Last year at this time, there were about 130 active listings for homes in Lake Bluff. This year, there are 25. For Brad Andersen, Designated Managing Broker with Griffith, Grant & Lackie Realty (GGL) in Lake Forest, the hot market presents challenges for those on both sides of the real estate transaction. “There are not as many sales but there has been an increase in medium sales price,” Andersen says. “The biggest challenge is sellers who are aware of increased demand and rising prices but have nowhere to go once they sell.” Sellers always want to get the best price and potential sellers may have tendencies, especially in this hot market, to overprice. into thinking they can just go with the highest price,” says Andersen. “They really need to seek out the advice of seasoned professionals who’ve been through a couple of market cycles.” Overpricing in part contributed to the downturn in the market before conditions related to COVID-19 heated it back up again. “Every office I’m aware of speaks to overpricing. You get stagnation on the market, and if you’re on too long, buyers start to wonder why is hasn’t sold instead of why they should buy it,” Andersen says. “If you get the pricing right initially, you’ll get multiple offers and there’s a better chance the house will sell at market value.” Andersen, who is also the President of the Barrington-North Shore Association of Realtors, says a year ago at this time the situation was looking bleak for real estate professionals on the North Shore. “I thought I might be done for the year. Homes had been sitting on the market for a year,” he says. “ When safety guidelines and protocols were put in place, people felt more comfortable, and homes started selling in a day. For all the wrong reasons, the market got strong.” Even with a sizzling market, one advantage for buyers on the North Shore and throughout the state is that Illinois has not kept up with growth in the market nationwide, according to Vittoria Logli, an agent with @properties in Glenview. “Illinois has been lagging compared to the rest of the country, so affordability is good,” Logli says. “Six percent

appreciation is OK when balanced out by low interest rates. I’m hearing rates might go up a percentage point by the end of the year so lock in the rate if you can. The savings over 30 years is exponential.” Logli says part of the reason inventory remains low is that some sellers

are waiting for more people to get vaccinated or waiting to get into a retirement community. It ’s all about economics, and some of the standard rules still apply. “Properties still need to look good. If properties are sitting on the market for a couple of months and sellers are wondering what ’s wrong, it ’s just a price,” she says. Buyers should also work with agents who know the community and are networked with other local agents. In a hot buyers’ market where there are a limited supply of new listings, that can make all the difference. “ Work with agents who are well networked and have relationships with other local agents,” says Logli. “ We’re networked and we’re talking to people.” For Susan Maman, a broker with @ properties in Winnetka, the crux of the inventory problem is too often sellers have limited options themselves to buy, and even rentals have dried up. “The problem for sellers, it ’s a matter of, ‘ Where can I go?’” Maman says.

“Cash offers, multiple offers, now is the time to sell, but sellers have to have a plan.” Maman says buyers are bending over backwards to accommodate sellers, and she’s seen one home sell for $100,000 above asking. Escalation bids, where a buyer puts in a bid at a certain price with an increased offer triggered by other bidders, are becoming more f requent. “Because of multiple bids, escalation bids are coming in with a cap on highest offer, and I’ve never seen that in 17 years,” she says. “I sell a lot in Glencoe and there’s just nothing to buy.” “The incentive for a seller to sell now is simply Economics 101—the demand far exceeds the supply of inventory,” says Nancy Gibson, with @properties in Continued on PG 12 THE NORTH SHORE WEEKEND

