 per sheet) with OSB3 boards which were far cheaper at £6.20 per board. This alone resulted in a saving of £3785.80, and as you can see from the final two renders in our document hasn’t had a huge impact on the aesthetic experience of our internal spaces. Nevertheless, the OSB3 panels that now existed as an external surface would have to be veneered with a weatherproofing stain to prevent damage from harmful UV rays, although we agreed that the incurred cost of £230.93 and increased off-site fabrication costs were worth the compromise. Another decision we made was to remove the need for insulation and the bottom cassette panels on the external decking and overhanging roof that exist outside our building envelope. The need here for the expensive insulation blocks is negligible and the removal of the bottom cassette panels in this section, whilst damaging to the overall aesthetic continuity of the design, saved us some further expenditure. However, this change wasn’t as straightforward as the

move to OSB3, and would lengthen the construction time on-site, and involved the sourcing of brackets and screws to retain structural viability. Some of the primary roofing beams would also have to increase in size to now meet the top panels and prevent the insulation blocks being exposed but this only resulted in the minor cost implication of 3 additional plywood boards. Overall, we firmly believe that this exercise of value engineering our design has given us a tremendous insight into the complexity of the fabrication and construction of a de-mountable building and given us a far deeper understanding of our proposal. We conducted a rigorous process which we believe has yielded some incredible savings that none of us could have ever foreseen, without getting into a detailed analysis of the various costs and implications involved in the material sourcing procedure. Our building has taken one step closer to becoming a reality and we are all the wiser for it.
