Learn about a 1031 Exchange. What real estate investors need to know:

A 1031 Exchange allows real estate investors to defer capital gains taxes by reinvesting proceeds from a sale into a new property that is considered “like-kind.” The basic requirements are:

Replacement Property Value: The new property must be of equal or greater value than the property being sold.

Reinvesting Proceeds: All of the sale’s net proceeds must be reinvested in the new property.

Debt Replacement: The new property must have debt equal to or greater than the property sold, or the difference can be offset by the investor contributing additional cash.

Important timeframes include:

45-Day Rule: The investor has 45 days from the closing of the sale to identify the replacement property.

180-Day Rule: The investor has 180 days from the closing to complete the purchase of the replacement property.

The exchange can be partial, where some cash is kept, but taxes are only paid on that portion (referred to as “boot”). Properties exchanged can be quite flexible, including vacation homes, commercial properties, or even oil and mineral rights. Eventually, an investor can convert the replacement property into a personal residence and potentially benefit from additional tax exemptions.

November, for most of us, is notoriously busy. With the fall season now fully underway, our thoughts begin to turn to the holidays—and the list making begins. LIZ ANNETTI, a Barrington native, returned to her hometown in 2021 after 12 years of running her restaurant and catering business. She recently embarked on her next adventure, launching the new wine brand Adruni Vineyards for fellow Barrington residents Nancy and Garo Kholamian, using her background in hospitality to provide brand development, sales, and marketing expertise. Annetti recently co-founded a female entrepreneur group, the Barrington Area Women’s Collaborative, with her friend and small business owner Nicole Kreuz of Bente Vintage. “There are so many amazing female business owners in the Barrington area,” says Annetti. “We wanted to create a collaborative, fun group of women where we can pool mental resources, share our experiences, and build friendships as we build our businesses.”

What actress would play you in a movie? Annie Murphy (Alexis from Schitt’s Creek). She seems like a really down-to-earth, kind person—and so funny. I can only dream of having that kind of comedic talent; I love to make people laugh. Who from history would you want to travel with? Anthony Bourdain. His passion for food and travel was surpassed only by his compassion for humanity. It was a very tragic ending for such a beautiful soul. He will always be a reminder to be conscious of our loved ones’ mental health. Where do you look for inspiration? My amazing girlfriends, some of whom I have known since childhood. They are strong, caring, hilarious, and never-endingly supportive. They inspire me to be the best version of myself, and they keep me going

when things are rough. I also enjoy a good Pinterest rabbit hole for home decor ideas. Favorite book? Dr. Seuss’ Oh, the Places You’ll Go! We all need this kind of perpetual optimism. Most beloved cookbook? My grandmother’s recipe box. It’s an old-school wooden box and all the cards are in her handwriting. But the recipes were mostly in her head, so it’s more of a “rough guide” to her cooking. They’re like delicious little puzzles. Best dinner party hack? Get it catered so you can actually enjoy your party. We have a lot of great options at all price points right here in town. And set up a self-serve bar. It makes your guests feel more relaxed and at home. What’s in your bag right now? If I leave my house with my keys, wallet, phone, and sunglasses all at the same time it’s a good day.

Francesca Thomson

was born and raised in the Lincoln Park neighborhood of Chicago. She lived most of her life as a city kid but after moving to Barrington four years ago, now loves being a country girl. After college, she served in the United States Peace Corps as a teacher. For two years, she lived in Malawi, Africa in an isolated village that didn’t have electricity or running water. With her husband, an anesthesiologist at Good Shepherd Hospital, she has two children— 4-year-old son, Parker, and a 3-year-old daughter, Finley. Francesa has created her own social media space, @marathonofmotherhood, that documents her health and fitness journey as a marathoner, triathlete, and the hardest but greatest accomplishment of all, as a mother. Francesa explores both the beauty and hardships of being a mother using humor, self-help skills, and real-life discussions to engage with her audience, helping parents reflect on motivation, resilience, and the joys of motherhood.

