Finance Winter has certainly arrived and what better way to spend a nice break than with a warm cuppa and a great read through our business articles. Once again our members have delivered some thought provoking, educational, interesting and inspirational articles to help motivate you into action during these cooler months. When there is a little less sunshine around, for those of us that work from home, sometimes it is very easy to go into a bit of hibernation. With this self-imposed isolation it is important that we don’t let our connections to customers and business contacts fade into the background as these all take a lot of nurturing and a long time to make up ground if they have been neglected. So if you are planning to purchase an asset you may consider bringing the purchase forward into this tax year. But don’t buy things you don’t need. 2. Tax cuts – incorporated small businesses (a company with turnover less than $2 million Per annum) have a tax rate of 30% currently - this will reduce to 28.5% for the financial year ended 30 June 2016. If you are a small business, but not a company (e g sole trade, partnership etc.) the tax rate drops by 5%. This is capped to $1,000 per individual for each income year. 3. Cutting Red Tape – the Fringe benefits system is being improved by expanding the exemption for work related portable electronic devices – takes effect from 1 April 2016.

So let’s have a look at the small business section of the budget. There are also changes to Capital 1. The first item and the thing you have probably heard most about is the Accelerated Depreciation. The usual way was – if the asset you purchased cost more than $1000 - it had to be depreciated over a few years. From Budget night (13/5/2015 at 7.30pm) until 30th June 2017 small business can immediately claim a deduction for assets purchased costing up to $20,000. This applies

There are plans to review the regulatory requirements for small companies with the aim to reduce compliance costs. Intensive support will be provided to job seekers to help them overcome challenges and get sustainable employment. 5. Making it easier to start a business – by streamlining the registration process and allowing you to deduct start-up costs straight away instead of writing them off over 5 years. Takes effect from 1 July 2015 6. The government is also making it easier for small business to access capital via crowd sourced equity funding. This will allow start up companies to raise money in a similar way to public companies by making offers to the public (“crowd”) but without all of the compliance requirements. The superannuation guarantee contribution amount is 9.5% at the moment. This will stay in place until 30.6 2021 then it will increase each year by .5% until it reaches 12% The government means to make taxation fairer by closing the GST loophole that currently exists for consumers buying digital goods and services from overseas. Negative Gearing is not the Problem

Australia has a shortage of housing – and affordability is a key issue. But contrary to some commentary, the solution will not come from tinkering with negative gearing The key policy objective for all governments must be to ensure affordable housing is available for all Australians. The problem is homeownership is increasingly moving out of the reach of more and more Australians. Tinkering with particular taxes will do very little, if anything, to address the core reason behind deteriorating affordability and the downward trend in ownership –which is a lack of supply. Importantly, the pros and cons of tax policies such as capital gains, the exemption for owner-occupiers, negative gearing and stamp duties should be considered in the widest possible context. Australia’s Future Tax System Review (the Henry Review)provided, less than five years ago, an exhaustive examination of housing-related taxation. Another opportunity for a wideranging review will be provided via the Government’s White Paper on the Reform of Australia’s Tax system. The Henry Review stated categorically that the taxation treatment of housing is not the major source of supply constraints in the Australian housing market. Instead, the review recommended that any reforms designed to change the tax treatment of investor housing should only be considered once the housing supply issue has been resolved. The Productivity

Commission has noted that “quick fixes” – such as limiting negative gearing or removing the capital gains tax discount for housing – could detract from, rather than promote, more efficient investment. The problem is not on the demand side. Rather, policy failings limiting the supply of housing to meet demand lead to higher prices and worsening affordability. The cost of a family home has increasingly become unattainable as supplyside bottlenecks and inefficiencies work against an average household realising the goal of affordable ownership. The following examples highlight this: * Shortage of available land and inefficient land-release strategies.

* Infrastructure costs being loaded on to developers and, in turn, passed on to homeowners; excessive infrastructure specifications in subdivisions; excessive development levies; taxes and charges imposed by state and territory governments. * Excessive planning and b u i l d i n g re q u i re m e n t s ; increased regulations pushing codes and standards higher than required; uncoordinated local and state government environmental regulations.

