This committee goes beyond our monthly Directors’ Meetings, and is instead aimed at ensuring that the running of this Estate is handled with all due care. THE BOARD IS MADE UP OF: • • • • •

Estate Manager’s Desk

Dear Owners, The intention of the newsletter is to keep everyone connected, provide helpful information and to invite you to join upcoming events and activities. I hope you will find something of value in every issue and will share it with your friends and family. The plan is to publish an issue every quarter and the occasional shorter issue. Evidently the newsletter will be sent out monthly once the Estate is more developed. To all the owners of stands that are under construction or new owners busy with their building plans - good luck! This is not an easy journey, but once construction is complete I believe it will be well worth it. The Estate is currently developing at a rapid rate.

As the grass becomes very dry and brittle it often reverts to fires starting more easily. Most “it” colours Black is back! With January (back to school and work) under the belt, most of us could do with another holiday, right?! Luckily, change is like a holiday too. Even if your budget is still looking a bit tight, you can give any room in your house a major facelift with a new lick of paint. Chosen as Pantone’s colour of the year for 2018, ultra violet will create a dramatic, warm atmosphere in any room. Complement this slightly daring colour choice with other berry tones (which are also trending by the way) and aquamarine or other greens.

Black

Black is back, or has it ever left?! It is popping up on the walls of the most unlikely of rooms such as the bathroom and kitchen. Break the darkness with white, golden finishes and wooden furniture.

Greens

Various tones of green are trending at the moment. From the calm, serene tones of blue-green, olive and sage to bold emerald green statement walls. Complement quieter tones with pink and purple pastels, as well as greys, which also pairs well with these colours. Royal blue and mustard yellow will make your bottle green wall come to life.

Mustard Yellow

Mustard yellow is bringing a 70s, retro flair to rooms across the country. This tone is actually quite versatile and pairs well with a variety of colour combinations. Greens and blues look amazing with it, and so also does

a palette of pastel pink, coral and sage. If you are looking to brighten up a wall in your white kitchen or bathroom, this shade is it.

Terracotta

And the most exciting of all the colours trending at the moment: terracotta. Terracotta, which has been an exterior favourite for decades, is now splashed on the walls of interiors creating an earthy look. It looks fantastic when combined with mustard yellow, turquoise and greenery. Alternatively, complement your terracotta walls with royal blue and green with a splash of white.

Whether you choose to go with one focus wall or decide to paint the entire room your new favourite colour – just go for it. It is just paint after all. Happy painting!

We reiterate importantly: Residents of Blue Hills Equestrian Estate who are interested in getting panic buttons, which will be linked to the reaction officer’s vehicle and the control room, may contact Percy or the Security Manager for arrangement of installation at their homes.

Once an owner resides in the Estate, he/she can register on the “Click-On” system in order for their visitors to gain access to Blue Hills Equestrian Estate. 17 BLUE HILLS MARCH '18

If ever you are travelling home to Blue Hills and you feel unsafe & suspect that you are being followed, Thompson’s security have offered to meet you at a safe collection point to escort homeowners to the Estate but only from specific pick up spots, Cnr R55 & Summit road/Olifantsfontein and secondly robots at Crowthorne shopping centre. Thompson’s site security manager can be contacted on 071 230 1627 (Joe Williams) & 076 771 9082 (Reaction officer) to have your own personal Alarm

system & panic buttons installed for rapid response by the on-site armed reaction officer. Owners are welcome to contact Percy to arrange to have their fingerprints loaded to the access system for easier access into the Estate.

The Estate has installed a state of the art thermal CCTV system, which is monitored by Thompson’s 24/7/365. Cameras have been strategically placed around the Estate to monitor and report on any transgressions. Thermal cameras have been placed along the wetland area separating Blue Hills Equestrian Estate from Blue Hills Country Estate and these will assist in alerting any transgressions in this area.

Maximum speed limit.

The speed limit is 30Km/h in the Estate.

We don’t have stopstreets in the Estate yet but the HOA is looking at installation of road signs/speed signs throughout the Estate, please ensure that you drive as safe as possible.

There are children walking and riding their bikes to school please ensure that you keep to the speed limit.

Fibre -to-the-home We would like to gladly inform you that the HOA resolved to proceed with Clear Access to deploy a fibre network into the Estate. The member directors of the board will be having a meeting in the next coming weeks and all homeowners will get an update of the specifics of the fibre. We once again encourage all homeowners to make provision for a sleeve from the house to the road verge in order to pull the fibre from there.