It always humbles me at mile 25 thinking of where I started; running with my husband postpartum with two babies in the jogger on those backcountry roads. That’s something I love about living close to town Transportation? We sometimes walk to the Metra downtown if we want to do a downtown day trip with the babies Driving music? I love to bike to the song “It’s Raining Men” right before it’s about to start raining in town and race home. If I’m driving in town though I love Fleetwood Mac, and my daughter loves to sing the song “Delta Dawn” by Tanya Tucker. She knows every word Place to eat? GiGi’s Wine Bar & Bistro is great. Spending the rest of the day walking or biking with my husband and kids to soccer practice and then being with them all day. I feel like I’m living the dream. Dr. Maggie (Eastham) Grothe comes home to launch a family dental practice—Root Dental— that is comprehensive and holistic in its approach.

Don’t tell Dr. Maggie Grothe that there’s something she can’t do. With a sweet disposition, belief in herself, and the support of her family—she will prove you wrong.

“It’s pretty common for doctors and dentists to buy a practice when they are looking to start their own,” Grothe says. “That was originally my plan. But after coming so close to buying a practice and having that deal fall through at the last minute, I decided to build my own. I was tired of being dependent on someone else. I have to give credit to my husband, Ben, who believed I could do this before I did. He’s been an incredible support since the very beginning.”

The nice thing about hanging your own shingle is that you get to set the tone. You get to make the rules. And Dr. Grothe is taking a fresh approach with her office that will open in downtown Algonquin in December.

Although Dr. Grothe once entertained the idea of becoming a country singer and song writer, a human physiology class her senior year at Barrington High School changed all of that.

“Ever since that class where I learned the complexities of the human body and how everything has to work together in order for us to live, I knew that I had to be a part of it. Between my freshman and sophomore year in college at the University of Iowa, I shadowed a few practices and just fell in love with dentistry,” she says. “I loved the manual aspect of it. With dentistry, if there is a problem, you literally take it out with your hands. One of my foundations for my practice is holistic dentistry—I will try find the root cause for any issues. The amount that the mouth can tell you is really unbelievable. It can show signs of early stages of diabetes or heart disease or where there might be nutritional deficiencies. In dental school I remember one of my professors saying that you need to be like a detective and that’s really how I approach my work. It’s a lot of fun being a dentist.”

Dr. Grothe’s comprehensive practice will be for all members of your family, from the first dental appointments your children will have to any cosmetic dentistry you may want in your adult years. She describes herself as “super meticulous” and looks forward to having systems in place that will allow her to best care for her patients.

When Dr. Grothe decided to open her own practice, she and her husband (who works in administration at the Cleveland Clinic and will help Dr. Grothe with some business development aspects of the practice) developed seven foundational values for Root Dental:

Dr. Grothe is chairing the health and wellness committee for the Barrington Junior Women’s Club, a committee that she started herself last year. She has also leaned into the importance of being savvy on social media and has an informative and vibrant Instagram page @goroot-

dental that she hopes future patients will give a follow.

Tania Garay knows how it feels to be stressed out.

“I have two children,” the Inverness wife, mother, and successful business owner says with a smile. “My daughter is in first grade and my son is in third grade, so I’m always looking for ways to create a balance between my personal life and my professional life.”

And when this balance is off, Garay can both feel it and see it.

“Stress creates inflammation in our body and when you create inflammation, it can lead to a whole bunch of health problems,” she explains. “And certainly, it can play havoc with one’s skin.”

As the owner of The Skin Concierge, Garay strives to calm this relentless havoc so her clients can look great and feel confident.

After spending over 15 years working alongside noted plastic surgeon Dr. Geoffrey Fenner of Fenner Plastic Surgery, Garay opened the doors to The Skin Concierge in May of this year. Not only a medical spa where clients can receive proven treatments to address skin concerns like aging, acne, melasma, and more, Garay gives personal and individualized care to each of her clients. She doesn’t limit seeing her clients during their appointment time, Garay builds a relationship with each client, creating customized treatment plans for each individual concern, and follows up with her clients—developing trusting relationships that sets her apart from the competition.

