Sun Rivers — come see it for all its worth “T
o understand Sun Rivers is to see it — not simply as a housing community, restaurant or a golf course, but as a lifestyle community where people come for the entire experience it offers.” Luxurious accommodations, breathtaking views, fine dining, championship golf — while most of these elements conjure visions of a faraway holiday destination, the master-planned community of Sun Rivers has it all and more a mere stone’s throw from downtown Kamloops. Uniquely situated on the north side of the Thompson River, with panoramic views of the city, Sun Rivers is the best of both worlds — a place to call home as well as a place to get away from it all.
It all starts with awardwinning homes, the majority of which are built to the highest environmental standards for home building and all of which feature geothermal heating and cooling systems for superior indoor air quality. The variety of homes is also unparalleled in this region, with everything from estate lots and adult living to townhomes and apartments. With an assist from the helpful folks at Sun Rivers Construction and Sun Rivers Realty, you can build your dream home from the ground up or move right in to one of the many stunning homes already established in the community. Of course, living at Sun Rivers year round is the choice

of most, but you can also feel confident leaving your home behind for a few months if you prefer to escape to warmer climates when the chill of winter descends. It may be the homes that bring people to Sun Rivers, but
it’s the lifestyle that keeps them here. An essential part of that resort-style living is the celebrated Sun Rivers Golf Course, a par-72, 6,953-yard true desert golf course with contoured greens and bentgrass fairways. The twin peaks of Mounts Peter and Paul not only provide a perfect setting for golf, but they also offer the perfect backdrop for hiking trails that weave in and out of the community’s diverse neighbourhoods. Strolling through the community you’re sure to see some of the wildlife that call Sun Rivers home, too, like the majestic bighorn sheep that frequently make their way down from higher elevations to graze and laze. This connection to nature is
the perfect antidote to civilization’s hustle and bustle. A community connection is also a big part of the Sun Rivers experience with events taking place throughout the year to bring residents together for good causes or just good times. The Breastate UnClassic fundraising golf tournament raises money and awareness for breast and prostate cancer with net proceeds benefiting the Marjorie Willoughby Hospice House, and the annual Community Fair recently held brings families and neighbourhoods together. It’s these connections — community and nature, body and soul — that set the community of Sun Rivers apart and help offer a slice of resortstyle living in an urban setting.

A distinctive design for contemporary living
T
his is one of Sun Rivers’ most distinguished show homes, designed to give viewers a sense of the quality of construction and finishing found in the Irongate Place neighbourhood. Rob Hall, construction superintendent for Sun Rivers Construction Ltd., says the fact that this home is currently a display home should not dissuade potential buyers. The home can be easily converted to what it was always intended to be — a tremendous home designed for contemporary adult living. It is also an excellent example of what is available in the neighbourhood . Hall says there are 14 lots remaining in Irongate, with a variety of views and elevations. Buyers have a choice of eight exterior finishing packages, and can fully customize the interior finishing. “You get the exact house you want,” he says. “(This house) is typical of the homes going up in the neighbourhood.” This English Country home has a walk-out lower level, an open great
room, separate dining room and the kitchen and nook, master bedroom and den are on the main floor. A full unfinished daylight lower level allows for future development, according to the needs of the purchaser. Hall says the home’s more distinctive features are the coffered great room ceiling and the raised front courtyard with pergola – perfect for your morning coffee or after-dinner drinks. “It’s complete quality and comfort,” he says. All homes built in Irongate Place are built with a Built Green standard set by Sun Rivers, signifying the quality of construction and efficiency. Not only is this home the showcase product for Irongate, but it is also home to the Construction Showcase where you can take a self-guided tour of what goes into a house to make a home — insulation, windows, ICF foundation, water efficiency, EnerGuide ratings and more. There’s a lot to learn from visiting this home, and definitely a lot to love.