• A toilet must be in place before any work commences. • A water meter must be in place and switched on before any work can commence. • Please provide a rough sketch of the layout of the house before work commences. • A green fence of 1.8m high with 80% density must be erected around the fence line using steel poles only. The poles must not be higher than the fence line. • The fence must be of agricultural make only. • The fence line must have five (5) rows of mesh wire holding the fence in place. • The fence must have a locked gate in place to seal off the yard after hours. • A contractors sign must be viewable • Generator onsite when needed. • Shed in place within the fence line at all times. • Bin / Chicken mesh within the yard to store all rubble. • OHS file to be on site always. • Workers to wear clothing with company name / logo for identification purposes. • Workers are not to loiter to other sites. • First Aider to be on site at all times. • Cement box for mixing.

First 3m to be clear of building material / rubble at all times. • The use of adjacent plots is not allowed to store building material / rubble or parking of vehicles. No parking of vehicles on the road. • Only SABS tools / equipment allowed on site (e.g. No homemade ladders allowed). • Employees to stay within the fence line of plot working on at all times. • No sharing of access cards. • Contractors to enter and exit through the same gate at all times. • Site to be left clean and tidy at the close of business each day. • No making of fires on site. • Ladders and equipment to be stacked correctly when not in use.

My daughter would like to have a small kiddies’ birthday party. Do I need to book and pay to host the party in the kids’ areas? What hours are we permitted to host?

When will the new shopping complex development start and when is the planned launch date? Is there an indication of which stores will open in the mall?

You are more than welcome to use the kiddie’s facilities at no cost, please let security or Estate Management know well in advance to avoid double booking. The common property facilities are meant for the homeowners to use.

The shopping centre will commence when the Estate is fully sold out and there is atleast 40% homeowners living in the Estate, as the shopping complex will be meant for them.

Will the Estate eventually use the Sales office as a Club House or are there plans to have a small Club house for the residents?

The plan is to use the current sales office as a club house in future. What is the latest development with regards to opening the gate/access between Blue Hills Equestrian Estate and Blue Hill Estate? The board has been in continuous talks with Blue Hills Estate to have an agreement that suits both the estates. The chairman of Blue Hills Equestrian Estate has even taken it upon himself to try have this resolved and operational. Eventually there will be an agreement in place.

What us the latest on the traffic lights at Mopani Road? Estate Management & Reddford House School including a number of parents from the school have put together a petition to approach COJ with a strong case to install robots at corners of R55 & Mopane roads. In the interim Outsurance has since been of great assistance during peak hours. How long are the walking trails/paths? They are about 6km long.

7 Ways to make an open plan

An open plan living space is a trend that has a series of benefits for the larger family or entertainer, but it can also create its own set of challenges, particularly on the cosy front. It is easier for large open spaces to seem less “warm”. And with autumn on its way, this is the last thing you want.

Create “warmth” with these 7 style tips 1. Cleverly placed furniture Use furniture in creative ways to separate areas in a seamless manner. Use an L-shaped couch, see-through bookshelves, ottomans, chairs and even desks to create smaller areas without over cluttering it. 2. Rugs Not only do rugs physically warm up a space but if they are earthy or berry in tone, they will also create a warm appearance in the room. Using rugs to break down areas are also ingenious in creating cosiness. 3. Suitable lighting Natural light from outside instantly creates daytime cosiness. Create a similar effect at night by using dimmed overhead lighting as well as table or floor lamps that give off a warm, yellow light. 4. Paint it You don’t have to paint your open plan maroon or yellow to get the cosy-factor right. Your favourite

colour will do the trick if you paint your walls in two tones. Painting half of the wall one colour and the other half another will create the warmth you are after. 5. Bring the outside in Houseplants in all their shapes and sizes, potted or hanging from the ceiling will not only bring the outside’s tranquil vibes indoors but they are also useful to fill (and liven) dead space. 6. Create intimate spots An intimate coffee (or wine) nook for two will help you turn a small bare corner into a highly functioning and utterly comfortable zone. Another good idea for this type of corner is by adding a small desk and chair. It could become your favourite spot in the house for your pop-up office. 7. Add wall art, scatters & throws Mirrors, paintings or other forms of artistic wall hangings can fill bare-looking walls and establish the warmth you are looking for. Scatters and a few woollen throws are also ideal. Tip: Replace woollen throws for cotton or muslin during the summery months of the year. This way you’ll keep the cosy feel.