The supply side issues must be dealt with. That was a key finding of the 2010 Henry Review – Australia’s most comprehensive review of taxation in more than a generation. It made the point that only when the problems on the supply side have been fixed should the focus shift on to economy-wide saving and investment taxation issues, including negative gearing. Governments of all persuasions have to be part of the reform process.

Master Builders has been urging the Federal Government to facilitate national competition-style incentive payments designed to encourage states to remove supply side impediments; and to make a difference in the areas of land release, developer charges and the development application process. Need Help with Finding an Investment Property? As we all know the Sydney market is very strong with many home owners and investors alike being forced out of the market. What else can we do?

In May they had a trip in Darwin where a number of good investment properties, ranging in price from $440,000 - $830,000 were viewed. See photos A.

Let’s have a look around the rest of the country to help find more affordable property for you as an investor.

One great investment was a house and land option, with a huge entertainment area, large bedrooms, with ensuite and close to parklands. Whilst this property was very nice, as an investor you should keep in mind when rents drop back a little, the higher end entry can weigh heavily on the property owner.

You can of course undertake your own research or you could look at using services of companies who have expertise in investment properties and do a lot of the hard work for you. One such company, The Property Club have bus runs in other states to keep investors up to date with what the local market is doing.

A popular choice for investment is in the mid-range between $400,000 and $550,000.

One property available was a ‘set & forget’ opportunity for an investment of $460,000. This was a lovely apartment overlooking landscaped grounds, with two car spaces plus a lovely pool for those hot days and nights. A final property option which appeals as a good investment in an area where shops haven’t been built as yet. There is a McDonalds, which of course is another good reason to look at this area for investment, as McDonalds invest in real estate more so than hamburgers! This property has land across the street which was cleared ready for building to commence in 2015. See photos B.

If you are unsure about Darwin, perhaps a little too far away - what about considering the Gold Coast? The Gold Coast market has been sitting flat since the GFC which many investors are aware of, however prices are starting to move in a positive direction, as are rents. In June, The Property Club had a Gold Coast bus run with investors to visit and inspect a number of suburbs. We started in Robina, which is a city created by Mr Loh that features the Bond University, a hospital, train station, bus connections plus one of the largest single level shopping centres in the region.

Robina is now in the process of growth, with more residents moving into the area in coming years. Beleme is a new Robina complex of two towers, one which is 7 levels and the other nine levels. See Photos C. Another area we visited was Labrador where I personally have owned a property since 2002. These available properties are located near the waterfront and are valued between $395,000 and $410,000. These properties feature a lovely grassed outdoor area where you can sit and enjoy the breeze or soak up the sun with impressive low maintenance landscaping. See Photos D

Beenleigh is another suburb with a new complex of apartments on the market starting from $290,000 to the low $300,000, These are great prices for young investors wanting to get into the market. Beenleigh is situated half way between Brisbane and Coolangatta and is an area that has grown steadily over the years and now has a $9 million upgrade underway. There is a good shopping centre, plus its own train station located 250-300 metres from the apartments. Business How Well Do You Focus on Tasks?

It’s winter, and time to think about end of financial year matters, or a review of your goals and plans, and a reset for the rest of the year. Whatever your plan, one of the issues we all face is how to stay focused on the task once the decision has been taken. All of us, to varying degrees, get afflicted with ‘opportunities’ to stray from our priority tasks. So how to stay focused for more of the time? One way is to use the old but reliable system (S.M.A.R.T.) for setting goals.

