There is a haunting photo on the exposed brick wall inside the newly renovated Garver Feed Mill in Madison, Wisconsin, that tells a story within a story

within a story. It’s grainy, as such artifacts can be, and on first glance, it depicts two women in the kind of gritty, industrial setting you might imagine when you think “early 20th century sugar beet factory.” The Wisconsin Historical Society dates

this image from 1924, the same year the U.S. Sugar Company filed for bankruptcy and five years before James R. Garver would purchase the 200,000-foot facility with Romanesque arches and convert it to a feed mill and granary. Continued on PG 14

Bryant Moroder, General Manager and part of the Baum Revision team (a Chicagobased developer) that began renovating the iconic East Side Madison building into a multifaceted destination for food, wellness, and culture in 2017, says the identity of those women was one of the great mysteries of the Garver story. “They represent a time in Madison history where this was the largest factory in the state and was producing about 10 million pounds of sugar a year,” explains Moroder on a recent history tour of the spectacularly renovated space. “And while it can’t be 100 percent confirmed, we did receive a clue about who these women might have been from one of the descendants of Hans Jacob Struck, who built the original sugar beet processing facility in 1906.” The man who sent the note to Moroder and the Baum Revision crew believes the ladies are none other than his grandmother, Minnie Struck Bremer, and her sister Ella Struck Thompson. Their father was Hans, and according to family history, “the girls both spent a lot of time with their father at his businesses” in the early 1900s and possibly worked for him. Another mystery that had Moroder and the renovation team perplexed was what happened to all the bricks that were removed when Garver essentially “knocked two-and-a-half stories” (including the turret) off of the castle-esque structure to convert it to one of the most state-of-the-art feed mills in the country. “It took some digging, but we figured it out,” he says. “Notice how low the windows are to the floor? Look down. We’re standing on those bricks.”

and empty in striking contrast to the adjacent Olbrich Botanical Gardens.

The team was able to determine that Garver raised the grade six to eight feet by burying the bricks, possibly to create indoor floor height to accommodate loading and unloading of train cars which pulled on to the site. Garver Feed Mill continued production for 66 more years before closing in 1997. The City of Madison purchased the property, and it essentially sat vacant for the next 18 years—at times becoming a canvas for graffiti artists or a primitive studio space for local artisans. But mostly it was a forgotten remnant of history, standing stark

The Great Garver Revival Flash forward to 2021 and what you will find within these historical brick walls when you make a weekend road trip to Madison is the culmination of a vision that brings its storied past boldly into the future. “The beauty of this development is the connection to the past,” says Moroder, explaining that City of Madison reached out to Baum Revision in 2015 to see if the firm would be interested in doing what it’s done with similar buildings in other parts of the country—preserving the old mill while simultaneously creating a hub for wellness, culinary creations, and local culture. “It spoke to us and the tenants we have

brought together are, each in their own way, the modern version of the innovation and forward-thinking ideas that were here more than 100 years ago.” At the heart of the project, which was unveiled in 2019, was a desire to pay homage to the building’s food production history by bringing in local culinary artisans such as Sitka Salmon Shares, Ian’s Pizza, Calliope Ice Cream, Surya Café, NessAlla Kombucha, and Ledger Coffee Roasters. Alla Tsypin, co-founder of NessAlla Kombucha, says she and her partner were one of the first tenants to sign on at the newly reimagined Garver Feed Mill—opening the craft kombucha brewery there a year before it opened to the public. “The vibe here is very entrepreneurial,” says Tsypin, explaining that the company was recently sold and will continue expanding its production of kombucha products for the Midwest (including the North Shore) from the Garver facility. “All of the businesses at Garver have formed a community

that’s focused on wellness and supporting local artisans.” Beyond building a foodie network, Moroder says bringing in such luxury wellness providers as Perennial Yoga and Shilpa Sankaran’s KOSA Ayurvedic Spa was also key to the overall strategy of creating a multifaceted destination that was as appealing to tourists as it was locals. “What Shilpa is doing with the spa and the organic food they offer in the KOSA Kitchen is on brand with the Garver vision,” he adds. “But we also saw the potential for events so that led to bringing in businesses such as Briar Loft floral design and Twig & Olive Photography.” Whether it’s a wedding, an art show, or a session of live jazz and dancing on a Saturday night, the vast loft-like center of the Garver Feed Mill is always hopping. With a space that can be reconfigured in myriad ways, it provides a built-in nightlife with the Garver Lounge—known for its creative craft cocktails (including some that feature NessAlla Kombucha) and a delicious brunch menu the next day. Now that summer is upon us and pandemic restrictions are easing, another popular feature at Garver is the patio. Visitors can enjoy al fresco jazz by BlueStem on Fridays or Outdoor Art Shows hosted by Garver Canvas, a contemporary art gallery that can also be converted into an event space, through the weekend. If you visit Garver between January and mid-April, you can check out the Dane County Farmers Market, the largest producer only farmers market in the nation. “Those coming up from Chicago have the opportunity to taste the best of Madison all under one roof. There truly is something for everyone here,” explains Moroder. “You can do a spa retreat with aromatherapy, medita-