Northbrook. “The pandemic has caused both buyers and sellers to rethink their futures.” The reason buyer demand is so high, Gibson says, is because there are many more buyers wanting to leave the city to find more space, both outdoors and indoors, coupled with employers allowing their employees to work remotely. Additionally, she says, interest rates, while still low, just ticked up, causing many buyers that were sitting on the fence to decide to purchase now before rates go up any further. “There is a lower-than-normal supply of homes on the market because many older sellers, who might normally be selling or downsizing, have found that, with the pandemic, they are appreciating the extra inside and outside space their home affords,” says Gibson. “Some sellers also are uncomfortable having people inside their homes during this time.” Gibson says his past year she listed and sold a subdivision home for $58,000 more than exactly the same model, two doors away, sold for just eight months prior. incentive for willing sellers. “ When there are many more buyers than there are homes to buy, the price of attractive homes goes up, and Millennial buyers favor new or redone homes,” Gibson says. Jena Radnay, a broker with @properties in Winnetka, says that in this type of market it ’s important for sellers to find the right buyer, not just the buyer who will offer the most. Radnay says it ’s about figuring out the bidder vs. winner dynamic. “I'm back seeing multiple bids. I just put four listings on the market last week and out of the four two have already sold in multiple-bid situations,” she says. “I am educating my sellers not to pick the best bidder but to pick the best buyer because what's happening now is people are in this game where they want to win. and they want to get the house but they use the inspection as a time of reflection.” Radnay tells sellers to go for the person that loves the house and has a clean deal versus the one that just wants to win the house because the winner is not always the best buyer. Workable relationships between buyers and sellers are becoming increasingly important because buyers often need to give sellers some flexibility to

make their deals happen. “I'm doing tons of rent backs with my sellers. I say, ‘Listen, they're going to buy your house and you get to rent it back at your price for the next couple months until you find something,’” Radnay says. “Flexibility is being offered by the buyer so the seller has time to figure out where to go. That's how we're solving that problem.” This flexibility is allowing buyers to start upgrades on homes even when deals aren’t completed. “I'm seeing where buyers who want to put in a pool helping out with permits. The sellers are signing off on things, letting people come over to measure,” Radnay says. “Sellers are allowing buyers to stay on track while they're still staying in the home. Work’s getting started even though the house hasn’t closed. Sellers are really open to doing that.” As for as the long-term viability of the market on the North Shore, Radnay remains positive. “I've never seen this type of demand and I really think it stems f rom people having recently sold in the city and they're all coming up at the same time,” she says. “And what's interesting is, I don't think this is going to end anytime soon.” THE NORTH SHORE WEEKEND