Specific Measureable Achievable Realistic Timed A personal example on how this works:January, I set a goal to lose 12kgs

by July (6 months) and then measured it daily, accepting there would be fluctuations

implemented actions to achieve the goal (reduced intake; more exercise). It was:* Specific (lose 12kgs). * Measureable (can weigh myself each day * Achievable (a weight I’ve been before). * Realistic (2kgs/month is not too extreme). * Timed (6 months deadline)

And how is it going you ask – well as of mid-June, lost (nothing goes in a straight line or 10.8kgs. exactly as ‘planned’);

But why did this one work, when other goals haven’t – one reason is the goal was very clear in my mind – i.e. Clarity. Plus a strong desire to make it happen (health and competitive sport). So, what are you really trying to accomplish in your life? How are you trying to do it now? * Is there a better way? * You must gain clarity. * But you must also have flexibility. * Remove ego (just because it has worked for you before doesn’t mean it will forever – ‘disruption’ is impacting many industries.)

Develop a plan to achieve the goal * Write out the plan task list * Prioritise and go do - #1s first * Do nothing else until they are done Sounds simple doesn’t it – so why don’t we make it happen – because we get distracted and lose focus, whether a personal or a business goal. So, some tips and tricks to remaining focused and get value out of your effort:1. Create an electronic device free zone 2. On your computer, only have the windows you need open

3. Get outside frequently 4. Use motivating self-talk 5. Keep 2 to-do-lists * A big one with everything on it * A second one with 3 items on it * Put the big one away and work from the smaller one, and only bring the big one out to transfer a new item when one of the three has been completed 6. Watch out for multi-tasking – can be distracting 7. Keep reminders around of the main things to focus on 8. Perform a self-scan daily * Where am I at the moment * What do I want to gain * What should I be focussing on 9. ‘55’ minute hour – 5 minute break Always ask yourself “What is the most valuable use of my time right now?”

6 Time Management Tips for Business Owners How well you manage your time could shape the future of your business. As small business owners we start out by doing everything ourselves. We get so busy with things like accounts and administration that we find there is no time left to build the business. There is no easy way to change this, other than you starting using your time more effectively.

Good work habits also support a healthy work-life balance. We all need to set aside time for our family, by relaxing and creating precious memories.

Here are six tips to help you rid some chaos and find the time to focus on what is really important in your business…

1. Get organised Being disorganised not only frustrates you, but makes for a lot of time wasting when you can’t locate what you need easily.

Get rid of clutter in your office. Throw out anything you no longer need and organise the rest so that the things you do need are easy to find. Keep only current projects on your desk and avoid storing anything in piles.

2. Clarify and Set Priorities A to-do list – which is crucial – is not enough. Use the list to establish the most important things you want to accomplish. Unless you’re clear about your priorities you can’t be sure that you’re using your time effectively. If you are managing your time well, and focusing on what’s important, you will soon discover that you have fewer urgent things to attend to. And the urgent items that do come up will be easier to handle because you’ve got everything else covered.

3. Use one Calendar Consolidate all of your commitments, both work and personal into one calendar or diary system. Quite often we overcommit at work because we forget about things we have agreed to do outside the office.

4. Do more delegating As a small business owner we tend to initially do everything and the step to outsource tasks is difficult. Many people feel they can’t afford to outsource those areas of business they don’t like or don’t have the skills for, when in actual fact, you find that you can’t afford “NOT” to outsource when working on your own – Time is Money! Set against all of these perceived disadvantages is one overwhelming benefit – the more you delegate/ outsource, the more time you have to grow your business. Take a fresh look at your to-do list and make an honest assessment of what you realistically could hand over to someone else.

5. Batch routine activities Understand this: Every time you answer an unexpected phone call, every time you open your email, every time someone drops by your office unannounced, you are letting other people set your priorities. Is that how you want to run your business? Or even your life?

Instead, batch all your related, routine tasks several times a day. Check your email three times a day – once in the morning after you have handled your top priorities for the day, once right after lunch and once about an hour before close of business. And shut it off in between. Let your voicemail pick up phone calls during your most productive time of the day and return those calls during one of your “batch” times.

6. Learn to say “NO” This is a hard skill to learn, but so important. Constantly over committing yourself can leave you feeling angry and resentful, create high levels of stress and even lead to burnout. Anticipate these kinds of requests and be ready with a polite but firm refusal.

