It may sound like the proverbial broken record, but the North Shore real estate market once again has stayed strong through traditionally slower late summer months with real estate professionals in the region projecting another strong fall. “We usually have a little boost after

Labor Day and so we have four new listings that we're waiting to bring on until that Monday and we're super excited about that,” says Carleigh Goldsberry, with Berkshire Hathaway HomeServices in Lake Forest. “Historically, we see January as quiet until usually right after the Super Bowl, but this year we hit the ground running January 1, so there's really no telling.” Goldsberry says that she and her busi-

ness partner, Kim Shortsle, haven’t really experienced a pre-Labor Day slowdown. “It's interesting because nothing about this week is quieter,” Shortsle adds. “Normally, we get nervous and we're like, ‘It’s crickets’, but it's been very constant. It actually might be a great time now because this market is so strong, and I'm going to actually try,’” explains Goldsberry. “We go on listing presentations and a lot of the sellers already think they're going to have multiple offers for their homes.” Shortsle says they had one house that went on the market in Lake Bluff, had 19 showings in one day, and was under contract after a second showing at the end

a different suburb,” she says. “That's what we're seeing. Another thing is people want more land, a pool, two offices, or a gym to work out. They just want something different than the same-old, same-old.” There are also empty nesters looking to downsize—tired of cleaning and maintaining space they don’t really need anymore. The buyer demographic remains diverse. “It is really totally across the board,” Shortsle says. An ongoing challenge remains an overall shortage of inventory and rental inventory, limiting options for sellers even if they manage to draw a premium for their

options we send to clients who don't know where they can go. We’re telling our sellers who want to sell and who don't necessarily know where to buy to make it work because we don't know how long this seller’s market is going to last.” Donna Mancuso, who is also with Berkshire Hathaway HomeServices in Lake Forest, says the core appeal of the North Shore will never go away, and that’s helping keep the market strong. “The North Shore market has been and will continue to be appealing to those looking to own a home with larger lots with room for a pool and award-winning schools, but still within great proximity to the city of Chicago via train or car,” Mancuso says. “The desire for more space along with historically low interest rates should keep the North Shore market busy.” As with the other real estate professionals that The North Shore Weekend spoke with this week, Mancuso’s message to sellers is to get their houses on the market. “This is undeniably a great time to sell for homeowners, and those who recognize this are prepping their properties and pricing them right to take advantage of the seller’s market that is currently still alive on the North Shore,” she says. Mancuso is continuing to encourage her clients who are ready and want to sell now that this is certainly a great time to get their home on the market. “We can't predict the future in 12 Continued on PG 12

houses. “We have had to put more people in extended-stay hotels than ever before and they were all very good sports,” Goldsberry says. “We have a whole list of

months but based on what we see in front of us at the current time there is no better time to list your home,” she says. Connie Dornan, an agent with @properties in Glenview, says the reasons the North Shore has historically been desirable are pretty simple. “This is easy and a no brainer—we have the perfect trifecta,” Dornan says. “North Shore schools consistently rank at the top in the state of Illinois; it’s close to the lake with beautiful beaches; and proximity to the city makes for an easy commute for those who work downtown.” Despite this appeal, Dornan sees ongoing challenges for buyers looking to find exactly the house they want. “I think we will still see a tight supply of inventory as some sellers do not want to move due to COVID-19 and the Delta variant, and many sellers do not have anywhere to move,” she says. “Add to that the fact that the school session has commenced, and I don't think we will see an increase in inventory until spring 2022.” Jena Radnay, a broker with @properties in Winnetka who focuses on the luxury market, says she’s still seeing ongoing challenges regarding inventory in the luxury space, and it’s too early to predict what will happen in the fall. “We're still not getting that many good properties coming on. We are not experiencing a surplus,” Radnay says. “I'm not going to really have a read until we move into the fall market, which will be after Labor Day when people kind of rethink their plans and they know summer is over.

I'm noticing is sellers don't want to be exposed, particularly at that luxury level,” says Radnay. “They'd rather sell their house at the right price if I have a buyer, and I have a lot of qualified buyers in the luxury market.” “We’re still seeing a nice amount of market activity here on the North Shore because COVID-19 has permanently altered the work-from-home situation for many people,” says Chris Veech, a broker with @ properties in Winnetka. “Corporations are figuring out their game plans and sharing them with employees, and that’s leading many of them to desire bigger homes.” Veech says this demand has driven up home values on the North Shore and she doesn’t see that changing with the fall market on the horizon. “The last 16 months it’s been a great

time to be a North Shore seller and values have risen 15 to 20 percent, so that’s encouraging additional sellers to make a move,” she says. “Some of them have accelerated their plans to sell to take advantage of a good market. The families with school aged kids are settling in for the new school year but younger families are still looking and moving, as are families staying in the same school district.” High vaccination rates on the North Shore—estimated to be between 90 and 98 percent—are also a factor. “I think we’re going to have another good fall market and a super busy spring 2022 market ahead,” she says. “A lot of the cool kids have been moving to the suburbs over the last 14 months and their friends like what they see here and are following them.” THE NORTH SHORE WEEKEND

