NEWS for them to honor their own father’s service to our country,” Rinaldi says. “I don’t think there is a definitive formula for winning in this environment.” Rinaldi says a good buyer’s broker will ask the right questions to understand a seller’s motivation and then craft an offer that best meets the seller’s needs. “I had a client win in a multiple-offer situation by offering a longer than typical closing which allowed sellers’ children to finish out the school year and move over the summer,” she says. Not every buyer can pay over asking price and/or go without a finance contingency, and those deals are sometimes the most difficult, Rinaldi says. “We are seeing a lot of cancelled contracts because buyers are overpaying; they want perfection,” she says. “Deals that are win-win and make everyone feel good are the ones more likely to get to the finish line.”
Knowing the priorities of the seller is important for buyers and their brokers to shape an attractive offer. Sometimes convenience and flexibility is worth more than money. “When I think a house might go into multiple offers, I'll try to find out what is most important to the seller. I've also asked listing agents what it will take for the sellers to cancel all other showings,” says Laurie Field, an agent with Engel & Völkers in Highland Park. “If that's not an option, I suggest the buyers submit their offer quickly, at above asking price with an escalation clause.” Field says an escalation clause (when the buyer offers to pay X dollars above the next highest verifiable offer up to a certain dol-

She says the frantic market might be surprising to some, especially potential buyers, but it’s important to maintain composure. “Behavior in this strong market has been a surprise to some real estate brokers who have been in the business for only 10 to 12 years, but not to those of us who have been through numerous up-and-down markets,” Eichelberger says. “I believe that civility rules; talk to the other agent, find out preferences of the other party, have your buyer clients send a realistic and pleasing—but not obsequious—letter of introduction, and have the buyers' financing totally teed up.” Eichelberger says that like the late '80s, late '90s, and the boom experienced in the early part of this century, it’s a sellers' market for desirable homes that are priced right. Sellers may worry about underpric-

It’s not exactly a beauty pageant, but potential buyers in this summer’s hot real estate market on the North Shore need to dress up their offers. This week, The North Shore Weekend asked area realtors and brokers what advice they are providing buyers when many properties for sale are receiving multiple offers and prices are ticking up. Their message? Make a personal connection. Elise Rinaldi, a broker with @properties in Winnetka, says when sellers have multiple offers in a similar price ranges, sometimes it’s a shared interest between buyer and seller that makes the difference. “A client of mine wrote a letter to the homeowners telling the story of their journey that included their status as a veteran. That seller chose my client’s offer as a way

ing their home in a strong market, but with proper exposure and expert management of market interest, multiple buyers will recognize the value of the property and will swing high and hard on price. “I listed a beautiful newer construction home in Kenilworth on a large lot, then placed it in the Private Listing Network, and it immediately attracted strong interest with back-to-back showings and multiple offers,” she says. “These circumstances may seem like the dream scenario, but there is stress on the sellers to choose the best offer and on the listing broker who is committed to treating each set of buyers fairly.” Jamie Roth, a broker with Engel & Völkers in Highland Park, says there are many enticements a buyer can give to a seller beyond just asking price. Many of those enticements are well known, such as waiving an appraisal contingency or the inspection, and some are less well known. “That's why it's important to have an experienced agent helping you in this market,” Roth says, “On the last multiple-bid offer, we let the sellers know our reasons for wanting their home and location over any other in the area, and that we were committed to making it an easy and seamless transaction.” Joey Gault, a broker with @properties in Highland Park, says listing agents also like to see buyers who are using established lenders. "If obtaining a mortgage, using a reputable lender that the listing agent is familiar with is critical," Gault says. "If you can't offer cash and have the ability to cover the spread between the contract price and appraisal, waive the appraisal contingency to have a better shot." One disconcerting aspect of a tight market for buyers is that they might not
have the time they want or need to make the right decision. Houses are gone before they get can get a second showing. “Speed is key. I told my buyer the second a house came on we had to see it and write an offer immediately,” says Carly Jones, with Engel & Völkers Chicago North Shore. “Within six hours of the house being listed, we were under contract.” Jones says networking is another huge
key to success. When agents have buyers, who need certain types of properties, agents have to be using every avenue to find out about listings coming on the market and be persistent and get clients in the door quickly. “You can’t always be the highest offer, but if the remaining terms are clean, you make your chances better,” she says. “The reality is most buyers cannot offer cash and buyers should not waive an inspection. I always

