P R E FA C E

The studio focuses on preparing Master Plans for large green field developments in peri urban areas. To respond to the demand of expansion in the rapidly growing urban centres, governments facilitate such new developments through various development mechanisms. The studio operates within the existing development framework of the Integrated Township Policy which is a typically developer driven activity and involves design on a large tract of land under single ownership. The design of the project will involve preparing a three dimensional urban design master plan with strategies of street network and urban block, public open spaces, public amenities and infrastructure, integration of public transport systems, strategies for pedestrian and vehicular priority on streets, defining the building height and bulk, building uses and landscape strategy. Students will be required to prepare an urban design master plan for these developments with an emphasis on creating liveable neighbourhoods that explore the ideas of future living through their designs. The design process will consistently retain its focus on how these ideas can be translated into reality. The studio outcome will also involve preparing effective representation graphics and persuasive communication strategy for the design project.

Introduction

The first section talks about setting the premise of the project right from the establishing the developement trends at city level to identifying the issue inside the urban fabric as a base to start thinking about the masterplan design process. followed by introducing the site and connecting it to the surroundings, with describing the potential and challeneges in and around the site. Ahmedabad has witnessed costant growth and developemnt since one decade, in which developemnt and redevlopemnt of city level infrastructure and expanssion towards western and eastern fringes are the most notable developemnts. The major anchor of such constant developement is linear infrastructure corridors. That helps to increase the reach of the community and city. That increased opportunity of expanssion towards fringes in a form of large scale developements like ‘ Intergrated Township Developements.

1.1 Towards : Intergrated Township Developement Paradime Shift in Developement Trend inside the City - Core to Fringes

Due to the constant growth and devloepment inside the city one call the city with constantly growing and developeing. The one fact that changed due to that is the paradime shift from core to fringes in terms of developement. That changes the developemnt scenario inside the city, as developer community started to take advantage of lower property prices.

That is why along the fringes large scale developements were started to come up, in which ‘Intergrated township devlopemnt’ under Gujaratt Intergrated Township Developement started to becoming a new tool for developement.Also since that the township number tsrated to rise in double before 2010 as shown in scnario-1 only bunch of townships were there but number rises to double in one decade.

1.2 Introduction : Lapkaman, Ahmedabad

Paradime Shift in Developement Trend inside the City - Core to Fringes

Location To develope the Intergrated Residential Township the site is located at the northern west fringes, on the bank of small 10.0 meter wide irrigation canal from the main Narmada canal. Away from the city but ocated in the closer peoximity of the both major highways that is S.G. highway and S.P. ringroad. That is cutting through the city.

Site Context The site is located in between many upcoming sattelite toowns and small gamtals like Dantalia, Lapkaman etc. It is also located on the western connectivity of Adani Shanatigram, which is one of the succesful township in the city. Also it is located at the major junction between Ahmedabad and capital city Gandhinagar. That makes the location potentially strong for such large scale developements.

The site is located just awau from the A.M.C. boundary into A.U.D.A. boundary. It has three major connectivity one comming from the S.G. highway from the surt. Another onr comming from the ring radial from the periphery that is S.P. ring road. The last one is from 9.0 meter wide canal road along side the main Narmada canal. It also has through connectivity from the near by township developement that is Adani Shantigram. As a secondary connection it also has a connectivity from ognaj vadsar road towards thol lake.

1.1 Site Potentials The existing anchors, which can become useful tools in design.

The canal front on the western edge increases the opportunity to ake it as a public edge for the people and establish seperate entrance to the site.It also has the propossed 18 meter wide D.P. road. Thick layer of tree as a landscape Backdrop

During the pandemic situation community who used to reside inside the Ahmedabad Muncipal Corporation (A.M.C.) limit was struggling but had closer proximity to the primary services. Interms of basic needs and healthcare services.

Against that in the second scenario community who used to reside away from the muncipal limits were highly dependant on city’ s infrastructure. That is why they need to filled their bags with needs, in order to survive for longer period.

Conceptual Framework

This section is focouses upon the base of the master plan design that is building up the design and planning strategy for the futusristic masterplan. The conceptual masterplan strategy of multinuclearity and self-suffciencey is largey derived from the principles of Broad Acer City, which is conceptualised by Frank Lloyd Write. That is followed by the spatial design and planning strategy on the site. That establishes the base of the future design and helps to establish the built characteristics of the urban blocks.

