ABOUT THE CLASS As the third studio involving Quadrangle Housing, Donks and Dyads III continues opportunities for design and construction management students to work with general contractors and clients on actual projects in University City, Missouri. Unlike the previous two studios, this iteration represents the first time Quadrangle has explored energy efficient new construction. Students were divided into design teams for three potential sites in Parkview Gardens, a historically regulated neighborhood. Proposed Design Site Plan

702 WESTGATE Of the three sites, 702 Westgate is unique in several ways: it is closest to storefronts and other value-added attractions, it is the smallest site, and it is the only one with an existing building. After trying to find solutions to keep the building, it was determined that the cost to keep the structure was too high. ZONING ANALYSIS In order to begin designing, it was necessary to look at current (and likely future) zoning ordinances in University City.

Existing Conditions

702 Westgate is a very restricting site in terms of allowable housing types, floor area ratios, setbacks, and parking requirements. DESIGN STRATEGY Avoiding any variances, it was determined to keep the number of beds to a maximum of twelve, the number of beds the site had previously been housing. The final design result is a fiveunit building with a tuck-under parking scheme for six cars. In total, eleven beds were housed. On the first level, an ADA single bedroom unit is placed at the south face of the building with a private patio space looking toward the corner. The second and third levels each have a two and three bedroom unit with private balconies and two bathrooms. To support the parking bay spans, the structure is designed to be steel in combination with light timber trusses. Plumbing and HVAC have been designed to occupy a central core, reducing soffits and creating one wet wall for the entire building.