warn my sellers to not get caught up only on price because if it is too far over, it may not appraise. In this market. You may lose a couple properties until it works, but typically it all works out.” A continuing issue that’s keeping inventory low— and frustrating potential buyers, is sellers that who may be inclined to list their homes have nowhere to go. The market is just as tight for them. “This is a market like we have not seen before. We've had sellers'

markets before, but in those markets, the sellers had somewhere to go. We were in a normal housing cycle of moving up and then moving down,” says Karen Arenson, broker with Engel & Völkers Chicago North Shore. “We do not have that right now. So many owners of homes who would normally be downsizing or rightsizing are staying put.” Arenson says that while low-interest rates help push buyers into the market, many potential sellers have pretty good rates on their mortgages as well, and those

who may have thought about retiring to a communal-living situation are staying put because they have more space at home. Buyers need to be flexible with closing dates, inspection items, and be able to respond immediately,” Lawler says. “Equally important is your broker's experience and ability to negotiate with the seller's agent, to keep the lines of communication open, and to act swiftly.” Lawler says she has had success on the Private Listing Network for homes that were not yet on the market and made immediate cash offers at full price. “Time was of the essence in all these transactions,” she says. “When representing a buyer in this climate, all of the terms are taken into consideration, not just the price,” says Susan Brown Burklin, with @properties in Highland Park. “We are seeing a large percentage of buyers offering to buy as/is, meaning they will not ask for a credit for any inspection issues.” Burklin says an appraisal addendum is not uncommon these days and buyers are offering to pay the difference if the home does not appraise. “As the seller's agent, it is our responsibility to present all of the offers and terms to our client and go over the advantages and disadvantages of each one,” she says. “A spreadsheet is commonplace, and I have a template that is getting a lot of use!” Cash can be a secret weapon used even if the buyer ends up securing a mortgage,

Near the end of the long, surprisingly stark corridor of the Neiman Marcus executive hallway sits the office of Paula Brady, public relations manager for the luxury retail giant’s Northbrook store. The door is half open, and there are stacks of papers high as the eye can see. Runway snapshots are taped to the framed artwork. Personal notes made out to Brady from some of the world’s top designers casually hang from the tack board. This is a happy office, teeming with decades of memories, experience, and unsurpassed competence. Behind its desk is Brady. Her pert blonde bob and warm smile is a fixture in this place. In all truth, catching Brady in her office is a rare moment. She is usually on the marble sales floor directing caterers where to set up for the store’s next big event. Brady’s you-don’t-ask-you-don’t-get approach to business has made her a living legend. Brady is set to retire this month, bringing an end to what she refers to as a “32-year love affair.” But whomever slips into her size eight Pradas next better be ready: Brady is what legends are made of. The path to one of the North Shore’s most coveted positions wasn’t without its challenges. Growing up in Sauganash, Brady began her college career at Marymount University, eventually transferring and graduating from Marquette University’s School of Business Administration. “I was one of only 12 females in the business school,” laughs Brady, grateful that times are now so different. Her first job out of college in the mid1970s was as a tech company copy machine saleswoman. “My job was to go around the country and show companies ‘Look! Even a woman can take apart a copy machine!’” Brady rolls her eyes. “That did not last long.” After living in Florida for some time, handling the buying for a small golf shop at a private club, Brady separated from her then husband and moved back to the North Shore. Caring for her two young sons, Stephen and JD, Brady set out look-

ing for work. Brady had an acquaintance arrange a lunch with Neiman Marcus Northbrook’s store manager in the hopes that he might help her with a job interview for which she was prepping. The store manager loved their meeting. If the other

a paid leave for a month.” Her parents served as her support system for her kids, so the time off was so appreciated. “And then, four years later, when my youngest son was diagnosed with cancer, Neiman Marcus came to my rescue again. I will never forget it.” Brady has seen many corporate changes through the years, but points out that Neiman Marcus’ latest hyper-local initiative to support youth arts education has made her very proud. “With all the cuts in school art programs, I’m delighted to have partnered with local charities to ensure that kids don’t miss out on the arts experience.” Fashion is art, after all. Brady, a mentor to countless PR assistants through the years, has two mentors herself. Sandy Marple, vice-president of corporate special events at Neiman Marcus’ Dallas headquarters, instilled in Brady the importance of protecting the company’s brand. Another is Dorothy Andries, former trend editor of a group of local newspapers, who taught Brady how to manage the press. Brady has had one special person with whom to share all these amusing moments — her husband, Peter. Affectionately referred to as “St. Peter of Glenview,” Brady recognizes that it’s Peter who has kept both of her feet firmly planted on the ground. “Here I am surrounded by the most luxurious items in the world, and it would be so easy to forget what its all about. Peter reminds me every day.” Brady will have more time with Peter, her sons, and her stepdaughters, Fiona and Orla, starting very soon. Brady may be the reigning queen of Neiman Marcus PR, but she’s “GiGi” to her nine grandchildren. Brady says she plans to make “the rest of my years, the best of my years.” But the real motto she’ll be subscribing to from now on? “If Mommy says ‘no’, go ask GiGi.” Stacy Flannery was Brady’s assistant from 2003-2007, prior to becoming Sheridan Road’s events editor for over nine years. Brady gave Flannery many gifts of professional guidance, but no gift greater than introducing her to her husband, Bob, with whom she shares two daughters. THE NORTH SHORE WEEKEND