ALLOWED HEIGHTS: Councils have a restriction on the permissible heights. If the screens are on the boundary, they are generally between 1.8 M - 2.1M high. Any other screen within the property is subject to other restrictions pertaining to height, distance & number.

Dressing up a colourbond or a paling fence is easy with hedging/ screening plants. A traditional screening method is the TRELLIS- this can have a climbing plant covering it. Depending on the aspect of the garden, one can choose from a whole suite of climbers. If you want to cordon off an area in your garden without building a fence then a slatted screen is an option rather like the modern equivalent of the old diamond lattice screen. Office Design – Making it Compatible With Your Brand Image. Good design affects people both emotionally and physically For those of you who know me, I constantly sprout the statement that your brand image does not stop with your business card and website but includes your physical environment.

First impressions count and it may be the difference between success and failure. Any marketer will tell you that Branding makes a statement about you, tells the client what you do and who you are. Brand image is a holistic approach and requires effective consistent communication which includes at the very least your reception and board/meeting rooms. Your physical environment showcases your products, brands and core values. Using this project as an example, you have no idea of what type of business it is, no identification, no seating, nothing to actually entice you to enter. You can even see the kitchenette from

Although it was only a small redesign, this reception area portrays the company’s branding, its function and inferred a conservative, reliable practice. By simply using the brand colours in the furniture and changing the shape of the desk, and adding frosting to the glass wall an entire new look is achieved with a minimum of spend, yet the gain in regard to branding is invaluable. When I am working with a company and their office space I will ask about their company’s ethos, branding concept and mission statement. The following case study follows the process used with a recent office design of a company servicing the strata industry. 16


CASE STUDY Premium Strata This business had recently gone through a rapid expansion, requiring new premises, and staff. They had also just recently rebranded to fit with the direction the company was going. The rebranding used the concept of a diamond, in that the business is a premium service that thrives under pressure, and sees all facets of the problem, hence the diamond. I used this concept to develop one for the office design, that being “discerning quality� which translated into a new office space that oozed sophistication, inferred confidence, and style and allowed the client to feel assured that they are a long enduring company. The new design included 2 offices, meeting room, board room, accounts area, 6 workstations, reception desk and area, ducted air conditioning, new file server, kitchenette, and storage. Once the space was assessed and measured, I worked closely with the owners to ascertain the work flow of the space and which areas could be open planned and which areas required privacy due to the sensitivity of the nature of some of the work they do. It was also vital to ensure staff from each department were allocated together.

Space planning was vital to ensure a productive and effective work space was created. Added to this the need to ensure all Australian Standards and Building Code requirements are legally meet. All office design should be certified by a registered certifier. Egress for emergency exit is vital as is

wheel chair access. Added to the process is the need to follow the buildings strata requirements and consideration to existing occupants of the floor. Even knowing the measurements of the lift, influenced the design and limited the height of the glass walls.

The client was then given a preliminary report with various options that included floor plans, elevations and perspective drawings so they could envisage the final design.

Once approval given to proceed all documentation and schedules are finalised to put the build out to tender. I am on site to brief each builder and trade in on the requirements and to answer any questions. In the meantime all details are forwarded to the certifier to ensure everything is compliant. Once the contract has been allocated to each trade, I then project manage and co-ordinate the implementation of the design.

The end result speaks for itself with attention to detail adding to the overall effect of creating a physical environment that reflected the brand. These details included furniture in the brand colours, the glass table painted purple, reception desk in the shape of a diamond, custom made art work to reflect the logo, and even the safety band on the glass walls reflecting the logo.

All subtle touches but adding to the overall effect. Other details included storage custom made to store specific items, edging specially designed to allow for the expansion and contraction of the floor boards against the glass walls.

