Somersett Owners Association: A Look Ahead to 2025
As we step into the new year, we reflect on the successes and milestones of 2024 while looking forward to an exciting and prosperous 2025 for our community.
The recent Board of Directors election has brought fresh energy to our leadership team. We welcome a new face to the board, Hal Lenox, who comes to us with a wealth of experience. Former board member and Nevada State Senator Bill O’Donnell, as Secretary, and myself, as your continuing President. Current Board members Kate Falcocchia and Clint Maples will continue serving their current term. This dedicated team shares the same vision and values as our past boards: ensuring that Somersett remains a premier community in northern Nevada.
The winter climate is already upon us, bringing its unique beauty and challenges. As always, we encourage residents to take necessary precautions to stay safe, be patient, and enjoy the season’s charm.
Meanwhile, as we close the books on 2024, we are proud to report that Somersett remains in excellent financial health. Our reserves are nearly 100% funded — a testament to responsible fiscal management and planning. This accomplishment ensures that our community is well-prepared for both planned projects and unforeseen circumstances.
One of the most exciting developments as we enter 2025 is the progress on the empty lot at the Town Center within our community. The lot is currently in the design stage, and we’re eager to see the innovative plans take shape. This project represents a significant step in enhancing our amenities and ensuring that Somersett continues to offer unparalleled opportunities for recreation and community engagement.
As we embrace the possibilities of 2025, we encourage all residents to get involved. Whether it’s volunteering for a committee, participating in events, or simply sharing your ideas, your contributions help make our community vibrant and welcoming. Play the Tom Kite-designed Championship Country Club Course - Small Rate Increase
Somersett residents who are not Golf Club members are welcome to play the Championship Country Club Course a total of six times per calendar year - four times by making reservations on their own with the golf shop and two as a guest of a member of the Country Club. Each resident may book a foursome of players at a rate of $135 per player (in season) and $85 per player (off-season, Nov 15-March 1). The rate includes an 18-hole green fee, driving range usage and a golf cart. We take tee times for residents four days in advance at 775-787-1800, Ext 2.
Please be advised we are cart-path-only from November through the end of March.
Driving Range
Somersett residents are encouraged to use the driving range at the Country Club with the following guidelines:
In the off-season, November through approximately April, all residents may enjoy complimentary use of the mats on the South side of the driving range – a short walk up from the Ridgefield Trail parking lot. The North side of the driving range will be closed in the off-season. Juniors MUST be accompanied by an adult.
In-season complimentary range usage will be offered on the cushioned mat located on the North side of the driving range ONLY. We will provide shuttle service to the best of our ability during operating hours (provided above), May through October. For those unwilling to wait for shuttle service you are welcome to walk to the North side. Under no circumstances does the absence of shuttle service allow residents complimentary use of the turf driving range.

The winter months are a great time for golfers to recommit to golf fitness. Look back on the 2024 golf season and think about where you can improve. We can ALL improve our swing mechanics.
Our tenured instructors are always here to help serve you in that regard. However, maybe this is the year that you look at what you can do for your body. Are you experiencing aches and pains? Loss of mobility? Less energy and strength? I don’t have a one-stop shop for you, but these are all important questions to ask if you want to be better physically to be ready for the road to improvement.
There are some golf-specific programs: Golf Forever, Par 4 Success, Golf Body RX, Joey D Golf, Performance Golf, to name a few. Exploring the Titleist Performance Institute’s website can be beneficial too (MYTPI.com).
I am TPI Certified and look forward to assisting you with your fitness needs.
For example – do you want more distance? You need to swing the club faster. Mechanics will certainly play a role but don’t underestimate what improved physical conditioning can provide. A light body-weight exercise and stretching program could do wonders.
We have heard good reviews from locals regarding The Stretch Zone at 5110 Mae Anne Ave., Suite 503. Check it out. Also, check out the aforementioned golf-specific programs that are out there.
Remember, it’s important that your program being golf specific, but it also needs to be YOU specific. Get evaluated.

Men, please remember our simple dress code of no denim, no jogging suits, collared golf shirts and caps worn forward at all times. For the ladies no denim, no jogging suits, no spaghetti strapped tops, bare midriffs, short shorts. Proper footwear such as golf shoes or tennis shoes is required.
Driving Range Golf Balls
We found over 1800 driving range balls on the Canyon 9 course this season. These golf balls are the property of the Country Club and are to be used solely for the SGCC Driving Range. We appreciate your assistance in helping us keep our driving range stocked with range balls.
Winter/Snow Season
We kindly ask that you refrain from winter activities on both of our golf courses during the winter. We do not allow tubing, tobogganing, sledding, saucering, skiing, snowboarding, etc. on either course. Damage caused by this activity becomes apparent in the spring and playing conditions are greatly sacrificed. Thank you in advance for your cooperation.

