BOARD MESSAGE The Association is in a good place We’ve come a long way in the last few years, and our current efforts continue to be on the maintenance of current progress, optimization of management strategies, and continual improvements. We want to create permanence and preservation of all that is working (80%) while improving those items that can be done better (20%). Everyone is pulling their weight from Board members, to volunteers, to staff and management. Upcoming improvements will include a modest enhancement to amenities through the Capital Improvement Fund, the specifics of which you will help decide. We’re striving for better access to homeowner assistance. Sustained communication and more homeowner convenience are coming as a part of the new website. We’re supporting homeowner engagement and the chance for you to become better integrated with all that is Somersett. Especially when that includes the rich enjoyment of your home, ideally situated in a fully functioning and friendly community. Thank you all for your encouraging comments and ongoing gratitude. This has been frequently expressed to us and it means a lot.

Priority projects for wildfire protection

Work moves forward under our USFS Fire Grant which is administered by Program Manager and former RFD Fire Marshal Tray Palmer. With one calendar quarter under our belt, this has included the necessary completion of reports and documents for the grant requirements such as environmental impact, historical site research, plans and timelines, and the tracking of grant directives. Boots are on the ground and the mitigation and fuels reduction began last November. Since then, approximately 37 acres were cut in the canyons bounded by Morgan Pointe and Painted River and 45% of annual program directives are already complete. Re-seeding and restoration with low-fuel groundcovers are now taking place in these areas, aided by a mild winter. An additional 10 acres of fuel reduction in the area behind Sierra Canyon Clubhouse scheduled for February is well ahead of schedule. This was also possible because of cooperative weather.

Improvements for poolside meals

Soon enough spring and summer will be upon us. Well before that we’re developing a new menu for poolside meals this summer. Instead of relying on pre-packaged junk foods, we’re working on some healthier and tastier offerings: A selection of delicious panini sandwiches. Garden salads with your choice of dressing on the side. Veggie plates with healthy dips such as hummus. Selections from the grill. This is still a work in progress and since I have been fortunate to be one of the “taste testers,” I can say with delicious certainty, things are definitely on the right track. All this is to be rolled out before Memorial Day, but so far, we’re excited by the initial results. Food offerings are being crafted by our own Luc Fabre. Expect deliciousness.

Home rentals in Somersett

In Somersett home rentals must be long term with a lease period of over 6 months. While a home is rented, the homeowner remains liable for all compliance relating to the property and is responsible for the behavior of their tenants. Thus, a good lease is essential. Judicious rent policies have benefited homeowners and renters alike. Currently in Somersett (including Sierra Canyon) there are 234 renter-occupied homes or just 7.3% of the total. In the Vue, 23% are renters, and in the Village, 26% of the homes are rented. By comparison, in the Reno metro area, fully 52% of all properties are renter-occupied. It’s no wonder that Somersett stands out as a community that remains engaged and vested. Communities with low rental percentages also enjoy easier home financing and generally lower insurance rates.

Improvements to Somersett Parkway by RTC

We were fortunate to meet with Reno and the Regional Transportation Commission (RTC) in January. RTC does the major work on throughways in Reno which includes Somersett Parkway. No major work has been done on this roadway since What’s up next? its inception 22 years ago, aside from periodic maintenance • Detailed mapping and analysis for future work and fire like slurry, crack seal, and pothole fill. be permitted to work with them on the specifics. We intend to advocate for the established look of Somersett under the existing city-approved PUD. Required modifications to the landscape may result in some added expense to the SOA which is not now in the budget. More on that as we get the specifics from the RTC. SOA work on private streets such as the slurry seal of Back Nine streets and community-wide trails will be timed to coincide with the major work done by RTC so we can save on mobilization costs and achieve better economies of scale (i.e. lower costs and less ongoing disruption.) The parkway can be repaved in a couple of weeks, using traffic diversion onto the alternate lane. Good thing the parkway is mostly two lanes in each direction! Any inconvenience will be more than offset by brand-new roadway conditions.

On to spring

Despite a few snow events, we were fortunate to have a mostly mild winter. This has saved the Association from high snow removal costs which were seen the year before. The downside is a lower water table so we will each need to be vigilant about watering schedules as irrigation systems are restored in preparation for a new growing season. Check TWMA’s current watering recommendations when you restore your watering system. Meanwhile, enjoy the new season and the chance to experience more of the great outdoors be that dog-walking, hiking, skiing, golf, or even Somersett Community Events. Onward!