SEVEN-LAYER SALAD A thing is the sum of its parts. If the parts are stellar, the whole can be a beautiful thing. Take Seven Layer Salad, for example. An American creation of the 1950s borne out of someone’s need for “quick, tasty and feeds-a-crowd,” the salad has popped up at picnics, on home buffets, and at community dinners ever since. Classically, it’s built in a glass dish and includes layers of chopped lettuce, tomato, hard-cooked egg, cucumber, sharp cheddar cheese, bacon, green onion, a thick mayo-sourcream dressing, and lots of sweet peas. The recipe’s provenance is thought to be Southern, and though it doesn’t appear in my regional cooking tomes (Clementine Paddleford, Helen Corbitt, etc.), it is a mainstay of community cookbooks, where it was initially referred to as “Seven Layer Pea Salad.” I’ve always loved the “green” scent of peas, their looks, their shape, their shoots, and how they “pop” when you bite them. In this salad, they shine. For the rest of the salad: A balance of crunchy and soft lettuces is nice and this is the perfect place to use heirloom tomatoes that may be "ugly" fruits, but are loaded with flavor. I like Persian or young small cucumbers in this salad and if you have chives in the garden, those are nice, too. For the topper: a batch of homemade mayonnaise blended with crème fraiche is lovely, garnished with fresh pea shoots. But I’m also including my recipe for a fabulous garlicky Green Goddess dressing, which has more “oomph” and is my family’s favorite with this salad.
INGREDIENTS • 6 cups fresh sweet peas, steamed just until al dente, and cooled OR frozen peas, thawed • 2 small heads romaine lettuce, cleaned well and chopped into bite-sized pieces • 2 small heads butter lettuce, cleaned well and torn into bite-sized pieces • 1 large, or two small heirloom tomatoes, washed and chopped • 4 Persian cucumbers, washed, peeled and cut into bite-sized pieces • 3 large hard-cooked eggs, chopped • ½ lb sharp cheddar cheese, grated to make about 2 cups • 1 lb uncured hardwood smoked bacon, cooked, cooled and chopped • 2 green onions diced OR ½ cup snipped chives • 1 cup pea shoots for garnish (optional) DRESSING: • ½ cup homemade mayonnaise (recipe follows) combined with ½ cup crème fraiche OR 1 cup Green Goddess Dressing