“I like to tell people to treat everything from the inside out,” explains Garay. “Try to eat healthier foods, drink lots of water,

get some regular exercise, and ample sleep. Doing all these things will help you achieve healthier, brighter, and glowing skin.”

Helping her clients achieve this healthy and bright glow via individualized and specialized treatments is a deeply personal mission for Garay, who also experienced a time when she struggled with skin issues.

“As a young teen, I was always struggling with my skin,” she admits. “I was a very visual person as a child, and I would find myself staring at people. I was just really interested in the way people looked and the appearance of their skin. And so, as an adult, with my own skin struggles, I am constantly trying to figure out different strategies to improve my own skin.”

And it’s these strategies that Garay and her accomplished team at The Skin Concierge now provide to their clients.

“Throughout my career, I built very close relationships with my clients and their family members, and now, with the opening of The Skin Concierge, I’m able to give a better, more personalized service to them,” explains Garay. “Skin reflects people’s moods too. If someone is feeling unhappy about their skin, I work with them to find a customized plan to address their concerns.”

Certainly, there is a wide array of treatments available at The Skin Concierge, and some Garay suggests specifically to her clients this time of the year.

“Most people coming out of summer have some sun damage, brown spots, maybe even a few broken blood vessels,” explains the accomplished aesthetician. “One of my all-time favorite treatments as an esthetician is called BBL, in which the broadband light attracts to the reds and browns in the skin and lifts them out to the surface. Then, as one’s skin exfoliates, those damaged cells come off and change the skin on a cellular

level. You can reverse years of damage on the skin with this treatment.”

Garay also suggests a collagen stimulation treatment with a microneedling radio frequency device. “SYLFIRM is a great technology that creates micro injuries to the skin, as it’s heating up deeper layers of your skin with radio frequency to create a deeper injury,” she explains. “And as those injuries underneath heal, it gives your skin a tightening, lifting, and plumping effect.” This particular treatment “works really well for my clients since it’s minimally invasive and requires very little downtime.”

Garay often encourages her clients to schedule monthly treatments to ensure they keep their skincare a priority.

“Our cell turnover slows down as we age, so technically, if people can get facials four to six weeks apart, that would be ideal,” she remarks. “Then, incorporating corrective and preventative treatments such as BBL and SYLFIRM maximize the effect. The treatments are customized depending on if one needs more tightening or if they’re wanting to focus more on discoloration and sun damage.”

“It’s so fun to see these transformations and how they impact my clients’ confidence.”

No matter what, it requires a commitment.

“Once you start this journey, you want to protect your investment and maintain these results by keeping your skin the healthiest it can be and protecting your skin with sunscreen,” Garay explains.

Acorn Squash with Fennel, Apple & Walnut in Browned Sage Butter

TINGREDIENTS

he rich, deep flavors of roasted winter squash, toasted walnuts, and brown butter pair beautifully with tart apples, Spanish onions, and savory sage in this autumnal bake. I include some freshly grated nutmeg for added fragrance and a spritz of fresh lemon after roasting for a bright contrast. Note: You’ll need a sharp knife to cut the acorn squash into rings.

• 2 acorn squash, washed well

• 2 medium S panish onions, peels discarded, thinly sliced (about 1 ½ cups)

• 2 medium fennel bulbs, fronds discarded, cored, and thinly sliced

• 2 tart apples, (I used Reuben Reds, but Granny Smith are fine,) halved, cored, and cut into 8 wedges

• 3 tbsps olive oil

• ½ tsp a f reshly grated nutmeg OR 1 tsp ground nutmeg

• S alt and ground black pepper

• 1 cup toasted walnuts, roughly chopped

• 3 tbsps unsalted butter

• 6 to 8 sage leaves, minced

• Juice f rom ½ a fresh lemon

METHOD

1. Preheat oven to 375 degrees. Wash acorn squash. Cut off and discard the stem end. Slice squash in half at the center (perpendicular to the lines of the squash). Spoon out and discard seeds and strings. Slice squash into ½ inch rings. Place squash rings, apple wedges, fennel slices, and onion slices in large bowl. Add 3 tablespoons oil. Grate the ½ nutmeg over the slices. Toss to coat well.