Lifestyle Having Fun with a Winter Cold. Winter arrives and with it come the colds, the wheezes and sneezes. The “oh so attractive� flow from the eyes, nose and mouth ranging from a minor spray or drip to a major waterfall. Many of us so generously attempt to share this gift with those close to us, and yet our gift is not always gratefully received. Influenza enjoys lodging in our lungs, making breathing laboured and loud. Our lungs feel like overused, clogged and limp balloons. Also during this time our head feels as if a jack hammer is working non-stop digging at our brain and senses, causing head spins and throbbing pain. Night time coughs and splutters are always a joy as we keep the rest of the unsympathetic family awake until the early hours of the morning. We may have our upper body raised more than usual to assist with our breathing, and yet we still manage to drool and almost drown ourselves throughout the night as the waterfall continues to cascade without mercy. The throat sends messages to our spinning, throbbing brain that we may have swallowed some rusty razorblades which could account for the unrelenting stabbing fire that is felt all the way down our throat when we try to swallow or attempt to talk. Our voice sounds deep and raspy even to our own semi blocked and itchy ears. Eyes teary, swollen and sore, blur our vision. The salty liquid falls freely from the redness of our eyes, running down our hot, flushed cheeks. This charming appearance certainly adds to our undeniable facial beauty as we suffer this seasonal pastime coughing,

gasping, sneezing and wheezing. A picture of pure loveliness. Recovering from the dreaded Winter Seasonal Pastime will take as long as it takes. You can`t hurry it, and you simply have to go with the flow so to speak. Unfortunately sharing this winter experience does not in fact reduce the severity of it, nor does it enhance our own recovery as we attempt to pass on this gift to as many recipients as possible. For some people winter can be an invigorating season while for others it is a depressing time. Looking after your emotional health is just as important as looking after your physical health during these long winter months.

Even the common cold can induce some people to feel physically and emotionally gross. Try to expose yourself to doses of humour when the dreaded lurgy has infiltrated your body, as laughter really is the best medicine, uplifting both your mind and body. Perhaps you were able relate to my description of nursing a cold, I hope it brought a smile to your face. Travel Planning to Escape the Winter Blues

It’s hard not to dream of escaping somewhere warmer once the chills of winter set in. With the overcast, rainy skies come a lot of reasons to get busy planning a winter break or something a little longer once the warmer weather beckons to help get you through these winter days. It is quite true, that if we are visiting overseas destinations to utilise their summer months that it is going to cost a little more as you are travelling into those countries peak seasons. That doesn’t mean that there isn’t ways that you can still save money. Here are a few destination ideas and tips to help you escape the winter blues whilst holding on to some of your savings… 1. In Australia, some of the best months to visit the Northern states are in winter. Summer temperatures are very high in the North and often really humid, but so pleasant in the winter months minus the hot and sticky elements. A great way to explore these areas and save some money, is to take your tent or caravan if you have one and get in touch with all the amazing nature on offer. This allows you to get right in close with sights such as Kakadu, Uluru, Bungle Bungles or the beautiful Queensland coast beaches.

2. The South Pacific Islands have lots of discounted deals throughout the winter months (excluding school holidays unfortunately) as this is their low season with the added

bonus of less humidity. Fiji, Samoa, Tonga and Cook Islands are all popular choices. Look out for airline specials in these months and hotel package deals.

3. If itching for a bit of European culture in summer, then plan ahead and book airfares the previous year when the early bird fares are released around September/October. If you get in early, you will be jetting off at low season rates enjoying their balmy summer weather, with more in your pocket for delicious meals and of course some retail therapy! 4. If you love the cooler months, but need a break, then a midweek getaway can save you a lot of dollars. Many hotels in popular tourist areas are very

quiet during the week days and rates soar from Friday nights onwards. An early to mid-week break could save easily 50% to hotels usual rack rates and airlines have low priced fares on Tuesdays and Wednesdays especially outside the business peak hours – early morning and from mid-afternoon.

Picturesque wine regions of the New South Wales Hunter Valley, South Australia’s Barossa or Clare Valley or the gorgeous West Australian Margaret River make serene winter escapes. A cozy log fire and a big glass of wine sounds like heaven!

Finally, the great bonus to on-line research these days is that once you have started searching a specific flight, hotel or destination, then the search engines have these details stored away and you start seeing any deals that are available for your search every time you log on.