The golf course conditions continue to get better and better every year. Robert DiPietro and Taylor Halinski have done an outstanding job to maintain the golf course at championship caliber throughout the season. Full Access and Junior Memberships are offered. Our 4,000-square-foot indoor Short Game Arena is another great reason to join us here at Somersett Golf & Country Club. The arena

WHY DO YOU WANT TO SERVE ON THE BOARD?
Having recently retired, I now find myself with time to give back to this amazing place we call home. I look forward to contributing towards furthering the excellent work that the current board has undertaken since 2020. Theirs is a legacy that must be acknowledged, appreciated, celebrated, and most importantly, continued. There are of course challenges ahead and I look forward to contributing towards the advancement of Somersett’s ambitions as a community.
WHAT SKILLS, KNOWLEDGE AND EXPERIENCE DO YOU BRING TO THE BOARD?
My experiences as a corporate executive have allowed me to develop skills and perspectives directly transferable to the SOA board (e.g., budgets, communications, working collaboratively with staff, interfacing as necessary with local and state government and other external stakeholders.) Additionally, I’m no stranger to board work having served on many during my career.
FAMILY: Three adult sons and their families, including a grandson and two granddaughters.
HOBBIES: Travel, cooking, reading (I’m a big WWII history enthusiast,) hiking, rock climbing, and skiing.
SOMETHING PEOPLE MIGHT BE SURPRISED TO KNOW ABOUT YOU: I serve on the Board of the Briscoe Western Art Museum in San Antonio, Texas. Through the preservation of the art, history, and culture of the American West, the Briscoe inspires and educates the public with engaging exhibitions, educational programs, and public events reflective of the West’s rich traditions and heritage.

Canyon Nine Golf Course is a private course for the enjoyment of Somersett residents and their guests (including our sub-associations, The Village, The Vue, and Sierra Canyon). Play is free for residents; $10 for their guests.
This executive par 3 walking course is the perfect choice for learning the game or a quick nine after work. No tee times are required. Play is first-come, first-served.
Winter at Canyon Nine: Play is weather-dependent. Please do not use the greens for sledding, snowboarding, and other winter activities because it may harm the turf.

• Players must start from Hole #1.
• Please help maintain bunkers by entering at the shallowest point and raking the bunker.

WHY DO YOU WANT TO SERVE ON THE BOARD AGAIN?
After the Board Election in 2020, members Mark Capalongan, Jake Williams and I uncovered numerous problems and waste caused by inefficient management and oversight. The goal of the existing management company seemed to be to do the least amount of work for the most amount of money. We realized that the business model of outside management for a large association like Somersett was counterproductive and a complete waste of money and resources. I uncovered several laws that were broken and wasteful spending on items that didn’t need fixing. Some budgets were overfunded. Unnecessary projects were paid for out of these budgets. I don’t need to tell you; it was a mess.
It became clear that we would have to make a change. Professionally managed associations are useful for small communities where the cost of self-management would be cost-prohibitive. In our case, we had approximately 3400 homes that needed a management team responsive to the homeowners and not to a large corporation.
After we made significant changes, including a move to self-management, I retired from the board and Jake and Mark continued with the vision and good intentions of making the association the best in northern Nevada. And it worked. We now have the best association in the state and the culture of the association and management team is on track to secure a stable and secure association. What was most important was to maintain a consistent management culture for the association in the future. It was also important to solidify the culture of our management team and the staff and continue the vision created by the “three amigos” (Mark, Jacob and I).
I believe current Board members Clint Maples, Hal Lenox and Kate Falcoccia have this vision and culture. As board members come and go it is important to remain consistent in our vision and mission. With Mark’s retirement, I will help to provide consistent management and solidify our future.
WHAT STRENGTHS/SKILLS DO YOU BRING TO THE BOARD?
The greatest skill I possess is the experience of serving on the SOA board from 2020-22. I also have extensive accounting skills and programmed computers to allow business owners to do their own accounting. I served in the Nevada State Senate for 16 years and have a background in law enforcement. I have served on the AGC committee for the last 4 years.
FAMILY: My wife, Mary Hogan, and I have been married for 48 years. We met in high school, and she graduated third in our class. And I graduated well, let’s just say I married up. We have 4 children: Dr. Meagan Struby (Somersett resident), Dr. Patrick O’Donnell (Hawaii), Colleen O’Donnell (Maryland), and Dr. Kyle O’Donnell (Colorado). I have also 10 grandchildren.
HOBBIES: Woodworking, making furniture, repairing cars and playing guitar.