2. Arrange vegetables in casserole dish. Generously salt and pepper. Place in preheated oven for 15 minutes to begin to roast and brown. Cover with foil and continue roasting for 15 more minutes until squash is tender but not mushy. Remove foil. Turn oven heat up to broil setting and broil for 1 to 2 minutes to brown top a bit more. Remove from oven.

3. Melt butter in a small saucepan over medium heat. Add sage leaves. Cook while swirling the pan, until butter is foamy, milk solids are toasty brown, and sage has crisped (about 1 ½ minutes.) Remove from heat. Add toasted walnuts to the melted butter and stir. Spoon walnuts and minced sage over the casserole and drizzle with the rest of the butter. Squeeze juice from ½ a fresh lemon to finish. Serve hot.

My daughter and I started our Vietnamese sojourn in Hoi An, a city on the banks of the poetic Thu Bon River on Vietnam’s south-central coast.

Once a major port city, Hoi An has a long history beginning more than 2,000 years ago. The town grew from a small trading post to an international trading center but in the 18th century ceded dominance to the neighboring Da Nang. The city’s diverse historical influences are reflected in its architecture—a mix of eras and styles from wooden Chinese temples and colorful French colonial buildings to slender Vietnamese tube houses and the iconic Japanese Covered Bridge (Chùa Cầu).

We stayed at the Anantara Hoi An Resort located just at the edge of the historic district allowing us convenient access to the vibrant downtown. Set amidst lush gardens, the riverfront resort is home to several restaurants including two of my favorites: Hoi An Riverside,

a charming French colonial-style dining room serving the very best of Vietnamese cuisine as well as seafood and steaks; and Art Space, a trendy streetside venue offering an innovative menu of modern East and West cuisine enjoyed alongside seasonal pop-up art installations.

We spent our days immersed in local culture weaving in and out of quaint cafes and eclectic shops, which offered everything from Vietnamese coffee to lanterns and, of all things, colorful cowboy boots. One evening, guided by Huynh Huu Phuoc from Eat Hoi An/Street Food Tours (eathoian.com), we enjoyed an immersive experience that allowed us to really “see” and “taste” the essence of Hoi An. We explored the back streets of Hoi An, popping into dozens of back-alley eateries and local hot spots to sample blood porridge, various noodle dishes, chicken feet, snails, and even avocado ice cream. It was so interesting to meet each proprietor and learn about their journeys.

Hoi An’s Ancient Town

One woman had set up a tent-like structure on a sidewalk next to a tree she believed would bring luck—it appears that it did as she is still operating 30 years later.

The narrow cobblestone streets of Hoi An’s renowned “Ancient Town,” a UNESCO World Heritage Site, are lined with centuries-old buildings with moody yellow facades covered by vibrant bougainvillea. Flowing gently through the heart of Hoi An, the Thu Bon River reflects the town’s picturesque charm. Traditional wooden boats adorned with colorful lanterns ferry visitors along the river, serving as a reminder of the town’s rich maritime heritage, while the riverbanks bustle with activity from storefronts and lively markets. At night, Ancient Town transforms into a brightly lit wonderland illuminated by thousands of colorful silk lanterns and small candle-lit wish boxes dance on the water’s surface. The sounds of traditional Vietnamese music and live bands drifted from riverside cafes, mingling with the laughter and chatter of locals and visitors alike.

