TRY THIS ON THE GRILL MASTER MAGICAL MARINADES Grilled foods boast inviting flavors that put many diners on the lookout for second helpings. Quite often the magic behind grilled meals lies in the marinade used to give foods that flavorful kick. Marinades can be used to enhance the flavor of meats, vegetables and poultry. While marinades add flavor, they also may be responsible for some other benefits in grilled foods. MARINADES ADD FLAVOR
Defined as a savory acidic sauce in which food is soaked to enrich its flavor, marinades help break down fiber and tenderize certain foods. The base of many marinades include vinegar, lemon juice or wine, and marinades can be enhanced with spices, oil and herbs. It’s important not to let foods sit in marinades for too long, as any alcohol, acid or salt in the mixture

can chemically “cook” the food in a process known as “denaturing.” Adhere to timing recommendations when using store-bought marinades, and keep such guidelines in mind when using homemade marinades as well. Many may tell you to let foods sit no longer than four hours. Marinades with citrus juices may require even less time for flavor to penetrate. The timing of marinade use also will depend on the foods being marinated. Delicate items, such as seafood, may change with regard to texture or color in a matter of minutes. It’s important to always marinate foods in the refrigerator. Food left sitting out on a counter — even when it’s in a marinade — invites the growth of bacteria. If a recipe calls for marinating at room temperature, continue to marinate in the refrigerator, but extend the length of time you marinate. This helps to prevent foodborne illnesses. When marinating, use plastic or glass containers so

LETTING SELLERS STAY CAN PAY BY MARILYN KENNEDY MELIA Time is money. Since affordably priced homes are in short supply in many markets, buyers that fear other purchasers will be offering more money than they are willing to pay might entice a seller by accommodating his need to take time moving out. This strategy is only effective, however, if “the dollar offer is close to what others are offering,” believes Marguerita Castanera, of Century 21 Wine Country, Sonoma, California. Still, “being able to time your closing to when the seller is ready can be a major incentive [for a seller to accept an offer],” observes Jessica Nelson, a Redfin agent, Columbia, South Carolina area. Nationwide, reports the National Association of Realtors, the typical number of days from the time a seller accepts an offer and the deal actually closes is between 30 and 45 days. Providing time to a seller may give a buyer the edge, but John Pinto, of Realty
World in Napa, California, believes that a closing shouldn’t be delayed, but instead the buyer should take title and then “rent back” to the seller. Anytime a closing is significantly delayed, Pinto believes “there’s opportunity for things to go wrong,” like a seller changing his mind or the buyer losing mortgage approval. Instead, offer a “rent back” to the seller, Pinto suggests, whereby the buyer takes ownership but contracts for the seller to stay, renting back his former home. Buyers often charge a pro-rated amount
in rent, based on the typical monthly mortgage and taxes. But “everything is negotiable,” Castanera says. When buyers are aggressively competing for a home, a rent-back might be free. In rent-backs, former owners, “should secure renter’s insurance to protect their personal property from natural disaster or theft,” adds Michael Barry of the Insurance Information Institute. The new owner will want this, too, to protect against the possibility the former owner damages the property, he concludes. © CTW Features
the marinade does not cause a chemical reaction, which may occur if you marinate foods in metal containers. Discard all marinades for raw meats and poultry when the time comes to cook the foods, as leftover marinades may contain bacteria that makes them unsafe to reuse on other foods. In addition to flavor, marinades may improve the nutritional value of grilled foods. In 2008, researchers at Kansas State University discovered that marinating meat in antioxidant-rich spice blends can reduce the risk of forming heterocyclic amines, or HCAs, by more than 80 percent. HCAs are harmful, cancer-causing compounds that form when food chars over an open flame at high temperatures. Marinades must be rich in spices to have any HCA-busting properties. Marinades are a secret weapon in the creation of tasty, tender and healthy foods. They come in quite handy when grilling, and add an extra dose of flavor when cooking over high heat.

HOW TO FIX A
GENDER GAP IN THE HOUSING MARKET
Why buying a home is more profitable for men than women — and what women can do about it © CTW Features