Gar y Metzner is the ultimate civicminded Chicagoan: connector, cultivator, and connoisseur. He can put together a premier art tour with local artists, dealers, and collectors at a moment’s notice, and is a go-to trusted advisor to many in his role as Senior Vice President of Sotheby’s and Head of Office for the Midwest. The Glencoe native was trained as a generalist in paintings, prints, and sculptures ranging from Old Masters to Contemporary, but his vast knowledge also extends to work as a talented auctioneer on the charity circuit. His deep ties to the community include active involvement with various institutions, which include serving on the boards for the Richard H. Driehaus Museum, the DePaul University Art Museum, and Chi Arts: The Chicago High School for the Arts. After graduation from Indiana University, Metzner furthered his art history studies at the University of Chicago. His first job was at the Hokin Kaufman Gallery, and after that he took a post as Director of Fine Art at Leslie Hindman Auctioneers. I bought before we met or we have collected together over the last two decades. We do purchase at auction, and of course often from Sotheby’s, but a lot as well from local galleries and art fairs. This year we have “virtually ” purchased four new works since March. It has always been something we enjoy doing, building relationships with dealers and curators, meeting many local artists. It has really challenged and enhanced our notion of what it means to live with a work of art.
What do you feel stands out about Chicago collectors and collections? I hear it from my New York colleagues all the time. Chicago is such a tight-knit community. People look out for each other and there is a sense of camaraderie and warmth. There is also a great early history of collecting in Chicago from many periods of art. Many firsts. I have learned that from my colleague and mentor Helyn Goldenberg (former Sotheby’s Midwest Chairman and Director). Her stories are priceless. Plus, it is great to see the Chicago Imagists finally getting global attention.
How has your routine of a typical workday been altered over this past year? The best thing about my job has always been that no day is the same, and that said, especially now. I think the entire world has reimagined the way they do business. I used to travel quite a bit. These days so much is done over the Internet with digital images. I still go into the Sotheby’s office regularly and see clients masked-up and distanced. I’ve THE NORTH SHORE WEEKEND
worked with over 20 organizations to help them re-envision their galas virtually. Many have been extremely successful, and I enjoy that opportunity in my job at Sotheby’s to use my creative and people skills to the best of my ability. You never know what you are going to see or discover, and right now technology and access at sothebys.com is a valuable, influential, and beneficial part of the trade. I’ve been so proud and excited by Sotheby’s pivot to online auctions. People are furnishing new homes, others instead of spending money on travel are now filling walls with art.
The internet has brought immediate gratification to consumerism, how has that impacted Sotheby’s space online? Our newest platform—the Buy Now Marketplace—has been created to connect col-
lectors with beautiful objects easily and quickly across fine jewels, contemporary art, collectible sneakers, watches, designer handbags, decorative objects, interiors, and pens. The model is a fixed-priced format that complements our seasonal auction business, meaning that buyers can purchase items instantly at their convenience. The marketplace is “always open,” so it offers buyers and sellers the ability to purchase and consign outside of our traditional auction calendar. We’ve also made the process for sellers incredibly easy, creating a full-service solution encompassing all steps of the selling process, from curation to photography to moving and delivery.
To close, what has been one of your top career highlights? Definitely being able to secure the Kerry James Marshall Past Times from Chicago’s Metropolitan Pier and Exposition Authority was so special. It set the record in 2018, and the one that still holds today for a living African American artist at $21.1 million. As published, Sean Combs purchased it and I bet we will hear more about it post-pandemic. In my other role as an auctioneer, I am incredibly proud to have probably raised close to that amount for charitable causes over the past several decades in the auction arena. SELLER’S MARKET MORE BUYERS THAN HOUSES IN THE MARKET The 2020 housing market was a year of extremes. In February of last year there were approximately 300 homes listed for sale in Lake Forest and 120 homes were available in Lake Bluff. SMART COOKIES A PAIR OF NORTH SHORE-AREA EMPTY NESTERS LAUNCH AN EMPIRE AROUND THEIR FAVORITE TREAT—COOKIES. BY ROCHELLE NEWMAN RUBINOFF THE NORTH SHORE WEEKEND
Like any “overnight” success story, The Cookie Joint’s narrative is actually many years in the making. But it’s no surprise that the unexpected combination of two of America’s favorite guilty pleasures has resulted in a specialty snack sensation. Over 10 years ago, Jill Balick and Susie Schuster, ran into each other in the parking lot of the Highland Park Recreation Center and caught up on their respective lives. The Highland Park residents soon found out they were both avid bakers and as empty nesters ready to start that next chapter. Both women were also poised to take what had always been a hobby to another level. “ We wanted to do something with a signature cookie,” Balick says. They toyed with open-
ing a retail store in the city but ultimately decided to start an online business and see where it went. After a lot of experimenting, talking about what

shapes would work best and bouncing ideas off of one another, they came up with Cookie Fries. “We both love cookies and we both love fries,” Schuster explains. That combination of a fun, delicious shortbread cookie shaped like crinkle-cut fries and served with fun dipping sauces as condiments proved to be the winning ticket. “We wanted it to be playful but also sophisticated,” Balick says. For the first several years, the pair worked out of Balick’s home kitchen. They were getting a lot of orders even right from the beginning. It helped that Schuster’s husband, Randy, is in the party planning business. And then through

word-of-mouth advertising, other consultants were placing orders and their business was taking off. After a few years, they outgrew Balick’s kitchen and began working in the kitchen of a local caterer. Their PR rep placed a short piece about them in an American Airlines in-flight magazine. That ’s when their business began to soar. “That was a turning point, because then we were known nationally,” Balick says. Cookie Fries are available in 10 varieties including original, chocolate chip, cinnamon spice, and chocolate toffee crunch. The side condimentlike dipping sauces inc lude peanut b u t t e r, s a l t e d caramel, hazelnut, chocolate, and marshmallow. Schuster and Balick are always innovating and coming up with new flavor sensations. They’re packaged in cute fry cartons and served in one-of-a-kind gift baskets including a unique deepfryer basket. Soon after the American Airlines article, The Cookie Joint was the featured item in Oprah magazine as one of her favorite things. That was just the beginning of their popularity in celebrity circles. Khloe Kardashian used custom Cookie Fries to launch her new jeans line. Chrissie Teigen ordered Cookie Fries

