Get Ready to Grill

A grill’s lifespan depends on many factors, including where and how it is stored and your climate. When it’s time to upgrade, you’ll have some decisions to make. The biggest is which heating style you prefer: gas, electric or charcoal. Other considerations include the overall size, number of burners and grate quality. Also be sure to compare available features, such as side burners and igniters, which are fairly common, and upgrades like lighting and fuel gauges.

Vacuum: Many homeowners discard their used vacuum when it stops picking up dirt and debris as efficiently as it did originally. Before you move on, be sure to check that performance issues aren’t the result of clogged hoses or a filter than needs cleaning or replacing.

A belt may also be worn or need adjusting. Other signs it may be time to replace the vacuum include damaged or frayed cords, motor issues like overheating or making strange noises.

Grill: A grill may last anywhere from 5-15 years, depending on the quality of the materials and how it is maintained. However, it’s common to have to replace parts along the way. Signs you may need a new grill include a firebox (the main enclosure) with cracks, rust or holes and burners that distribute heat unevenly.

Damaged grates can affect even grilling if they’re warped or if they’re flaky or rusted, they can contaminate food. If you’re not able to replace the grates, or any other essential part, including hoses and connectors for a gas grill, you’ll be better off replacing the unit.

For other students, the opportunity to get ahead in their studies drew them to summer learning. Mia Hanflig, 16, of East Falmouth, Mass., is an emerging performing artist who aspires to become a professional dancer. Through her yearround approach to learning, Hanflig aims to graduate early.

“I can work at my own pace and complete additional courses in the summer to get ahead before the next school year,” said Hanflig. “By taking summer classes, I have the potential to graduate early while still finishing all the mandatory credits. “We are always trying to spark curiosity and foster discovery, which is a huge benefit of learning over the summer,” said Lichtenstein. “It provides students with opportunities to explore other subjects and interests that they might not be exposed to during the traditional school year, keeping things fresh in their minds, engaging them in their learning and encouraging discovery, which are all very important. It doesn’t necessarily have to be geometry or physical science: There are other ways to stay academically engaged and continue learning, and that’s what I’d like to inspire in students.”

As year-round learning becomes a more common practice following the pandemic, students may also find it helps them foster self-advocacy and important social-emotional skills that will help them both in school and in their professional lives.

Dear Dave, My wife and I are in our late twenties, we have no debt, and our household income is about $180,000 year.

We’re thinking about building a home, but we’re not sure whether to build just for us, or maybe building a multi-family place so we could live upstairs, rent the rest, and make some money. Your advice would be appreciated.

Joel Dear Joel, If you’re looking strictly at quality of life considerations, like privacy and having a little room to yourselves, a single family home is the way to go. But, if making extra money is important to you at this point, a multi-family structure might work.

The good news is your tenants would be right there. The bad news is your tenants would be right there!

From a landlord’s perspective, living next to or above your tenants means you can keep an eye on things a little better. Your tenants might also take better care of the place with you around. But those kinds of situations aren’t always beautiful things. When you’re living a floor or wall away from someone, you’re all up in their business, and they’re all up in your business.

It’s not for everyone.

If you’re planning to have kids soon, I’d recommend going the single family route—specifically because of the quality of life. Looking at the other side, you’ll make money with a multi-family construction, but it’ll probably be a pain in the butt.

You’ll be giving up some things if you go that route.

Let me put it this way, Joel. I’ve owned a ton of investment real estate in my life, and my wife didn’t want to live in any of those properties. Still, there’s nothing inherently wrong with either decision.

Just make sure your mortgage is a 15-year, fixed rate loan, and the monthly payments are no more than 25 percent of your combined take home pay. Save up for a down payment of

at least 20 percent to avoid PMI, too.

Take a hard look at the numbers, and make sure you and your wife have a long, long talk about everything. You two should be in complete agreement about every aspect of this situation before moving forward!