1.1 Spatial Design and Plannning Strategies Propossed design intervention on the site as a basis of the masterplan.

The site is located in between the upcoming gamtals and towns of the surrounding area having the ptential of play a role of major job center in the ucoming future. It alos has the very well surrounded network of Developement Plan roads right from the north to south and east-west. These to provides an ample opportunity to establish some of the major design strategy to fulfil the design. There are three major strategies that were followed as a part of the spatial design startegy; 01. First is to establish spines and entry points through connecting developement plan roads and two ends of site. 02. Secondly giving different character to spines making it dedicated to city and twonship level with amenities and commercailas. 03. Master Plan : ‘ Self Suffcient Community Living’

The section involves the application of all spatial design and conceptual design strategies into design. It expalins the step by step process and built up of township master plan. Later on that design is delayered through various layers to understand it better. The second half of the ection focouses on the detail design of two differently planed neighbourhoods one that is social district and another one is privately owned residential district. Concluded by the various urban design guidelines to showcase how this forms can be achieved.

Self Suffcient Community Living : Network of Self Suffcient Neighbourhoods The gensis of the masterplan is the two different experiences along the stretch and culminated towards the permeable open and porous cana edge. It focouses upon the exprience of the two major spine, one is city level spine along with the commercial and institutional infrastructure. Followed by the township level spine with the core located at the center in a form of a township amenities i.e. club house, sports center, schools and community center. Township has a culmination of all kinds of infrastructure and housing facility right from the rental and owned studio appartments to 2-3BHK residential appartments and premium neighbourhoods with community farms located on the bank of irrigation canal. The D.P. road connections are potentially utilised to mark out the entrances towards the site and utilised it to make a commercial skyline along the edge.

Along the Township Spine

Resi d en t ial N e i g b o u r h o o d The residential block is located along the township level spine, it has five major entrance point serving the parking and pedestrian access from the main spine and back entrance. The building facing the major spine has dedicated podium tower with accessible green roof and to maintain the skyline on the canal front same has been replicated there. There are pockest of private open spaces between buildinh clusters sums up around 45% of total open spaces excluding green rooftops. The heights are varying from main spine while going towards the secondary streets.

Along the City Level Spine

So cia l D is t r i c t One side of the block is facing the D.P. raod and another side of the block is facing the city level spine. At the both sides it is cover with the commercial building at the L junction. Behind thoes G+16 dtory towers there are cmbination of residential appartments, shared and private open spaces. The concept of the block is to community can live and work here together, with the through connectivity within the neighbourhoods are provided by the dedicated 3.0 meter wide pedestrian pathway curring horizontally across the entire block.

The view tries to capture the details reagrding the living experience in residential cluster with pockets of open spaces. It also has the pedestrian connectivity comming from the commercail building cluster facing the city level spine as shown in the above view. It also has the tabletop connection comming from the surrounding builform towards open space.

All the tower typologies that facing either city level spine or township level spine should maintain the constant podium with the height of G+2 along the stretch, to maintain the humane streetscape experience along the spine.

All the podium towers/buildings facing the main road or major spine (city of township) should maintain the front setback of 4.5 to 6.0 meter from the road. Depending upon the width of the raod. Also all the podium should have accessible and permeable green roof or farm.

To maintain the interconnect bourhoods, there has to be a pedestrian pathway to mainta across the township.

Inside the neighbourhoods the block facing the major roads or spine should be higher in height not more then G+16 and adjecent subsequent blocks requier to be lower in height by atleast 9.0 meter to maintain the visual connect and light, ventilation inside the buildings.

The commercial, mixed use towers or podium towers facing the main spine should have 6.0 meters of active frontage to activate the podiums as well as 3.5 meter wide footpaths with seatings. The provision of still parking should be there in a form of parking shoulder (2.0 Mt.).

The last section talsk about the major take aways from the studio in a form of any instances and specfics related to process. Also the major intend final outcome and achievment regarding the master plan process, The major learning suring the process of understanding about the peoples behavioural patterns and their needs and desires based on the various divisions in society.

Toward s S el f S u f f ci n e t C o m m un ity L ivin g “ The idea of self suffcient city is to create and environment when the community lifestyle is largely driven by their desires not by trade offs, also which gives the feeling of living in a city within a city, with the culmination of levels of infrastructure inside the township. So, the communities can come together and survive in the tough situations.”

Le ar n in g s Master Plan Studio allowed to understand and comprehend large scale urban design and specifically green field developemnt project. It also provided understanding and learning how to chose and appropriate model and tools to develop such large scale urban design and planning intervention inside or outside the city limits. The learnings are not limited only to the scale and arrangement at the township level but it also provided the learning towards, what people actually want in such large scale developements ?. To be more specific about it how do actually people live a regular lifestyles? what are their daily needs and desires ? what kind of surrounding environment they want ? All of these laranings are the gensis and the padagogy of the Master Plan Design studio. Culmination of all these questions and learnings actualy helped to derive the vision after adressing the sensitive issue of recent pandemic inside the city. The process of converting that vision into something tengible outcomes through some in-tengible and tengible strategies was the major challenge in the desiging process. Also to stick and believe in your vision throughout and try to achieve that was the most existing part of the studio.
