SUN RIVERS’ neighbourhoods, golf course, recreational facilities, trails, green spaces and social meeting places make it a community.
Sun Rivers: More than just a place to live To understand Sun Rivers is to see it — not simply as a housing community, restaurant or a golf course, but as a lifestyle community where people will come for the entire experience it offers

uxurious accommodations. Breathtaking views. Fine dining. Championship golf. While most of these elements conjure visions of a faraway holiday destination, the master-planned community of Sun Rivers has all that and more a mere stone's throw from downtown Kamloops. Uniquely situated on the north side of the Thompson River, with panoramic views of the city, Sun Rivers is the best of both worlds — a place to call home as well as a place to get away from it all. It all starts with award-winning homes, the majority of which are built to the highest environmental standards for homebuilding and all of which feature geothermal heating and cooling systems for superior indoor air quality. The variety of homes is also unparalleled in this region, with everything from estate lots and adult living to townhomes and apartments. With an assist from the helpful folks at Sun Rivers Construction and Sun Rivers Realty, you can build your dream home from the ground up or move right in to one of the

many stunning homes already established in the community. Of course, living at Sun Rivers year round is the choice of most, but you can also feel confident in leaving your home behind for a few months if you prefer to escape to warmer climes when the chill of winter descends. It may be the homes that brings people to Sun Rivers, but it's the lifestyle that keeps them there. An essential part of that resort-style living is the celebrated Sun Rivers Golf Course, a par-72, 6,692-yard true desert golf course with contoured greens and bentgrass fairways . That's a golfer’s paradise. The twin peaks of Mount Peter and Mount Paul not only provide a perfect setting for golf, but they also offer the perfect backdrop for hiking trails that weave in and out of the community's diverse neighbourhoods. And strolling through the community you're sure to see some of the wildlife that calls Sun Rivers home, too, like the majestic bighorn sheep that frequently •Continued on Page S5

his is one of Sun Rivers’ most distinguished show homes, designed to give viewers a sense of the quality of construction and finishing found in the Irongate Place neighbourhood. Rob Hall, Construction Superintendent for Sun Rivers Construction Ltd., says the fact that this home is currently a display home should not dissuade potential buyers. The home can be easily converted to what it was always intended to be — a tremendous home designed for contemporary adult living. It is also an excellent example of what is available in the neighbourhood . Hall says there are 18 lots remaining in Irongate, with a variety of views and elevations. Buyers have a choice of eight exterior finishing packages, and can fully customize the interior finishing. “You get the exact house you want,” he says. “(This house) is typical of the homes going up in the neighbourhood.” This English Country home has a walkout lower level, an open great room, separate
dining room, kitchen and nook on the main floor. The master bedroom and den are also on the main floor. A full unfinished daylight lower level allows for future development, according to the needs of the purchaser. Hall says the home’s more distinctive features are the coffered great room ceiling and the raised front courtyard with pergola – perfect for your morning coffee or after-dinner drinks. “It’s complete quality and comfort,” he says. All homes built in Irongate Place are built with a Built Green standard set by Sun Rivers, signifying the quality of construction and efficiency. Not only is this home the showcase product for Irongate, but it is also home to the Construction Showcase where you can take a self-guided tour of what goes into a house to make a home — insulation, windows, ICF foundation, water efficiency, EnerGuide ratings and more. There’s a lot to learn from visiting this home, and definitely a lot to love.