Construction Showcase — What’s behind the walls? B
eauty, they say, is skin deep. And there is little doubt the homes built by Sun Rivers Construction Ltd. are beautiful on the surface. But deep within most Sun Rivers-built homes are the components that make them more than just a pretty face — some of the most environmentally sustainable and energyefficient homes built in Canada. The Sun Rivers Construction team is proud of the “inner beauty” they build into every home so they have taken it upon themselves to tear down the walls, so to speak, and showcase what goes into a Sun Rivers home — from the insulation and foundation, to the windows and mechanical units. The Construction Showcase is housed inside the 400-square-foot garage at the
Irongate Showhome. “The goal is to educate the public about how we build,” says Rob Hall, superintendent for Sun Rivers Construction. “The products that go in, the way we construct, the techniques and products we use.” “Maybe there are parts and pieces that the homeowner wouldn’t otherwise see because it’s all buried behind drywall and paint. What’s behind the drywall? What’s below the dirt? Products and technology they don’t usually see.” What most people don’t see are the elements that make the homes energy efficient, airtight and generally pleasant to live in. Like the geothermal heating and cooling systems that are standard in all Sun Rivers homes. Or the Insulated Concrete Forms (ICFs) that help make the building’s

envelope airtight. Or the Heat Recovery Ventilators (HRV) that work with the geothermal systems to ensure
proper airflow. All these features contribute to a home’s Built Green score, a standard to which Sun Rivers Construction homes are currently built, and all are on display at the Construction Showcase. Leslie Brochu, Sun Rivers’ vice-president of marketing and public relations sees the showcase as a way to help inform people about the cutting-edge technology and quality of construction that go into a Sun Rivers home. “So often people are buying the finished look as opposed to understanding the house as a whole system and how it all works together and the importance of the elements that we are selecting for the home,” she says. “When you walk through a finished showroom you see beautiful bathrooms, beautiful
kitchens, great flooring, nice layout, and that’s what you think you’re going to be buying. Well, it’s much more than that.” The showcase has attracted a wide spectrum of people since it’s creation in 2011. “We see people who are renovating and are just looking for ideas. We see people who are buying and are curious about what actually goes into a home. And we’ve also found that people who aren’t even building or renovating but they’re just curious about health and technology,” she says. “It has served as a perspective piece for buyers, as an education piece for those people interested, and then for renovators, it gives them a sneak peek at what they can do in their renovations.”

Lock-and-leave your Tuscan-style townhome above the 10th fairway A
worry-free, lock-and-leave home with the freedom and space of large courtyards and an exclusive neighbourhood garden — these are just a few reasons to consider a move to Belmonté. The Tuscan-style townhomes are situated above the 10th fairway and are designed to capture the stunning southern exposure. Each floor plan is uniquely appointed with space for entertaining and private enjoyment. Belmonté is unique compared to other developments both at Sun Rivers and elsewhere, says Leslie Brochu, vice-president of marketing and public relations for Sun Rivers. “We’re building a compliment to the Visáo neighbourhood, very stylish but at a more affordable price point.” The Tuscan style, she says, is “intimate and romantic,” and at Belmonté, even the smaller units offer open living space and generous outdoor living areas. One of the features drawing buyers to Belmonté are the neighbourhood gardens consisting of individual gardening plots. “We have a community garden here at Sun Rivers and it’s fully subscribed, so we’re looking to
expand on that,” Brochu says. Gardening is Canada’s No. 1 pastime yet those who want the lock-and-leave lifestyle are often forced to give up the hobby. Not so at Belmonté. The buyer — whether it’s an empty nester, career professional or first time homebuyer — can still enjoy gardening while appreciating the freedom of a planned development. Phase 1 units range from 1,806 square feet to 2,128 square feet of finished living space, plus an unfinished storage area. There are three distinct finishing options available to homeowners, thereby taking the guesswork out of interior design. There are still many opportunities to customize, however, with the only constraint being the homeowners’ budget. Unique to each townhome are the two single-car garages on most units; a majority of which feature one garage up and one garage down, thereby eliminating the common townhome conundrum of seeing a façade of garages taking away from the beauty of the architecture and design. End units boast large courtyards and showcase patios designed to be larger than those

offered in most townhome developments. At Belmonté, no design detail has been overlooked. Construction on the development began in fall of 2012. The first phase consists of 15 homes and five have already sold, with owners expected to begin moving in in July. Over the next five years, an additional five phases will begin development, for a total of 89 units.