Entering the Club
Club doors are always locked and access is available to Club members from 5 am to 9 pm via an access card, fob, or app. The outer doors will be open on weekdays from 9 am to 6 pm, allowing entry to the vestibule where an intercom is located. Thank you for helping us preserve this facility for the use of residents only!

The Front Desk is staffed from 9 am to 6 pm daily, with a break for lunch from 1-2 pm.
Don’t have an access card?
If you don’t yet have an access card, fob, or the app (your choice), please email soa@somersett.com to obtain a waiver form. Once you fill out the form and send it back to us, staff will arrange to give you a key fob, key card, or a link to the app (your choice) which we will activate once your residency is authenticated.
Please, don’t hold the door for others
Remember, when entering the Club, each member should use his or her access card/fob or app to unlock the door for members of his or her household. Please do not hold the door open to allow additional people to enter. Violation of this policy could result in your access being revoked.

You may use your access card to open gates at the Tennis Courts or Lap Pool. You still need to reserve a tennis or pickleball court on Somersett.org.

Liberty Dogs
In 2026, the Reno-based Liberty Dogs campus will open its doors to its first graduating class of 20 Veterans with disabilities who have been matched with professionally trained Liberty Service Dogs.
Liberty Dogs is the vision of Dave and Cheryl Duffield, local northern Nevadans who have long held strong passions for serving our nation’s heroes as well as supporting the wellbeing of companion animals. Thirty years ago, Dave and Cheryl founded Maddie’s Fund, named after a beloved Miniature Schnauzer, and led the animal shelter and rescue industry by improving animal welfare and reducing euthanasia through national education.
Launching Liberty Dogs seemed a natural progression for the Duffields. They are committed to creating an environment where Veterans with disabilities can heal and improve their quality of life with a Service Dog. The Reno campus will serve Nevada Veterans initially and then expand to Veterans from across the nation. Because of the generosity of Dave and Cheryl Duffield, Liberty Dogs is a reality that will change the lives of our heroes.
The campus consists of 9 state-of-the-art buildings on a 27-acre parcel located at the end of Damonte Ranch Parkway in south Reno. Construction is more than 50% completed and is led by Di Loreto Construction, with Homecrafters of Reno building all the human structures and Plenium Builders building all the canine structures. There are also countless artisan subcontractors without whom their workmanship on this project cannot be understated. While the project is magnificent, the magic of Liberty Dogs will begin when the Veterans with disabilities arrive at the campus for a two-week stay in beautifully crafted accommodations as they are matched with their “right” Service Dog. Liberty Service Dogs will be able to mitigate physical disabilities, psychiatric disabilities, and a combination of both depending upon the needs of each Veteran. The Veterans
will have a large gathering room with a four-sided fireplace, a personal chef to prepare their meals and a 24-hour gym, should they need a workout. Everything, including the cost of the Service Dog, the food and medical care for the lifetime of the dog, travel and accommodations to the Liberty Dogs campus, is completely free of cost to the Veteran. This is made possible because of Dave and Cheryl Duffield.
Liberty Dogs will employ 150 staff, so there will be many job opportunities available in late 2025 and throughout 2026. There will also be many volunteer opportunities, most of which will not be available until the campus opens in 2026.
However, there is one Liberty Dogs volunteer opportunity that is available now! If changing a Veteran’s life is of interest to you and you love dogs, please consider becoming a Volunteer Puppy Raiser for Liberty Dogs. Liberty Dogs has started its purpose-bred program with Labrador Retrievers and Golden Retrievers. You will receive a puppy between the ages of 8 to 12 weeks and teach them basic commands and etiquette. Liberty Service Dog Instructors will help you every step of the way, so you and your Liberty Service Dog-inTraining have a greater chance of success.
When Liberty Dogs opens its campus in 2026, they will also acquire shelter and rescue dogs into its program to train as Liberty Service Dogs. Volunteer Puppy Raising is one of the most profound forms of Volunteering you will ever encounter. Please consider becoming a Volunteer Puppy Raiser now. All food, medical care, and training are provided at no cost to the volunteer. Volunteers only need to give (and get) lots of puppy kisses and cuddles.
Liberty Dogs is so excited to join the Reno/Sparks community as not only the first Service Dog organization of its kind in Nevada but as a model that is the first of its kind in the nation.