make their way down from higher elevations to graze and laze. This connection to nature is the perfect antidote to civilization's hustle and bustle. A community connection is also a big part of the Sun Rivers experience with events taking place throughout the year to bring residents together for good causes or just good times. The Breastate UnClassic fundraising golf tournament, which raises money and awareness for cancer patients, and the Ladies Diamond Dinner, which raises money for the B.C. Professional Firefighters Association Burn Fund, are just two of the more popular yearly happenings. It's these connections — community and nature, body and soul — that sets Sun Rivers apart and offers resort-style living in an urban setting. Customer service makes building new easy
B
uilding a house from the ground up can be exhilarating, overwhelming and frustrating — sometimes all at the same time. There are so many details and so much of which to keep track that it can get the better of even the most organized person. Still, there is nothing like having a house built exactly to your specifications, exactly to your taste, and for everything in that house to be new from the get-go. But it's getting to that end stage that can be more than a little daunting. That's why the crew at Sun Rivers Construction puts as much effort into customer education and service as they do into building. Over the past two years Sun Rivers Construction has reinvented their Customer Care Program — and their efforts have been rewarded with a Keystone Customer Choice Award, which is voted on by new homeowners in surveys sent out by the Canadian Home Builders' Association-Central Interior. For Bonnie and Neville Flanagan the process of building new at Sun Rivers was so easy that they actually spent part of the time abroad, all the while receiving updates whenever they could connect to the Internet. “During the construction we went to France for a couple of weeks, and because of an online program, we could have a look at the progress while we were away,” Neville explains. “We would pull into a little village, pull out the computer and we were able to see what was happening.” The program Neville is referring to is Co-Construct, a web-based SUN RIVERS’ Bonnie and Neville Flanagan say building a new home was made easy by great customer service.

communication tool and construction project planner that is easily accessible to both builder and homeowner. It keeps a running tab of the progress of a home under construction, including target dates and tasks completed, as well as the amount of money spent to date. Updated photos of the house under construction are also provided. It's just one way that the team at Sun Rivers Construction makes the process of building new as painless and seamless as possible, according to Rob Hall, Superintendent for Sun Rivers Construction. "Our customers get constant updates about the progress of their homes and we welcome that because it gives the opportunity to make sure that they're getting what they want," he says. "And at the end of it, there's no issue of, 'I never agreed to this.'
Homebuyers can be here every day or they can never even visit the site until we hand them the keys, and they're always aware of what's going on." The care doesn't end once homeowners move in, either. Ryan Kunz, Warranty and Occupancy Supervisor for Sun Rivers Construction, makes contact with homeowners every week for the first month after move-in to ensure all products and systems are working well. After the first month, Kunz makes monthly contact for a full year. At the end of Year 1, there is a

Stepping up the level of customer care was a no-brainer for Hall and his crew, which already have a strong presence in the community of Sun Rivers. The customer-care program just adds another layer of accountability, accessibility and, in the end, great satisfaction for both parties. "We're not just a builder that builds all over. We're here attending to Sun Rivers all the time. “We see residents in the restaurant, we walk down the street with them. It's our goal to provide a better overall experience. “We want our best practices to constantly evolve, this is what we strive for," Hall says.

Student-built Dream Home always a great house to dream about
O
nce again, this year’s Dream Home will turn heads and drop jaws. Patsy Bourassa, with the Canadian Homebuilders Association-Central Interior, says this year’s YMCA-YWCA Dream Home is, as it has been in past years, the product of a joint venture with TRU’s trades school. Students from the school have provided much of the labour and have worked on every aspect of the house, she says. The hands-on experience of building a high-end custom home provides the students with a unique and extremely important career development tool. As well, the home is an important fundraiser for the YMCA-YWCA, and is sold to the agency at a deep discount. Funds raised from the sale of $100 tickets will help fuel the Y’s many community programs. This year’s Dream Home is built in the TuscanMediterranean neighbourhood architectural style. As with its neighbours, the home makes generous use of rock, stucco, wood and tile, both inside and out. Designed by ProCad Designs, the 2,900-square-
foot design offers the owners the ability to move through phases of life, Bourassa says, without ever having to move. The built-in residential elevator and space for easy installation of an in-law suite show the home’s versatility. Older residents will find this house as comfortable as younger, more energetic homeowners. The house has radiant in-floor heating throughout. It is well appointed with numerous custom touches and high-end finishes, and is built to the Built Green Platinum certification. The house also features polished and etched concrete floors on the main floor, dark hardwood wood floors, handmade wrought iron railings, stained timbers and fantastic rock work. “It really catches your eye,” she says. Unique to the house are two sets of Eclipse sliding doors which open in a unique way, seamlessly blending the inside spaces with outdoor areas. Tickets to win this home will be available in early April through the YMCA-YWCA sponsor locations.