Every luxurious detail designed to impress L
uxury defines this home. From granite and quartzstone countertops, and polished tile floors to wired-in sound in the outdoor private courtyards, few details have been overlooked, says Rob Hall, the construction superintendent for Sun Rivers Construction Ltd. Designed by Grant Bergman, this patio home offers 1,625 square feet of one-level living space. It is Built Green, says Hall, featuring geothermal heating and cooling, superior insulation and other features that have been included to increase efficiency. The contemporary design with low maintenance living is ideal for the active adult lifestyle. Plus, it offers a spectacular view of the city and is situated on a quiet cul-de-sac in one of the most desirable neighbourhoods in Sun Rivers. The south-facing greatroom windows are designed to take full advantage of the spectacular setting. “You get to see all of Sahali and Aberdeen, and down the valley towards Kamloops Lake,” Hall says. “You will see lots of sunsets, sunrises and the beauti-
ful summer storms.” Luxury upgrades can be found throughout, including a full mirrored wall in the dining room, a built-in bar, custom tiled fireplace with media centre and built-in sound systems. There are two private courtyards. The front courtyard brings warmth with an exterior fireplace and unique privacy gate while the back patio offers a builtin barbecue and entertainment area with a panoramic view. The master bedroom too enjoys a spectacular view, a deluxe ensuite with heated floors, custom-tiled shower, and his-and-hers walk-in closets. The faucets and lighting fixtures in the home have been upgraded throughout demonstrating that small details make a big impression. “It’s designed to impress,” he says. Finishing aside, Hall noted this is also an extremely well-built home. “It is well planned, well insulated and well-constructed,” he says. “It is an excellent quality home.” New show home opens mid-June 2013.

Relax & enjoy a turn-key, low-maintenance lifestyle
I
dyllic, quiet and relaxed — three words to sum up life at Stoneridge, an English country-styled neighbourhood at Sun Rivers. Stoneridge offers everything resort-style living should — enjoy the privacy and space of a detached home in the midst of a recreational playground. “This is perfect for those looking for the turn-key lifestyle,” says construction manager Rob Hall. Construction on Stoneridge began in 2008, and today the neighbourhood is nearly complete. The homes in Stoneridge feature nine-foot ceilings with vaulted great rooms, classic wood kitchens with crown moulding, authentic stone accents, tiled kitchens, bathrooms and foyers, and, as always, geothermal heating and cooling. The home is spacious with 1,894 square feet of living space. The open floor plan allows for connectivity between the living room, dining room and kitchen, while still creating nice separation and privacy from the spacious master suite, complete with large ensuite and walk in closet.
Follow the stained wood handrail to the upper floor to find two large bedrooms and a bathroom, as well as a beautiful skylight that allows in plenty of natural lighting to the space. The home is pre-wired for communication and security systems and preplumbed for central vacuum. Stoneridge is perfect for active adults — those who have either downsized and intend to head south for the winter, or those who work hard during the week and want to enjoy a low maintenance life right on the golf course. “There are no through roads here, so it’s a very quiet neighbourhood — there’s very little traffic,” says Hall. The yards are landscaped in keeping with the style of the development — English country — but all the landscaping is fully maintained. At Stoneridge, there really is nothing left for the homeowner to do, except enjoy life! The home at 585 Stoneridge Drive is also available for viewing.

