When the North Shore residential real estate market picked up steam in Spring 2020, The North Shore Weekend began providing regular coverage of the market and the unique factors—in particular the COVID-19 pandemic— that drove demand for homes in the area. We asked brokers this week how they would assess the last year, and the word that kept popping up was “unprecedented.” Grace Flatt, a broker with @properties in Winnetka, says she’s never experienced anything quite like the 2021 market. “I've been in the state as a licensed broker for over 20 years, since back in 2000, and those were crazy times in terms of the whole city was building up and condo developments were booming,” says Flatt, whose business doubled this year. “I worked that whole boom and I still hadn't felt this same level of rush to get a property and sign a contract before it goes on the market.” Flatt says this year was very critical Continued on PG 12

for brokers to know specific neighborhoods on the North Shore and properties that were becoming available before they hit the public MLS. She says the private listing service, access to which @properties provides clients through Zenlist app, was as important as ever. With inventory at a record low, competition is fierce. “Right now, along the North Shore we have a two-month supply of homes. A sixmonth supply of homes is an even market, so any time you're below a six-month supply, it's a seller's market,” she says. “My last six listings on the North Shore sold offmarket so nobody saw them.” Flatt says a good example of this year’s market is a family that decided to sell their home on the North Shore and relocate to Vermont where they found a bigger house on 40 acres for less money. When the husband got called back to the office in downtown Chicago a few days a month, they bought a condo in Chicago at the bottom of the market. “They played the game very smart and my opinion is that there are deals to be had in this market,” says Flatt. “You’ve just got to be smart about it.” Glencoe @properties broker Rick Richker reports he did twice as much business by June of this year as he did in all of 2020, which was already a stellar year for him. He believes the same can be said for most brokers on the North Shore. “The appetite for homes on the North Shore and specifically Glencoe was fueled by COVID-19 and the ever-increasing amount of crime in the city,” Richker says. “In early spring it was not uncommon for homes to have eight offers on them within 24 or 48 hours.” Richker says he had to constantly think about how he could get his buyers in a property early and what they could do to differentiate their offer from others. He

says 2021 called for a lot of “out-of-the-box thinking.” “On the flip side, if you were fortunate enough to get listings, your goal was to make sure to maximize the sale price for your sellers without getting overly aggressive with list price,” Richker says. “We have never seen a higher percentage of true cash offers.” Richker says the market slowed after July but there are

still plenty of buyers sitting on the sidelines waiting for homes to become available. The problem is the record-setting lack of inventory.
“In Glencoe, as of November 28, there are only 20 homes for sale, but that doesn’t even tell the whole story,” he says. “Of those 20, only six are under $2 million. Simply said, we need more people to sell their homes.” “High demand for homes brought us price appreciation in the 15 percent neighborhood, maybe even higher for brand new homes or those very recently renovated,” says Chris Veech, with @properties in

amount of young families to the North Shore looking for more space. The market cycles, so upended in 2020, started to get back to normal. “With kids returning to school in-person full-time in 2021, the market got back on its normal seasonal cycle where things quieted down at the end of the summer, Veech says. My 2022 prediction is another strong spring market followed by a typical summer slow-down, with mild healthy home value appreciation as the millennial generation continues to make their way to the suburbs to raise their kids.” Highland Park broker Ted Pickus thinks back to when the pandemic first started unfolding in early 2020. Many brokers were pessimistic, but that changed rather quickly. Pickus had his best year in 2020 after selling real estate for over 10 years, but he couldn’t have predicted the craziness of 2021. “Who would have known 2021 would exceed my top year by over 20 percent! lies wanting to move out of the city and empty nesters not wanting to go to the city, the amount of inventory is very sparse.” Pickus says if homes are priced properly, they sell immediately, and that he usually has five to ten homes available on the market at a time, but currently only has two. The other big change is that the higher-end market has blossomed. “The over $1.5 million market increased by leaps and bounds in 2021. I currently have a $5 million listing in Highland Park on the lake under contract,” he says. “The values of multimillion-dollar homes were at an all-time low in 2019 in the suburbs and now they have increased in value by as much as 25 percent in the same suburbs.” Like many other brokers, Winnetka @properties broker Jena Radnay had a blockbuster year, in part because some of the uncertainties about the pandemic started to dissipate. “We finally figured out what was up with COVID-19. We saw a huge momentum from people in the city with children who just wanted to have a one-stop-shop,” Radnay says. “Things are selling faster and selling for higher amounts of money than before. It’s not just one segment of the market. It’s across the board.” Radnay says she doesn’t see the market slowing down significantly any time soon and mentions the hot market on the North Shore over the last 18 months is leading to