Great food, wines make Hoodoos a top choice
T
ake some of the most breathtaking views in all of Kamloops, add a dash of fresh, fine dining, throw in a pinch of friendly service and you have the recipe for success that is Hoodoos at Sun Rivers. Located at the heart of Sun Rivers, Hoodoos acts as both clubhouse and restaurant, delivering on both counts with fare that satisfies hungry golfers by day and enthusiasts of fine dining by night. This range and variety of menu options, using the freshest ingredients available, puts Hoodoos in a class all its own. And Hoodoos is always keeping things up-to-date with creative and delicious fresh sheets that are updated every four weeks. The food is just one component of the dining experience at Hoodoos. There's also the friendly staff of helpful servers who are always ready with a wine-pairing suggestion or helpful advice on what's particularly delicious on that day's fresh sheet. And then there's the view — a panoramic, 180-degree vista of the city that is even more breathtaking at night as the city lights twinkle and shine. When the weather turns warm, the view and the surroundings are even better enjoyed at a table on Hoodoos expansive patio. Always striving to make the dining experience even better, Hoodoos has recently introduced its own private label wine as well as a state-of-the-art water service. DINERS enjoy an evening meal at Hoodoos Restaurant. Hoodoos offers daytime fare for the Vivreau and its Table Water Bottling casual diner and golfer, and evening fare for those seeking a night out.
system have only recently been introduced to North America, and Sun Rivers is just the second golf course in Canada to use it. Vivreau offers a stylish, more environmentally friendly solution to serving water to diners. Instead of clunky jugs of ice water that spill and drip everywhere, Vivreau water comes to the table in the company's sleek, clear designer bottles, topped by a chic swing-top porcelain cap. Because the water is dispensed ice cold, via Vivreau's patented tap system, there's no need for ice. The tap system can also dispense sparkling water. Also new are the latest additions to the wine list — Hoodoos' private wine label in both red and white varieties. The wine is from St. Hubertus Estate Winery, with a big, bold Marechal Foch for a red, and B.C.'s favourite grape, Pinot Blanc, for the white. For Rob Larocque, GM of the Sun Rivers Clubhouse, he wanted wines that would be flexible enough to be paired with a wide variety of dishes. He also wanted to expose diners to something new, a key part of the dining experience. "Every restaurant has signature dishes or signature drinks, but very few have signature wines," he explains. "I wanted a wine that complemented our menu and was budget friendly. It's also a way to get people exposed to a wine or variety they may not normally try. And that's part of the whole reason of going out to dinner is to try new things and expand your palate." Pick up a special offer for Hoodoos at 505 Pointe Place during your tour.

Tuscan-style touches offer hints of exotic living
A
stute visitors will quickly spot the features that mark this home as a future neighbourhood stand-out. Builder Troy Christiansen says the home, a 2,300-square-foot twostorey, features a number of impressive features, including soaring ceilings —one which reaches 24 feet — expansive mountain-view windows and a catwalk. Built in the Tuscan-Mediterranean style to fit in with the neighbourhood’s building scheme guidelines, this particular home features iron and wood accents with Spanish roof tiles. The home is in the final finishing stages and once spring arrives landscaping and the exterior rock and stucco finish will complete this exceptional package. Inside, four bedrooms and three bathrooms ensure ample space for most families. The master bedroom is on the main floor, with other bedrooms upstairs. The finishing is high end, he noted, with extensive use of tile throughout the house. The kitchen has granite countertops and distinctive in-cabinet lighting. “This home has ‘wow’ factor, as soon as you walk in the front door," he says. The home is geo-thermally heated, as are all homes in the Sun Rivers development. It is also built to high-efficiency standards entitling it to wear a “Built Green” label, says Christiansen. The privacy of the backyard areas will be appreciated in the summer, when the bighorn sheep wander off the hillsides and nibble grasses and sage in close proximity. The house also has a courtyard, private patio, two-car garage, and crawl space storage. Christiansen has been building homes in Kamloops since 2009.

