Dear Mr. Peter, Thank you for the opportunity to submit our fee proposal for the architectural services of developing new student housing at the above mentioned address. Please find below our fee proposal as requested. We are delighted to work at the opportunity with you on this project and looking forward to a high-quality and most feasible outcome.
1.0 Feasible Solution for the Project :
The approximately 74% of the 12 M budget can be used on the construction based on the distribution diagram below. Therefore, we got the feasible solution to achieve the estimated project budget. There could have more student apartments, but we decided to provide students more social spaces and courtyard. The site is currently using as a open carpark area, So we purposed to build a underground car park to remain the function. The site coverage will be approx. 50%. We purposed to design a “L” shape student housing for maximum sunlight access and minimal negative effect on current conext. 3.0 Proposed Fee Summary
According the scale of the project, we have prepared the following fee proposal for your consideration. We charge 6% of the total construction fee which is $648,000 plus GST & Variational cost on construction (Based on the hourly rate). The variational cost triggered when client wants to change the selected specifications and our architects need to verify the particular material to make sure it is safe to use or change designs we agreed. We have itemised our fee for each “Phase of Service”. To allow us to start work on your project a deposit of $64,800 plus GST is required. The deposit will be credited against the final invoice to you.

The following is a stage by stage breakdown of the stages, together with our fee allocation for each of these stages: Revent Architect requires clients to approval and make payment when each phase completed and then we can move to the next phase. We have the right to stop work on the project if we did not receive the payment in 14 days

• Amend the conceptual floor plans according to client request
• Prepare project brief for all specialist consultants
• Arrange, attend and record meetings with the client and any other specialist consultants.
• Prepare plans, Elevations, 3D illustrations (for design communication only)
• Develop the approved design concept and present documents and other informaion to adequately explain the developed design.
• Review and Revise the developed (up to 3 revisions)
• Provide schedule of proposed materials and finishes
• Detailed facade design
• Prepare all contract documentation including detailed working drawing, schedules and specifications as are necessary to fully describe the works and methods of construction.
• Ensure that the design and details comply with relevant regulations and codes of practice and meet the requirements of all authorities having jurisdiction.
• Coordinate the design and detailing of structure and services, etc to ensure the design is consistent between all disciplines.
• Provide copies of all drawings and specifications required for permits approvals and contracts
• Prepare documents sufficient for building approval
• Receive and report on conditions of building approval
• Preparation of final architectural documentation based on client approved designs Architecture Work:

- Construction Details - Specifications
• Develop Joinery design and preparation of joinery construction documentation
• Report to client and stakeholders on progress.
4.4. Contract preparation (Tender) stage:
• Contract Administration & Contract negotiation
• Prepare tender documents and issue to all tenderer
• Respond to inquiries from tenderer
• Receive and open the tender
• Together with the quantity consultant assess the tender.
4.5. Contract administration & post construction services (defects) stage:
• Site visit and site meeting at agreed time intervals to review work in progress regarding design quality control
• Review shop drawings submitted by the specialist contractors to ensure architectural design intent is met
• Provide supplementary details and inform where clarification of the contract documents is required including the coordination of relevant consultants when required
• Carry out a review of the works when they are deemed to have reached practical completion, and prepare a defects list to be actioned by the builder.
5.0 Exclusion

We require professional consultants to help us on this project, but all consultant fees are excluded from the quote we provide. We have a few consultants worked with us for many years and we would like to recommend them to you. It would effectively shorten the time spend on consulting.

5.3 Hourly Rate (Excl.GST): If any additional services that is excluded from the outline of scopes of work be required, Revent Architects has right to charge the fees based on following hourly rate.

6.0 Professional Indemnity
Revent Architecture maintains Professional Indemnity Insurance to an amount of $10,000,000.
7.0 Agreement Conditions:
a. On appointment, payment of the non-refundable mobilization deposite fee of 10% of the total fee will be required prior to commencement of service.
b. Fees for our professional services will be invoiced on a staged or progressive basis monthly and are payable within 7 days. c. All work is to be carried out during normal working hours and is besed on continous service. d. copy right and ownership.
Copy right and licence of all drawing, reports, specifications, designs and other documents provided by Revent Architecture Pty Ltd in connection with the project named above shall remain the property of Revent Architecture Pty Ltd. e. Money not pad within 30 days of the invoice date shall attract interest from the date of invoice until payment ar a rate of 18% per annum.
7.1 Termination of agreement
Termination of this agreement requires 30 days notice in writing. Revent Architectural will charge the full payment of the stage we work on. Further information can be found on the AIA website.