Space, size & amenities create a terrific combo
T
his home will appeal to those who like to drop everything at a moment’s notice, those who don’t like to be slowed down by life’s mundane chores. The 1,641 square foot executive townhome, located on Sun Rivers 10th fairway, is one of Sun Rivers’ most owner-friendly properties, says Sun Rivers’ vice-president Leslie Brochu. It’s low maintenance design — combined with an exterior maintenance package — means residents never need worry about cutting lawns, raking leaves or washing dirty windows. “They can just lock up and go,” Brochu says. “You just don’t have to do a thing.” The home is a West Coast design with craftsman flair. It features many highend additions, especially in the kitchen which has unique granite counters with rich dark cabinetry, and a large island with under-mount sink. The main floor living areas are joined in a flowing open arrangement. Expansive windows offer great views
and lots of light. “It has a really nice open flow. It flows from the patio to the front deck, it’s a great house for maximum view and sun exposure,” says Brochu. The home has two finished bedrooms (with space for a third), two bathrooms, one of which (the ensuite) has a heated floor. A north-facing covered deck and a southern patio make for ideal fourseason living. There is a two-car garage with golf cart storage and a double driveway. Residents have access to The Ridge Club, a popular social and meeting area complete with dipping pool. “For townhome living, the space, the size, the amenities and the view are a terrific combination. It’s an exceptional product,” Brochu says. “It’s ideally suited for the active empty nester who likes to travel and entertain and not do any maintenance work.” The development was planned by SRTH Ventures Ltd. with homes built by DW Builders and Mibroc Construction.

Uncompromising views in spacious, elegant home W ith what could be the most stunning view Kamloops has to offer, this MediterraneanTuscan-styled home offers luxury beyond compare. Spacious and elegant, this home has been carefully crafted by G&M Holdings’ Guy and Maureen Ness. For the family searching for space, this home has it, with 2,500 square feet on the main floor as well as a fully finished basement, including a 700 square foot media room, which is nearly complete. As if that’s not enough, there is a 26-foot by 28-foot double car garage, as well as a lavishly appointed, 1,100 square foot, two-bedroom registered legal suite. Luxury begins at the front door, from the dazzling polished porcelain tile underfoot, to a 14-foot entryway ceiling that continues throughout the living space. Every room on the main floor draws in the natural light created by the expansive wall of windows which frame the stunning view. A single door leads to a covered, polished concrete deck from the dining room — designed for enter-
taining and taking in the views over the 11th fairway below, and the sweeping expanse of the South Thompson River in the distance. The owners spared no expense outfitting the home. The open kitchen features shaker maple cabinets, which stand out beautifully against the white crystal marble countertops. Elegant, yet practical, the kitchen features a gas range and top-quality Electrolux appliances and a wine fridge. This home offers main floor living at its best, with three spacious bedrooms, an office and main-floor laundry. Double hallways allow main floor living while creating a sense of privacy and separation between the high traffic areas of the kitchen, dining and living rooms and the bedrooms. The master suite is situated to best capture the southern exposure, and comes complete with a spacious ensuite, built-in closets and double doors to the terrace — just one more access point to the outdoors and a true reflection of the Mediterranean style.

Luxury and functionality with Mediterranean style S
pace, luxury and functionality — that’s what Pat and Wendy Reynolds envisioned when they created this 5,300 square foot Mediterranean-Tuscan-styled home. Designed by Myrtlewood Home Designs and built by Guy Ness of G&M Holdings, the Reynolds’ are putting the finishing touches on this masterpiece, which overlooks the 11th fairway, and boasts stunning mountain views to the north. The goal was to create a home that draws family together with the open spaces and outdoor living areas, yet also allows for privacy with a stunning main floor master as well as another, spacious and luxurious third story master suite. In keeping with the Mediterranean theme, the Reynolds are creating a vibrancy and a life in the kitchen space, bringing in natural cherry cabinetry as well as hand-hammered copper sinks, which are both functional and beautiful. The countertops are all quartz with copper inlay to accent the authentic sinks.
Appliances are all stainless, and feature a side-by-side fridge-freezer, a wine cooler, full stove and a built-in oven. The kitchen also features an adjacent five-by-seven foot pantry. The open living space of the main floor provide uninterrupted views of the South Thompson River Valley, and while beautiful in the summer months, with the gas fireplace on in the winter, and the city lights below, this is a home for all seasons. The main-floor master offers an entry onto the spacious, 600 square foot deck, and the master ensuite features a freestanding bathtub and sauna combination, creating a spa-like atmosphere in your own private bath. The lower level features space for the family to spread out — including a family room with bar, fireplace and pool table — as well as a legal two-bedroom suite. Once complete, the home at 3030 Visao Terrace will be a perfect fit for any family, offering luxury and practicality at every turn.