SPANAKOPITA TRIANGLES (SPINACH, SORREL + CHEESE PIES) BY MONICA KASS ROGERS THE NORTH SHORE WEEKEND

Spanakopita—the buttery Greek comfort dish of flaky phyllo dough filled with cheese and greens—can be made as one large savory pie or folded up and baked into crispy little triangle hand pies as we’ve done with this recipe. Although usually prepared with spinach, onion, and feta cheese in the Greek countryside, lemony sorrel is sometimes a flavorful addition. With a garden full of sorrel, I decided to create this recipe including it. If you prefer, you can omit the sorrel and double the amount of spinach. Either way, the result is delicious.

INGREDIENTS • 2 large bunches fresh spinach, stems and spines removed and discarded; leaves should fill a large stockpot to the 5 quart level • Five quarts fresh sorrel leaves (NOTE: If omitting the sorrel, use 4 total bunches of spinach to make 10 quarts of spinach leaves) • 1 bunch green onions, green parts only, chopped to make ¾ cup • 1 medium onion OR 1 leek (light green/yellow/white parts only) diced to make 1 cup • 3 Tbsp olive oil • 1 lb. feta cheese, crumbled • 1 cup grated parmesan cheese • 6 large eggs, beaten • ½ cup pine nuts • Finely grated zest of one lemon • 1 tsp. each salt and freshly ground pepper (or more to taste) • 1 lb. package frozen phyllo dough sheets (14 x 18 inches), thawed

METHOD In a large stock pot, add olive oil and onion and cook over medium-low heat until very soft. Add spinach leaves to reach the five-quart line of the stock pot, stir and cook until spinach wilts/ cooks down to fill one inch of the pot. Do not overcook. Add sorrel to the pot, stir and cook until reduced to the lower third of the pot. Cooked, you will have exactly 4 cups of the sorrel/spinach/onion mixture. Line a colander with layers of clean fabric or paper toweling. Spoon the sorrel/spinach/onion mixture into the lined colander. Gather up the toweling and squeeze to remove moisture. Once moisture is removed, finely chop the cooked sorrel/

spinach mixture and place in a large bowl. Add beaten eggs, crumbled feta, grated parmesan pine nuts, lemon zest, salt and pepper. Mix together. Cover two baking sheet pans with parchment paper. Preheat oven to 350. Cover a clean work surface with plastic wrap. Unroll the thawed phyllo dough sheets to make a 14 x 18 rectangle. Using sharp kitchen shears, cut stack of phyllo sheets into six, three-inch-wide stacks. You will now have six, 3 x 14 stacks of phyllo sheets. Cover five of the stacks with aplastic wrap and a lightly dampened kitchen towel. Working with the first stack, lift the top sheet of phyllo dough onto your work surface.

Lightly brush strip with melted butter. Top buttered strip with a second strip of the phyllo dough. Brush second strip with melted butter. Starting at the left bottom corner of the twosheet buttered strip you have created, place a spoon full of the filling. Pull the bottom left corner of the phyllo dough stack to the right, creating a triangular shape. Fold this to the left edge of the dough stack and continue flipping and folding (as if folding a flag) until you have folded the entire strip into a triangular bundle. Tuck any raw edges under. Brush top with butter. Place triangle on one of the prepared baking sheets. Repeat to make the rest of

the triangles. Bake in 350 oven for 20 to 25 minutes until golden brown. Note: Unbaked triangles can be wrapped well and frozen to prepare later. If baking from frozen, add an additional 10 minutes to the baking time. Note: If you find making the triangles too tiresome, cut phyllo to the shape of a baking dish. Butter and stack 7 to 10 sheets of the cut phyllo in the bottom of the dish. Spread filling over. Top with additional buttered sheets of phyllo. Bake for 1 hour at 350 until golden brown. ALL SMILES AFTER 30 YEARS WORKING WITH PATIENTS AT LAKE FOREST SMILES, DENTIST DOUG CAMPBELL CERTAINLY KNOWS THE DRILL. BY BILL MCLEAN ILLUSTRATION BY BARRY BLITT

