ENTRÉVISTA SITE PLAN

Entrévista is located in the heart of Breckenridge, Colorado at the base of Peak 8 Ski Area. The design of this ski-in, ski-out resort combines both traditional and modern style. Implemented design strategies support a sustainable and hollistic approach to both the built and surrounding natural environment. Using The Living Building Challenge and LEED rating systems as guides, Entrévista promotes and supports a healthy culture and lifestyle throughout the entire complex. From the use of daylighting strategies, walking and bike paths to locally sourced materials, this refuge in the mountains will provide everything on-site that it’s guests will need. Guests can relax and enjoy the natural surroundings with little impact to the environment.

Apres Brewpub features an onsight brewery that provides the beer for the other restaurants on-site as well as sales for guests and locals in the area. The majority of the hops are grown on-site just outside of the brewery walls. All of the wood used in the design is reclaimed or FSC certified. There is a wall that is made of old beer bottles and fly-ash cement as well as one made from scrapwood for a subtle add of interest and conversation. Ample daylighting and natural passive ventilation was also incorporated throughout the design.

This spectacular brewery also features resin walls with pine needles to bring in the outdoors as well as unique light fixtures for added ambiance and beauty. All of the finishes are recylable, contain recycled content, are low or no VOC, and/or are locally sourced. Every electrical fixture is energy-efficient. There are also solatubes to bring in daylight and add interest to the design.

The River Room Spa and Gym features many amenities for the guests at EntrĂŠvista. This soothing space offers a full gym with cardio equipment that actually produces energy while you work out. There is also free weights and a patio for stretching or an outdoor workout. The plugout cardio equipment is very simple, you just plug it in and as it is being used, the power from the movement of the machine actually goes directly back into the building. The River Room Spa offers a unique experience for the guests. There is a salt room that vacationers can relax in. The salt is an excellent remedy for sinuses and is soothing to the skin. Heated tile loungers and floors add to the relaxation as well.

Ipanema is a fine dining restaurant inspired by the Rio de Janeiro carnival. It is an exotic, bright and flavorful restaurant with locally sourced food. The idea here is to give guests a unique and exuberant experience that will stay with them forever. Because of extensive use of rich colors it was important to incorporate natural elements as well. Some of these included a string garden, colored wood pendants and natural organic forms throughout. All finishes used are recycled content, recyclable, and/or low or no VOC. All the wood is either FSC certified or reclaimed from a local source.

The bar area gives guests the option to sit at the bar, a tall top table or in a private booth setting. This eclectic setting features beautiful wooden pendants that cast unique shadows throughout the space as well as a living wall. The bar is a space that can be used as a destination for the guests to have drinks or to wait while before they are seated in the restaurant.

The booth setting of the bar features unique lighting and a more relaxed feel to it. Here guests can enjoy the natural beauty of a living wall while engaging in conversation comfortably. The booth seating is lit by unique artichoke fixtures and is surrounded by resin walls.

The Romantic Luxury Suite is one of six unique flats on the fourth floor of Building 5A. All of the flats have their own theme. The Romantic is designed for couples who want an escape in the mountains. It is a perfect option for honeymoons or any occasion for couples. The suite features a large bed in the center of the flat that is on a rotating platform. There are curtains that can be closed or open for added privacy and seclusion. The unique accent lighting adds romance and all fixtures are on dimmers. The bar area of the suite offers a lush sectional sofa and mini bar that looks out onto the patio and mountains the resort sits at the summit of.

The hotel rooms at EntrÊvista are designed to make guests feel comforted and at home. The warm colors and tones make for a cozy cabin feeling while still being very spacious. Each room has a breath-taking view of the beautiful mountainscape as well as it’s own secluded patio. All of the patios feature large hot tubs great for after skiing in the winter and cool nights in the summer.

Each suite is equipped with a full kitchen and dining area for meals. The living room has a double-sided fireplace shared with the bedroom, full sofa and lounge chair. The decorative shelving on the wall will be used as a living wall for herbs and grass. The hotel also has a ceiling fan for warm summer and spring days. All the appliances and fixtures are energy efficient. Every finish throughout the hotel suites has recycled content, is recyclable, has no or low VOCs and/or is locally sourced. To ensure ample daylight throughout, lightshelves were placed under the windows.

APPENDIX Petals: SITE: 02: Urban Agriculture: All projects must integrate opportunities for agriculture appropriate to the scale and density of the project using its Floor Area Ratio (F.A.R) as the basis for calculation. With a fairly large Site plan, living walls, herb gardens and a string garden throughout my design. I have incorporated many opportunities to integrate agriculture that can then in turned be used immediately on-site, including a hop garden for the brewery. 03: H abitat Exchange: For each hectare of development, an equal amount of land must be set-aside in perpetuity as part of a habitat exchange. kär-é interior design has arranged for the same amount of land that Entrévista is taking up to be set aside in perpetuity in Western Colorado as habitat exchange. 04: Car Free Living: Each new project should contribute towards the creation of walkable, pedestrian-oriented communities. Entrévista is among many other hotels, condominiums and homes in Breckenridge. There is a great opportunity for walking with many walking and bike paths throughout the community as well a plethora of restaurants, stores, and amenities not only directly on site at Entrévista but within the surrounding 1-3 miles as well. WATER: Due to Colorado’s strict laws on water and the fact that we do not own our water, Entrévista is not able to participate in this section of The Living Building Challenge. However the designers, architects and contractors involved in the design of this resort have become advocates to get our rights back to our water and to be able to reuse graywater created onsite for our HVAC systems as well as use rainwater and snowmelt for toilets. We have also become advocates to be able to use bioswales to clean the rainwater and snowmelt ENERGY: 07: N et Zero Energy: One hundred percent of the project’s energy needs must be supplied by on-site renewable energy on a net annual basis. Entrévista has solar panels that will supply a large portion of the energy needed. The gym has all self-generating energy machines that put the power created from them directly into the building from the outlet. The rest of the energy is being sourced from an off-site solar farm. Each of the six established Biophilic Design Elements must be represented for 2,000 m^2 of the project: • Environmental features • Natural shapes and forms • Natural patterns and processes • Light and space • Place-based relationships • Evolved human-nature relationships Entrévista has encorporated biophilia throughout the design through the use of shapes found in nature including hexagons, circles and wood grain. Light has been a very important part in the designing of Entrévista through the use of large operable windows, light shelves an solatubes. Many of the electrical light fixtures resemble forms found in nature and create beautiful shadows when light up. Each space is unique in it’s own way based on a form found in nature. • Wood treatments containing Creosote, Arsenic, or Pentachlorophenal