taking an Uber from the city because they want to be safe. The people coming up now, it’s unheard of,” Radnay says. “That tells me it’s about a lot more than just real estate,
where the experience is a great community, a great house, a great new restaurant, and a great place to walk around and get a coffee” Along with his wife, Ann O’Donnell, Ryan O’Donnell is co-founder of Ballyhoo Hospitality, a restaurant group that operates four restaurants in Chicago and two on the North Shore, which include Sophia Steak in Wilmette and Pomeroy in Winnetka. Like so many others, last October the O’Donnells moved with their children to Winnetka from Chicago’s Lakeview neighborhood. The previous June, O’Donnell had opened Sophia Steak and, despite the pandemic delaying its open, the response from the community was

overwhelming. “We actually postponed the opening for three months, and then opened up in May and June with food to go,” O’Donnell says. “Ours was one of the families that moved up here and I think people moving up from the city are used to sit down restaurants.” The reception to Sophia led O’Donnell to start exploring other opportunities on the North Shore, especially because there are not that many casual fine-dining restaurants in the region. The idea of Pomeroy, a French bistro now open in Winnetka, was born. “Sophia was a catalyst for the decisionmaking to do Pomeroy, and now we're opening up a bakery and sandwich shop in Wilmette early this coming year,” he says. “We opened Sophia in June and we knew by August we need to do another restaurant and it needed to be in Winnetka.” In a way, O’Donnell says the opening of Pomery reflects the migration that has taken place from Chicago to the North Shore for couples and families looking a city vibe. “A lot of people have said, ‘you know, thanks so much for giving us a city restaurant up here’,” says O’Donnell. “I feel like we’ve been part of the migration. We have been very fortunate with the timing. Some of it was intentional but some was just good fortune.” Like many brokers who have experienced an unprecedented year, Susan Brown Burklin of @properties in Highland Park is looking forward to a reset. “The 2021 real estate market will be remembered historically, and I do not see it slowing down anytime soon,” Burklin says. ”At a recent open house for a new North Shore listing, I had over 50 groups come through, most of whom were from the city. I am looking forward to the holiday season and recharging my battery a bit and then hitting the ground running in January.” THE NORTH SHORE WEEKEND

