Estate Manager

Hello and welcome to our new homeowners. We have seen an increase in movement in the Estate, from homeowners to visitors as well as contractors. Speeding and non-adherence to road rules within the Estate is still a huge concern. Residents are reminded that this is a community and that we need to be mindful of those around us. Speeding puts those around us at great risk. The speed limit in the Estate is strictly 40km per hour. Owners are responsible for your visitors and contractors. We request that you make them aware of the requirement to abide by the Estate’s guidelines. Stand owners are reminded that the verges around your property are your responsibility to maintain once you have completed developing your property, this includes the stormwater channels within those verges. We also request that the roads in front of your stands are swept regularly as there is lots of debris visible on the roads, especially after the rains. Construction stands need to ensure regular sweeping of the roads as the roads are in need of much attention currently. Landscaping is busy with their winter maintenance of the Estate. I do hope that you have seen a noticeable difference in landscaping of late. Homeowners are requested to ensure that your contractors familiarize themselves with the rules and guidelines of the Estate. They are being enforced stringently and homeowners are responsible for their contractors. Several contractors have been found to be disregarding the Estates guidelines. Some contractors guidelines and rules are highlighted at the contractors gate and the contractors agreement. You are welcome to contact the Estate office should you require any further information. The Estate has recently implemented the Late Building Penalty. All stands who have not complied with the building timelines will be billed in accordance with the MOI. Completed stands may contact Studious on inspections@studious. co.za to arrange for your Completion Certificate (CC) to avoid the penalty. Stands are considered

completed in terms of the Estate only when you have been issued with the OC (council) and the CC (Studious). Security is an integral part of the Estate and requires a holistic approach. Unfortunately, our guards are being abused for performing their duties which is unacceptable. Security works under certain protocols and any requests or arrangements that deviate from these protocols needs to be made via the appropriate channels timeously. Homeowners are requested to follow these channels to avoid any frustration. Thank you to those homeowners who responded to the Project Loan Voting request. The CCTV project has started and is progressing well. We are hoping to have a new system, well suited system for the Estate in the next few months. There are an increasing number of pets that have been found either roaming the Estate or escaping their stands unaccompanied by owners. Owners must ensure that fencing is adequate to secure your pets within your properties and to take the necessary precautions when entering and exiting your property. Stands are reminded that pets need to have identification tags on their collars. Let your pet not be a bone of contention between you, your neighbours and other owners, residents or visitors. Environmental Update There has been some exciting news on the environmental front at the Estate. We’ve had the pleasure of environmentalist Anton van Niekerk who have been conducting regular visits at the Estate with some of his colleagues. Over the last few months they have spotted eggs of the African Grass Owls in the wetlands area at the Estate. According to Anton, this is very good news as the African Grass owl is an endangered specie of owl. The eggs have now hatched and we have two healthy approximately 6 week old owl chicks onsite. The Endangered Wildlife Trust (EWT) were at the Estate late May to tag the chicks, as seen in one of the pictures. This helps monitor where the owls disperse to, their age etc. Anton advised that due to unfortunate circumstances, its has been two years since they have seen chicks reach maturity. So they were very excited to come to the Estate, view and tag the chicks. Apart from the owls, Anton has spotted some black backed jackal pups at the Estate. also close to the wetlands area although they have been known to roam around Estate at night as they are nocturnal animals. We do hope that you appreciate what an awesome and special Estate we have! General consideration by all residents for each other will greatly assist in achieving a happy community and a pleasant environment. Harmonious community living is only achieved when residents can use and enjoy their private property as well as the public areas of the estate while not negatively impacting fellow residents. Please be vigilant at all times and report any suspicions to the office or to security. Remember to sanitise, mask up and most importantly stay safe!!! Kind regards

How To Keep Grass Green In Winter Source: grassfactory.co.za

It might seem your lawn is dormant in winter, but it’s how the grass is cared for during this period which will make the difference to the overall health and beauty of it during the summer.

A

much faster in the winter than the grass, as the lawns are lying dormant during this time. If weeds aren’t controlled and permitted to grow wild over the winter, there may be very little grass left when summer comes along.

Also keep in mind that weed growth does take place in summer only, the opposite is true. Weeds grow

Use the highest setting on the spreader to fully cover the lawn.

Fertilizing again will ensure that your lawn has a healthy start to the spring.

