The coworking space will be one of the first in the area, thus important that it stands out from possible competitors in the area. The branding is intended to be simple yet impactful, as it balances the bold space within. The brand name has a significance that is much deeper, as the word serves a specific definition.

Our mission statement is a concise explanation of the reason for our existence. It describes our purpose and overall intention. Coterie strives to be a coworking space unlike no other, a space where everyone is welcomed, and work productively, and actively, where the user's growth is valued. We want users to feel that they're able to balance work and play cohesively and that their needs have been met. Our guiding principles served as our drive while designing and the users will automatically feel the impact of community, diversity, and balance as they experience the Coterie. COTERIE

After becoming more familiar with the site and the demographics of mesa and coworking, we started to study different exterior facade designs that will help us remain true to Arizona.

We were inspired by the use of wood, brick, and metal and the various ways that they can be implemented. We believe that the properties of each material will bring something unique to the city of Mesa. COTERIE


EXTERIOR FACADE ELEVATIONS

We began to study the exterior facade a bit closer by experimenting with three main materials that would best reflect the space: wood, glass, and brick. The experimental exterior is the space is rather simplistic, clean, and modern to balance the potential bold interior within. The facade lacks natural sunlight, and in order to solve that issue, a glass facade will not only help bring in light but also connect the outside and inside creating a greater connection to the surrounding landscape. Staircases in a space can be very powerful, not only can they connect different spaces, but they can also be a gathering point. A space where people can come together and share a conversation. We knew that we wanted to design a staircase that will not only be a gathering space, but also a space where people can work, collaborate, and share a moment. Allowing users the option to choose. 15

While discovering what look and feel we wanted the space to be, we knew that we wanted to incorporate color, texture, scale, and dimension. As it will create an overall dynamic and impactful space users will want to explore by intentionally adding specific items.

Mesa is a vibrant city with vibrant people, thus incorporating a vibrant atmosphere into the space was key to our brand and identity. As it will also set us apart from competitors.

We were very inspired by spaces where our guiding principles of diversity, community, and balance could fully flourish and develop. We began to research spaces that valued the underlying importance of working cohesively, the importance of color, and the importance of choice. We knew that we wanted the user to step foot into the space and automatically feel as if their mood has been uplifted and their needs have been met. While designing blocking plans for the ground floor we began to explore and think about what spaces should be near the window line, as it is a form of prime real estate. Spaces such as the elevator, staircase, gourmet pantry, and restrooms would be centralized for easy access. A mixture of open and closed spaces would be adjacent to one another as a form of creating neighborhoods. Various iterations were designed as a means of trial-and-error, with each blocking plan designed, we began to learn what are the best ways to maximize space and user conveniency. By having the spaces such as the gourmet pantry and reception near the event space, it would allow users to easily check in, stop by the pantry, and proceed to the event. A clear circulation path would best benefit users as the space will be easy to navigate through in case of an emergency. Being mindful of the common path of travel was crucial in order to avoid dead-end corridors. SCALE: 1/8" = 1'-0"

Experimentation was key while designing blocking plans for the ground floor. While experimenting we began to experiment with size and scale, such as determining if some spaces were best if long and narrow or short and wide. It was ideal to design spaces within the column bays as it helps to separate spaces and can become a helpful tool for wayfinding techniques.

While designing the blocking plans, we put ourselves in the perspective of the user asking ourselves the questions " Does the space offer me options for my preference work mode?" and "Can I easily navigate through the space with ease?"

We also experimented with where the placement of the staircase should be since we want the staircase to be a gathering area where users can not only use it to navigate between the floors but also maximize its use by also doubling as a space to work as well.

We began to start to think about the user experience from the entrance to the exit, how exactly users will navigate through the space, how the mezzanine will help bring sunlight to the much-needed basement, which spaces would be open versus enclosed, the importance of having key spaces conveniently located, and core areas centralized. This process was done with several iterations doing test-fits to understand what works and doesn't in the space. 24

We began to move forward with our solid blocking plan and see in a more realistic sense with actual walls and square footage. It was very important to obtain accurate dimensions of spaces to understand if more or less space was needed for a specific area. By space planning, we were able to carefully determine what is an appropriate amount of space is needed for the different work modes. SCALE: 1/8" = 1'-0"

After multiple iterations, we were able to compose our final floor plan. By creating neighborhoods were were able to create a balanced space, a space where users will be able to navigate with ease with a clear circulation path. By having a combination of both open and close spaces, are able to choose their desired work environment. The event space is near the window line to benefit from the natural sunlight that comes through the glass curtain wall. Pedestrians will be able to access the space from the exterior door. It creates a connection and indoor and outdoor experience.