Design based on real Italian-style villas
T
his is a true Mediterranean-style home, says builder Domenic Fidanza, one that could easily be found on a hillside near an Italian villa. In fact, its design is based on homes he saw and came to love while he lived in Italy not far from Rome. The 4,200-square-foot rancher with full basement has many unique touches and flourishes, including majestic high ceilings, arched windows and doorways, columns, tile and stucco. “It’s a totally different look,” says Fidanza. “I might move into this one myself, it’s so nice.” The house offers many Tuscan influences, finishes and details best appreciated by visiting and seeing the house firsthand. Visitors are sure to find details that will impress, like the use of limestone tile in the bathrooms and around the tubs, and “old-world” colours and wall finishes. There is also a wine room, tile floors throughout, granite countertops and high-end Italian appliances. Some of the rooms have 19-foot ceilings set off with crown moulding. Expansive windows take advantage of the spectacular view of Sun Rivers’ 11th fairway and green. Outside decks and a private courtyard will make summer evenings seem luxurious. The house was designed “from scratch” by Grant Bergman, based on Fidanza’s specifications.

Spectacular views captivate outside, high-tech controls ‘wow’ inside
L
ocated at the end of the cul-de-sac this 8,427-square-foot lot is impressive but it’s the spectacular views that will grab your attention. Custom designed to offer the best possible view on the lot, builder Andrew Karpiak, co-owner of Casman Homes Ltd., says the 180-degree views of the city to the south are spectacular. The Tuscan-Mediterranean style makes extensive use of stucco, rock, timber and tile to create a unique look. While considered a two-storey, all of the home’s main living spaces — including its master bedroom — are on the main floor, making it feel more like a rancher. Designed by Blue Green Architecture this home offers 4,400 square feet of open living space which extends to the outdoors. The open concept continues outside, with an “unbelievable” patio complete with rock wall and outdoor fireplace. “It’s a million dollar house,” he says.
Karpiak is most excited by the hightech system that controls all aspects of the home’s functioning, from heating and lighting to irrigation and security. The computerized system will be accessible by way of any of the seven LCD touchpad control screens inside the house. The owner will be able to do things like open or close the garage door from the bedroom, or turn off the movie room televisions from the kitchen. “That (system) will really set this house apart,” he says. “It’s an extremely sophisticated userfriendly all-in-one system. It integrates everything together.” The system can also be accessed remotely, via the Internet and a device like an iPad or smartphone. “You can be in Hawaii and you turn the heat down, or check the security system,” he says. “You will be able to control everything in the house, from anywhere in the world.”