for her daughter’s “Fries” party. And if that wasn’t enough, cookie fries were featured on the popular cable TV show, Chopped. The bulk of their business comes from gift baskets which are sold on thecookiejoint.com and a popular gourmet food site called Goldbelly. In 2019, The Cookie Joint was one of only three nominees out of 400 to receive the “Most Innovative New Product” at the 2019 Sweets & Snacks Show at McCormick Place. They will be celebrating their 10th anniversary in business this year—especially impressive considering what the world has been through. In fact, they now have their own space and recently expanded in order to accommodate growth. And while they still do some of the baking themselves, they have a professional baker who does most of the baking for the business. Balick and Schuster are totally hands-on with the business, working on orders and preparing baskets for shipping. Looking back over the last 10 years, both Balick and Schuster say it is such a good feeling to walk into your own space because they’ve never had this before. “Having our own kitchen and our space is unbelievable,” Schuster says. “Every time I walk in, I think, oh my god, this is ours,” Balick adds: “And we’ve learned a lot. There have been a lot of obstacles but that’s kind of translated into growth and how you learn. PORTUGUESE EGG BREAD THIS BUTTERY, BRAIDED BREAD IS A VISUAL AND CULINARY DELIGHT FOR THE EASTER TABLE OR A CELEBRATORY SPRING BRUNCH.
When I was writing for a national newspaper’s food section, Suzana B. reached out in search of a sweet Portuguese bread her husband used to enjoy. After a little testing, I sent her this version. With ginger, mashed potatoes, and some of the water used to boil the potatoes in the mix, the bread bakes up into nicely textured loaves with deep-orange hued crusts. I like to braid and curl the dough into rounds topped with little quail eggs for an Easter-y spring celebratory brunch. The scent as they bake is divine! Try the bread toasted, spread with butter and perhaps a drizzle of honey.
Makes four small round loaves INGREDIENTS • 1 dozen hard boiled quail eggs

2. In a large bowl, add ½ cup of the water you used to boil the potatoes. Stir in yeast and 3 tablespoons sugar until dissolved. Add mashed potato and ginger, stirring until smooth. Cover bowl with plastic wrap and place in a warm place to rise until doubled in bulk. 3. In a microwave at 50 percent power, heat milk until lukewarm. Melt butter. Combine milk with salt and butter. Set aside to reach room temperature. 4. Beat eggs until light. Gradually beat in 1½ cups sugar. Combine egg/ sugar mixture with yeast/potato mixture, blending well. Sift in 2 cups of the flour and mix to combine. Add the melted butter/milk mixture. Add two more cups of flour, beating for five minutes. Gradually add in two more cups of flour, beating until dough gathers up. On a clean work surface, sprinkle the remaining cup of flour and knead the dough for

10 minutes. 5. Turn dough into a well-oiled large bowl, turning once to coat. Cover loosely with plastic wrap and let rise until doubled in bulk. Punch down. Place dough on floured board and divide into four parts. Working with one dough ball at a time, divide each into three parts, rolling the three pieces into long ropes. Working with three of the ropes, braid. Coil the braid, tucking ends under to make a round. Repeat to make four loaves. Coat quail eggshells with a little oil; tuck eggs into the indents in the braids of the loaves. Cover lightly with plastic wrap that you have sprayed with oil. Let rise until doubled in bulk. 6. Combine reserved 1 tablespoon of beaten egg with 1 teaspoon water; brush loaves, avoiding the tucked-in quail eggs. Position baking rack at center of oven; preheat to 350 degrees. Bake loaves for 35 minutes until deeply golden hued. To give the finished loaves a little shine, brush lightly with a tiny bit of melted butter. Serve fresh and warm, or cool loaves, toast slices, and spread with butter.