Here is a quick round-up of just a few of the festive events throughout the North Shore you might want to save the date for, organized by village or city.
LAKE FOREST
Through December 10, kids can participate in Letters to Santa, when they can receive a personalized letter from the North Pole. Once registered, children will receive a questionnaire, which is dropped off at a special mailbox outside of the Lake Forest Recreation center. For Lake Forest residents only. Register at lfparks andrec.com.
Santa will make a drive-through visit to Dickinson Hall on December 18 starting at 10 a.m. Santa and his elves will be on site to spread the Christmas cheer. Goodie bags will be provided to kids. Bring the entire family out to celebrate the Christmas season in a safe and socially distant environment. Registration is required and the event is for Lake Forest residents only. land at Crow Island Woods to give families the opportunity to take a socially distant picture. Families will be able to spend five minutes with Santa for a holiday greeting and take a picture. Staff will be available to take photos with the family’s camera or phone. Pictures will be taken around the fireplace located in the shelter at Crow Island Woods. Register at winpark.org.
Starting December 7, Buddy the Elf will be hiding out at a different Winnetka Park District location each week. A new clue for Buddy’s location will be posted to the park district’s Facebook page each weekday at noon. Every Tuesday, Buddy will pack up and find a new park to hide out at and a new set of clues for his location will be shared. Photos are encouraged. No registration required.
Winnetka is at it again this year with its annual Holiday House Decorating Competition. Families can register their homes at winpark.org, then deck them out with holiday decorations. Residents will vote on the best-decorated house. The top three houses will receive a plaque and the house with the most votes will receive a gift card to a Winnetka restaurant. Voting will end at 8 a.m. on Friday, December 17, and win-
at least an hour early. During the movie, each child will receive hot chocolate, a cookie, popcorn, and a letter they can write to Santa. Admission is $50 per car. Register online at winpark.org.
Winnetka Ice Arena, 490 Hibbard Road, will host an “Ugly Holiday Sweater Skate” on December 11, from 1:40 to 2:55 p.m. Participants are encouraged to wear their ugliest holiday sweater and take a few laps skating to festive holiday music. Be sure to stick around for the Holiday Skating Exhibition following the skate. Admission is $2, skate rental is $4. No advanced registration required.
On December 4, kids can meet Santa and get a professional photo taken with him under the Gazebo. Three 40-minute timeslots starting at 10 a.m. are available. Register at lakebluffparks.org.
Breakfast with Santa is being held on Saturday, December 11, at Grace United Methodist Church, 244 E. Center Avenue. Cost is $8 Per Person, children under the age of 3 are free.

WINNETKA
Fireside Photos with Santa will take place on December 4, from 10 a.m. to 2 p.m. at Crow Island Woods Park, 1140 Willow Road. Santa’s sleigh is scheduled to

The Village of Glencoe is hosting a Visit with Santa on Saturday, December 18, at Watts Ice Center. Kids can take pictures with Santa and enjoy holiday treats and activities around the hearth at Watts Ice Center. Picture times occur every 10 minutes. Each child taking a picture must register. WILMETTE
The Center for the Arts at the Wilmette Park District, 3000 Glenview Road is once again presenting its production of The Nutcracker. Performances will take place on December 3 at 7 p.m., December 4 at 2 and 7 p.m., and December 5 at 2 p.m. Tickets are $11 and can be purchased at wilmettepark. org.
On Sunday, December 12, at 11:30 a.m., holiday chocolates will rain down from the sky at Wilmette’s Giant Gelt Drop, a traditional nine-foot menorah lighting and the first post-COVID-era performance by the Wilmette Junior High School Choir. The event will take place on the lawn of Wilmette Village Hall, 1200 Wilmette Avenue.