Upcountry Integrated Design & Construction
TOUR OF HOMES SATURDAY & SUNDAY

Unique, open design brings the outdoors in
T
he goal was to achieve a modern expression of the MediterraneanTuscan style of architecture, and judging by the clean lines and open living, this home by Upcountry Integrated Design did just that. The home’s unique design emerged because the lot it sits on is so special, says director of design Allan Askew. The home offers views north toward Mounts Peter and Paul, as well as uninterrupted views of the golf course. The southern exposure provides views of the South Thompson Valley and the city lights beyond. “We tried to establish some real connections with the outdoors,” says Askew, explaining that the clerestory windows running along the home’s north façade serve to do that brilliantly. In working with the style of design, a generous north-facing raised patio with an outdoor fire bowl was added with an entrance from what might be the den, office or second main floor bedroom. Other outdoor living areas include the
south facing deck, the lower-level covered patio and the generous rooftop patio with three gas connections — ideal for a fire bowl, barbecue and a heat lamp. The modern feel was created by using a simple design featuring large open spaces and clean lines. Inside you’ll notice a continuity of surfaces — the flooring is a wide-plank ash with a brushed expressed grain, matte finish and it continues throughout most of the upper floor. Uplighting was used extensively in the design, as was frameless glass, so as not to interrupt the views with posts and rails. Sunlight fills up the 16-foot ceilings of the entryway, creating a sense of spaciousness that leads into the open living space and kitchen, where the millwork is a white high gloss with no visible hardware, and is paired with brilliant white stone countertops. It all comes back to the views and connections, says Askew, which were the drivers informing this design.

Still, there is nothing like having a house built exactly to your specifications, exactly to your taste, and for everything in that house to be new from the get- go. But it’s getting to that end stage that can be more than a little daunting. That’s why the crew at Sun Rivers Construction puts as much effort into customer education and service as they do into building. Over the past two years Sun Rivers Construction has rein-
vented their Customer Care Program — and their efforts have been rewarded with two consecutive Keystone Customer Choice Awards in 2011 and 2012, which is voted on by new homeowners in surveys sent out by the Canadian Home Builders’ Association, Central Interior. Sun Rivers Construction uses a program called Co-Construct, a web-based communication tool and construction project planner that is easily accessible to both the builder and the homeowner. It keeps a running tab of the progress of a home under construction, including target dates and tasks completed, as well as the amount of money spent to date plus progress photos of the home’s construction. It helps makes the process

of building new as painless and seamless as possible, says Rob Hall, superintendent for Sun Rivers Construction. “I think that the tools and the service that we provide are ahead of industry standard,”
says Leslie Brochu, vice president of Sun Rivers. “Our clients can go away to Timbuktu and monitor the progress of the construction of their home. It’s an excellent tool for managing construction and keeping all parties informed. It’s part of trying to provide as much information as we can upfront so there are no disappointing surprises.” The care doesn’t end once homeowners move in, either. Ryan Kunz, warranty and occupancy supervisor for Sun Rivers Construction contacts homeowners every week for the first month after move-in to ensure all products and systems are working well. After that, Kunz makes monthly contact for a full year. At the end of Year 1, there is a one-year walkthrough and
warranty check when Kunz also reminds homeowners about what’s covered in Year 2. Stepping up the level of customer care was a no-brainer for Hall and his crew, which already has a strong presence in the community of Sun Rivers. The Customer Care Program just adds another layer of accountability, accessibility and, in the end, great satisfaction for both parties. “We’re not just a builder that builds all over,” Hall says. “We’re here attending to Sun Rivers all the time. We see residents in the restaurant, we walk down the street with them. It’s our goal to provide a better overall experience. We want our best practices to constantly evolve. This is what we strive for.”