tion, and yoga or you can take a mixology class and then listen to live music. And our proximity to Olbrich Botanical Gardens and the bike trails, which can explore with Madison BCycle, make it a fitness destination as well.” He says private and public events in Garver’s indoor and outdoor event spaces throughout the year bring people from throughout the Midwest to discover the project and its vibrant East Side location— which some consider to be “the Soul of Madison.” While opening just months before a global pandemic brought the world to a halt was not without its challenges, Moroder and the Baum Revision team could not be more pleased with the response the project has received in the Madison community.

The Garver Feed Mill project received seven awards in 2020, including the 2020 Historic Restoration Award from the Wisconsin Historical Society and the 2020 Historic Preservation Award for Adaptive Reuse from the Madison Trust for Historic Preservation. A piece of Madison history has not only been saved; it’s been revived and reinvented for a new generation. “It’s been a journey,” Moroder adds. “But we’re very proud of what we have accomplished. Lake Forest Parks and Recreation will continue a 14-year tradition by presenting its annual Festival & Fireworks on July 4 at Deerpath Community Park. The Festival & Fireworks has been held every year since 2006 except for 2020 (due to COVID-19). The event, which runs from 5 to 10 p.m., will feature a live concert with bands Sixteen Candles and Hello Weekend, games for kids, food vendors, and what Lake Forest Director of Parks, Recreation & Forestry Sally Swarthout calls “the best fireworks on the North Shore,” set to patriotic music. “Every community has their own way of celebrating the 4th of July, and each community is unique and different,” she says. “This particular festival fits for our residents and our neighbors in Lake Bluff. It’s a celebration for both communities.” After the challenges of last year for organizations whose missions involve putting on events. Swarthout says she’s thrilled to get the Festival & Fireworks up and running again. “We’re so excited to have the festival back. It’s a wonderful way to celebrate the road back to health,” she says. “We’re looking forward to just coming back together as communities.” The festival draws between 8,000 to 10,000 people (in non-pandemic years) from the North Shore and beyond. “We want people to come out and enjoy what we have to offer,” Swarthout says. While Lake Forest Parks and Recreation is a department of the City of Lake Forest, much of its funding for special events comes from the Friends of Lake Forest Parks and Recreation Foundation. Swarthout says the Foundation is critical in helping the Parks and Recreation fulfill and expand its mission. “They’re very important to us and they have done so many wonderful things for us, everything from ball fields to batting cages to basketball courts to rescue boats,” she says. “They’ve helped with all kinds of things for this community that we’ve truly needed, and that not always public funds were available for.” Rick Amos sits on the board of the Friends

of Lake Forest Foundation and has served as event coordinator for the Festival & Fireworks since its inception. “We're a 20-person volunteer army, if you will, and our mission is to engage our residents and make them aware of all the great things at the Parks and Recreation Department,” he explains. Amos says Lake Forest is unique on the North Shore in that other communities have park districts that operate independently from city or village governments, while Lake Forest Parks and Rec is a department of the city. The Foundation was created as a separate

501(c)(3) to raise funds for events and other activities. The Foundation board also provides feedback and interacts with the residents through surveys and assessment programs to help the city understand what the needs of the residence are as it relates to the Parks and Rec Department. “We hold the Festival & Fireworks event, have a music festival in August, and throw a golf outing. We also do Christmas events,” he says. “Last year, we recognized the need to have a fire and rescue boat at our marina for patrolling around the shore of Lake Michigan, so we raised funds for that.” Amos says the Foundation board views the city’s beautiful natural environment as being an important asset for Lake Forest’s 20,000 residents, and that keeping the downtown looking nice and attractive for restaurants and businesses is what motivates him to serve on the board, “We view Parks and Recreation as being an important asset within