Entrévista has made sure not to specify any material with the use of any item included in the Red List. This is documented in the specification book for the project. 12: E mbodied Carbon Footprint: The project must account for the total footprint of embodied carbon, from its construction and projected replacement parts through a one-time carbon offset tied to the project bounday. Entrévista discussed this during the charrette and has arranged for a one-time carbon offset that will ensure every bit of waste is properly recycled and all energy is offset accordingly. 13: R esponsbile Industry: The project must advocate for the creation and adoption of third-party certified standards for sustainable resource extraction and fair labor practices. Applicable raw materials include stone and rock, metal and timber. Entrévista has specified all reclaimed or FSC Certified wood. All metals are recycled content and/or recyclable such as copper and stainless steel. All natural stone specified is recycled or reclaimed stone from previous projects or from companies such as Corian or Formica. 14: A ppropriate Sourcing: The project must incorporate place-based solutions and contribute to the expansion of a regional economy rooted in sustainable practices, products and services. Entrévista has tried very hard to source as many items as locally as possible. Carpenters from Breckenridge and Berthoud, Colorado have been sourced to do the carpentry for cabinets and all of the custom furniture. They will provide the FSC Certified wood or reclaimed food for these projects. All of the finishes have come from a local rep and everything specified is made in the US. 15: C onservation and Reuse: All projects teams must strive to reduce or eliminate the production of waste during design, construction, operation and end of life in order to conservce natural resources. All projects must comply with a conservation management plan that explains how the projects optimize materials during the Design, Construction, Operation and End of Life phases. Entrévista has made sure to create a material conservation management plan, first discussed in the charrette. This management plan will be carried out throughout the entity of the project, from the initial designing and returning of unused samples through the End of Life phases that ensures all waste is properly repurposed or recycled. Entrévista will have an onsite composting facility as well. EQUITY: 16: H uman Scale + Humane Places: The project must be designed to create human-scaled rather than automobile-scaled places, so that the experience brings out the best in humanity and promotes culture and interaction. In context of the character of each Transect, there are specific maximum (and sometimes minimum) requirements for paved areas, street and block design, building scale and signage that contribute to livable places. Because Entrévista is a vacation destination of the middle of the mountains, a parking lot for the guests was a must. However, the parking lot is below one of the buildings and is the existing lot from the previous site. The rest of Entrévista has been designed to that the guests do not have use their vehicle once they are parked. A locally sourced market, restaurant and onsite brewpub have been included. The site also offers a locally sourced tea room, a sports shop, spa and gym, as well as a pet daycare and boutique. The idea here is sustainable convenience. Everything is

APPENDIX earth-friendly and at the guests fingertips. 17: D emocracy + Social Justice: All primary transportation, roads and non-building infrastructure that are considered externally focused must be equally accessible to all members of the public regardless of background, age and socioeconomic class including the homeless, with reasonable steps taken to ensure that all people can benefit from the projects creation. Entrévista’s design is fully accessible to all people including those with physical disabilities. Brail will be encoded on every form of signage. All three of the restaurants will participate in a program that donates excess food from the day to a local homeless shelter. 18: R ights to Nature: The project may not block access to, nor diminish the quality of, fresh air, sunlight and natural waterways for any member of society or adjacent developments. Entrévista has incorporated passive natural ventilation strategies in the Brewpub, spa and gym as well as the fine dining. Every window throughout the resort is operable. The exterior of the buildings in design have not been altered, except to add in more windows for natural daylight, therefore they are not blocking their neighboring buildings from sunlight. BEAUTY: 19: B eauty + Spirit: The project must contai design features intended solely for human delight and the celebration of culture, spirit and place appropriate to its function. Art, water forms, and sculpture have been incorporated into the design solely to put a smile on onlookers faces. This is included even in the lighting choices that project beautiful shadows onto the wall. Living columns have been created to add interest and life into spaces. Some of the solatubes have been placed into pools of water for an extra interest point and living walls, herb gardens, and string gardens are also a part of the design. 20: I nspiration + Education: Educational materials about the performance and operation of the project must be provided to the public to share successful solutions and to motivate others to make change. Non-sensitive areas of Building, Landscape + Infrastructure and Neighborhood projects must be open to the public at least one day per year to facilitate direct contact with the Living Building Challenge. All throughout the design of Entrévista educational pieces are placed to educate the public about the sustainable practices of the resort. In building 5A, the hallways of the suites are dedicated to educating the guests of the sustainability of their rooms and the building. These educational hallways are set up like an art gallery that show the practices in beautiful ways and work as inspiration and education to it’s guests.