GROUND FLOOR REFLECTED CEILING PLAN Acoustics is crucial in any work place setting as multiple people will be working together collaborating. The ceiling types selected were acoustically drywall, acoustically ceiling tiles ceiling baffles, PET fiber panels, perforated metal, and wood beams. We deemed these ceiling types to be most beneficial and suitable for the space due to its acoustically properties. Specific spaces have certain ceilings due to its acoustical need, for instance, phone booths have ACT as it helps increase energy efficiency and improve year-round comfort. KEY

RENDERINGS

The ground floor is intended to have a warm and inviting environment. As soon as the user will step foot into the space and feel as if their mood has been uplifted. The use of color is prominent as it is used as a wayfinding tool as it helps distinguish spaces. Such as blue for the open workspace as it represents calmness, and yellow for the phone booths as it represents fresh energy.

It was very important to design a space with options, as everyone works differently, but what we do share in common is the need for comfort. The use of carpet and PET fibers is intended to help absorb sound. PET fibers have a sound Absorption (NRC) of 0.90, indicating that 90% of the sound is being absorbed by the acoustic product, and no sound is being reflected back into the room. Open to structure ceilings have a very impactful aesthetic, as it not only respects the existing architecture, it also adds a certain aesthetic to the space. Due to the height ceiling, acoustical PET fiber baffles are suspended from the exposed concrete. The roughness of the concrete is perfectly balanced by the warm earthy tones of the wood. The luxury vinyl flooring is waterproof, durable, resistant, and is best applied to high-traffic areas. 27

While designing blocking plans for the basement floor, we began to experiment with the idea of placing the satellite copy and print areas in multiple areas rather than just a smaller one in one specific area. It was suggested to us that it would be best if there is a central singular large satellite copy and print area that multiple users can use at once to take care of their larger copying and printing needs. In that way, more users will be able to benefit from it. The idea of neighborhoods is prevalent as it would be most beneficial that the space is more flexible and not overwhelming to enter a space that is much more open rather than enclosed and secluded.

We designed various diagrams, learning from previous mistakes, and implying the feedback given to strengthen the floor plan. The basement lacks natural sunlight, which we knew would be one of our main design challenges. We also did not want the space to feel enclosed, but rather mimic the same openness that is found on the ground floor. By creating neighborhoods it can combine individual and work with different environments that best suit the needs of the user. It will allow the user to naturally gravitate to their preferred work method, creating a more suitable workspace for all.

Larger conference and office spaces can be found on the basement, as the ground floor has smaller spaces for more secluded settings. Various work layouts are implemented to suit the ideal user(s). Floor transitions are put in place to help separate space, that way users will know that they have now stepped into a new area. Clear hallways that connect spaces are intended as navigation will be accessible. By having core areas such as restrooms, elevator, staircase, and gourmet pantry it is universally accessible.

BASEMENT REFLECTED CEILING PLAN Acoustics is crucial in any work place setting as multiple people will be working together collaborating. The ceiling types selected were acoustically drywall, acoustically ceiling tiles ceiling baffles, PET fiber panels, perforated metal, and wood beams. Subtle light fixtures were selected to not take away from the ceiling but rather support it, as both go hand-in-hand. Fixtures such as pendants, round recessed lighting, and linear suspended. Task lighting is implemented over areas where work will be done such as open work spaces and desk spaces. KEY

RENDERINGS

The basement is intended to have the same warm and inviting environment as the ground floor. The use of color is prominent as it is used as a wayfinding tool as it helps distinguish spaces. The space has various seating options to fit the needs of the users such as banquette, bar seating, lounge, as well as a mixed of tables and chairs. It was very important to design a space with options, as everyone works differently, but what we do share in common is the need for comfort. The use of carpet, acoustical drywall, and acoustical ceiling baffles are intended to help absorb sound sound. Carpet absorbs sound within their fibers and their clusters, trapped air pockets occur that prohibit them from vibrating . Meanwhile acoustical ceiling baffles absorb both the direct sound from a sound source, the reflections from ceilings and higher sections of the walls. The mezzanine allows for light to enter the basement floor as it completely lacks it. Mezzanines have a lot to do with the purpose of the building, and can, therefore, make a noticeable difference. Open work space can be very flexible, as there is no specific standard on what open work should be. Although open work space, should allow the user to have a comfortable work environment and activity-based spaces.

While designing blocking plans for the penthouse, we in particularly had two lofty size units in size so whoever is residing in the space is able to have a spacious and comfortable experience. As well as an outdoor space where users can either share or have personally divided. We began to experiment with different layouts and determining with spaces would be best suitable near the window line to benefit from. We began to research what ideal layouts and do test-fits to determine which floor plan would is the strongest to move forward with. To accommodate the work from home experience, a spacious home office is available for the user to use if necessary. Ideally, the user has the option to work from their bedroom, kitchen, living room, dining room, outdoor patio, and home office. Users have the option to decide to work in the coworking spaces that are found in the ground floor and basement. SCALE: 1/8" = 1'-0"

We began to idealize the penthouse space to be divided into two spacious units so users can freely and comfortably live in the space. While having plumbing in mind, we intentionally have spaces that require plumbing to nearby for convenience and easy access. Ideally it is best for the kitchen, dining, and living area to be near one another due to minimal travel and easy access to and from the space. By having a personal and shared patio space, users are able to choose how they want to spend their outdoor space.