SUMMARY REPORT: Residential Summary Statistics
In 2023 there were 95 homes sold in Somerset at an average of $357 per foot. In 2024 there were 79 homes sold at an average of $376 per foot or an increase of 5%. The number of homes sold was definitely down this year and that is partly due to the election and uncertain interest rates. We saw the same thing happen in 2016, another election year, buyers just got out of the market until January of the next year, and the next 12 months were very good. We did have 4 homes sell over 2 Million dollars this year and the least expensive home that sold was $664,000 We are expecting a strong 2025 for Somersett. CMA Summary Report

Fitness Class Descriptions
Hatha Yoga: Using body postures, breathing techniques, and meditation techniques to bring about a healthy body and a clear, peaceful mind.
Integrated Yoga: Greet the morning slowly and methodically with deep stretching and mindful yoga practice, including meditative awareness.
Muscle Mix: A full-body workout mixing it up with all kinds of equipment ranging from weights to straps to balls and kettlebells, ropes and bands.
Lift & Ride: A high-intensity spin and weights class. A couple songs spent on the bike working cardio then a couple songs spent off the bike lifting weights, alternating from on the bike to off.
Strengthen & Stretch: A low-impact class with the majority of the class spent on the mat. Full body strength with a focus on core and glutes. Weights and bands are used each class with some light stretching done in between sets of strength.
Total Body Toning: Improve your strength, balance, and coordination by utilizing light weights and floor work. With moves designed to lessen the impact on your joints while still getting your heart pumping and your muscles burning, this is a great class to end the week and start your weekend. All fitness levels are welcome. The instructor will provide different options so you can modify or progress at your own pace.
TRX Muscle Madness: A slightly lower impact strength class using the TRX straps and weights in circuits working full body.
TRX Circuit: A full-body, high-intensity circuit class split into four stations: TRX, spin, and two weight circuits. A mix of strength and cardio.

Youth Winter Basketball
The 8-week program runs on Mondays and Wednesdays from January 20 through March 26

Does your child want to learn how to play basketball? Do they love to play and want to improve their skills? Our youth basketball program at the Club at Town Center is for them!
Residents in grades 1-8 of all skill levels are welcome to participate in this fun, recreational program that focuses on learning fundamental skills and building confidence.
Pickleball
Outdoors on Tennis Court 2 (four courts available) Indoors in the Sports Court (see Fitness Calendar for times) Pickleball is a racquet sport that combines elements of tennis, badminton, and ping pong. Even if you’ve never played this beginner-friendly game before, come on out and join in the fun! Reservations are necessary.

Personal training is a great way to get personalized fitness routines designed to increase your performance and get results. Whether you are new to the gym, coming back after some time off, or want to shake up your normal routine, our trainers can help you work out safely and efficiently.

Age Limits in the Gym
Children under 14 years of age are not permitted to use the fitness facilities, including the fitness room and group fitness classes. Children ages 14-17 MUST complete a fitness waiver and meet with a member of Club staff regarding fitness etiquette before using the fitness center or aerobics classes.
Massage is a terrific way to reduce stress, relax, disconnect for a while, and do something nice for your body. Even a single massage session has been shown to significantly lower heart rate, cortisol, and insulin levels - all of which help reduce daily stress and lead to a more balanced life.
The Club at Town Center’s massage therapist Linda Morgan (Lic. #6696) is available to give you a customized massage based on your individual needs. Linda’s specialties include soft and deep tissue massage, relaxation, rejuvenation, and sports stretching techniques. She also offers lymphatic and Reflexology treatments. Additionally, Linda is a certified yoga instructor who can help design a home routine that will help bring relief to your problem areas. So, why not treat yourself and schedule a massage today!

Tray’s Wildfire Mitigation Update:

Since October 2024, we have mitigated approximately 40 acres of fire fuel within our community. We have also established a fuel break along the slopes behind Whisper Rock Way. Fuel loads have been reduced along Twin Rock Trail, Ridgefield, the slopes west and south of Del Webb Pkwy West, and the open space areas between Chalkstone Way and Meridian Ranch Drive.
Approximately 35 acres in Somersett and another 35 acres in Sierra Canyon were treated with herbicide. This will prepare us for the proper replacement of fire-resistive wheatgrass and flower-blend vegetation next year to choke out future invasive weeds in the priority fire-load areas. Approximately 10 acres of wheatgrass seeding was accomplished along the southeast slope of Eagle Bend Trail in December.
As we enter the new year, we will monitor the weather and continue the mitigation process starting in areas near Placerwood Trail and Scott Valley Court.
Winter presents a great opportunity for residents to clean up their yards and prepare for the 2025 fire season. There are many benefits of pruning trees in the winter that are within 10 feet of roof lines and home openings (windows and doors). It’s also a great time to clear ladder fuels - fuel that can carry a fire burning in low-growing vegetation to taller vegetation is called ladder fuel. Examples of ladder fuels include low-lying tree branches and shrubs and trees under the canopy of a large tree.