Talasa: Thoughtful design and affordability combine W hat has made Talasa at Sun Rivers such a resounding success? To answer that look no further than the thoughtful design, the creative use of space, the views, the location, the amenities and, of course, the affordability. Three residential buildings have been completed at Talasa, for a total of 212 units, with floor plans to fit every need and budget — from studio spaces to threebedroom apartment-style homes. The design of Talasa can be summed up in a few words: contemporary and tasteful, yet practical. Each home features walnut or charcoal-themed laminate flooring throughout, while the larger suites have carpeted master bedrooms. Most floor plans feature the sliding wood veneer ‘barn’ doors, serving to both compliment the modern design, while at the same time creating a tasteful
separation of living space. Kitchens — where so much of the living is done — include granite slab countertops as well as rift-cut oak cabinetry with brushed stainless steel pulls throughout. Talasa, skillfully crafted by the award-winning Mibroc Construction, was created to make the most of the spectacular views of Mounts Peter and Paul above, and the South Thompson River valley below. Unlike most condominium developments, each unit at Talasa features a generous deck, allowing for a flow of indoor living to the outdoors. “This is a master-planned community offering the lock-and-leave lifestyle so many people want,” says sales director Lisa Villamo. “You’re right on the golf course and the atmosphere is so relaxed. There isn’t anything like this in Kamloops.” Sales have been strong for the first three buildings,
with a scant 15 units remaining. When complete, the $28-million Talasa development will include six apartment-style buildings for a total of 450 units. The focus of the development is now on the Village Centre — the heart of the Talasa neighbourhood and Sun Rivers as a whole. The Village Centre will contain a 12,000 square foot Resident’s Club and fitness facility, a coffee shop, green grocer, pub, hotel and more. The Cambri Development Team has assembled the foremost visionaries in construction, planning, architecture and design. Combining the integrity and craftsmanship of the Mibroc Group — an awardwinning custom home and multi-family home builder in the Thompson Okanagan / Kamloops area — with Cambri’s decades of experience delivering residential and commercial developments of the highest quality, the Talasa vision has become reality.

Hoodoos, or Local Fare Sundays where local items are sourced and featured. Hoodoos has recently introduced a state-of- the-art water service. Vivreau and its Table Water Bottling system have
only recently been introduced to North America, and Sun Rivers is just the second golf course in Canada to use it. Vivreau offers a stylish, environmentally friendly solution to serving water to diners. Vivreau water comes to the table in the company’s sleek, clear designer bottles, topped by a chic swing-top porcelain cap. Because the water is dispensed ice cold, via Vivreau’s patented tap system, there’s no need for ice. The tap system can also dispense sparkling water. Also new are the latest additions to the wine list — Hoodoos’ private wine label in both red and white varietals. The wine is from Hillside Estate Winery, with a smooth, round reserve merlot for a red, and a luscious and crisp

reserve pinot gris for the white. Rob Larocque, general manager of Sun Rivers Clubhouse, wanted wines flexible enough to be paired with a wide variety of dishes. He also wanted to expose diners to something new — a key part of the dining experience. “Every restaurant has signature dishes or signature drinks,
but very few have signature wines,” he explains. “I wanted a wine that complemented our menu and was budget friendly. It’s also a way to get people exposed to a wine or varietal they may not normally try. And that’s part of the whole reason for going out to dinner is to try new things and expand your palate.”