Play the Tom Kite-designed Championship Country Club Course

All Somersett residents are welcome to play the Championship Country Club Course four times per year by making reservations on their own with the golf shop and two as a guest of a member of the country club for a total of 6 times per calendar year per non-member. Each resident may book a foursome of players at a rate of $125 per player inseason and $80 per player in the off-season (Nov. 15-March 1). This includes green fees, driving range usage, and golf cart. We take tee times for residents four days in advance at 787-1800, Ext 2. Men, please remember our dress code of no denim, collared golf shirts, and caps worn forward at all times. For the ladies, no denim, spaghetti-strap tops, bare midriffs, or short shorts. Proper footwear, such as golf or tennis shoes, is required. Please be advised we are cart-path-only through the end of March.

Driving Range

All Somersett residents are encouraged to use the country club’s driving range. In the off-season - November through approximately April - all residents may use the mats on the South side of the driving range – a short walk up from the Ridgefield Trail parking lot. The North side of the driving range will be closed in the offseason. Juniors MUST be accompanied by an adult. In-season complimentary range usage is available on the cushioned mat located at the North side of the driving range ONLY. We will provide shuttle service during operating hours, May through October. Access to the turf range, putting green, and chipping green is available for a cost of $15 per person per day. Pay the fee at the golf shop before usage. You MUST show your receipt to the attendant or golf professional on the range. Juniors must be accompanied by an adult. The turf is available from May through October ONLY. For country club usage we ask that you show your Somersett Resident Bag Tag. Resident Bag Tags may be obtained at The Club at Town Center. (see page 12 for more information).

Plan ahead for Learn to Golf

We will once again conduct our popular Learn to Golf Clinics for the community on Saturday mornings. We will keep you informed as to the start date.

Polar Bear Golf Tournament – Two-Person Team

Saturday, March 16 | 10 am Shotgun Start $125 per player Find a partner for our annual two-person scramble golf event – the Polar Bear. This event is open to all members, guests, community members, professionals, and Northern Nevada Golf Association Members – in other words everyone is invited. You must have a valid USGA handicap to be eligible for net division. The fee is $125 per player and includes golf, cart, range, dinner, drink, and golf shop credit for prizes. There will be both Men’s Gross and Net Divisions and a Net Couple’s Division. Sign-ups will begin 30 days in advance. Master’s Par Three Tournament

Saturday, April 13 | 9 am Shotgun Start $55/adult, $35/Junior (under 18) We have established a tradition here at Somersett Golf & Country Club that every April during the Masters Golf Tournament we play a commemorative par three tournament. The Masters Golf Tournament

is traditionally the start of the golf season - even in Reno. The event we play here is similar to the one played at Augusta’s Par Three Course on the Wednesday before the actual tournament. Everyone in the Somersett community is welcome to participate. This year’s event will be held at the Country Club course. Again, ALL Country Club members and Somersett residents are welcome to enter. We will have divisions for men, women, and juniors. · We will award the top gross (actual score) and net (with established handicap through the GHIN system) scores. Adults not having an established handicap will participate in the Callaway Scoring Division. Junior scoring will be gross only. If participation warrants, we will have age divisions. · We will offer a “Deuce Pool” for players who make a gross two on a hole. In case of a Hole-in-One, all “Deuce Pool” money will go to those making Holein-Ones. · We will award closest-to-thehole on all par threes for men and women. Juniors will fall into the men’s and women’s category for closest-to-

The Somersett Golf & Country Club is offering complimentary 2024 Junior Golf Program entry to one boy and one girl aged 8-12. Both the Men’s and Ladies’ golf associations are sponsoring the enrollment fee for the season, May through September.

Brush Up on Pre-Swing Fundamentals

As we get excited about the new golf season the best thing we can do as players is to refresh our memory of pre-swing fundamentals, which include hold of the club, stance, posture, hand position, and ball position. You will increase your chances of improving this season if these fundamentals are up to speed. Improving leads to enjoying. Simply said, the hold of the club for a right-hander is as follows: 1) Hold the club in the last three fingers of your left hand. 2) Next, place the heel pad of your left hand on the top of the club. 3) Lightly apply your thumb and forefinger with the “V” that they form pointing to your right cheek to your right shoulder. 4) Place right middle two fingers underneath your left index finger. 5) House your left thumb in between the two pads of your right hand.