Structure More Visible Proper pruning means making the right cuts in the right places to improve the shape, health and safety of your trees.
Benefit #2 – Stops Diseases from Spreading
Tree diseases are typically caused or spread by bacteria, fungi, parasites and insects. Unless the weather has been exceptionally warm, these disease agents are usually dead or dormant during winter. As a result, diseases are less likely to be transmitted through tree work done at this time.
Benefit #3 – Causes Less Stress for Trees
A tree’s normal reaction to pruning is to stimulate new growth
and to close the wound made by the pruning cut. Pruning in winter doesn’t cause new growth until spring when the tree has access to the moisture, sunlight and nutrients it needs to support healthy growth. Plus, dormant pruning gives trees time to heal from pruning cuts before warmer weather brings out destructive insects and pathogens.
Benefit #4– Improves Tree Safety Over Winter
Damaged, dead or dying trees can be dangerous in winter, particularly when we get storms that bring wind, ice or snow. Dormant pruning removes any hazards before they can compromise the safety of your property and loved ones. It also rejuvenates weaker trees (thus making them safer) by removing dead and diseased wood

Just a reminder, Deadwood Forestry has also agreed to extend the contract pricing for fuel mitigation to private parcels located in Sierra Canyon and Somersett. Jobs Peak Herbicide has also agreed to extend contract pricing. The cost is $400 per acre for Herbicide treatment, and $2,495 per acre for fuel reduction (mastication, hand trimming, and mulching). This is a valuable offer to residents who wish to participate in fuel reduction at a very low cost.

Congratulations to our community’s latest graduates of the Community Emergency Response Team: Peggy Verbeke, Gary Verbeke, and Dennis Kuhns. Way to go!
If you are interested taking the free training, contact the CERT page on the Washoe County Sheriff’s Department’s website or contact Joe Olaciregui, CCP Coordinator, (775) 325-6928 or Jolaciregui@washoecounty.us. Community Emergency Response Team (CERT) training is held quarterly. People 16 years and older can attend the training. Local CERT group volunteers must be 18 years old.

When should I take down my holiday lights?
If you haven’t gotten around to taking down your holiday decorations yet, make time to do so by the end of January. According to the Rules & Regulations, December decorations must be removed by January 31.

Compliance Information
To report a non-compliance, please email soa@somersett. com or call 775-787-4500. While we do investigate and document each complaint received, we cannot disclose the status of anyone’s account. Should a homeowner not respond to or correct a violation, he or she will be summoned to a hearing and could be suspended from the Club and assessed fines. The Association has a policy not to enter a property unless it is bank owned, and then only to repair front-yard landscaping.

Executive sessions and Aesthetic Guidelines Committee meetings are not open to residents other than those who are on the agenda. Communications, Facilities, Events, West Park Garden, Finance, and Ad Hoc committee meetings as well as meetings of the Board of Directors are open to all owners and are held at The Club at Town Center. They are also open to members via Zoom.

SPA RULES
1. Extended exposure to hot water or vapors may be detrimental to the health of elderly persons and persons with heart conditions, diabetes or high or low blood pressure.
2. People with skin, ear, genital or other body infections, open sores or wounds should not use the hot tub due to the possibility of spreading infection.
3. Do not ingest water by mouth as this can cause infection and illness. Parents are to warn children not to allow water in their mouths.
4. The heat of the hot tub water speeds up the effects of alcohol and can cause sleepiness, dizziness and unconsciousness.
5. Horseplay, splashing, swimming and diving are not permitted in the spas.
*Management reserves the right to close the pool at any time due to cold temperatures causing ice on the pool deck.
All outdoor amenities (tennis, pickleball, pool, golf) are weather permitting during winter months.
2025 Budget and Assessments
Thanks to smart financial management, the SOA’s 2025 Budget calls for a modest $3 increase in the General Common monthly assessment and NO increase in assessments for the Club at Town Center and Private Streets. The good news is that the Association’s financial health is excellent, with reserves almost fully funded for all cost centers.
The increase in the General/Common assessment takes effect on Jan. 1, so if you pay via your bank or by check, remember to raise your monthly payments by $3. (ACH payments will automatically reflect the new amount). The General/Common assessment is paid by ALL Somersett homeowners and pays for Common Area landscaping and Canyon Nine, as well as insurance, property taxes, utilities and other expenses related to Common Area operations.

Remember, if you live in the Village, the Vue, or Sierra Canyon, you also pay an assessment to your sub-association. These fees are levied by separate boards who levy assessments to pay for amenities and upkeep of your sub-association.