For our trip to the modern coastal resort in Quy Nhon, we opted for a unique travel experience offered by Anantara—The Vietage. This luxurious 12-seat first-class train car carries passengers between Hoi An and the coast. Departing from Da Nang, just a short car ride from the resort, we embarked on a leisurely six-hour rail journey through the Vietnamese countryside. Along the way, we feasted on an exquisite three-course meal while sipping free-flowing cocktails and received a mini massage. This elegant mode of travel afforded us glimpses of emerald green rice paddies, quaint villages, farmers donning nón lá (traditional conical hats) while working their fields, distant mountains, lush jungles, and historic cemeteries full of brightly colored and elaborately festooned tombs. Quy Nhon, we caught sight of the Banh It Towers—architectural marvels dating back to the end of the 11th century, perched high on a hill. The Vietage revives the romance of rail travel and offers a luxurious way to explore Vietnam’s countryside.

Along the sandy shores of downtown Quy Nhon, bars and restaurants buzz with volleyball games, sunbathers, swimmers, and cyclists. For our short 30-minute drive from Quy Nhon to the Anantara Quy Nhon Villas, we followed a winding coastal road. The coastline views were magnificent—dramatic cliffs overlooked stunning beaches, and the cerulean sea was peppered with rugged rock islands wearing crowns of green. Traditional brightly painted wood boats, unchanged in design over the centuries, bobbed gently in the sea, their nets glistening with the morning’s catch.

Arriving at the Anantara Quy Nhon Villas, we discovered a serene retreat of 25 luxury pool villas spread across 7 acres of lush landscape fronting Quy Nhon Bay. Our seaside villa sported a private infinity pool, an outdoor garden with a marble shower, an immense indoor bathroom, and beautifully appointed living quarters with views of the turquoise sea, islands, and powdery white beach.

Vietnam is a food destination, so our stay revolved heavily around exploring local cuisine. Memorable events included the Chef’s Table Experience, a personalized culinary delight with a four-course extravaganza and excellent wine pairings, and a Spice Spoons adventure that took us from Quy Nhon’s local market to the kitchen of the resort’s centrally located Sea.Fire.Salt restaurant.

Led by Executive Chef Vĩnh Trần, the Spice Spoons adventure began at Quy Nhon’s energetic Dam Market. Located in the heart of the city, the Dam Market is a vibrant montage of colors, sounds, and scents. Stalls brim with fresh produce, fragrant herbs, live animals, and exotic spices while the friendly smiles of vendors add warmth to the chaotic atmosphere. With Chef Trần’s guidance, we learned how to select the freshest fish and the most aromatic

herbs. Returning to the resort with overflowing shopping bags, we channeled our inner Master Chef as we chopped, fried, grilled, flipped, and buttered. The hard work culminated in a feast with a sea grape/tomato/red onion salad; razor clams with red peppers, garlic, shallot, and oyster sauce (my daughter’s new favorite delicacy); fish stew with pork belly and pickled vegetables; and grilled clams with spiced oil and fried shallot. Satisfied with our culinary prowess, we spent the afternoon lolling on the beach, swimming in the sea, and soaking up the breathtaking view.

Delving into local history, we booked a private tour with Thich Tours (quynhonprivatetours.com) to explore Quy Nhon’s monasteries, the Quang Trung Museum, and ancient Cham towers, including Duong Long Champa—the tallest brick towers in Southeast Asia. The ancient Kingdom of Champa, a significant maritime power, flourished along the central coast from approximately the 2nd to the 19th centuries. Thich, our knowledgeable guide, shared the thousand-year history of the Champa civilization as we climbed (and climbed) the stairs toward the hilltop Banh It Towers. Thich then introduced us to a local restaurant Nem Chợ Huyện Olala for a hands-on lesson in making Vietnamese spring rolls—a fun “taste” of local culture.

One morning we traded historical and culinary adventures for a session of Viet Vo Dao Martial Arts led by Master Phuc. This form of self-defense martial arts is Vietnam’s most popular. Donning our traditional võ phục uniform, we learned the art of using our arms, elbows, legs, and knees in counterattack moves. Attackers beware!

