The Simon Birse Team Simon Birse originated in Newcastle, NSW. He left high school to migrate North with the rest of the Southerners to settle on the Gold Coast where he successfully completed a trade in retail Butchery. Once completing his trade he spent 10 months on a back-packing odyssey travelling to exotic overseas destinations and learning different cultures. On return Simon settled on the Sunshine Coast to enjoy the relaxed lifestyle the coast offers and has been actively working the Kawana Waters and surrounding precincts since 2003. The appraisal process Deciding the most appropriate price for your property is the most important function of the whole selling process. Most people believe they have a fair idea just by looking in the paper, internet or real estate magazines. However, in many cases this is a dangerous strategy as every home is different. PRESENTATION: Having
a poorly presented property can discourage potential buyers from inspecting it, so making it look more attractive can entice additional buyers.
PROMOTION: The old adage, “You can’t sell a secret”, definitely applies to real estate.
You could own the best presented and priced house in the neighborhood, but if no-one knows about it you will always struggle to sell it. The more people that know about the potential sale, the better off you'll be.

Why an open home? As more and more people are purchasing property without stepping into a real estate office, opening your home for inspection is a must. Open homes are often the first opportunity your agent has to directly sell your property to potential buyers, gauge the level of interest in your property and to negotiate with potential buyers. Remember, the easier you make it for buyers to see your home and the more times they view it, the more likely they are to buy it! The general consensus among agents is that half an hour is the optimum time to conduct an open home. This ensures that you are likely to have more than one group of buyers there at a time. This promotes competition and action as viewers realise that others could also be interested in the property. How often you open your home depends on your area. The most common arrangement for urban homes is to open once every weekend prior to auction or once every second weekend for those selling through an exclusive agency.