Nobody should be surprised to learn that dentist Doug Campbell has set the bar high in terms of complete dental care since returning to his hometown of Lake Forest to work on patients more than 30 years ago. The former Michigan State University gymnast did, after all, earn a silver medal—on the high bar—at a Big Ten Championships meet and qualified for the NCAA Men’s Gymnastics Championships in his senior season. “I didn’t compete in my first two years of college,” says Dr. Campbell, who launched his practice, now called Lake Forest Smiles, 30 years ago with a team of four in the Sunset Corners Shopping Center. “The guys on the Spartans’ gymnastics team were too good. “And Lake Forest High School wasn’t exactly a powerhouse in gymnastics when I was a student there.” Campbell, today, must rank among the top all-around dentists in Lake County, if not the state. Trained in cosmetic and restorative dentistry and blessed with artistic and technical skills, Campbell is as committed to top-notch dental care as he is to outfitting his practice with the latest in high-tech tools, technology, and materials. But, to Campbell, any discussion about Lake Forest Smiles without mention of his partners, Drs. David E. Schmidt (with Campbell since 1999) and Kate Steingreaber (a recent addition), is an incomplete one. Campbell has been a team-first dentist since the University of Illinois at Chicago College of Dentistry graduate displayed his friendly, relaxed approach to his first patient. The roster of his entire Lake Forest Smiles team is up to 18 beaming professionals. Lake Forest Smiles’ cheery tag line: Achieve Your Happiest & Healthiest Smile. The team celebrated Lake Forest Smiles’ 30th anniversary in July. “I still love going to work, after all these years,” Campbell says. “And I attribute that mostly to my team. It’s the best. As soon as you walk in, you see and feel a positive, happy atmosphere. The way everybody welcomes you couldn’t get any friendlier. I’ll never stop feeling fortunate, because they’re ‘family’ to me and to our patients.” Two of Campbell’s patients this year were supposed to get a routine checkup and a cleaning. But neither stayed in the chair very long. One was told to make an appointment with their doctor, fast, because of a high blood pressure reading. Lake Forest Smiles team members, in addition to conducting oral cancer checks, take patients’ blood pressure before the patients open wide.

The other recent patient’s medical condition was more dire. He ended up undergoing heart surgery two weeks later, survived, returned to Lake Forest Smiles for a checkup and a cleaning, and—with a smile wider than a tennis net—thanked Campbell and his team for saving his life. “We don’t just go to great lengths to provide the best dental care,” Campbell says. “We’re also concerned about a patient’s overall health. As for addressing dental matters with my patients, there has to be honesty and integrity. I care. I listen. It's more about what’s right for the patient, not about what’s right for me.” Campbell’s family moved to Lake Forest when Doug was in the first grade. He won a Daughters of the American Revolution award and served as class president as an eighthgrader. Campbell played football in the fall, basketball in the winter, and competed in gymnastics in the spring at Lake Forest High School. Gymnastics was his main sport, by a mile—or by at least the length of a vault runway. “I worked hard in high school and was bound and determined to keep my nose to the grindstone,” Campbell says. Campbell’s original intent at Michigan State University was to major in pre-med, with the aim of becoming a pediatrician one day. “I’ve always loved kids,” says Campbell, who shares children Cari, 33, and Brad, 31, with his first wife. “But then I started thinking and projecting, ‘Being around sick kids, six to seven days a week … that d o e s n’t sound so appealing.’ I then switched to pre-dental, even though, at the time of the decision, I had taken a lot of civil engineering courses.” Campbell cracks that his age is “45-plus.” He met his future second wife, Pam, 13 years ago. Their first date took place at a Starbucks. Doug ordered cappuccino; Pam sipped tea. Pam grew up in downstate Charleston and ran track (200- and 400-meter runs, mostly) in her high school and college years.

They got married 10 years ago and love to spend time outdoors together. They run, water ski, snow

ski, play golf (mostly at their home track, Deerpath Golf Course in Lake Forest), and vacation in Lupton, Michigan, among other destinations. The good dentist’s fit frame can slalom behind a boat and spray monstrous rooster tails with the best of them. “I take care of myself,” Campbell says. “I feel good. My hands are still steady. My vision is good. My back and neck—all good, too. I love what I do. I said it before, but I have to say it again: I owe so much of my happiness to my team at the office. And I’m grateful for the support I’ve received from the community. What a wonderful community, Lake Forest. “You get to build relationships in dentistry,” he adds. “That’s something else I’ve enjoyed in this field. And many of those relationships turn into friendships.” It’s obvious by now, isn’t it? If the former gymnast had to judge the field of dentistry, he wouldn’t hesitate for a second. He’d give it a perfect 10.