Central common areas include the kitchen, living room, and dining room, they are close in proximity due to conveniency. The user will be able to easily maneuver from those key areas in a form of a triangular circulation. Bedroom spaces are kept close together and near the front entrance. An accordion door leads the user to the patio space where both personal and shared spaces are found. The lofty size home office provides various work modes.

PENTHOUSE REFLECTED CEILING PLAN Ceiling materials used for the RCP are gypsum and solid wood, and wood beams. Gypsum was used due to its being durable, easy to clean, fireresistant, and sound isolation. Wood was used due to its aesthetic appeal, insulating properties, and natural warmth it evokes in any space. The use of dropped ceilings helps emphasize areas of importance such as the kitchen, living, and dining area. Subtle lighting fixtures were selected such as recessed, pendant, and chandeliers to support the space and the ceiling types. KEY

The residential units consist of a spacious kitchen, living room, dining area, home office, and a personal and shared patio space. The units are warm yet comfortable through the use of wood is used in three different ways; floor, ceiling, and furnishings. Users are able to choose their preferred work method, they can choose to work from the comfort of their own kitchen, dining area, living room, home office, and patio space. The use of windows and accordion doors allows a connection to be formed between the interior and exterior. The sunlight enters the space which helps illuminate the wood tone used. We embraced the feeling of home by incorporating warm colors, patterns, and textures. We designed the space intended for the space to be used to its fullest, a space where one wants to pull up a chair, have a conversation, invite friends and family, and most importantly create memories.

INTERIOR ELEVATIONS The interior elevations begin to show how a user will use the space as well as how size and scale play a major role within the interior. Color is used as a wayfinding tool as certain areas are associated with specific colors.

EXTERIOR FACADE

RENDER While redesigning the south facade of the space we began to think about what would best represent the Coterie. The playful use of wood gives the facade a warm and approachable appearance. In order to balance the bold and dynamic interior, a simpler facade would best contrast the space. The use of curtain walls will help bring in natural sunlight to the space and cause pedestrians to become curious of what lies within the Coterie. Users have the ability to enjoy the outdoor space that is directly connected to the interior. At times, it is nice to step back and take a breather and enjoy the little moments. The Coterie strives to capture not only the milestones in life, but also the little moments that matter.

ELEVATION Shows in a more technical sense exactly how shape and scale come into play for the exterior of the space. It shows that pedestrians will have a clear view into the space. The use of greenery helps the space feel a little closer to nature and the outdoors. The planters serve as a separation of space in a more subtle way.

The color scheme of blue, green, yellow, orange, red, and brown was selected to best represent the vibrancy and organic feeling that is Mesa, Arizona.

An analogous color scheme creates a rich, monochromatic look. It is best used with either warm or cool colors, creating a look that has a certain temperature as well as proper color harmony. A sense of balance is created as the colors complement one another. SOTO + HANNINEN

While researching different ceiling types and lighting fixtures for the space, we knew we wanted the ceiling to be impactful while the lighting to be more simplified. To balance the space effortlessly. Acoustics is very important, as users will be able to work cohesively and be able to concentrate in an acoustically controlled area at ease. Acoustics will be a challenge in a high ceiling and hard surface-filled space. Ceiling types that are lightweight, dense, durable, and rigid are most suitable. 47

| the staircase


EARLY THOUGHTS + IDEAS While designing the staircase we began to start thinking about the dimensions, requirements, and details. After researching the different types of staircases that are primarily used in coworking spaces, we knew that we wanted not only for the staircase to be an access point of travel but also a space where users can interact, socialize, and feel free to approach the staircase as another work mode option. Staircases need care in construction, their aesthetics can elevate the look of any space and their design is often the centerpiece around which people revolve. For these reasons, we intended the staircase to be a statement piece that will spark curiosity and engagement.

WOOD BEAM STAIR RAILING

STAIRCASE

The wood beams are 2" wide and spread 2" apart. They suspend from the first floor and align with the stringer of the stairs.

The staircase is 12'6" wide. One half of the staircase has a total of 16 stairs. The tread is 10.5" and the rise is 7". The other half, known as the community stair has a total of 4 steps. The tread is 42" and the rise is 28". Below the stairs is a platform that is 2' high, which serves as a landing. It leads into 4 steps that bring users to the basement floor,

This railing is featured only on the community stair side of the staircase. While the other side has a 42" high metal railing with cables. It adds a playful element to the staircase as well serves as a safety requirement.

The large steps allow users to sit comfortably and allows space for users to maneuver around other users.

The use of wood holds significance as wood is associated with being a naturally durable, longlasting material that has the added benefit of being warm, inviting, and beautiful. The Coterie values the impact of the community and comfort, which our staircase achieves.