The Village of Kenilworth is hosting a number of holiday festivities at Kenilworth Assembly Hall, 410 Kenilworth Avenue, on December 4. Santa will be waving to the boys and girls of Kenilworth on his bright red firetruck starting at 4 p.m. A map of the route is available at kenilworthparkdistrict. org. Starting at 5 p.m., visitors can shop at the Holiday market featuring unique gifts from vendors. Parents can enjoy a glass of wine from the cash bar while the little ones make crafts and sip hot chocolate. At 6:15 p.m., residents can take a break from the Holiday Market to witness the annual tree lighting and caroling around Kenilworth Fountain. The can then head back to the Holiday Market until it closes at 8 p.m. On Saturday, December 4 at 6:45 p.m., Kenilworth's inaugural menorah lighting will take place at North Park at Green Bay Road and Kenilworth Avenue. MELTING APPLE CAKE BY MONICA KASS ROGERS THE NORTH SHORE WEEKEND
Baking recipes usually frown on softer apples, specifying instead that you use Granny Smith. But this fragrantly spiced, fabulously flavored and pleasingly textured cake makes beautiful use of varieties such as Roma, Cortland, or MacIntosh which have tender flesh. This is also good with apples that you’ve had in a bowl on the counter for a while. The apples partially “melt” right into the cake as it bakes. For an holiday flourish, I’ve paired this cake with maple-brown-sugar frosting which has a caramel flavor that goes supremely well with the apples and spice in the cake. Stacked, the layers make a towering apple amazement—homey indulgence of the best sort. Note: For best release, I line the cake pans with well-greased parchment—sides and bottoms.
INGREDIENTS • 1 1/2 cups unsalted butter (three sticks) • 3 cups granulated pure-cane sugar • 6 eggs • 3 cups all-purpose flour • 1 cup whole-wheat pastry flour • 2 tsp baking powder • 2 tsp baking soda • 2 tsp ground cinnamon • 1/2 of a freshly grated nutmeg (or 1 tsp ground nutmeg) • 1 tsp ground cloves • 1 tsp salt • 1 cup room-temperature buttermilk • 6 to 8 McIntosh apples (or a mixture of softer-textured apples of any variety) peeled and diced to make 6 cups • Parchment paper for lining baking pans • Solid vegetable shortening for greasing pans FOR THE MAPLE BROWN SUGAR ICING:
• 1 1/2 sticks (3/4 cups) unsalted butter • 1 1/2 cups lightly-packed brown sugar • 1/4 to 1/2 tsp salt (to your taste) • 3/4 cup pure maple syrup • 1/2 cup half-and-half • 2 tsp vanilla extract • 4 to 4 1/2 cups powdered sugar, sifted

METHOD MAKE CAKE
Peel, core and medium dice enough apples to make 6 cups. Set aside. In the bowl of a large stand mixer, whip butter with sugar for five minutes. Beat eggs in one at a time until mixture is light-colored, volumized and fluffy. In a separate bowl, sift together remaining dry ingredients (flours, baking powder, baking soda, cinnamon, nutmeg, cloves, and salt). Alternating with the buttermilk, beat 1/3 of dry ingredients followed by 1/3 of buttermilk into the butter/sugar mixture, until all are incorporated. Stir in the diced apples. Set oven rack to center position. Preheat oven to 350. Generously grease three 9-inch baking
pans with solid vegetable shortening. Using a Sharpie, trace a circle around the bottom of baking pans onto parchment paper. Cut out three circles and use the trim to cut enough straight strips to line the sides of each pan. Fit circles into the bottom of each pan and press the strips around the sides. To help the strips fit the slight angle of the sides of each pan, I cut inch long snips along the length of each strip; the shortening you’ve greased the pans with will help the parchment to stick. Fill each pan with equal amount of batter. Bake at 350 for 50 minutes or until tops of cakes spring back when lightly pressed and a toothpick comes out without any trace of unbaked batter. Remove cakes from oven. Cool on racks.

MAKE FROSTING:
In a medium-sized heavy saucepan, over medium low heat melt butter. Add brown sugar and maple syrup stir for 2 minutes. Stir in salt. Add half-and-half and whisk until boiling. Remove from heat. Stir in vanilla. Sift in powdered sugar, whisking to incorporate until smooth and creamy. Assemble cake immediately after making frosting while icing is still hot and pourable (it sets up very quickly!) Place first layer on serving platter pour maple frosting over the surface, allowing some of the frosting to drip down the sides. Quickly repeat this process with the remaining two layers. Dr. Steven Bloch, the plastic surgeon, is a lot like Steven Bloch, the garden aficionado. But not only because they’re the same person. “I like things to be beautiful,” he says. Bloch could be talking about a face. Or a hydrangea. Or a body. Or purple and white flowers in a terra cotta planter. Bloch crafts and appreciates beauty—at his place of work, Body by Bloch, in Highland Park, and in the stunning gardens at his home, also in Highland Park. “I get tremendous satisfaction in what I do for a living,” says Bloch, who has more than 40 years experience in plastic surgery in the Chicago metropolitan area, and who also founded Skin Deep Medical Spa (in Highland Park and in Glenview). “I get to take care of people who are young and still in their productive years, as well as help them gain more selfconfidence and feel more comfortable in their bodies. “I continue to find my vocation challenging, and I’ve always been intrigued by what’s next, what’s around the bend. You have to have a game plan—in plastic surgery and in gardening.” Bloch, an avid artist and sculptor as a youngster, grew up in a New York City apartment and planned on becoming an architect. But he crumpled up that blueprint soon after he underwent surgery for acute appendicitis at the age of 19. He’d pursue a position in the medical field instead. “I remember thinking, in the hospital, while watching doctors and interacting with them, ‘This would be a pretty good gig,’ ” Bloch recalls. He earned his medical degree at State University of New York, completed his medical internship at Northwestern Memorial Hospital in Chicago, and completed his plastic surgery residency at University of Wisconsin-