After our invigorating morning, we retreated to the spa. A golf cart whisked us into the jungle stopping at a footpath. Following a stone walkway deeper into the jungle, we came upon an open-air pavilion. We entered the peaceful space and followed the attendants to an immense room resembling a glass treehouse. After a foot cleansing ritual with a bath of saltwater infused with rose petals, we both opted for the Four Hands Flow Vietnamese massage—a harmonious combination of two experienced local experts using traditional Vietnamese massage techniques to reach deep into the muscles. When the attendants started a fingertip dance along my temples and the nape of my neck, I sighed wistfully knowing this idyllic encounter was about to end.

room’s Indo-Chinese décor was highlighted by a black lacquer closet that opened to reveal a glorious orange-hued interior reminiscent of Hermes’ signature color. Relaxing on the terrace, we admired the lush courtyard with its pool and Bamboo Bar.

After a deep sleep in sumptuous bedding, we awoke refreshed and reinvigorated. At Le Club, we savored an elaborate buffet of fresh seafood on ice, foie gras, lobster bisque, Serrano ham, omelets, noodle dishes, and pastries—all enjoyed while seated in a glass-enclosed atrium with views of the tropical courtyard. Le Club also offers a lovely afternoon tea service, where we spent hours sampling delicate tea sandwiches, elegant desserts, French press coffee, and an assortment of teas.

In the late afternoon, we explored the city on foot. Hanoi was much greener than I expected—rice paddies line the highways while trees border every street. A short walk from the hotel, we came upon Hoàn Kiếm Lake, also known as “Sword Lake,” which has an ancient temple floating at its center. We walked the lakeside pathway where flowering trees shaded us from the heat and gardens burst from sidewalk planters. We immersed ourselves in the charm of the Old Quarter where narrow main streets bear the names of ancient trades—including Silver Street, Salt Street, Coffin Street, and Cotton Street. Walking back to the hotel, we strolled past elegant boutiques and the opulent Opera House (Nhà hát Lớn Hà Nội). The stunning architectural gem was inspired by Paris’ Palais Garnier and was completed after a decade of construction beginning in 1901.

Before our journey home, we decided to spend two days in Hanoi, celebrated for its centuries-old architecture and a rich culture with Southeast Asian, Chinese, and French influences. With over a decade of experience in luxury property management, Barrington native Barbara Baugh also curates premium experiences from private winery tours to fine dining in Sonoma County. Through her estate management and personal concierge business, HBG Concierge, she caters to the unique needs of her discerning clients. We sat down with her to hear how it all began.

Share with us your background growing up in Barrington.

Growing up in Barrington in the ‘80s was a lot of fun. I had a great group of friends, often rode horses, and spent summers on the lake or floating in our backyard pond. As a teenager, I became aware that beautiful things need special care—whether it was a hand-carved duck decoy, custom deep sea fishing poles, or fine linens. It was important for me to learn how things were made and preserved.

How did you get started in luxury property and ranch management?

I started my first job in Healdsburg at a winery in 1997. I quickly fell in love with wine and the surrounding area. In 2010, I purchased a 160-acre ranch an hour and a half away from Healdsburg. Developing this property truly showed me what is needed to maintain rural and remote properties. I learned firsthand how to properly fix roads and pull wells. Now, I specialize in managing remote luxury estates–and Sonoma County has many of these. I offer my clients the peace of mind knowing I can be at their residence in 30 minutes to check on things when they cannot.

How do you personalize experiences for guests?

Did you have any mentors or influential figures to help shape your career or give you valuable advice along the way?

Relationships take time to develop and trust must be earned. I listen, observe, and pay attention to what guests are doing and offer my assistance. I always think about what I can do to make this trip more enjoyable for my client and what can I assist with so they can enjoy their short time here. It helps to have access to amazing restaurants and wineries, too.

How has your career evolved over the years?

I’ve learned to say “yes” to new opportunities while balancing my schedule to take on more clients without sacrificing quality.

My mother always taught me that all good work deserves respect— no matter what it is.

What is your long-term vision?

Maintaining strong relationships with good clients, continuing to do interesting work, and fostering mutual respect and friendships with those I serve. I’d love to add a few more seasonal clients and clients with international locations.