METHOD MAKE MAYONNAISE: Combine egg, salt, sugar, mustard, pepper, paprika and cayenne. Add vinegar and lemon juice. Add oil in drops/ very slow stream, while beating in bowl of stand mixer until the mayonnaise has whipped into fluffy consistency. Refrigerate. MAKE CRÈME FRAICHE/MAYO DRESSING OR Green Goddess dressing: For the first option: Combine ½ cup of the mayonnaise with ½ cup crème fraiche. Whisk well until fluffy. Refrigerate. Or, make Green Goddess Dressing
ASSEMBLE SALAD: Place 3 cups of peas in bottom of a large glass serving bowl or trifle dish. Combine chopped romaine and chopped butter lettuce. Layer half of the lettuce over the peas in the bowl. Sprinkle chopped tomatoes over the lettuce. Sprinkle the chopped cucumbers over the tomatoes. Sprinkle the chopped egg over this layer. Add the remaining 3 cups of peas. Add the grated cheese and bacon. Add the remaining lettuce. Cover all with the dressing topper. (Your choice of homemade mayo with crème fraiche or Green Goddess. YOU GO, JOGO LAKE FOREST NATIVE AND ROOKIE ENTREPRENEUR NICK YEHLE IS PUMPED UP ABOUT THE PROSPECTS FOR HIS JOGO COFFEE STRAW VENTURE. BY BILL MCLEAN ILLUSTRATION BY BARRY BLITT
Remember your first sip of coffee? Nick Yehle certainly does, and he bets that he scrunched up his face more than you did. “I was a freshman in high school,” recalls the 2016 Lake Forest High School graduate. “My mom (Catherine) was a coffee drinker. I went up to her and said, ‘I think I should start liking coffee at this point in my life.’ I tried it. It was terrible. It was brown, hot, weirdtasting.” But a few hours later, Yehle had a hankering—for another cup of Joe. Yehle has been a caffeinated caffeine fan ever since. And now he and business partner Joey Jones, a native of Saint Paul, Minnesota, plan to jolt the world with their first product, JoGo, the original coffee brewing straw. It’s a sleek and durable stainless steel straw—barely larger than an unused pencil—with an insulated silicone mouthpiece. Consider it the antithesis of the vessel used for cowboy coffee, which is French press coffee without a filter and made over an open flame on the trail or at a campsite. It takes 45 minutes to prepare, at least. The JoGo straw ($20) features a highly efficient filtration system at the base of the straw. “We are two outdoor educators who were tired of not having an easy way to enjoy our favorite beverage while leading canoe and backpacking trips in the Great Northwoods,” says Yehle, 23. “We created a simple and highquality new way to brew coffee that is both fun and easy to use.” Nick, who lives in Lake Forest, and Joey launched a Kickstarter campaign for their product on April 14, with the goal of generating $10,000. Backers pledged more than $10,000 … in the first 58 minutes. “My dad ( Jeff ) and I, together, watched the pledges add up in that first hour,” say Yehle, who majored in economics and minored in computer science at Denison University in Granville, Ohio. The JoGo co-founders ended the Kickstarter campaign exactly one month later. The numbers, on May 14: 9,200 backers from a combined 80 countries; $378,000 in pledges; and 15,000 JoGo straws preordered, set to be distributed this fall. “Mind-blowing,” Yehle says of the response. “I still have my notes, the ones I wrote down in a notebook in 2018, when Joey and I sat around talking about this idea in the Canadian wilderness.

He had completed a 28,000-mile solo motorcycle expedition from Minnesota to Argentina. A family in Argentina gifted Joey a bombilla—a straw with a filter originally de-
signed in the 16th century for drinking loose leaf Yerba Mate tea. “Making coffee in the outdoors required bulky brewing hardware,” he adds. “The epiphany for us was the bombilla. But we had to make it fine enough to filter coffee. The filtration system is simple, built to last, and it makes French press style coffee with the ease of instant. I remember saying to Joey, ‘Okay, let’s do this.’” Yehle played rugby and competed for the swimming and track and field teams during his LFHS days. He swam the 50yard freestyle and 100-yard butterfly events. He threw the discus for the Scouts’ track and field squads. But his true passion outside the classroom in his formative years was camping in the summertime at Camp Koochi-ching in International Falls, Minnesota, from the ages of 8 to 18. He later served as a camp counselor there for three summers. “I’m adventurous, and I have an intense sense of curiosity,” Yehle says. “I fell in love with the outdoors right away. It’s peaceful, you get to look at trees, and learn all kinds of things, like how to read maps, how to cook, how to make a friction fire, and why

camping that’s appealing to me.” A young Nick Yehle was an idea boy. He’d run each idea by his dad and seek feedback. He’d also retain those ideas in his phone. And—surprise, surprise—he took the business incubator class at LFHS. “Joey and I have a ton more product ideas— ideas we don’t want to share with the world right now,” Yehle says. “Our focus now is on JoGo and informing as many people as possible worldwide that this is a viable method of brewing coffee. I worked 38 straight hours before the Kickstarter launch, and now it’s not unusual for me to work 12 hours a day six, sometimes seven, days a week. “I’m loving the process of building our brand and everything else about JoGo.” Five percent of JoGo profits will go to Survival International, a human rights organization that fights for tribal peoples’ survival. Founded in 1969, it stops loggers, miners, and oil companies from destroying tribal lands, lives, and livelihoods across the globe. It also lobbies governments to recognize indigenous land rights. “To get to the point where we are now with JoGo, it took a lot of people,” Yehle says. “It took family and friends and other personal connections. We also have an amazing team of advisors. I’ve told acquaintances about what I’m doing and some of them have said, ‘I could never do that.’ My response to them has been, ‘Really?