6) Lightly apply your thumb and forefinger with the “V” that they form pointing to your right cheek and right shoulder. 7) The clubface should be aimed at your target. It is common that when getting into a golf posture we simply droop our shoulders and bow down to the ball. It is important to understand that good posture starts from bending at the hips while keeping the chest fairly tall (a small arch is OK). The simplest of golf swings is performed around a relatively flat back/straight spine. Make sure you keep ball position for your higher lofted clubs in the center while progressively moving the ball forward as the clubs get longer. A good rule of thumb is that your 5 iron will be approximately at the ¼ mark while the driver will be just inside your left heel. Need help? Play is free for residents; $10 for their guests. This executive par 3 walking course is the perfect choice for learning the game or a quick nine after work. No tee times are required. Play is first-come, first-served. Winter at Canyon Nine: Play is weather-dependent. Please do not use the greens for sledding, snowboarding, and other winter activities because it may harm the turf. Golf course reminders: Canyon Nine users should remember these important rules. • Players must start from Hole #1. Guest passes

The Board has approved 10 free guest passes for each Club at Town Center member household. The passes are good through Dec. 31, 2024, excluding the holidays of Memorial Day, Fourth of July, and Labor Day. Additional guest passes are available at the cost of $10 for adults and $8 for juniors. A 10-pack bundle of passes is available for $60. Households may bring up to four guests at one time for a maximum of 10 visits per guest. Members must always accompany guests. Pick up your passes at the Front Desk.

Somersett’s new community hub is here! The Association’s new official website – www.Somersett.org - launched in January with over 1,400 residents successfully logging in to the site in the first two weeks alone. The feedback has been overwhelmingly positive. Here are a few of the comments: • “I do like the new website... Just go to the Talk to Us feature (under the Residents drop-down menu), and select from the options, say what you want to say, and press Submit. That’s it! Your message will be directed to the appropriate staff member. You can even add attachments, such as images or a form. This feature is especially welcome with warm weather on the horizon. This is the BEST PLACE to report those commonarea issues that inevitably pop up as the irrigation system is turned back on after the winter hiatus. Step 1 There are a number of ways to discern if a non profit is successful in its mission, longevity is only one, but it is one of the many indicators about the effectiveness of Step 1. Next month, Step 1 will be celebrating its 32nd anniversary as well as the retirement of its Executive Director, Dani Doehring, LADC. Since 1993, Step 1, has been a well known and respected staple of the Reno non profit community, assisting men through their sobriety and reentry into society as self sufficient, responsible men, fathers, uncles, brothers and citizens. Over the course of Step 1’s 30 year journey, nearly no one has been as instrumental as Dani Doehring in ensuring the organization’s effectiveness and its resiliency. Step 1 may have become official in 1993, but the vision for an organization that helped people, specifically men, navigate their sobriety and the challenges that arose due to their lack of it, as well as the new struggles that come as they navigated their new life with it, predates its official founding. Eli Maritano was the man behind the mission for what is now Step 1, Reno’s most successful non profit related to substance abuse. Maritano started using his own home as a meeting place for alcoholics who were seeking a positive change. He initially offered his garage as a temporary housing so men who were trying to achieve positive change had a safe place to stay, supplemented by a warm meal and friendly face. As the success of what he was trying to do, and prove, became apparent, kindness paired with support services and mentorship on the path to sobriety and successful reentry into society, his own home and garage were no longer adequate for the needs of men in the community. Maritano then decided to upgrade and relocate to a home near The University in 1990. This is where the story of the more formally recognized Step 1 begins. Today, Step 1 still uses this location to provide transitional housing and treatment for up to twenty men at time in its program. Transitional housing coupled with counseling, job service training, mentorship and of course, kindness and compassion, 20

has proven to be incredibly effective for fighting all types of substance addiction. Over 95% of men who go through the Step 1 program do not return to prison within their first year of graduating or leaving the program. Step 1 keeps detailed data on what this means, not just for the individual men, but also for our community as a whole. According to their data,

in 2022 alone, Step 1 saved taxpayers 2.7 million dollars in incarceration costs. Final numbers for 2023 have yet to be published but in 2022, 111 men came through the program and were able to return to their lives, free from both a life in prison and the shackles of their substance use disorders. To celebrate these tremendous accomplishments, on Saturday, March 9th, Step 1 will be hosting a fundraiser for their mission as well as recognize and celebrate the accomplishments of their fearless leader Dani who, over the last twenty years, has taken the core idea and foundation of what Eli Mariano started and catapulted the concept to greater, more sustainable levels. The upcoming event, being hosted at The Eldorado, starts at 6 pm. Advanced registration is required but it is open to anyone who wishes to support the organization. The event will highlight the mission as well as honor and recognize Dani and those who work alongside her in the organization and on the board. Bryan Dakulich, owner of Better Homes and Gardens Drauklich Realty will be the guest speaker. Diaz Dixon, The President of Performance Driven Consulting, is the emcee for the evening. Dixon is passionate about the cause as he has also served as the CEO of similar organizations such as Step2 and Eddy House. As an organization, Step 1 teaches the men in its program about the powerlessness of addiction; ironically, the method, means and model used by Step 1 in assisting men through this transition of acceptance is incredibly powerful in its success of changing lives.