Madison, where he served as chief resident. “Having an aesthetic eye is somewhat learned, somewhat inherent,” says Bloch, whose wife, Susan, is a painter and a sculptor. “What I’m doing as a plastic surgeon is art, is sculpting. A perfect aesthetic operation is one in which the patient looks better, not like they had undergone a procedure. My job is to make people look ageless, youthful, refined.” A college professor in her 80s perceived that the students in her classroom dismissed her because of her age before she greeted the students on Day One. consultation appointment with Dr. Bloch, who recommended a facelift. “The facelift,” Bloch says, “gave her confidence, as a professor in general, and especially as a lecturer. Students in her classroom listened to her, hung on to her every word, after the operation. But that had more to do with how she carried herself than it did with how she looked.” A middle-aged man or a middle-aged woman enters a room full of mingling people. The man or the woman used to get acknowledged, immediately. But that’s no longer the case. The others in the room continue to talk or eat or drink. The collective snub, perceived or otherwise, disheartens the man or the woman. “People reach a point where they think they’re becoming invisible, no matter where they happen to be,” Bloch says. “We live in a society where people form an opinion of you before you even say
a word; that’s reality. Most people care about how they look. I’ve always believed that if you don’t care how you look, you’re likely clinically depressed. “I’m here to help people age gracefully, but I also encourage everybody I see to stay healthy, to work out regularly, and to eat properly. Quality of life is important, at any age.” Bloch is in no hurry to retire. He closed his practice for two months at the start of the pandemic in 2020, and all that idle time at home turned him into Dr. Stir-Crazy. “If retirement is anything close to what I experienced during those two months, I don’t want to retire, ever,” says Bloch, who has two sons, Ryan, a trader in New York, and Judd, a writer in Los Angeles. “I was totally bored. That was such a difficult time for me. “I’m grateful that I’m in good health and my hands are still steady.” Bloch discovered something else during the pandemic: the “Zoom Effect.” People got a good look at themselves—a way-too-good look at themselves—at the start of a Zoom meeting and wanted to look away for the rest of the online meeting. “They hated the way they looked onscreen,” Bloch says. “They thought they looked horrible. The number of facelifts and nose surgeries we’ve performed has gone through the stratosphere. I have to say, the ‘Zoom Effect’ has been great for business. Being homebound for all those months allowed my patients to recover away from others, and, if they had to go out in public while healing, they got to do so while wearing a mask.” Body by Bloch’s services include liposuction, facelifts, tummy tucks, eyelid surgery, body contouring, injectables, breast surgery, and nose surgery. Bloch has been named a Top Doctor by the publishing organization Castle Connolly, U.S. News & World Report, and the monthly magazine Chicago. “I’ve been amazingly fortunate on a number of levels,” Bloch says. “I’m grateful that my parents encouraged me to pursue my passions. Some of my patients, I’ve known them for 30 years. They received treatment, through the years, at the appropriate time. They feel great, and they look great. It’s humbling to me, patients trusting me for as long as they have. “Beauty,” he adds, “hasn’t changed. What was beautiful, what was considered ideal, to people in ancient times is the same to people today. I love beauty. I love beautiful things.