HOPE SPRINGS ETERNAL CHRISTIANS NEED TO EMBRACE EASTER’S ENDURING MESSAGE OF HOPE IN SUCH FRAGILE TIMES, SAYS GRACE PRESBYTERIAN CHURCH ASSOCIATE PASTOR NICK SWAN. BY BILL MCLEAN ILLUSTRATION BY BARRY BLITT
To Muncie, Indiana, native Nick Swan, Mr. Dingledine was more than a Muncie Symphony Orchestra oboist and middle school band director with an alliterative surname. Much more. “He taught me values in music, like the value of collaborating with other musicians in an ensemble and being a good colleague in a performance,” says Swan, the associate pastor at Grace Presbyterian Church in Winnetka and an oboist during his youth and in his first career. “It’s okay to love music—I learned that from him. I was one of three boys, growing up in a sports family, surrounded by rambunctiousness. “Out of the blue,” adds the son of Dennis and Marilyn Swan, “I emerged as the brother who got into classical music. Steve Dingledine was a major influence in my middle school years. His main message to me, to all of us in the band, was, ‘Be passionate about what you love.’ ” Love of humanity is but one of the themes that Easter celebrates annually; love, after all, is at the heart of everything good. Add joy to the list of Easter themes. And the resurrection. And hope. Especially hope. “Hope for all mankind,” says the 42-year-old Swan, who was promoted from assistant pastor to associate pastor last October. “Jesus died for our sins. His death was victory over sin, and the resurrection gives us hope, daily. Our world today is broken. You have the pandemic, racial unrest and, just recently, mass killings in Atlanta and Boulder. “We’re in a world that needs hope now more than ever. Easter offers hope.” Swan, a Glencoe resident and member of Grace Presbyterian’s pastoral staff since 2019, plans to touch on 1 Thessalonians 4:13 in his Easter sermon this weekend. The Bible verse: “Brothers and sisters, we do not want you to be uninformed about those who sleep in death, so that you do not grieve like the rest of mankind, who have no hope.” “What Paul is saying to the Thessalonians,” Swan says, “is, ‘Yes, we grieve, but we grieve with hope. Grieving with hope isn’t a bad thing. The resurrection is hope. “Death,” he adds, “is not an ending.’ ” Swan began his college years at Ball State University, located a hop, skip, and the length of a few oboes from his boyhood home. He

earned a degree in music performance there and another one at none other than The Juilliard School in New York City. He met his future wife, violist and Wheaton native Rebecca, at Juilliard. On a spring day in 2002, Nick and Rebecca were invited to join several others for a visit to the Metropolitan Museum of Art in New York City. None of the others showed up. The pair of musicians checked out the largest art museum in the United States by themselves. “It worked out for me,” Nick says. They got married in 2004 and spent nearly 15 years in Charlotte, North Carolina, where Nick performed for the Charlotte Symphony Orchestra for three years and, after heeding the call to the church, got his Master of Arts at Reformed Theological Seminary. Nick was a Baptist before becoming a Presbyterian, a decision he called “a hard one.” He served for a combined 12 years at parishes in Charlotte (Crossway Community Church) and Elgin before accepting the call from Grace Presbyterian Church to work with senior pastor Marshall Brown and help guide the church’s mission: “To welcome our neighbors, to grow together in Christ, and serve God in our community and world.” Rebecca continues to perform as a freelance musician. “She’s a wonderful musician, a loving and hardworking mother, and she loves God,” says Swan, who was born in downstate Decatur. “Rebecca is also the handy one in our household. Our kitchen table? She made it. She also redoes furniture. Rebecca has a great eye for things like that. “It has turned out exceptionally well for both of us, coming to Grace Presbyterian,” he adds. “We’re now closer to her family, and she enjoys the opportunities to freelance in the Chicago area. I love how close we are to Northwestern University and its campus ministry. I couldn’t be happier at Grace, with its community of gifted and accomplished people. Every time I turn around, somebody is doing some-

thing unbelievable or something interesting.” Nick and Rebecca have three children: Kathryn, 14; Daniel, 12; and Caroline, 9. Nick likes to take one child on a date each Saturday to strengthen each bond. Dates include a stop at a bagel shop, a walk near Lake Michigan, and a visit to Evanston.

“There are joys and trials,” Swan says of fatherhood. “These last few years with them, I’ve treasured immensely, and so has Rebecca. Our children are at such wonderful ages, and they’re delightful.” Among Swan’s favorite pastimes is fly fishing. He gets hooked on books, too, particularly nonfiction and biographies. Walks along North Shore beaches invigorate him. He smokes pipes and sips whiskey occasionally. The vision statement: “To change the landscape of the North Shore with the Gospel of Jesus Christ. To be a church where women and men, boys and girls are meeting Jesus for the first time and growing in love for God and other people. We want to see lives changed by the Gospel. We want to see the North Shore changed. And through the North Shore, contribute to the healing of Chicago.