Showcase gives ‘behind-the-walls’ answers
B
eauty, they say, is skin deep. And there is little doubt that the homes built by Sun Rivers Construction Ltd. are beautiful on the surface. But deep within most Sun Riversbuilt homes are the components that make them more than just a pretty face — they're what makes them some of the most environmentally sustainable and energy-efficient homes built in Canada. Understandably, the Sun Rivers Construction team is proud of the "inner beauty" they build into every home. So they have taken it upon themselves to tear down the walls, so to speak,
SUN RIVERS’ construction showcase will help answer all kinds of questions related to building, materials and technology.
and showcase what goes into a Sun Rivers home —from the insulation and foundation to the windows and mechanical units. The Construction Showcase is housed inside the 400-square-foot garage at the Irongate Showhome. "The goal is to educate the public about how we build," says Rob Hall, Superintendent for Sun Rivers Construction. "The products that go in, the way we construct, the techniques and products that we use." "Maybe there are parts and pieces that the homeowner wouldn't otherwise see because it's all buried behind drywall and paint. What's behind the drywall? What's below the dirt? Products and technology they don't usually see." What most people don't see are the elements that make the homes energy efficient, airtight and generally pleasant to live in. Like the geothermal heating and cooling systems that are standard in all Sun Rivers homes. Or the Insulated Concrete Forms (ICFs) that help make the building's envelope airtight. uxury defines this home. From granite and quartzstone countertops, and polished tile floors to wired-in sound in the outdoor private courtyards, few details have been overlooked, says Rob Hall, the construction superintendent for Sun Rivers Construction Ltd. Designed by Grant Bergman, this patio home offers 1,625 square feet of one level living space. It is Built Green, says Hall, featuring geothermal heating and cooling, superior insulation and other features that have been included to increase efficiency. The contemporary design with low maintenance living is ideal for the active adult lifestyle. This low-maintenance home offers a spectacular view of the city and is situated on a quiet cul-de-sac in one of the most desirable neighbourhoods in Sun Rivers. The south-facing greatroom windows are designed to take full advantage of the spectacular setting. “You get to see all of Sahali and Aberdeen, and down the valley towards Kamloops Lake,” Hall says. “You will see
lots of sunsets, sunrises and the beautiful summer storms.” Luxury upgrades can be found throughout, including a full mirrored wall in the dining room, a built-in bar, custom tiled fireplace with media centre and built-in sound systems. There are two private courtyards. The front courtyard brings warmth with an exterior fireplace and unique privacy gate while the back patio offers a built-in barbecue and entertainment area with a panoramic view. The master bedroom too enjoys a spectacular view, a deluxe ensuite with heated floors, custom-tiled shower, and his-and-hers walk-in closets. The faucets and lighting fixtures in the home have been upgraded throughout demonstrating that small details make a big impression. “It’s designed to impress,” he says. Finishing aside, Hall noted this is also an extremely well-built home. “The way the house is built — it is well planned, well insulated and wellconstructed,” he says. “It is an excellent quality home.”

geothermal systems to ensure a proper airflow. All of these features contribute to a home's Built Green™ score, a standard to which Sun Rivers Construction homes are currently built. All these features will be on display in the Construction Showcase. Leslie Brochu, Sun Rivers' Vice-President of Marketing and Public Relations sees the showcase as a way to help inform people about the cutting-edge technology and quality of construction that goes into a Sun Rivers home. "So often people are buying the finished look as opposed to understanding the house as a whole system and how it all works together and the importance of the elements that we are selecting for the home," she says. "When you walk through a finished showroom you see beautiful bathrooms, beautiful kitchens, great flooring, nice layout, and that's what you think you’re going to be buying. Well, it's much more than that." Brochu hopes that the showcase will attract a wide spectrum of people, from potential homebuyers to curiosity seekers. "We'll see people who are renovating and are just looking for ideas. We'll see people who are buying and are curious about what actually goes into a home. “And I think what we'll find is people who aren't even building or renovating but they're curious about the technology," she says.