the community. There are certainly those that feel like to attract the next generation of residents we need to have the features that are important when considering where you want to live and raise your family,” Amos says. “One of our big amenities that we support is our lakefront. We think it's the best lakefront on the North Shore and it's one of the strongest natural assets of Lake Forest and Lake Bluff. So we are focused on activities that boost awareness and connect the community.” For now, Amos, the Foundation board, and staff are focused on putting on the Festival & Fireworks and offering a time of celebration for community. “It's a great event with food and games and music and the weather's usually great. We put on a phenomenal 20-minute fireworks show choreographed to music,” he says. “It's a fun, family-friendly community event and we're just excited that we’re able to do again.” Tickets for the July 4 Lake Forest Festival & Fireworks are $20 for residents of Lake Forest and Lake Bluff and $30 for non-residents (increasing by $5 after June 28) and can be purchased at lfparksandrec.com or in-person at the Lake Forest Parks and Recreation office. Jay Townsend turned red in a hurry at his wedding reception. His younger brother, a microphone-toting Jack, had just started reading a love letter that Jay wrote to his future wife, Elise Madrick, more than a decade earlier when the two were high school sweethearts at Zionsville Community High School in central Indiana. “I threw that letter out because my printer ran out of ink,” recalls Jay Townsend, now 29 and an Evanston resident since 2018, the year he got married. “I might have been 17 when I wrote it. About half of the letter was readable. Jack grabbed it out of the trash can and kept it for all those years. What he read to all those people at the wedding reception was sappy. “I was pretty embarrassed.” Jay Townsend, the newlywed, turned angry—he saw red this time—and crestfallen whenever he found himself near Lake Michigan. He noticed trash here. Spotted more trash over there. Trash was … everywhere. “I don’t remember ever seeing trash along Lake Michigan’s shoreline when I grew up and spent time with Elise and her family in Traverse City, Michigan,” says Townsend, who, like Elise, is an Indiana University graduate. “Lake Michigan was my happy place. I proposed to Elise near it in South Haven, Michigan. It’s still my happy place. But it was upsetting to me, seeing all that shoreline pollution after we moved to Evanston. “ S o m e of my best memories are those when I’m around good people and beautiful places. To me, anywhere close to Lake Michigan is a beautiful place.” If it sounds like Townsend—a former Eli Lilly and

Its mission: “To protect Lake Michigan and the wonders of Chicago’s North Shore through activities, events, and cleanups that give as much as we get from these amazing destinations.” North Shore Vibe’s 2021 goal, via beach cleanups from Lake Forest to Evanston, is to remove 20,000 pieces of trash. The number of pieces Townsend and his organization’s members had picked up through June 14: 13,424. The women’s volleyball team at Lake Forest College hit the Lake Forest Beach for a North Shore Vibe cleanup in May. “You want a staggering number?” Townsend says. “The Rochester Institute of Technology estimated that nearly 22 million pounds of plastic enter the Great Lakes each year. Twenty-two million pounds. Can you believe that? And the Great Lakes provide drinking water for 40 million people.” North Shore Vibe also holds events that celebrate the beauty of Lake Michigan and sells eco-conscious gear and apparel, with 5 percent of all proceeds going to the Alliance for the Great Lakes and other environmental organizations. North Shore Vibe Paddle Festival attendees will gather at Lloyd Beach in Winnetka on August 7. Townsend was offered a position with the Denver Nuggets of the NBA after earning a master’s degree in sports administration at Northwestern. The men’s basketball program at Bethel University in Mishawaka, Indiana, wanted Townsend to coach Pilots. Plum jobs, no doubt. But Townsend and his wife—Elise is the senior man-

ager and academic director for the Kellogg Nonprofit Executive Education Group—chose to stick around Evanston in mid-2019. The lure of Lake Michigan was too powerful. Jay Townsend then worked with a consulting firm for a little more than a year. “Elise and I love the community,” Townsend says. “As soon as we decided to stay here, my thinking was, ‘Why not start something that focuses on Lake Michigan?’ Evanston, alone, has seven or eight beaches. North Shore Vibe is all I do now, but Elise is the brains behind the operation. She has been tremendously supportive every step of my journey. Here I am, seven or so years removed from college, and I’m already in my fourth career.” Townsend’s mother, Ruth Ann, was in her 40s when she decided to pursue her dream job: kindergarten teacher. “Her story is a really cool one,” says Townsend, whose father, Alan, has been an attorney at the same firm for 30 years. “I’ll never forget the week our family ( Jay also has an older sister, Aja) had to spend in a one-bedroom hotel room after an ice storm. We’d lost all of our power at home. There my mother was, studying at night for her teacher exam in our hotel room. I admired her decision to follow her dream. “You could say I’m doing that with North Shore Vibe.” Townsend was a 16-year-old and a high school soccer player/basketball player when he and Elise, then 15, went on their first date. “We had a romantic dinner in a booth at Applebee’s,” says Townsend, a 6-foot-2, 140-pound state champion center back in soccer in his senior season. “Second date? I stepped it up in class. Took her to Ruby Tuesday for dinner.” Townsend laughs. Moments later he turns serious. “My wife is beautiful, fun, and funny,” Townsend says. “But she’s not just my wife; she’s my best friend as well.” Their “COVID” dog is a 1-year-old Bernedoodle named Boone. On the North Shore Vibe website there’s a picture of the three of them traversing along a Lake Michigan beach. Jay and Elise are smiling in the image. A leashed Boone is panting. Or maybe he’s smiling, too. The sky is blue. So is the water. The beach? North Shore Vibe immaculate. “I want kids to have positive memories of Lake Michigan, like I do,” Townsend says. “I’ll never stop appreciating the beauty of the lake and its beaches.