MARTIN For years, it’s been widely reported that women typically earn less in the workplace than men – as evidenced by U.S. Bureau of Labor Statistics data showing that females made 19 percent less than males, on average, in 2015. Now, it’s apparent there’s a housing gender gap, too, indicating that men are benefiting more from real estate than women. According to a new study from RealtyTrac, homes owned by single men are valued 10 percent higher, on average, and have appreciated 16 percent more since their date of purchase than residences owned by single women. Since purchase, homes owned by single men, in fact, have gained nearly $64,000 – equating to a 33 percent return on the purchase price – versus an average gain of 31 percent (almost $54,000) for homes owned by single women. The report also revealed that single women tend to live in areas where there are 7 percent more registered criminal offenders per capita than single men. Daren Blomquist, senior vice president of RealtyTrac, Irvine, California, says he wasn’t surprised to see a gap in the value of homes purchased by men compared to women, given the widely documented gender wage gap. “What did surprise me was that the gap widened over time, so that the more years of homeownership, the bigger the gap in home value between homes owned by men than homes owned by women,” Blomquist says. “This happened because the homes owned by men are appreciating at a faster pace than homes owned by women.” www.capitalcityweekly.com
Blomquist attributes the study’s findings to several factors, including higher wages for men, which gives them an advantage in buying better quality homes in higher quality neighborhoods with better appreciation potential. “Another possible reason could be discrimination against women in the mortgage and real estate industries that results in women buying lowerquality properties in lesser-quality neighborhoods that have less appreciation potential,” he says. Discrimination against women in the mortgage lending market has been documented in several cases brought by the Department of Justice Civil Rights Division, says Anne Houghtaling, executive director of West Chicago-based HOPE Fair Housing Center. “In those cases, interest rate and fees were analyzed for comparable borrowers, and it was found that higher interest rates and fees were charged to women, with African-American women paying the most,” Houghtaling says. “The bottom line is that, when someone is buying a home, their purchase power is diminished if they are paying more for their mortgage.” Bruce Ailion, broker with RE/MAX Town and Country in Atlanta, says another possible cause behind the housing gender gap is that many women are less comfortable with conflict in negotiation “and are more willing to accept an offer than to continue to bargain for a better deal,” he says. “This can make a 1 to 2 percent difference on the acquisition.” That plays into Phillip Petree’s theory. Petree, author of “The Man Puzzle: A Guide to Understanding Men” (Petree Publishing, 2016), says,
on average, men are more long-term goal oriented while women are more security minded. “In real estate, men will buy a house first and then fall in love with it; later they will emotionally detach from it and make it sellable, sell the home, and reap the profits. Most women tend to fall in love with the property and have an emotional attachment often before considering all the financial aspects. This approach puts women at a disadvantage before the offer is even placed,” Petree says. To help close the housing gender gap, Blomquist recommends that women should carefully and thoroughly research her home and its neighborhood before buying and explore properties that will provide a solid wealth-building vehicle over time. “Don’t just rely on what your agent or broker tells you when it comes to the best house and best neighborhood to buy and – do your own research to evaluate the appreciation potential of a home and the neighborhood it’s in,” Blomquist says. “Look at homeownership rates versus rental rates in that neighborhood, natural hazards that present potential risks like flooding, and other risks such as the presence of registered criminal offenders that could negatively impact the property’s resale value.” Additionally, don’t be afraid to shop around, negotiate without letting emotions cloud your judgment and explore different financing options. “Find out what at least three different lenders are willing to offer you for a mortgage and compare,” Houghtaling says. “Also, if you’re searching for housing and something doesn’t sound right, contact your local fair housing organization.” 11

Every autumn, trees and shrubs take on their brilliant display of reds, oranges, purples, and yellows that mark the end of the growing season. Fall foliage may make for ideal photo backdrops and scenic days in the countryside, but closer to home leaves may be more of a hindrance than an aesthetic pleasure. The hundreds of leaves that adorn the maples, oaks and other trees near homes will eventually fall as autumn turns into winter. Some will float down to lawns, while others will get lodged in gutters and downspouts, posing problems that can cause substantial and potentially costly problems for homeowners. Homeowners know that gutter cleaning is an important part of fall home maintenance, but they may not completely understand why. Gutter cleaning can be a messy and time-consuming project, making it a project many homeowners are apt to put off. Waiting to clean gutters can lead to considerable problems, so it’s best to tackle the job well in advance of the winter. Gutters guide rainwater and runoff from the roof so it drains properly away from homes. When gutters are clogged with leaves, a number of problems can occur. • LEAKS: Water will take the path of least resistance. When clogged gutters do not allow the water to drain away properly, water will find other ways to the ground. It may work itself right into the walls and ceilings of the home. In addition to damaging walls and ceilings, moisture inside the home can promote mold growth. It also makes interior spaces more appealing to pests. • EXCESS WEIGHT: Gutters are meant to hold the weight of traveling water and not much more. Gutters filled with leaves and other debris can quickly become heavy. This stresses the entire gutter system and can cause the gutters to fall off of the home entirely. • NESTING AREAS: Clogged gutters can serve as nesting areas for insects and birds. Mosquitoes and other insects lay eggs in pooling water. Gutters can quickly become breeding spots for harmful pests. Furthermore, birds may nest in gutters, creating unsightly messes and more damage. Seeds that sprout in clogged gutters can grow unchecked. • ICE-DAMMING: Left untreated, pooled water and leaves in gutters can freeze over. Blocked water can back up and push against the roof, lifting shingles and destroying the roof in the process. • FOUNDATION TROUBLE: Clogged gutters also may contribute to flooded basements and cracked foundations. Leaking water will pool around the foundation, expanding when frozen and causing cracks in basement and crawlspace walls. It also can cause driveways and other cement areas around the home to sag and crack. Gutter cleaning should be scheduled in the spring and fall of each year. Homeowners can hire gutter-cleaning services to handle the job or do the job themselves. Rinse the gutters with water from the hose afterward to ensure good run-off. Take the time to seal any leaks as well. This routine maintenance can save homeowners many headaches and prevent some very expensive repairs. 12