INGREDIENTS: • 100 g Thai green curry paste • 800 ml Rude Health Coconut Drink • 1/2 a medium butternut squash (about 400 g), peeled and finely sliced • 100 g flat rice noodles • 2 cloves garlic • 1 onion (red or white) • Coconut or groundnut oil • Vegetable stock cubes or powder • Light soy sauce T O F I N I S H (O P T I O N A L): • Shredded spinach or greens, chopped roasted peanuts, coriander or basil leaves, a squeeze of lime

METHOD 1. Finely slice 2 garlic cloves, and peel and finely chop the onion. Add a tablespoon of oil to a deep saucepan and let it heat up a little. Add the onion and garlic, and cook for 10 minutes until soft and sweet. Next, add the curry paste and cook for 2 minutes, stirring all the time. 2. Add the coconut milk, 2 teaspoons of vegetable stock powder, 400 ml of boiling water from the kettle and, finally, the squash. Bring to a boil and leave to simmer gently for 10 - 15 minutes. 3. Fill another pan with boiling water and cook the noodles according to the instructions on the packaging. Drain and divide between 4 serving bowls.

4. Once the squash is cooked (this should take about 20 minutes), turn off the heat and mash a few pieces to thicken the broth. 5. Add the greens to the soup, allowing them to wilt. Check the seasoning of the soup, adding salt and pepper. 6. Drain the noodles, then divide them between four deep soup bowls. Ladle over the soup and vegetables, garnishing with one or more of the optional extras.

From the elaborate follies scattered through the world’s more lavish gardens to secret garden nooks and playful mazes, the idea of outdoor spaces encouraging enjoyment - being places to experience happiness and share joy among friends - is not a new one. Yet in modern life, the power of playful energy and the lightness it brings to our wellbeing is often underestimated.

Kim Williams, Cape Town-based Creative Behaviour Strategist focused on designing interior spaces, knows that the mindful design of outdoor spaces profoundly impacts our physical and mental wellness, and she believes that few things can awaken the soul like laughter outdoors.

Here Are Kim’s Top Tips When Creating Playful And Inviting Outdoor Spaces: Add a little fun Playful living in outdoor spaces has endless unconventional options especially for those who are designing outdoor spaces with children in mind. If you are fortunate to have a pool, adding funky lilos and wacky water features is a simple option. 2021 • I SSUE 3 3 0

Colour is also a great way to spruce up an outdoor space and can be as simple as changing up your cushions, or putting your beach towels up on hooks, or as grand as commissioning a mural from a talented local artist. Personally, Kim loves using locally made sculptures in gardens to make them feel elegant yet playful.

Technology can be magical The technology that exists for our outdoor spaces is absolutely incredible. Decks that can slide to cover pools with the flip of a switch, irrigation systems that can water your garden from anywhere in the world through a simple app, and pergolas that incorporate protector screens and create private outdoor theatres, can add a sense of magic to your play space.

There is also recycled technology, such as beautiful new composite decking, that is more resistant to the elements and doesn’t need to be maintained – meaning you have more time enjoying your outdoor space instead of maintaining it.

Consider and respect the elements As much as we all love nature, being battered by the wind as the braai smoke blows into your eyes and the sun beats down on your skin is not pleasant. Make sure you know which direction your home and garden are orientated so that you get a good reading on how protected your space is and if you need to create additional protection from the wind. Analyse how the sun moves through your space and create areas dedicated to introducing a little fun and playfulness. Beach umbrellas and picnic blankets add a touch of colour for events or special occasions, and lilo’s and beach balls can add a playful spirit. Place importance to how the sunlight catches materials, colours and patterned fabrics you use. Naturally, you want finishes that are going to withstand the weather and the ageing effect that the sun has on fabrics. The kind of furniture you choose should be selected both for its beauty and resilience, particularly if the property is close to the ocean.

Be mindful in minimal spaces The most important thing with an outdoor space, particularly small spaces, is to make it feel like an extension of the house by creating a connection to the greater design scheme. Flooring is a great way to do this, and decking, stone, tiles, and even artificial grass are wonderful options. The technology and quality of artificial lawns have long surpassed something reminiscent of a school cricket pitch and artificial lawns interwoven with pavers or patterned tiles make an area more interesting. The trick when selecting an artificial lawn is to make sure it has some brown in it so it looks natural. For small spaces, Kim prefers creating wrap-around elevated planting areas with a lovely wooded or tiled wall to create the feeling that nature is enveloping you as you enter the area. 31 ISSU E 3 • 2 021

Using soft furnishings like a cushion around the area also helps. Lastly, if you can build or renovate your home, when you are designing make sure that you can see the outside area from anywhere indoors, so you can have one eye on your kids.