Sports, Fitness & Wellness Classes New! Fitness class and court reservations Pickleball

Somersett.org is your go-to place to make reservations for fitness classes and tennis and pickleball courts. If you haven’t done it yet, it’s easy! Here are some tips.

Here’s how to reserve a tennis or pickleball court:

1. Make sure you are logged in to the site 2. Under the Amenities tab, select Amenity Reservations 3. Select the court you’d like to reserve from the

dropdown menu (for outdoor pickleball, you have the option of seeing the availability of all four courts at once) 4. On the calendar, select the date you want to reserve 5. The available times will be displayed as white. If a court time is not available, the field will be gray or marked by lines. Click on the time you want to book. 6. Click “Submit’’ on the next screen 7. You will receive an email confirmation Can’t make your court time? Here’s how to cancel your registration 1. Make sure you are logged in to the site 2. Under the Amenities tab, select Amenity Reservations 3. Click on “My Reservations’’ at the top right of the screen J 4. Find the date/time you want to cancel and select “Delete,’’ then hit OK

Priority projects for wildfire protection Work moves forward under our USFS Fire Grant which is administered by Program Manager and former RFD Fire Marshal Tray Palmer. With one calendar quarter under our belt, this has included the necessary completion of reports and documents for the grant requirements such as environmental impact, historical site research, plans and timelines, and the tracking of grant directives. Boots are on the ground and the mitigation and fuels reduction began last November. Since then, approximately 37 acres total of fire fuels were reduced by hand crews and mulched. In November 2023, fire fuels were reduced and mulched south of Morgan Point Court and west of Painted Rock Trail. In December 2023, fire fuels were reduced and mulched by hand crews east of Harvest Hill Lane and Autumn Ridge Trail, and west of Dakota Ridge Trail and Dove Mountain. Re-seeding and restoration with low-fuel groundcovers consisting of a mix of Siberian Wheatgrass, Crested Wheatgrass, Western Wheatgrass, and Indian Ricegrass took place in these areas, aided by a mild winter. In February, fuel reduction continued in the area behind Aspen Lodge extending to the trail area between Del Webb Parkway and Ashlund Bluff Way. The slope between Del Webb Parkway East and Huntley Trail will be completed by early March. 45% of the annual mitigation directive is already complete. Program objectives are being accomplished ahead of schedule 26

What’s next?

Mapping and analysis for future work and fire breaks have been established based on the Community Wildfire Protection Plan. Fuel mitigation in the canyon east of Eagle Bend Trail and south of Chalk Ridge Court will begin in March. Fuel breaks and reduction south of Gypsy Hill Trail and Split Rock Trail will begin in April. Talks are currently underway with NV Energy to create a fuel break maintenance plan along the power lines between Wakefield Trail and Somersett Ridge Parkway.

CERT: The Community Emergency Response Team (CERT) Program educates people about disaster preparedness for hazards that may impact our area. The program trains you in basic disaster response skills such as fire safety, search and rescue, team organization, and disaster medical operations. Using the free training, you can protect yourself, or assist others in your neighborhood or workplace following an event when professional responders are not immediately available to help.

To report a non-compliance, please email soa@somersett.org or call 775-787-4500. While we do investigate and document each complaint received, we cannot disclose the status of anyone’s account. Should a homeowner not respond to or correct a violation, he or she will be summoned to a hearing and could be suspended from the Club and assessed fines. The Association has a policy not to enter a property unless it is bank owned, and then only to repair front-yard landscaping.

Any changes to the meeting dates will be updated online on the SOA Board & Committees Meeting Calendar at www.somersett.org. Executive sessions and Aesthetic Guidelines Committee meetings are not open to residents other than those who are on the agenda. Communications, Facilities, Events, West Park Garden, Finance, and Ad Hoc committee meetings as well as meetings of the Board of Directors are open to all owners and are held at The Club at Town Center. They are also open to members via Zoom.

Agendas for Board of Directors’ meetings will be posted online at www.somersett.org at least five days prior to the scheduled meeting. Final minutes will be posted once they have been approved at the next scheduled meeting. For a draft copy of minutes, please submit your request to soa@ somerett.org. Committee meeting agendas (other than AGC) will be posted on the Meeting Calendar on www.somersett. org when they become available, a few days before the meeting date.