TOUR OF HOMES SATURDAY & SUNDAY March 31 & April 1 • 12 PM - 4 PM What Are Compressed Earth Blocks? ompressed Earth Blocks (CEBs) come from ancient earth-building techniques dating back thousands of years. Used all over India, Australia and North America, CEBs have many benefits like low-embodied energy, thermal mass and cost effectiveness. CEBs are a finely tuned combination of sand, silt, clay, moisture and a stabilizer (either cement or lime). A cousin of adobe blocks, CEBs are gaining popularity as an environmentally sustainable masonry construction material option. Traditionally, CEBs are produced through the use of a manually operated press at a rate of one block per minute. With computer-automated hydraulic presses, production capacity increases to thousands of blocks daily. The speed and ease with which a project can be built using CEBs is something to consider in contemporary building practices. What Is Earthen Living Inc.? Earthen Living Inc. is a full-service design, consultation and construction company specializing in the use of
C
CEBs. As part of our commitment to sustainable design we believe that the usage of CEBs can keep a home comfortable while using less energy. CEB walls can help your project achieve sustainable benchmarks like NetZero, Living Building Challenge, LEED® and more. Their eco-friendly properties and abundant availability make CEBs an ideal material choice for the next generation of masonry construction. At Earthen Living we’re not only concerned with consultation, design, and construction but also the promotion of CEBs as a viable option for alternative and affordable buildings. Who Will Be There? Talasa living perfect for active seniors, first-time buyers and working professionals
T
wo fully decorated show suites will give Tour of Homes visitors a sense of the quality of life to be had at Talasa Living, Sun Rivers multi-family contemporary living centre. A number of suites are available for sale in three completed buildings. Each of the units offers between 475 and 811 square feet of living space and are sold fully equipped. Sun Rivers is geo-thermally heated and Talasa’s residents will enjoy the benefits of the high-efficiency heating and cooling systems. Kyle McGauchie, director of sales, describes Talasa’s units as high-end luxury units guaranteed to impress. The units offer trendy finishes, floor-to-ceiling windows, European minimalist contemporary cabinetry contemporary, stainless steel appliances and granite countertops. This is the perfect time to buy, he added, noting the recent provincial budget created new grants for first-time buyers, as well as those seeking recreational and rental properties. The cost of ownership at Talasa will make the units especially appealing to everyone from younger buyers to working professionals to active seniors. “Why rent when you can own?” he says.
The Cambri Development Group and Mibroc Group, owned and operated by Darryl Caunt, were recently awarded a prestigious Georgie’s Award for Customer Choice, based on an independent, third party survey that was completed by Talasa residents. The award recognizes the quality of service customers received as they took ownership and moved into their homes. “I love it here,” says Joan D., one of the residents. “I’m very content with the surroundings and the assistance available and I know I made the right decision,” adds Glenn F., another Talasa resident. Planning is now underway for construction of the Sun Rivers Village Centre, a commercial and recreational development that will tie all the buildings together and create a sense of community. The centre will feature a Residents Club complete with a fitness centre an outdoor pool, and retail shops and commercial space. The $120-million Talasa project will eventually see the construction of seven buildings with a vibrant and unique mix of users.

Executive townhome built for carefree, ‘lock- and-go’ living
his house will appeal to those who like to drop everything at a moment’s notice, those who don’t like to be slowed down by life’s mundane chores. The 2,000 square foot executive townhome, located on Sun Rivers 10th fairway, is one of Sun Rivers’ most owner-friendly properties, says Sun Rivers’ vice-president Leslie Brochu. It’s low maintenance design — combined with an exterior maintenance package — means residents never need worry about cutting lawns, raking leaves and washing dirty windows, she says. “They can just lock up and go,” Brochu says. “You just don’t have to do a thing.” The home is a West Coast design with craftsman flair. It features many highend additions, especially in the kitchen which has unique granite counters with rich dark cabinetry, and a large island with under-mount sink. The main floor living areas are joined in a flowing open arrangement.
Expansive windows offer great views and lots of light. “It has a really nice open flow. It flows from the patio to the front deck, it’s a great house for maximum view and sun exposure,” says Brochu. The home has two finished bedrooms (with space for a third), two bathrooms, one of which (the ensuite) has a heated floor. A north-facing covered deck and a southern patio make for ideal fourseason living. There is a two-car garage with golf cart storage and a double driveway. Residents have access to The Ridge Club, a popular social and meeting area complete with dipping pool. “For townhome living, the space, the size, the amenities and the view are a terrific combination. It’s an exceptional product,” Brochu says. “It’s ideally suited for the active empty nester who likes to travel and entertain and not do any maintenance work.” The development was planned by SRTH Ventures Ltd. with homes built by DW Builders and Mibroc Construction.
